  • "This was a wonderful house for our family holiday."

    The space, comfort and quality and quantity of rooms and fittings made our stay relaxing and renewing. We loved being so far from the main road and enjoy the beautiful views across the landscape. We loved the hot tub, games room, play area - everything. The Southleigh Country Fayre was a perfect afternoon out and the local towns and beaches were lovely. Thank you. We're hoping to come again.

    Lovely country views. Really enjoyed the hot tub and kids liked the trampoline too. People frequently comment on the fact that the internet doesn’t cover the whole house but this could easily be remedied by purchasing more Wi-Fi extenders (£8 each approx!)

  • "It was a beautiful place, pictures didn’t do it justice."

    Everything you could need was there. The Wi-Fi wasn’t brilliant but that didn’t matter. The highlight for my grown up daughters was to feed the chickens every morning and collect the eggs for breakfast and the turkeys got used to being fed and used to wait down by the door until they went out with the food. Thankyou to the owners it was a fabulous holiday and hope to return.

  • "Our group of 7 adults and 4 children had a lovely stay at Lower Wadden Farm."

    The house and annexe are very comfortable and well-equipped, particularly the kitchen where there was a generous amount of crockery, cutlery, glassware and pans compared to other places we have stayed. The views from the front of the house over the valley were beautiful and we particularly enjoyed using the sun room for evening drinks. The kids loved feeding the chickens and collecting the fresh eggs! We didn't meet the owners but Jo was very helpful and forthcoming on the occasions that we spoke by phone. If I were to make any suggestions for improvement it would probably be that the main house could do with another shower cubicle, as there is only one walk-in shower between five bedrooms (the others are showers over baths but only one of these has a curtain so you can't really use the others for a proper shower). If that's not possible then the installation of shower curtains or screens on the other baths would help. Second small suggestion would be to provide towels for the hot tub - I understand that the owners don't want their towels used for the beach, which is perfectly reasonable and we were happy to bring beach towels, but it's unusual not to have any provided for hot tub users. Be aware that the whilst the house is not isolated as such (as there are several other properties on the farm) it is a fair distance up some narrow lanes from the nearest village so you will certainly be reliant on cars for the duration of your trip. If you don't fancy cooking every night or driving a few miles to eat out, then we can recommend a take-away from the fish & chip shop in Colyton, but put in a pre-order in the afternoon if you are a big group!

    The farmhouse is well equipped and plenty of space for our group of 14 plus 2 dogs. It’s a great base for exploring the Devon and Dorset area. Happy memories of meals together around the kitchen table, outdoor space and views and of course the hot tub.

    One of our party had to leave early and return to Birmingham as he could not connect for a Zoom meeting. Not ideal on a family holiday during half term.

  • "All my family aged from 8 to 76 years shared a week in Lower Wadden."

    All thoroughly enjoyed living in this large spacious house,in a beautiful rural location. The children loved feeding the chickens daily and visiting the horses and other animals. The hot tub was the favourite though with both children and adults. We all enjoyed walking the beaches at Branscombe, Seaton ,Lyme and Sidmouth. Every room had tv's but no connection to Internet to enable netflix or the like Very poor WiFi so not always able to make calls on mobiles,Not a problem for me personally I can live without it .Some however needed connections for work. All my family agreed they would love to come again to this charming area of Devon. Thanks. Diana Langford. 11th-18th March 2022.

    No complaints whatsoever and would love to return. Only problems we encountered were today with Internet connection, but assume this might be down to location? Also some sharper cooking knives would be welcome - several of us are either chefs or keen cooks.

  • "The farm is in a beautiful location - a little isolated but that was fine with us."

    Perfect for a large family/group with plenty of space. Ideal for dogs and children with enclosed areas and a games area. We all loved the hot tub. The house was fully equipped with everything you could possibly need. Our only criticism is that there did not appear to be any arrangements for recycling - everything went to landfill. However we did manage to find a recycling centre near Honiton which could be advertised in the excellent information pack provided. Thank you for n excellent holiday.

  • "This was a delightful farmhouse stay with the family."

