  • "Oak Aplle was great and Twelve Oaks was great."

    Please be aware though that when booking through Sykes they will accept your booking on your requested dates then change them to the next available dates without letting you know. There is no notification that this is their policy. I am now out of pocket as a result of this and their staff members, while admitting this is their default policy, have refused to accept responsibility or offer a rebate. I will never book through Sykes again.

  • "Modern and clean, everything worked."

    Could have done with a bit more crockery. Change of sheets and towels would have also have been good, given this was a 12 night stay. Photo in HH showing pool adjacent to lawn is not correct as a fence has now been built enclosing pool. Pool nice and warm, appreciated the field kitchen and also the onsite car charging facility. We would recommend the property.

  • "We loved our stay here, it was close to our grandparents for us to visit."

    The pool was great and kept the kids occupied and so did the park. The cottage itself was really lovely, so spacious and comfortable and we will definitely be back. Staff on the farm are so lovely and accommodating.

  • "We had a great stay here, we had read previous reviews about the garden not being private and were aware that it was on a working farm so had no surprises."

    The cakes and eggs that were left for our arrival was a lovely touch. A few minor points; as others had mentioned the twin beds on wheels were quite annoying as they moved around very easily. All the mattresses are very soft. The bathrooms do not have working extractors and after using the shower in the ensuite, which has no windows, we decided to just use the main bathroom shower. Most days we didn't create enough washing up to use the dishwasher so a drainer would have been helpful and finally some hooks on the back of the bedroom doors would be helpful to hang towels as with 5/6 people staying there was nowhere to hang towels.

The wheels on beds are a pain I agree I have looked at taking them off but leaves sharp bits that will scratch the floor when we move beds to clean I did buy cups for the wheels this worked for a time until someone stole them!! Unfortunately drainers are a bacterial zone so we do not have them. We will fit hooks to the doors. The extractors do work but the fan for this is at the back of the property so you would not hear it. Mattresses are a minefield as people like different things. Thank you for your suggestions.   • "Very spacious, clean, and really well equipped - furniture, kitchen utensils, lovely setting."

    Outside chairs would be a nice addition. Our only issue was next to no internet - this wouldn't have been a problem apart from needing to deal with some work emails/issues. We will certainlty be going back!

We do have outdoor furniture but given it’s winter we pack it away as gets spoilt or damaged just can’t believe the glorious weather had especially for a half term.   • "We booked Oak Apple as we were visiting family in the area."

    Our plan was for them to stay with us some nights. Sadly due to feeling unwell that didn’t happen, we saw far more of the inside than we’d hoped!! It is a very spacious cottage, our stay was during a frosty spell but it was nice and warm from the underfloor heating. The place was well appointed and very modern but homely. The ‘working farm’ noise wasn’t too bad and didn’t really disturb us….but like I said we spent more time there than we’d planned! Aunties Cakes were lush and the eggs tasty from the hens we met! There were plenty of fresh eggs daily. We didn’t use the shop but it appeared adequately stocked but not an issue as the nearest supermarkets were within a few miles. A great base with plenty of room ideally located for exploring all of Devon, a very practical space. If you’re wanting total peace and quiet and country views this isn’t the place for you!

  • "Oak Apple Cottage was clean and well equipped for our stay and we were made to feel welcome."

    The kind gesture of cakes, milk, dog treats was a nice touch. The local farm shop was handy as was the food stall which provided delicious hot meals! We were out most days visiting local areas so the farm noise didn't really bother us. The cows mooing was quite nice to hear!

  • "The cottage was excellent, well laid out with ample room for a family of 5 and a dog."

    Lovely touch of welcoming cakes and the steak we had from the camp shop was to die for. The wet room showers were amazing and the kitchen was well stocked with cooking equipment and flatware, including serving dishes. My only criticism is the beds, the single beds were very uncomfortable with thin mattresses. My feedback would be link detached beds to provide greater flexibility, we were three adults and two children and two double and one twin would have been perfect for us.

  • "Had a fabulous stay at Oak Apple."

    Would like to point out to all this is a working farm with noises, smell etc., All of which we didn't mind at all. There is farm produce available and all very welcoming. Only suggestion is that the pavement would benefit by going right down to Oak Apple then you wouldn't have to walk on the road bit. Otherwise clean and tidy and a nice welcome pack. Thank you

  • "The accommodation was far bigger than we expected and enabled the 6 of us to not be on top of each other."

    The facilities were great eg. the ability to buy local prepared meal in the evening was an unexpected surprise and the dog exercise area was great. The welcome treats for both us and the dog were a nice little touch too. 2 minor improvement ideas - change of bed linen and towels mid week would have been welcome and making the outside area a little more secure for the dog visitors especially as the cottage was right next to the cow barn. Neither of these took away the enjoyment, just polite suggestions.

  • "The swimming pool description is misleading as the pool is shared with the entire camping, caravan and cottages complex."

