"On arriving at the lodge we were greeted by a large box of rubbish outside the front door, which was removed by us later in the week."
The property appeared clean on entering, however there were a few let downs, mainly in the kitchen: lots of debris in the cutlery draw, no shelf in the fridge for drinks (milk etc), the washer banged repeatedly loud when running. The other little things which need attention are light fitting in the front room, pictures that were leaning against radiators instead of being up on the walls (tried to put back but didn’t stay up). The bin in the kitchen was filthy underneath the bin bag and stunk (not a nice find). The bath had no plug, the shower head in the cubicle had to be held in the hand - so both shower cubicle and bath unable to be used! It was soon realised the stench that the property had was linked to the drainage and after the use of water it would stink the whole property out which was horrible and definitely needs attention - I’m guessing this is the problem reflected in previous reviews. The amount paid for the lodge was far too high as too many problems needed addressing and without being able to use the basic of facilities as advertised is a huge negative. Our concerns were raised shortly after booking and reading further into the reviews and though we were ensured the lodge would be at a high standard when visiting - this was not the case. Bringing our concerns to the attention of Sykes had no impact at all. Let’s hope these problems will finally be addressed for future bookings.
Hi Sharon I have read your feedback several times. Firstly, thanks for taking the time to list the items that were clearly unacceptable. Dawn and I want everyone who stays at the lodge to have a great time as we have done in the past. We live in Shropshire so rely on a local cleaning and maintenance company to keep the place in good order. They did make some positive changes to staff in June/July following our lengthy correspondence. To subsequently find new issues is not what we hoped for. I will be passing on all of your comments verbatim to the Director of the company this week and demanding action to resolve them. We take great pride in our own standards as we run a farmhouse B&B (Upper Eyton Farmhouse, Alberbury near Shrewsbury) currently rated 9.4 on Booking.com. If you ever wanted to stay, contact Dawn through our website, refer her to this and she will see that you have a favourable rate and a room upgrade where available. "This lodge needs some TLC from the owners."
Issues that were mentioned in previous feedbacks had not been addressed. Very wobbly dinning chair, marked and sticky table surface (we brought a tablecloth to put on it ) Dirty patio furniture and bbq had not been cleaned out. Patio parasol ripped and left by hot tub. Utensils in kitchen not very clean, one frying pan had the remnants of someone’s breakfast in it, we felt we had to clean everything before we used it. The issue of the missing stairgate was not solved, the owner and maintenance kept passing the buck in the end we gave up. Very nasty smell (like bad eggs) downstairs. Hot tub was nice and site very clean, quiet and very dog friendly but would not recommend this lodge.

"The property is lovely but in need of repair."
On arrival a cupboard door covering the washing machine was hanging off. This was reported to maintenance and fixed within half hour. The socket in the main bedroom did not work and this had been recorded several times in the comment book (the bulb to the light had been removed however when something else was plugged in this did not work either). The main dining table was very sticky and again this was recorded in the feedback book - needs to be varnished. Later in the week we tried to cook a meal as we were fed up of eating out. The hobs worked but the oven itself did not. We called maintenance and was asked to send over photos of the knobs, which I did. We received a message back saying which symbol to use but we had already tried this. No other help was provided by maintenance on this. The hot water needs putting on at least 30 minutes before using but is still no good for a bath. The guttering is full of grass/weeds. We had a very wet week and the water was coming out over the entrance door instead of going down the guttering.

"The location is beautiful, however on entering the lodge there was a strong smell of damp, the carpets in the largest twin room constantly felt damp, black mould on the net curtains in the double bedroom, smallest bathroom always smelt funny, upstairs the settees were comfy and sitting room a nice size, balcony very slippy and the outside furniture dirty and rusty,back inside the table was very sticky and some of the chairs a hazard as they had dodgy legs, the kitchen though clean and spacious only had one sauce pan and one frying pan-more lids than actual pans, the cupboard door for the washing machine kept falling as there's only one hinge screwed on, also a funny smell that came and went during the day, I don't usual like leaving a negative feedback but this lodge really does need some TLC the onky positive was the lovely hot tub but as stated in other feedback some jets don't work - sorry!"

