  • "The location in Rousden is everything you could wish for, except we weren't told there was no longer access to the beach which we particularly wanted to visit, so a little disappointed."

    The estate is very dog friendly with nice walks and we met some lovely people. Parking. There is no off road parking! You park on the road outside the property, but there is only room if there is no one parked opposite or you will block the road. Beware the wrath of the neighbour on the conner next door if you park too close to "his parking space!" We love Devon & Dorset but this time it was unseasonably cold, down to 10 degrees for two days, and sometimes very wet. Not a problem for us, but the underfloor heating did not lend itself to these conditions at all, It was set somewhat cool and by it's design it does not respond quickly to heat demand. It's not pleasant coming back to a cold cottage on a horrible wet day, and not be able to feel any benefit from boosting the heating for at least two hours. There is no additional heating included, so there was nowhere to dry wet coats, so they stayed wet. There is a wood burner, but no fuel is provided and it would have cost me a small fortune to buy the fuel needed to fuel it, so ultimately our stay was not as comfortable as it could have been. The roof window leaks reported by previous visitors continue to leak. The property is listed for six people, but the third bed is a bed settee in the lounge/TV room, which already has a bed on the mezzanine above. The bathroom for it would be one of the en-suites through another bedroom. Hardly very practical, I'm glad we didn't take the family here. When we arrived, the bin was full, and despite us putting it out to be emptied on the allocated day, it was not emptied. A phone call to Lyme Bay Holidays resulted in no action, so the next visitor would be met with the overflowing bin at the gate. It's a lovely cottage in a stunning location but would I go again? I'm sorry. No.

  • "We had a lovely time at The Forge."

    Only problem we had was that the bars on the gate were so far apart that our Maltese dog got out luckily we were able to catch him quickly but could not let him out into the courtyard except on a lead and had to hold on to him if anyone wanted to go out of the door of the property. A little bit of netting across the lower part of the gates would have made the court yard more secure

    we had to wash up before we used any and the kitchen bowl was dirty. The property is in need of a dishwasher felt the washing machine was a waste for a rented property, we also felt the surfaces hadn't been cleaned or the floor for some time and found ice cream wrappers under sofa cushion and windows were in need of a deep clean. appreciate the age of the property but too many cobwebs for our liking. However, the beds and bathroom were fresh and adequate except one of the on-suites had a very impersonal toilet. we had a heavy downpour of rain and the upstairs bathroom roof window was leaking badly as was the shower door which was difficult to open and close. all the above sounds petty but for £1900 for the week it was not a fair or acceptable price to pay,

    We had a lovely time at the forge, very comfortable, enjoyed the courtyard, very sunny, nice table & chairs to sit on We did have a issue with a blocked toilet & a unpleasant smell from the sink but it all got sorted out the next day by a very nice man The only bug bear was lots of cobwebs & very dusty apart from that everywhere else was clean

  • "Some sharp knives in the kitchen would be a good idea,as would a dishwasher."

    Your records need updating as to the number for the gate leading to the beach,it has been changed to 8888,and apparently the land slip on the way to the beach is negotiable according to the owner,although we did not try it. Otherwise it was a lovely week on the Rousden estate.

    Thank you for taking the time to provide feedback, it's appreciated. On the knives, I guarantee they were sharp when I last left them :) Alas, people.. slate counters.. We do provide two knife sharpeners! A dishwasher would be a nice to have, alas I had to choose between a washer-dryer and a dishwasher :-/ I thought I'd updated the guest guide on the beach code, I will get this checked...   • "First the bad stuff: We contacted in August 2023 and again in October 2023 to ask if the cottage would have a Christmas tree and decorations."

    We were emailed to say yes so we went ahead and booked. When we arrived at 4pm on the 23/12/2023 there was no tree or decorations. We had grandchildren visiting us on Christmas day so this was a big letdown. There was nothing! We contacted Sykes and a man turned up with a 4ft optical tree he taken from another property. There was nothing else. The washing machine was broke and not fixed until the 6th day of our stay. We had purposely not packed so much thinking we could do some washing. Our dog had been travel sick and we had 2 dirty towels! The washing machine was fixed 6 days later and we left on the 7th day.We logged a complaint with Sykes Cottages on the first day and still have not had a response despite chasing this up. There was a plug socket coming away from the wall upstairs. We have taken photos. Towels provided but too small. Two bath towels would have been nice. For a place that can sleep 6 people it's lacking a dishwasher. Especially all the cooking over Christmas. Good stuff: The cottage is beautiful and the layout with the bedrooms (not next-door to each other) was great for privacy. Location is beautiful. Rousdon Estate is beautiful and lovely to walk with the dog. This was our 2nd stay on the Estate. Private beach is steep to get to with lots of steps but definitely worth going.

  • "We had a lovely stay at this beautiful cottage."

    It was very well equipped, with a full set of instructions - and we really appreciated the goody bag and milk in the fridge on arrival. The grounds of the estate were gorgeous - felt like we were in an episode of Downton! The walk to the beach was longer than anticipated, but well worth it (and the climb back!) to have the whole beach to ourselves. We had a fabulous time - thank you.

  • "The cottage is lovely."

    It is well decorated, comfortable and spotlessly clean. We thoroughly enjoyed our stay. The walks round the estate are lovely and the walk down to the beach, although a bit steep in parts, is well worth it. The beach is beautiful and secluded. Easy driving to Lyme Regis, Axmouth, Seaton and Lyme Regis and surrounding villages. Lots of little shops and cafes and a Tesco in Seaton if needed. I cannot recommend this location and cottage highly enough.

  • "The house was absolutely great."

    Really nice setting and located in a good spot for exploring the coastal area. The listing online does not do the place justice. For example, there is a Nespresso machine, kettle, iron, hairdryer etc - none are listed and so we brought things we needn’t have. Adding them will make it clearer for people as to what they need to bring. Also, more minor, the dimming lights flicker a lot in the kitchen area when not at 100% and the bathroom light flickers too. The parking is really for 1 and the other is out of sight. These are minor, but some people will be more bothered about them. Still 5* in our view.

  • "Beautiful place to stay and in such a peaceful location."

    Lots of lovely walks and local places to visit. The walk to to local private beach is not for the faint hearted as access is very difficult to get to but a great pebble beach. Property was very well equipped and the welcome package was a nice touch. All local places we visited were dog friendly however many beaches were restricted for dogs but our two dogs have come home exhausted. Great place to spend time as a family and relax. Would recommend this highly.

Forming part of the historic Rousdon Estate, The Forge is a converted former blacksmith’s cottage and is situated within walking distance of Rousdon close to Lyme Regis in Devon.