    There were, understandably, restriction on numbers using the pool but these were not enforced making it difficult to access. The size of the cottage and inclusion of 2 large bathrooms was very adequate for six people. The beds were very uncomfortable and in need of new mattresses. The enclosed garden was overgrown when we arrived and patio area was shared with a farm workers cottage and therefore not private as expected. We were underwhelmed for the price paid.

    Thank you for completing your feedback, we have spoken with the owner regarding the issue you raise re the patio and she confirms the neighbouring property is where her son lives, who does not use the patio for Oak Apple as this is to the left of the steps and the door to their home is to the right. They have their own access, bins, washing line etc so have no reason to access the patio area for this property. Had you called us to inform us someone was accessing the patio we would have most certainly looked further in to this for you. Property Owner

  • "The cottage was extremely comfortable and spacious."

    Welcome pack was also a very nice touch. It delivered everything we required and was ideally located for short trips to the coast and Dartmoor. Only issue was the cottage was full of flies when we arrived and it took a while for us to get rid of them. Key holder did not seem that bothered, gave us some spray and said that it was that time of year !

Cluster flies have been an issue at times during the year, especially with countryside properties. At this time of year when the weather is normally colder, the flies are dormant but if the weather should warm up then it brings them out of hibernation.   • "The house was amazing, so clean and tidy."

    It was warm and a great space for us to enjoy. The property is in a great area which allowed us to travel to different areas in South Devon which were also lovely. The only issue we found with the property is the mattresses in the bedrooms, we found them slightly uncomfortable, but that was the only issue. If we had an issue with the property there was help just a phone call away and they were happy to help, we had such a warm welcome when we all arrived. We all said we would stay again in the future.

  • "We stayed at this cottage in July and again in September."

    The cottage is excellent and well equipped and the staff are very friendly and helpful.. When we stayed in July the fishing was excellent but this time it was very very disappointing. An over zealous water bailiff has obviously had some bad experience with some fisherman and therefore deemed everyone else to be incompetent. He has roped off over one third of the lakes perimeter denying access to all the best swims leaving only one peg where you have any reasonable expectation of catching carp. This is because he does not want anyone to fish between the lily pads . In total a rough measure of 85 yards of 250 yards perimeter are unavailabe. It must also be said that although the bailiff correctly has a sign telling you to dip your nets before fishing there is no facility on site to sanitise your net. If you are looking to enjoy some fishing then this is not the location for you.

  • "The cottage itself was lovely, very spacious and a good size for up to 6 people."

    It could’ve done with a more thorough clean as we found a fair amount of dog hairs throughout obviously from previous occupants, the sofas could do with replacement due to the seat cushions being ripped right the way across the back on both sofas. Also, as other have said, the ‘private’ patio isn’t private as it is also the access for the neighbouring cottage (farm workers) but in fairness, they were very quiet. The welcome cakes, milk, eggs, tea, coffee etc was a lovely little gesture and just what you need after driving to your holiday. It was a shame that the pool remained closed but this is understandable. However, we do feel this would be undersized for the size of the park (over 140 camping/caravan pitches) and also, of the two advertised fishing lakes, only one is open although this is a great little lake with some glorious fishing to be had. We would consider returning to this farm, but would have to have a look around at others before saying that we would definitely return.

  • "We arrived at our accommodation last minute and were greeted with friendly staff and a lovely setting."

    The owners kind and very helpful throughout our stay and nothing was any hassle for them. Upon arrival there was a small welcome pack that included milk eggs and even warm pastries which was a prefect start to our holiday.

  • "The cottage that we stayed in was absolutely amazing, very big and clean but the private garden that was advertised was not a private garden."

    The garden was shared and there was a house directly next to us which used the same pathway to get in which was fine, however not totally as advertised. The swimming pool was very small but it was adequate and easy to get to. Out of the two fishing lakes that were advertised there was only actually one that we could use. The fishing lake that could be used had very little going on when we did use it. There was a pub that was also advertised but this shut down a few years ago. It was also advertised that there were a lot of walking and exploring through woods but unless we were willing to drive to get to this then it wasn't really possible which kind of takes away the point of walking. The house and campsite itself was lovely and very clean.

This wooden-clad lodge is positioned within Twelve Oaks Farm, which is a working farm on the fringes of Teigngrace, in Devon.

It occupies lovely, spacious rooms and a modern feel throughout, ideal for families and friends looking to get together in a pretty, countryside setting.

Newton Abbot is situated in the heart of The English Riviera, with its mild climate and thriving palm trees. The ancient market town now offers plenty of modern shops, both local and well-known high street chains and six leading brand supermarkets. There's also a racecourse where National Hunt racing takes place from spring until autumn, with craft fayres during the winter. Newton Abbot has a unique pub, the tap house and bottle shop, located in the building of what was a traditional working malthouse offering arguably the finest bottled beers in Devon.
