  • "The Shippon is a place to unwind."

Hidden down country lanes, that have a direct route to the cottage, you feel a distinct 'ahh moment' when you arrive. Sitting outside at the picnic table drinking coffee on the morning, you hear the rooster in the distance and the birds in the trees. Inside the Shippon feels like a country cottage. It has beams in the main bedroom and if you let your imagination run away with you, you feel like you stepped back in time. You have an ensuite with a lovely shower and there is plenty of space. Annie and Shane were the perfect hosts, they gave you privacy and were available should you need them. We will return next year.

Thank you for your feedback! We are proud of our cottage and it’s old beams. We loved meeting you both and look forward to seeing you both again. Property Owner

We were nicely greeted by the owner, who explained everything to us. The cottage itself is superb! Really big space, nice and bright, spotless and comfortable. Really comfortable beds!!! Smells lovely! The surrounding land is absolutely beautiful. It was lovely to sit in peace and quiet, with only the birds to be heard. The roads to get to the cottage are small, HOWEVER we were told the easiest way to go, and they weren't much smaller than many other roads in the area! We would definitely stay again! Thank you so much for a fabulous week

Thank you for your feedback and the lovely box of biscuits. We loved meeting you and your beautiful family! Looking forward to seeing you soon. Property Owner

  • "Access to the property was down very narrow roads it would’ve been of help to have been told this in the description even though we are used to driving down these kind of roads others may not be."

The welcome by the owner was a little lacking she stood by her front door and shouted the keys in the door. Normally when you arrive at Sykes cottages there is a welcome pack and information / emergency pack none of these were available to us even when the electric went off on the first evening if we hadn’t of gone outside to the owners House, It’s doubtful if they would’ve come to see if we were okay. We rang the owners mobile twice but got no answer or call back . The TV was difficult to set up for viewing via sky (only half dozen channels available) there is no instructions . On the listing it said board games available none were to be found in the whole of the cottage. It was a concern that no electrical items showed signs being patt tested apart from one fridge freezer. The use of air fresheners in every room seemed excessive. There was three toilets and a minimal amount of toilet paper in each. The garden was okay but unkempt - obviously the rain at this time of year brought more weeds and growth than would’ve been expected. The owners did redeem themselves at the end after I left two pairs of shoes behind and even though at first it stated I’d have to pay £30 I was not charged for this so that was kind of them. I guess it made up for not having a pint of milk or a pack of biscuits on arrival. Shirley and Donna Somerset

Thank you for your feedback! I’m sorry that you felt like that. I greeted you on arrival by my front door as I do with everyone that arrives, I explained everything about the cottage ie dustbins, recycling, Wi-Fi and the tv was sky. We had a conversation about where you had travelled from as I always do this with guests. You told me you had stopped off at Tiverton to go to the fabric shop which I know well and had lunch in Barnstaple before you came to us, I did say to you the key was in the front door in the greeting. I said any problems you know where we are and you can call us or text us. Our cottage was flooded back in April and we lost all board games I’m sorry about this. All the electrical equipment was pat Tested by a restoration company, you would have to pull all appliances out to see this. I have spoken to Sykes about this and they have stated that this is not a legal requirement! We have air fresheners in 3 places in the cottage due to cooking odours to keep a fresh smell and I don’t think it is excessive. Yes we do leave a couple of toilet rolls to help people out when they arrive as they do forget to bring some we don’t have to provide these as this is a self catering cottage. Yes the electric did go off on Sunday morning for half an hour and my husband was contacting EDF to resolve the problem and I’m sorry he didn’t come over sooner he was trying to keep minimal contact with you as a member of our family had tested for Covid. You can read in previous reviews we are always there to assist. Our garden is unkept in certain areas due to our wildlife as we have rare bats in our woods and garden which Devon wildlife did a survey, with us doing this we have brought a lot birds and butterflies back which everyone is trying to do in our climate change! We don’t provide a welcome pack anymore due to everyone’s dietary requirements so that is why we keep our cottage at a low price. In the review that you wrote it says that we were going to charge you £30 to send back your shoes!! I’m sorry we didn’t say anything about that you contacted Sykes and that is what they charge you for sending back lost property. I took time out in sending your shoes back to you without charging you and I didn’t have to do that but we did as we care about people. Lastly I don’t think we have to redeem ourselves for anything. • "What an absolutely great cottage, we honestly couldn't have asked for anything better."

On arrival the owner greeted us and made us feel so at home after a long drive. The cottage it's self was very clean and tidy, it was also alot bigger than expected. There was wood for the fire if you wanted to use it, if not the central heated worked perfectly and made the property very cosy. The garden was brilliant for our dog and so big for him to run around but completely secure so we didn't have to worry when we let him out. The location is great and only a 10min trip to the centre of Barnstable, there are multiple shops a few minutes away. I love that the property is in the countryside and so very peaceful. The property is supplied with everything you need and there are even children books stored in the cupboard, this was great for us as we had forgotten our toddlers bedtime books. The owner obviously takes great pride in the property and keeps is so well maintained. I would really recommend this property and we will be staying again.