"We have just returned from a lovely week away in the lodge, after booking we were concerned about many of the reviews but I can tell you that all problems that have previously been mentioned have been completely rectified to a high standard."
We were lucky enough to enjoy the new carpets, sofas, decking and fully operational hot tub. We went with our 2 teenage boys who were very happy with their comfortable beds so much so that they wanted to bring them home. The boys enjoyed the games room, swimming pool and arcade machines as well as the Xbox and DVDS provided in the lodge. We had a very relaxed week in a home from home and would definitely return again. The site is also fantastic for dogs we took our two Labradors with us and were extremely pleased with not only how dog friendly the surrounding area is but also how great the holiday park is set up with everything to make the stay as easy as possible when taking your dog away from home. If we could rate higher than a 10/10 we would.

"Cottage with plenty of kitchenware and furniture."
The hot tub was a bonus that the children enjoyed but it needs a serious deep clean overall. The bathrooms particularly were full of mould and the single shower unit was really not pleasant to use due to the mould. My daughter had to sleep upstairs on the sofa as her bedding and mattress were soaking wet and smelt of urine due to it being the bed on the wall where the hot tub was outside. During our stay I was sat on the decking outside and it was so wet and rotten that the chair went straight through it and I fell off. I did ring the maintenance guys number in the folder and he was genuinely concerned and arranged to have it fixed with a new strip of decking the next day. I mentioned the wet bed and general damp and mould and he offered to bring fans for the humidity and new sheets but it was the whole mattress that was wet and smelt. The voiles in the bedroom leading out to the decking had mould all along the bottom and part way up and in the corners of the bedrooms there was mould creeping up the walls from the floor. Lovely area, nice staff but it just needs a deep clean. Two of my daughters have asthma and my mum has copd, we have all come home with colds and coughing but my mum particularly isn’t feeling too good.

There are items on the Autumn maintenance list that would have solved some of the issues, however, we have brought this forward as a result of your comments and have closed the property next week in order for Tom's contractors to address the issues. This includes refurbishing the bath and shower rooms and investigating / fixing the damp. We have also retained the scheduled maintenance week in October to make further improvements including replacing the decking. I have been in contact with Anna at Sykes to make her aware of the steps we are taking and will contact you again through her to provide a further update and some recompense for your experience. "Lovely property, well equipped for self catering."
Really felt at home here. Holiday park is lovely too. Only recommendations would be to provide a clothes airer and a non stick frying pan. The hot tub was good although some of the jets didn’t work. There was a dampness in the downstairs area, and a smell coming from bathroom. At bedtime the pillows and bedding were damp so think this needs looking into.

I have fed back your comments to Tom our lodge manager and we appear to have had a plumbing issue in the bathroom and so we are closing the lodge next week to solve the problem and refurbish the bathroom. Tom is looking into the damp issue. We had the guttering replaced in December which was though to be a contributor. Tom will investigate this and make good any faults. "Lovely property with lots of little touches like soap, sweets, cleaning items etc."
The hot tub was the reason we chose this property and I was really happy that it had clearly been emptied, cleaned and refilled. This gave me comfort the rest of the property had been cleaned well too. We will definitely be rebooking here

"The property was in a beautiful location, all I would say is that one side off the hot tub the jets wasn’t working, too many cobwebs and the hot water in the main bathroom."
It was far too hot when you put a little cold on it went freezing. Apart from that I will be returning.

"This was our second stay in this lodge, and again it was very enjoyable."
However, we couldn't get the WiFi to work and the TV signal was very poor. We reported the WiFi to the maintenance person but nothing got sorted out. Thank goodness for the dvd player and wide range of movies. This time we took our little bulldog and he absolutely loved the walks around the site. The hot tub was lovely on the cool evenings. The welcome gifts were a lovely gesture too. We will go to this lodge again as it is very comfortable and homely and has everything you could need.

"We had a lovely time and enjoyed our stay, however there are lots of steps to take to ensure the cleanliness of the lodge."
There were smells of dog urine and damp in most rooms. The first bedroom mattresses were damp and the sofa upstairs needs replacing or cleaning as it smells of wet dog. The stair gate is broken and so is the clothes airer. But the main thing that would put us off returning is the smell, and the guest book was full of other complaints of the damp and urine smell so I would say it’s time to address it. However that being said, it’s still a beautiful lodge, ideal location and we had most of the things we needed.
We are pleased to say that the gutter issue causing any drain or damp odour has been resolved, we are sorry for any inconvenience caused. The property has now had a deep clean, been repainted and as it is a pet property we appreciate some may have had a little accident, so the carpets have also been replaced. We have also bought a new sofa and mattresses/chest of drawers.The clothes airer will also be replaced and the stairgate will be checked/replaced if required. We are glad you liked the lodge and we do hope you visit the refurbished property again in the future. Property Owner

"Really bad smell as you open door."
Bedrooms damp and smelly. Balcony unsafe.clothes maiden held together with tape and kept collapsing. Everywhere needs a good deep clean especially the carpets and sofas. Kitchen was fully equipped with everything we needed .Hot tub was amazing. Location was great the pub and restaurant on site was great

"There is a strong smell similar to urine which comes from within the downstairs teen room backing on to the hot tub."
I suspect there may be a leak which is soaking the carpet and need looking at. It appears this has been mentioned before so it's disappointing to see that it has not been resolved.

