"The holiday apartment was very spacious."
The lounge area was beautiful. The bed is a little soft all very clean. Can’t comment on the kitchen equipment because we didn’t cook. The only disappointment was that we didn’t get well back when we got there which would’ve made a lot of difference, for nice welcome cup of tea. For the price of the accommodation I’m surprised this isn’t included. Personally wouldn’t come back to Seaton as the town is getting quite rundown and shabby however it is a good base to explore this area of Devon.

"The most stunning view of the sea and beach from the living room."
Very comfortable living room - sofas were luxurious. Warm, heaters easy to use although we didn’t need them to much as the sun shines on the apartment all day! Beautiful to watch the sunrise and sunset from the little balcony. Fully equipped kitchen although unfortunately some of the oven dishes & pans in the cupboards were dirty (they sadly weren’t checked) Very central location. We really enjoyed our stay and would like to go back. Thank you

"It was very clean, quiet and spacious; the perfect place for enjoying the seaside."
Also we were really impressed with the bus service; convenient and comfortable. Not having to do any more driving was a bonus. The only minor problem was with the shower where the water was very slow on draining. The agency help was really good when we had a query. Were thinking of booking again for Spring!

Welcome pack much appreciated. It was tricky to see which was the coded lock for our apartment as there are three of them by the front door and the writing on them identifying them was illegible on all of them. It would make it easier if the writing was redone. No scissors in the apartment either despite an otherwise very well stocked kitchen. The kitchen clock had stopped too! Only minor things. It wasn't obvious from the booking information what would happen with the parking arrangements and how the permit was obtained for the car park. This was resolved with phone call. Would definitely like to return.

The flat is gorgeous. Even nicer thsn the photos! Light, spacious, clean and comfortable. Cold on arrival but speedy response from Sykes to send lovely Mark round to sort out the radiators. Watm very quickly. Would highly recommend to anyone.

Lovely views, clean apartment and very comfortable. Lyme Bay Holidays were very quick to react when we had a problem with the electric tripping out one morning and their fitter was very helpful.

Mould on the ceilings, blood on the bedding, no electric working in the master bedroom. No shower working in the bathroom. But hey, sykes and the owner feel that's acceptable!!!

I can't praise it highly enough. It is spacious, well laid out and perfect for families. As always it was spotlessly clean and is clearly well maintained, and the welcome package was thoughtful and very much appreciated. The view is just spectacular and we didn't need to use either of the TVs, we just watched the sea!

"The breakwater was very well kept apartment , shame the double bed wasn’t a king size as family husband and wife had to sleep in different rooms due to lack of bed space and being so warm , problems with lack of second set of keys as we didn’t always go out together someone had to let us out or in , key safe also a bit small and difficult to get keys in better quality key safe ?"

Would definitely stay again. Probably the cleanest holiday let we’ve stayed in. Really is surprisingly quiet in terms of road noise etc and lovely view of sea. Lots of space so not on top of each other. There were people with kids above us, and whilst you could hear that was the case it was not at all disruptive. In fact it gave me some comfort as we have a bouncy 5 year old and I was worried about her heavy feet on the wooden floor, but clearly soundproofing to a high standard. Just a note to future guests that there are no basic pantry items like foil, or salt and pepper if you are planning on cooking anything. It would have been helpful to have a second set of keys .

"We had a fantastic stay at Breakwater!"
The property listing is very accurate, and if anything does not do justice to the apartment, which is spacious, comfortable and very well appointed. The location is superb, right on the beach and an easy walk to several local amenities. The only negative comment is that we did notice was some patches of damp/peeling paint in the lounge (above the mantelpiece) which needs addressing before it gets substantially worse. Overall, we loved it and would definitely return!

The only thing we found confusing was about the rubbish there is conflicting information in the information book to the instructions kept by the recycling bins in the apartment.

It's very well equipped, it was spotlessly clean and in a lovely position across from the beach. When we arrived I wondered if it might be noisy with the road to the front but it was really quiet. The car park is only a couple of minutes walk away. We would definitely stay again if we return to Seaton.

We had a wonderful relaxed week's stay at Breakwater, as it felt a lot of thought had gone into the choice of furnishing and decor. The property was exceptionally clean on arrival and offered everything a family could possibly need for their stay, including Netflix and good wifi connection. The corridor sofa with extra TV and PS3 was a welcomed surprise for our 12 year old son too. The 1-hour parking bay outside the house meant it was easy to load and unload on arrival and departure. We enjoyed paddle boarding and kayaking on Seaton Beach and loved the Hideaway cafe at the end of Seaton Esplanade. Seafield Gardens next to the apartment has a well maintained crazy golf course, tennis courts and children's play area. We found that Seaton is a great base to explore other towns in Devon/Dorset too. We spent a day on the beach in Sidmouth and Hive Beach, near Burton Bradstock, with lots of evenings in Lyme Regis where so many restaurants offer exceptional food. Our favourites were Lilac, offering exquisite tapas style sharing dishes, and The Oyster and Fish House, where you can sit outside in the warm weather and watch the sun go down over the bay. We had a fantastic time and would happily stay here again.

The view from the kitchen/diner is absolutely wonderful. The apartment has everything you need and like last year, it was immaculate when we arrived. We will definitely be back again.

Wifi seemed a little weak struggled to connect. Minor criticism if more than four people stay two parking permits are required. We would recommend The Shed Steakhouse restaurant, also good food at The Malt House, pub both within walking distance.

Seaton is a seaside town in East Devon on the south coast. It faces onto Lyme Bay, to the west of the mouth of the River Axe with red cliffs to one side and white cliffs on the other. Axmouth and Beer are nearby. A sea wall provides access to the mostly shingle beach stretching for about a mile, and a small harbour.
