  • "Cosy little ground floor property."

    Good access as an amputee. Large living room and well equipped kitchen. Bathroom with overhead shower and bath. Two good sized bedrooms and comfortable beds. Spectacular views from windows overlooking fields with sheep and cattle grazing. Loads of piping hot water and washing machine and tumble dryer. Local shop is a ten minute walk and stocks almost anything you may need, pub nearby but didn't use that one much as access was difficult for me but found the Old Wainhouse Inn about four miles away, did fantastic food and very friendly staff. Host Sue was there to greet us on arrival and answered a couple of queries during our stay promptly. Was a carton of milk left for us when we arrived, much appreciated although we did bring our own.

  • "Lovely home, welcoming host, Sue."

    Property suitable for our needs. Connecting door to other property run by same person. The couple staying there were quite loud at times when talking, so people staying at Underlanes need to be aware of potential for noise. We might have been noisy to them... Property has fields behind, with owners own cows and sheep - great to see them so close. Had a couple of issues with light bulb, and small leak by chimney breast (not surprising with awful weather) and Sue was apologetic and helpful. Cutlery and crockery need rinsing before use as there was a slight smell of damp to them daily where they sit in the cupboards, but this was no hindrance to our time at Underlanes, and we would definitely book the property again.

    The home itself is beautifully clean with everything you need. It is situated in a very good position to explore and visit lots of places. The owners are brilliant and very helpful. Would 100% recommend a stay here

  • "Fantastic warm welcome from owner."

    Clear information pack of things to do near by. We do not have dogs, but was fully aware the property was let out to pet owners, this being the case, it did not smell of pets at all. Plenty of room for parking. Lots of space to walk and explore in the fields around the property that are the owners. Amazing views. Would definitely stay again.

  • "Very comfortable accommodation in a good location."

    Convenient for local shop. The landlady was friendly and extremely accommodating. She met us on arrival (masked and maintaining social distancing throughout). She also pointed out the QR code in the welcome folder and asked us to "check in". She then showed us around the property, answering any questions we had about the local area and amenities. The property itself was clean and well equipped for a holiday in Cornwall. The adjoining property was vacant whilst we were there, leaving plenty of room to park. Overall we really enjoyed our stay here.

  • "Yes, where do we start?"

    First it should be noted that this relates only to the property and it’s Sykes description. The property and it’s furnishings are very ‘dated’, and we would question the criteria by which Sykes shows it’s rating of 3 ticks. On arrival we were met by the owner who handed us the key and took us into the building. (Previous properties had a key box, providing COVID protection). There was no NHS Covid QR code or hand sanitiser evident on entering the building. There was no clear information relating to items, e.g, heaters, a new combi microwave oven. This is a new item which can’t be used due to a lack of information. Sykes description lists nearby walking, fishing, cycling and golf. There is no information relating to these or any evidence of them. An information folder did exist but contained none of the aforementioned items. It did contain a schedule of smoke alarm tests, with dates etc, but this had no information in it whatsoever. End of stay information , e.g. instructions re laundry, keys, re-cycling. Fire instructions were only found during the week stuck to the top of the washing machine in the kitchen. The bathroom: one wall has a shaving light incorporating the electric shaver point on it above a mirror. This is fine for electric shaving, but for those of us who shave wet, the wash basin is on a different wall with no mirror about 2-3 feet away. The electric toothbrush can be charged from the shaver light, but only when the light is on! Overnight?? The shower soap caddy is not secured, keeps falling into the bath. The kitchen: reluctant to use cupboards due to ‘old’ smell in them. Sykes description makes no mention of the door between this and the adjoining semi-detached property which allows sound to pass between the two. In view of all of this, including a very uncomfortable bed, we were happy to cut our holiday short by 2 days and return home. This is the third Sykes property we’ve used this year, the others being Curlew Cottage and Little Westwards., both of which were excellent. Had Underlaines been the first booking, the others would have definitely been cancelled! Readers be aware. Sykes description of this property is undoubtedly open to interpretation. Words and photographs alone are not sufficient. We were very disappointed with this booking which spoilt our holiday and will welcome any discussion with Sykes! We will be very careful in our choices in future.

    Thanks for completing your feedback. One of our Quality Assurance Inspectors has recently visited and discussed the points you raised with the owner. The photos online are true to the property and is line with a 3 tick rating. The QR code was available in the welcome folder which had been reduced in line with guidelines, therefore any additional information relating to appliances, places to eat and visit had all been removed. Had you contacted ourselves or the owner we would have been more than happy to assist with any issues you were having. Maintenance work will be carried out following our visit and after a very busy season. Property Owner

  • "Marshgate is a useful place to stay for visiting Boscastle and Bude and Underlanes is a comfortable bungalow, however, what let it down was the listing."

    It does not say that another part of the bungalow (Little Lanes) is rented out separately. It looks as though you have plenty of room to park but we were confined to parking in front of the building not in the driveway and sometimes had to reverse out onto the lane. Also the separation between the two parts is by an ordinary door so noise and cooking smells go between the two. However, the two parts would useful if 6 people wanted to stay together.

We are sorry to hear you had issues with the parking, whilst we do not advertise it as such there is sufficient space to park up to 5 cars between the 2 properties. The adjoining/separating door is a regulated fire door, there has not been any previous comments regarding noise/smells. As you say this can be very useful if 2 families book the properties together.   • "On arrival the owner met us to explain things ."

    Which was nice .whilst she was there she brought the holiday guest in from next door to get the WiFi code of device .a big NoNo cause of covid.The cottage was tired ,dated and had a smell .The kitchen cupboards smelt .The living room furniture had a smell on it .The shower was dangerous,it could scald someone .None of the electric appliances had safety check stickers on them .And our biggest grievance was the adjoining door to the little lanes bungalow.this is not mentioned in the description of the cottages .we could easily here the people next door .and they could most probably here us .We enjoyed our holiday in Cornwall but certainly not the property .