"The location was good, Tavistock is a beautiful town and we had lovely days out at Looe, Plymouth and Port Wrinkle however, we paid £1800 for one week and the place was not clean."
The decking had a large patch of damage with loose bits of wood, we had to put a rubber mat over to stop our daughter getting splinters. The settees were really dirty, as was the carpet. The pillows on the beds were very flat and either really cheap, old or both. The washing machine posed as a an integrated appliance, however it was just a cupboard door screwed into the washing machine so made loud banging noises and shook during the cycle, so unable to use overnight. The decking was covered in spider webs which had obviously not been swept for a few months. There was mould in the shower cubicle too. I did take photos should you wish to see them. We wouldn’t return here sadly. The pool on site was nice though, you had to book and this was limited and in advance so had to holiday around the swimming sessions.
The decking will all be checked, thank you for letting us know. We will also have the shower area and the washing machine surround. The property has now had a deep clean, carpets replaced, been repainted and we have also bought a new sofa and mattresses. Property Owner

"We had an amazing week!"
On arrival we had a lovely surprise. Wine, cookies and cream tea. Such a nice welcome. The property was extremely clean and the hot tub had been emptied and cleaned before our arrival. Lovely crisp white linen on the beds and bright white fluffy towels on every bed. The double bed was very hard but all the singles were fine. I would take my own pillow in the future, mainly because I like a big squishy pillow and the ones in the property were a little flat, but I just put an extra one from another room. Yes there is a damp issue in the main bedroom, so we just used the other bedrooms. If like me you suffer with asthma we did have to hunt for the hidden plug in air fresheners, but once we were able to locate them and turn them off everything was fine. This said, the facilities and extras that this property offers far outweighs any issues. The Wi-fi signal wasn’t fantastic on a few occasions, but mostly we were online and even watching Netflix. The tv is really good, DVD’s and Xbox supplied with loads of games and films. Dishwasher and tabs supplied. Washing machine, hot tub and the location is beautiful. Indoor and outdoor pools and a gym onsite. The holiday park is very steep but the layout gives you a nice sense of privacy. The Honicombe Arms pub on site is a must. We actually booked for dinner every night. The complete opposite of our Normal plans but the food quality and price was unbeatable. Also it must be said, the staff and the atmosphere was so welcoming we enjoyed every evening making new friends. Dog friendly is an understatement! They are more than welcome in the main bar, but for those who prefer no dogs they have a separate amazing dining hall for those without dogs. We loved it so much, not only would we recommend it but we are looking to rebook and return! Thank you so much for a great holiday and allowing us to make some fantastic memories.

"This is a great lodge in a fabulous location with all the facilities of home."
Only Slight disappointment was that the hot tub, which was one of the key dressing we chose that particular lodge, didn’t have many of its jets working and so was a little under powered bubbles wise.
We have referred your comments on jets to our onsite manager who has replaced the motor and also turned the hot-tub temperature up as a result of feedback from other guests. "Our 3 nights at Brookside were relaxing and met all our expectations : homely, clean, tidy and no apparent doggy smells."
We were three adults with three chihuahuas the dogs loved the local walks and only barked once when the squirrels appeared on the balcony. Hot tub was a blessing, cared for and well maintained. "The living room area could do with a deep clean,strong smell of animals/dogs on both sofas, damp smell in both twin bedrooms and shower could do with fixing in the ensuite bathroom, pans are the wrong ones for the cooker hob and food kept sticking to pans, but on the whole good location anjoyed the hot tub and site safe helpful and friendly."