    We enjoyed nice walks around the area seeing the ducks, alpacas, and cooking the fresh eggs from the chickens each morning. The house was lovely and warm with lots of space and areas to eat as a family. The bedrooms were spacious. We enjoyed utilising the electric barbeque especially as the weather was warm. The hot tub was easy to use and added to the experience. On a slight negative note, the WiFi was very slow and only worked in limited regions of the house. Additionally, the games' room was very tight, as well as being on a slight slope. The net on the table tennis table is broken; it could do with a refurbishment. Otherwise we were very happy with our stay.

  • "We had an amazing time there’s so much room in the house and the annexe is really big, very clean and lots of cleaning equipment, toilet roll, hand wash if your staying for a weekend you won’t need any of this."

    We ordered a food shop which was a great idea as your in the country side. Tesco’s is a couple of miles away. 9 of us stayed with a dog you do not feel cramped in. Hot tub is huge plenty of out door space to sit outside if you want to. The views are spectacular. Joanne is an amazing hostess. We would definitely stay again.

  • "Stunning property with amazing views."

    Everything and more provided for a lovely family holiday with toddlers, teenagers and older family members.Annexe was added bonus as was hot tub which was top favourite by all.Weather could have been kinder at times but didnt deter this family.Felt very secure and away from the madding world. Would definitely recommend to larger family groups.

    The kids had the most fun with the farm animals and the peacock that visited us daily and let the kids fed it by hand. Getting fresh eggs for breakfast from the chickens was a great experience for the kids. This place had the most beautiful views.     Garden was private and enclosed and the whole area was child friendly. The children loved the animals and was delighted to get involved with feeding them.     The cottages and the annexe were ideal for our large group of 14, age range of 4 to 75 The children liked the animals, and feeding the chickens, the games room, and the trampoline in the enclosed garden There were so many rooms in the cottage and TV sets it suited everyone The adults especially liked the Sauna, and the fact there was almost a bathroom for reach bedroom Lower Wadden Farm was situated in quite spectacular countryside, but near enough to visit many of the local resorts It is certainly on our must visit again list

  • "We were 7 adults and 4 children."

    Everyone seemed to think it was a good choice. Children enjoyed hot-tub and games room. And no-one seemed to get bored. Are steps inside the house which can be a bit tricky, especially upstairs at night. We and one of our adult daughters took rooms at the end where there were steps up to a bathroom. And put all the children, including a four-year old, in rooms at the other end.

    Three families ranging in age from 50 to 7 spent a week here for half term. The property itself is very well-equipped, comfortable beds and lots of space for everyone. The hot tub is fantastic - especially after a long day walking or exploring the beach. The owner was also lovely - communicating really well and making sure everything was ok. I would definitely recommend this property.

The property

Lower Wadden Farmhouse and Annexe is detached and south-facing.

You have two sitting rooms, one with a flame-effect fire and a door leading to a sunny conservatory with French windows to the patio.

There is also a dining room and big kitchen with breakfast table.

Up two staircases are the five bedrooms and three bathrooms.

The main house comes with a single-storey annexe, suitable for guests with limited mobility, looking over the courtyard, with an open plan living area, a family bedroom and a bathroom.

In the courtyard is a hot tub and trampoline, and you also enjoy a games room/summer house and a garden with play equipment, outdoor furniture and barbecue.

This is a splendid holiday home.

About the location

SOUTHLEIGH

Beer is a small picturesque fishing village on the south Devon coast between Seaton and Branscombe. The shingle beach is very sheltered, backed by limestone cliffs and was once fertile smuggling territory, plus contraband was hidden in nearby caves, which are now a popular tourist attraction. Beer is situated on the stretch of Devon coastline, known as the Jurassic Coast, a designated World Heritage Site, and the village offers sloping streets lined with picturesque stone houses and cottages built on many different levels of the steep valley sides. There are a good range of shops, friendly cafes, restaurants and pubs in Beer, plus just outside the village is the popular Pecorama Gardens, which are perched on the hill overlooking Lyme Bay. Pecorama boasts the Beer Heights Light Railway and indoor model railway exhibition, along with a children's' play area. Beer is a unique Devon fishing village and a great place to stay.
