"Disappointed we couldn’t enjoy the balcony due to view overlooked rear garden which was sadly over spilling with builder’s rubble & empty canisters piled high."
We utilised the relatively comfortable lounge area instead but would have been nice to enjoy the sunshine on the balcony. Floors & much of the areas were in need of a good wipe down, coffee/tea stains covered the 2 bedside drawers & floor. WC in main bathroom was filthy, the seat was brown/discoloured & needed a good clean or replacing. We left a day early & relieved to arrive in the clean comfort of our own home. All in all, not as expected & sadly unable to recommend in its current state.

"We knew what to expect when we arrived."
It’s an huge old listed building divided into flats ideally situated behind the trio of beachfront pubs and restaurants. It’s an iconic building with a lot of history’.. The first floor Flat is very spacious with 3 bedrooms .The kitchen has all you need for a family of six including 2 ovens , dishwasher, washing machine and drier , fridge and a freezer .The lounge had a huge squishy sofa and a comfy chair for Grandad .. Grandchildren loved the bunks , mum and dad slept well in double bed and grandparents had the double with en-suite . There is some renovation / building work going on but this was made clear to us at the time of booking . It was planned around our stay and wasn’t an issue. We had plenty of storage , constant hot water and lots of towels . We loved waking up to rooftop views over the Cobb . The beach is on your doorstop . We decided to eat lunch at home a few times after seeing flocks of seagulls rob people of their food ! The beady eyed raiders are a protected species - who knew ? We found it useful to use the washing machine and return home with clean clothes - didn’t use the tumble dryer, just airer . We used the outside space to sit out which is a lovely wooden balcony strong enough for us all ! . The flat had a huge tv and I cast tv from my phone . There is Roku and Netflix but we were hardly ever in as the Pubs do great food , huge range of gin and beers and deserve your support. The Cabanya carpark is nearest and avoids climbing Cobb road . It has an app where you can extend you booking when you need . We Used this for convenience and we knew it would be about £20 a day . We booked this flat for convenience to the beach and because we knew when the kids went home , we would enjoy the space . I’ve been coming to Lyme my whole life as I had family born here and have now booked many times with Lyme Bay holidays over 20 yrs .Now we are older , we needed somewhere close to the beach so we could come home any time we chose to , with everything on our doorstep . I walked to Tesco and bakeries with out any issues and the welcome pack was lovely . It’s a lovely apartment and we knew the prices being charged locally . Yes , Lyme Regis is expensive but we Love it and have a history here . If we come to another Fossil festival with family , we would love to stay again . It’s a lovely apartment .

"We had a brilliant stay ."
We frequent Lyme Regis and knew the building before booking, so we knew what to expect from the outside . At the end of the day it was built in the 1800s, but once inside Wow ! Very homely,cosy and well equipped accommodation. The occupants in the flat above and ourselves kept the main front door secured which was reassuring. Parking was an extra expense that we didn’t bargain for when we booked but I rented a driveway just up the hill for much less than the car park and the owner kept an eye on our cars. We loved our stay the location is superb. We hope to return in the future . Many thanks Jan Johnson

"Another lovely week at 1 Cobb House."
We loved it just as much as last time. The location is the really big win. With small kids we could be back from the beach in no time and then be right back out into the next activity. The state of the building as others have mentioned does need some work but once you are in the flat you are none the wiser and totally secure.

"First the good."
This is a lovely place, great location and lots of space. The not so good. Mattress on the master bed room bed is shocking. It was pretty much unsleepable and often resulted on us sleeping on the sofa's. It needs a change. Noisy as most morning tricks are up and down the lane outside from early and the master bedroom is over the street. I love seagulls but the beep beep beep of reversing vehicles not so much. It's a bit tired and needs some love, but it's all aesthetic Parking is expensive at about £100 for the week

"The address given was incorrect."
It is Flat One, Cobb Hse. There was only a tiny sign on the letterbox saying Cobb Hse and we were taken aback by the state of the building, front door and entrance. It looked so uncared for and dirty, we weren't sure if we were in the right place. The hall smelt of damp. On entering the flat we were pleasantly surprised. Very spacious and comfortable, but, the windows, particularly in the kitchen, needed a wash. The front door seemed to be left open all the time which was a worry. Sadly this nice, well equipped flat is badly let down by the state of the building & lack of security.

"The appeal of this apartment is the great location and fabulous view of the Cobb and the sea."
The kitchen is very well equipped and the huge living room with sofas and a sea view is a great place to relax in. This is our second visit and it suited us. However...the communal entrance and stair case rival that of any Glasgow tenement, The neighbours repeatedly left the front door open, which felt like a security risk - anyone could walk in. The 2 apartments downstairs are both empty and looked a bit creepy but we benefited from no neighbours noise. I see that one of them is up for refurbishment this year, which could be very disruptive for any guests in your apartment at that time. Hopefully you can now do something about the derelict and dangerous balcony, which could be a real asset to the apartment.

"We absolutely loved our week at 1 Cobb House."
The location is unreal and was perfect for our young family. We were able to pop back to the flat from the beach in seconds and the local facilities are all just metres away! The flat itself was well equipped for our needs and very comfortable. We are hoping to rebook for next year!

Perfect spot for the beach and some lovely local pubs. A little thrown on arrival by the smell and condition of entrance hall, however once inside the apartment it was perfectly adequate and comfortable . This could be an amazing apartment however the overall fabric of the building in poor condition.