"We are easy going and just get on with things, so no major complaints."
Lodge was very damp and we couldn't dry anything. Sofa bed sheets were covered in mud. Apart from those small things it was very nice

Just to let you know we have informed our cleaning team and they have added an airing to their routine and current feedback appears to confirm that there isn't a damp smell. We also have anti-viral fogging as a response to COVID which leaves a pleasant scented smell and the heating also comes on twice per day when not occupied. We advertise the lodge as a 6 bed (1 double and 2 twin) so the sofa bed should not be needed. Clearly someone has used it and left it in a mess. As soon as you posted the observation, our cleaning team were made aware, checked it over and changed the sheet. Property Owner

"Had a great time , the weather was great ."
Loved the facilities, the pools and our own hot tub were really good . The accommodation was what I expected and very comfortable, but it did lack a few basics in the kitchen. There was only one cereal bowl and only wine or pint glasses , nothing smaller to take to bed . There were no glasses in the bathrooms so I cleaned my teeth in a pint glass ! These are small trivial things , but small can be important. You get what you pay for , if you want 5 star go else where . Over all I’d give it 8 out of 10 . Staff were lovely, couldn’t do enough for you .

The whole family loved the hot tub. The disappointment was the fridge the door kept opening and we lost a lot of food through that. Also one of the bedrooms smelt damp.

"This site and the lodge should be classed as dog tolerant as neither were really dog friendly."
Thank you for your feedback. The ownership of the onsite bar has changed in 2021 and is dog friendly whilst the restaurant is dog free. Our lodge accepts 3 pets which is generally 1 more than others onsite. "Having stayed in the same cottage I was pleased to find the internet connection vastly improved this year."
There were a few small things which I think could be improved upon. A dishwasher is great but not when it constantly fails to release the soap tablet. On several occasions, the fridge door sprung open after closing and the toilet flush handle in the shower room was loose making it difficult to flush and eventually becoming unusable. There was no contact number for a housekeeper to be able to report this. Whilst I agree that the lodge should be left in a clean and tidy state, it is difficult to do so with a cylinder vacuum when the extending handle collapses the instant it makes contact with the floor. I wouldn't struggle with a vac in this state in my own home I'm certainly not prepared to do so on my holiday. Finally, we stayed for 2 weeks yet were provided with only one tea towel, one cleaning cloth and no change of bed linens for our second week. I'm aware this all sounds very negative but I believe it is the small things like this that can make or break a holiday. Having made these points I would also like to say that the lodge itself, it's situation and the site are idyllic. Our two weeks break passed all too quickly.

"Wonderful stay, great facilities."
Lovely location, great to have 2 bathrooms with a group of you staying. The kitchen was well equipped. A few cobwebs on lampshades so a bit more overhead dusting needed and I would recommend looking a map of the holiday park as it Is not very easy to find your way around the park to the lodge in the dark.

"We had a lovely stay at Brookside, a very much appreciated welcome box was left for us and the cottage was lovely and warm on arrival."
There was everything we needed at the cottage and it we would definitely recommend. The swimming pool at the site was more for younger children but there is so much to so in the area it did not really matter but thought I would mention if for those with children 11+.

"Great lodge in lovely surroundings."
Comfortable with excellent facilities. Hot tub is a welcome addition. Be warned: photograph gives the illusion of privacy. These lodges are on clusters of at least 3 and balconies overlook others. Also park situated on steep hillside so would not recommend for limited mobility. Good shared facilities on site included shop well stocked with basics and restaurant with takeaway service. Ideal central location for visiting Plymouth and Bodmin areas. Would definitely consider a repeat visit.
Thank you for your comments. There are indeed on site some lodges in clusters of 3, however, our lodge is next one other that is set back from ours and does not over look us. There have been a lot of improvements to the site and the lodge since your stay so hopefully, you will pay another visit. "The kitchen has all the equipment needed but leaves little storage space for groceries for six people and their dogs."
The wi-fi signal and speed were very poor rendering my laptop useless and the connection to mobile phones little better. I think visitors would appreciate this being improved since computers in all their forms are such a large part of everyday life. That said the welcome pack was a lovely touch and indeed welcome after our long journey. It is a superb lodge on an idyllic site and I cannot wait to return next year.

"The park was in a good location but was very run down."
The lodges were much closer together than expected and the view not as good as implied in The listing. Lodge facilities were fantastic; welcome box, basics in cupboards and spacious.

The small rural village of Gunnislake lies on the steeply wooded banks of the River Tamar. It has village pubs and a small selection of shops. Notably, the village sits at one end of the scenic Tamar Valley Railway - with regular services along the river bank to Plymouth. The area is perfect for exploring Dartmoor, the south and north coast beaches and the attractions of Cornwall’s far west. Close to hand, the Dartmoor town of Tavistock with its pannier market, pubs and restaurants is a must, as well as the popular fishing village of Calstock, renowned for its crafts and festivals, while the Donkey Sanctuary and Cotehele House and Gardens (NT) are just 10 minutes away.
