  • "Great place to stay and visit Torbay."

Lodge has lovely views across countryside. Only comments for improvement would be a dressing table in bedroom plus a TV. Recommend a visit.

  • "Clean, well equipped lodge on a large camping and motorhome site well located for Dartmoor and the South Hams."

We took a small dog and the lodge, and site, were excellent for walking him, and the lodge had a large decking area which was secure. Good choice of satellite tv, good heating and hot water. Only problem was wi fi which was very weak and only useful for basic tasks.

The lodge was brilliantly equipped, site was extremely clean and well-maintained, farm shop was a bonus, and owners were lovely. We extended our stay and will definitely be returning!

  • "We had a brilliant holiday at Twelve oaks farm."

The lodge was very spacious, clean and comfortable. The view from Beech Lodge was lovely. The facilities are great, the swimming pool being the most exciting as we have 2 young children. The park and shop were also great. It was lovely and peaceful. Clare and Andrew who own it are so lovely, as were the rest of the staff. I would highly recommend Twelve oaks farm to any family. We will be back!

Thank you we love where we live and are so happy when guests enjoy their stay with us it’s a pleasure to welcome lovely guests thank you for your review. Best regards All at aTwelve Oaks. Property Owner

  • "Maintenance in the lodge needs addressing."

The carpet is filthy, toilet in shower room doesn’t flush as it should, the sink in the bathroom drains water out when the plug is in. Cobwebs around the windows inside, and all around the decking outside. Cutlery ( food dried on forks) and all mugs went in the dishwasher as soon as I got there. All furniture could do with a good wipe over. I wouldn’t recommend Twelve Oaks lodges.

Thank you for your feedback. Unfortunately the carpets have been stained after the site re-tarmacked the drive but the owners are already working on resolving the issue. Property Owner

  • "We had problems with the french doors, could not close them after heat had been on them, consquently we didnt open them."

Sykes contacted me, re first night review, gave sykes my feed back, which it seems was a waste of time. Was told the doors would be dealt with, but nothing they could do about the uncomfortable mattresses and that sykes would get back to me after speaking to the reception about the doors but nothing was done and never heard back from Sykes, Awful mattresses.. due to the fact that they were on upside down, which we found out on the last day when stripping the beds!, this could easily been avoided when the bedding was changed for new guests.I shouldnt have to go striping the beds to check if the bed change ahd been done correctly!! Im on holiday. Little things like, no caddy holders in showers, no hooks on the back of doors, no seat/stool near socket/mirror for drying hair,no microwave dishes/bowls for microwave use. Overall, having the mattress the right way up would have made our stay much more comfortable and enjoyable!! Feel somewhat let down by sykes when promises were not kept.

Thank you for taking the time to leave your feedback, we do apologise for your experience with the mattresses, these had recently been replaced and our housekeepers did not realise they were single-sided. As you may be aware, our site reception is open every day and if you had made us aware of any of the issues you have mentioned, we would have been more than happy to rectify these. Property Owner

  • "Enjoyed our stay at Beech Lodge in January 2022."

The lodge was light, airy, very warm comfortable and well equipped. The site was well maintained and very quiet, Only negative was that the previous occupant had left a large dirty stain on the hall carpet. We would definitely return and recommend the site.

Thank you for your comments it is really disapointing about the stain we have to replace the carpet as we tried everything on it prior to your arrival on the Sunday if only guests would let us know of any accidents we can deal with it there and then. I can only apologise. We hope to see you another time. Best regards, Clare. Property Owner

  • "This was the most spacious, well-equipped and high quality holiday accommodation we have ever experienced."

It was a real pleasure to be there. Light, modern, open plan living area, outdoor decking with table & chairs, roomy bedrooms and plenty of storage space. Wonderful views at the front. As the lodge is on a working farm there were a few flies about and the owners might wish to provide something to deal with this. Otherwise we can’t find fault at all.