Thank you so much for your kind comments! it means so much to us. We do take pride in our holiday cottage and want everyone to have a great time staying in it. It was so lovely meeting you and your lovely family. Hope to see you again soon! Property Owner

  • "We had a really great week at the Shippon cottage."

We were greeted by the owner when we pulled up outside and given a warm welcome. The cottage was warm and the welcome pack was a very nice surprise. We found the kitchen table to be a great family focal point and it was nice to be able to sit and talk as a the meal was prepared. Something that has dwindled as our family has got older. Having a wood burner was really nice after a dog walk in the woods , we lit it almost every evening. We found the cottage clean, tidy and had everything we needed for a week away. Our dog was particularly impressed with the very large garden to the rear and enjoyed hours of ball throwing and zoomies. We wouldn't hesitate to rebook again in the future, as it's well placed to be in a rural location but be close enough to pop into the local supermarkets in Barnstaple and ideal to explore the surrounding area. We found many local pubs that had outstanding food and all were dog friendly. 10/10

Thank you so much for your comments about our cottage! It means so much to us and we appreciate your feedback. It was so lovely to meet you all and your dog. It is an old cottage but it has charm and is a family environment. Hope to see you all again! Property Owner

  • "At an early stage of our holiday I contacted Sykes to detail many issues with the cottage and will provide them with photographs to evidence what I have said."

We would not book the cottage again and cannot recommend it. We have booked many Sykes cottages and this is the first negative review I have ever posted. On arrival the owner’s driveway had numerous potholes. The external appearance of the property looked very tired. We arrived in the dark and there was a trench dug in the front garden and a grid cover had been removed that was a health and safety risk (we were not made aware of this and our dog has poor eyesight). There was old wooden fencing and furniture left in the front garden in a large pile and in another part of the garden a gate had fallen down and had just been left on the ground. On entering the property it looks exactly like the pictures posted on Sykes, nothing has changed, and the owner had 5 plug in air fresheners in use. On switching these off there was an awful smell throughout our stay that seemed to come from the utility room, which was very unpleasant. On booking the cottage the Sykes website stated that we could walk through the garden back gate and through the woods to a Nature Reserve. We could not do this as the gate was blocked off by 2 metal gates. This was a major factor in choosing this cottage and could not be done. The window in the main bedroom was very dirty and on walking into the bedroom for the first time the dressing table mirror was dusty. The ensuite shower was only ever lukewarm and never hot and the light above the mirror was extremely dusty and had not been cleaned. There were a number of lights that were just bulbs with no light fitting on them. We did not speak to the owner about our many issues as we were on a holiday and did not want our overall holiday ruined by this. The owner must be fully aware already of the external appearance and how their property looks. The scale of issues was also not quickly resolvable in our view. We loved the North Devon area and beaches. The cottage back garden was large with a scenic outlook and it was lovely to listen to the birds. The owners welcome pack was extremely generous and included a cream tea, coffee and tea and many different biscuits and chocolate. On the approach to the property some of the lanes are very narrow and some have no passing places and this needs to be taken into account. During our stay the external lights at the front and back of the property were not working and I would expect this to be checked for handover. The front door also was sticking and was hard to open and close at times and needed some attention. I also found the blue rug in the bathroom to be potentially unhygienic, unless it is being washed after every handover (the same rug as in the Sykes pictures). A welcome guide would also be helpful for the house and the area for guests to refer to.

Thank you for your feedback, before your booking you contacted Sykes Cottages to see if you could bring your cat with you, we unfortunately declined as you were already bringing a dog with you. We are saddened to see this review. I explained to you about the gully that was dug the Friday before you arrived as we were flooding and needed this to stop the cottage getting flooded and this did not affect you. I told you how to get to the woods which was a longer way around the farm instead of going through the back garden as it was unsafe to go that way as it was too slippery so we put the fencing up. The outside lights had been turned off by the previous guests. We put air fresheners in the cottage as we have a short time to turn the cottage around and we want to make sure our guests come in to a pleasant scent. We found no smells in the cottage upon your checkout. If you had contacted us we could have assisted you. Property Owner

We stayed over Christmas and we were pleasantly surprised with the house being decorated with a lovely Christmas tree and an overwhelming amount of goodies! The bed was very comfortable and the kitchen was well stocked with utensils and crockery and pots and pans. The property is set in a very secluded area so a car is a must if you are planning to venture out to explore the surrounding area. The roads are narrow but you are able to have home grocery shopping delivered. Annie told us of a woodland walk that you can access within the grounds which leads you to a nature reserve. We had a very relaxing and pleasant stay. The only recommendation we would make is for a welcome pack guide with instructions to use the arga/boiler/heating system and information on the surrounding area. Thank you both for a lovely stay.

