  • "Joiners is well past its prime, very tired and needs some simple decorating and maintenance."

The seals on both showers are filthy and the door seal on the downstairs shower is broken rendering the door unusable as there is a gap left. I appreciate it’s an old building but there were cobwebs and dead flies that have clearly been there for months. Not the high level ones, that’s understandable, but many within reach of cleaning. Two larger pictures above the tv have been removed and replaced with smaller ones but the cobwebs from behind the larger pictures have been left on the wall and that whole area is dirty. The owners have left many many personal items and the endless lists of do’s and don’t’s makes it quite uncomfortable. The outside area is fabulous, totally enclosed with comfortable seating. The stairs are not good, quite steep with a very slippy surface underfoot. Bare feet only! WIFI works perfectly.

  • "!!!AVOID AVOID AVOID"

!!! For a property charging over £1000 for a week it’s a disgrace! Unable to open most of the windows in the upstairs bedroom, even a sign on on window suggesting “ The window frames tend to swell and ‘stick’ Rubber hammer is useful tap frame gently” no hammer in site! Other windows had “Do NOT attempt to open this window it is fragile and is being replaced” similar message on another one of the windows with the additional message that “This one has collapsed” remember, over a £1000 for a week! On a hot June night the combination of this and the thick winter duvet it was impossible to get a decent nights sleep. No door on en-suite toilet which is cosy so while you’re sat there in all your glory most of the other properties are looking right at you so shut the blinds and made it dark and even more miserable. Cobwebs and just a general feel of being dirty. Marks on the floor where drinks had been spilt and left, Dead flies and insects on most flat surfaces and the downstairs toilet seat was hanging off. Would be better off listed as an air bnb as in the wardrobe in the master bedroom the top shelf was full of the owners things and the bottom half filled with a couple of large ikea bags full of the owner’s possessions, ok I will use the drawers instead, handle fell off. Overlooked from every angle and for a dog friendly cottage the neighbours didn’t seem too happy about this. We booked a week and lasted 2 nights before booking another cottage with a different company as Sykes were no help. Spoke to Sykes after the holiday who had no interest in resolving the issues we had, told us it was up to us to take it up with the owner directly, ok can I have the owners details to speak to them? No because of gdpr, which is fair enough. Took nearly a month and a threat of taking Sykes or the owners to a small claims court and magically got a £300 refund for our ruined holiday. We also got a £81 refund from the cleaning company who had clearly done the minimum amount of cleaning in the cottage. Avoid this cottage avoid Sykes and you will have a lovely holiday we suggest using www.originalcottages.co.uk friendly staff who sorted us with another cottage in Dorset which saved our holiday!

  • "With regards site rather than house, disappointing that main facilities of beach was not available even after contacting the company."

No information about this was given before we arrived. Or any feed back after the company had been informed.Still awaiting this! With regards to the house. The house and facilities were good however for consideration, 1 so many switches would help if they were labelled as it was unclear what they did. 2 More attention to cleaning required in bedroom and toilet area. Downstairs toilet smells, availability of air freshners required. 3. No storage in 2nd bedroom for clothes as unable to open wardrobe.

  • "Joiners is a very comfortable and unique holiday property."

It is spacious and well equipped and very easy to settle in to. The Rousdon Estate is like stepping into a Miss Marple story - without the murders thankfully! It is beautifully kept with lots of walks through pretty countryside and woodland. This is just the place for a relaxing holiday without the need to move very far from Joiners. The paved garden is very private with comfortable outdoor furniture. We also appreciated the decor and additional features of the property - lots of books, Sky and Freeview TV channels, free WiFi, very comfortable furniture! In terms of the wider location, it is very easy to visit a wide range of places along the Jurassic coast, plus attractions such as the Donkey Sanctuary, Portland Castle and Bicton Gardens. We had a super week and were sad to leave.

  • "This is our 2nd holiday at Joiners and we enjoyed it as much as the first."

We love Rousden, such a beautiful quiet place to escape to for a week and ideal for the dog. The welcome pack was very much appreciated, very generous and a nice thing to arrive to after a long journey. Also the Sky tv was appreciated. Nice to have a choice of so many channels unlike a lot of holiday lets. Thank you

We are so pleased that you chose Joiners to return to for your holiday, and a good time was had by all. The Lyme Bay Team Property Owner

  • "Beautiful cottage in a stunning location."

We stayed with our 20 month old son and brought our own travel cot. He really enjoyed roaming the vast grounds of Rousdon with us - seeing the cows, horses and goats were an added bonus ! Whilst I would say the cottage is not the best layout for young children (curved staircase etc) with a bit of care and attention to how the little one is getting around it is perfectly fine. Beds were comfy, and the cottage had great facilities all around. Would totally recommend if you are looking for a place to stay in that area.

  • "Beautiful building in beautiful surroundings."

Lots and lots of character. The walks around the estate are beautiful with some glorious views, and it’s very close location to Lyme Regis was a definite plus. We tried to walk down to the beach but found that the steps were very steep and not suitable for our large dog. The interior and furnishings were all getting a bit tired, and although it was clean, I did feel it could have been cleaner. We didn’t use the steam room as it could have done with a good bleaching and the grouting between the tiles closer to the ground in the downstairs loo had black mould on them. The bed, although absolutely huge, was very uncomfortable, and the beams in the lounge were dusty and cobwebby (resulting in me having a spider hit me in the face from the ceiling while relaxing one evening, and therefore keeping an eye on the ceiling for the rest of my stay!) I appreciate the ceilings are very high! The hallway has the remains of a small fireplace which has wooden wine boxes stacked in it. The top of these boxes were covered in bird droppings, easily accessible to small children or animals which I didn’t think was very hygienic. A chimney balloon would quickly rectify this. We were contacted by Lyme Bay Holidays during the first week to see if we wanted a change of linens at the first weekend as we were staying for two. I was happy to change the bedding so it was agreed we would leave the used bedding etc to be picked up and the fresh linen left on the Saturday. This wasn’t done which resulted in us having to take back all of the now damp bedding which had been screwed up in a bag with the damp towels, dry them on radiators and put them back on the bed! On contacting Lyme bay Holidays on the Monday they delivered more, but all the wrong size! They did deliver some more the following day but by then just couldn’t be bothered to rechange them! Finally, on a very minor note, in many years of self catering cottage hire, this was the first one ever that had no condiments at all, and not even a salt and pepper shaker that I could find!