Very well stocked in terms of kitchen utensils, with another good sized utility room wimhich housed the washing machine and another oven. Downstairs also had a good sized wc. The main bedroom upstairs was a good size, with plenty of storage and an en-suite bathroom, with another family bathroom and a twin bed, bedroom also of good style and finish. Throughout the cottage, the decor was very nice and homely. We arrived to find some tasty, home-made Devonshire scones waiting for us, alongside a raft of chocolates that my family loved! The outside area was peaceful and quiet, with a nice bench outside to catch the morning rays. One note, there was no Wii in the cottage but there is a BluRay player, so something to play movies on if the weather dictates or needs arise. • "Very disappointing!"

Access roads are barely passable, some more like footpaths! You will scratch your car unless you have a Smart car!! Directions given by Sykes are completely wrong. As for the cottage - pictures on Sykes must have been taken a long time ago. If you have children - beware! The trampoline is falling apart and rusty with springs missing and covered in brambles! Dangerous for children. Aga needed a thorough clean and found a few spiders/cobwebs around the house. It states 'a farm' but not a working farm, just a couple of buildings and a derelict barn. Please take note and avoid!

I am responding to your negative review! When you arrived you and your husband were unhappy and both of you were very rude to me! because you used an app where you type in 3 words to get directions and ended up at Coombe Martin which is miles away from us and did not use Sykes directions. You both complained about the route to the cottage! I explained to both of you that there are various routes to the cottage and I told you a route to take which everyone uses. All the roads to the cottage are B roads which are regularly used by Lorries and tractors to deliver goods to the Farm. The description you give they are like “footpaths “ which is totally wrong! There is nothing wrong with the pictures on Sykes and they were not taken a long time ago. To go round looking for faults with the cottage because you were unhappy ie the aga needed a clean! no it doesn’t It is an oil fired Aga with a cast iron oven and stove. If you were an owner of an Aga you would understand how it works. The trampoline with a few brambles and a couple of rust marks. You over exaggerated on this! Finding a few spiders and cobwebs in an old cottage with old beams and if you leave the back door open in these summer evenings you will get a few spiders in. To state that we are not a working farm is wrong! That it’s just a couple of barns and a derelict barn! the derelict barn is being renovated. If you had walked around you would have seen more barns and what we do here! Our cottage is booked all the time with Sykes and we have people coming back to stay all the time. People can read the reviews and see the amazing feedback we get back from everyone that has stayed. They can see from all the reviews that we have had which is 45 reviews and your review which is so negative and they will see this. I have spoken with Sykes and they have asked you for evidence and you have not got back with any evidence no photos you have had 2 weeks to respond. This is our Livelihood and business! You cannot go round stating this negative review and ruin our business! My husband and myself work very hard on our farm and are both passionate about our farm and holiday cottage! Over the years we have met so many lovely people That have stayed at our farm they have enjoyed the old cottage and it’s beautiful wildlife environment and loved the big garden for their dogs to enjoy. Although it’s fairly remote, all places and things to do are within a half an hour drive so it’s great for a basecamp for people who like to go places, Owners were the most friendly people I’ve met in a long time and will 100% be recommending to others. Only 2 bad things to note and they’re not the owners fault, the road to the cottage is very very tight and bumpy so anyone with a small/low car would have some slight issues, and they’re were a lot of spiders but that’s to be expected in the county side. Over all 11/10

However, on your site it says one well behaved dog. If there are specific rules about your dog this should be made clear beforehand so you can make an informed decision about booking rather than be told when you arrive. The garden furniture could be updated, like wise the kids trampoline and play equipment. Personally, it would have been nice to have some toilet roll in each toilet with some hand soap, not that this was an issue. No fire starter pack was included, we didn’t ask about this as it wasn’t needed. The kitchen has everything you would need and more. Nice and clean, spacious accommodation. We were left a nice selection of goodies. This is a rural location so not perhaps for anyone who is concerned about driving down lanes. Good location to explore, maybe nice to add a guest book for any recommendations? Again, to add we had a lovely time.

It was clean, comfortable, spacious, and well-equipped, with lots of outdoor space too (although the weather precluded much use of that). We were warm and cosy even though we didn't get round to using the wood burner. The personal welcome and the snacks that were left added to the enjoyment. We recommend it highly. NOT FOR PUBLICATION: We forgot to say whilst we were there (sorry) that the clip on the high chair harness isn't secure - it just pulls open. Also one very slight niggle - there were no toilet roll holders in the upstairs bathrooms.

The Shippon is very spacious and as other reviews have mentioned, equipped with everything you could possibly want, but the hosts are nearby and happy to help if needed. It was nice and clean and very spacious (with lots of storage), and the beds were really comfy. Great views (including sunsets) and the garden was lovely – a really big open space, yet completely private, surrounded by woods and farmland. Driving to and from it through the narrow country lanes is a bit challenging for townies but, once there, it is very quiet and rural. There isn't much in the way of instructions in the cottage, but this wasn't a problem and the friendly owner is only next door in the adjacent farmhouse.
