"A lovely, comfortable, well appointed cottage in beautiful surroundings with easy access to all the attractions of the New Forest."
I would highly recommend this cottage to anyone wishing to explore the New Forest and the south coast.

"Lovely location, very peaceful and calm."
It’s a working farm with animals! The house itself is lovely, well kept, comfortable beds and sofas. The enclosed garden was very small and the little paddock in front of the house with a tennis court (seen in photos of location) had young cow's grazing which was lovely to see, but was quite challenging for the dogs as they were unable to use the small garden freely. Would have been helpful to know about the low fencing. Thankfully, the farmer (owner) allowed us to walk around two large fields, which helped a lot with the dogs as they had to be kept on the lead at all times. Would have been a little better if towels were provided and maybe a pint of milk on arrival, there was a small stash of tea/coffee in little jars.

The cottage is comfortable and well equipped. It’s very quiet. The dog was able to wander in the enclosed garden and there are walks into the woods. There were only 3 of us so lots of space inside.

It's on a working farm, which to me was ideal for me as i was on a birdwatching holiday, so even on the day that it rained i was still enjoying the stay, Farmer Ed and his wife are a lovely friendly couple, and will help in anyway they can, this was my second stay, in the "Old Cart Shed" it certainly won't be my last, i loved every minute of the holiday,

"A beautiful house both inside and out, that was equipped with everything we needed."
The farm itself was lovely, with plenty of space to explore and walk the dog. Our children enjoyed making a fuss of the cows and gave them names. There were no towels when we arrived, but this was quickly rectified and provided by the owners. There was a small leak from the tank in the bathroom, but nothing alarming and it did not affect our stay. It was the ideal base for exploring The New Forest.

"Very spacious, well furnished accommodation."
Comfortable to. At the heart of the farm made our stay very rewarding for the younger members, especially being allowed to help with feeding the cows. (Never known teenagers to be up and at them so early!) Thank you very much for a short but very rewarding time.

The sound-proofing between properties is non-existant and this affected the quality of our stay. Otherwise, the property was clean, comfortable and pleasantly situated.

There is loads to do in the area and we enjoyed many days out. The kids enjoyed playing on the tennis court too. The cart shed was very comfortable and we felt very much at home there. We would love to go back again and maybe next time go with more family and stay in the other accommodation too.

Very comfortable and well equipped property. Excellent location for visiting the New Forest and we were very fortunate with good weather for lovely walks. The owners were very helpful and friendly. It is on a working farm so as well as the animals, there is a lot of farm machinery at work from early in the morning. Tennis court was a great bonus and we made good use of that during the week. Would happily book here again.

I have stayed at several places during my New Forest holidays, but this was by far my favourite, a beautiful rustic old cart shed, beautifully modernised on the inside, and on a working farm, minutes away from the New Forest couldn't have asked for better, Ed and Fiona were lovely friendly helpful hosts, the only down side of the holiday was the weather, but we still managed to get out with camera's every day, look forward to next year

Beds were extremely comfortable and every eventuality was provided for. Lovely setting and nice and close to good walks on the New Forest. It was great being in a working farm. Grandchildren loved seeing the cows and sheep and being able to go round in the evening to say goodnight to them all. Great stay Thank you.

"It was a very enjoyable holiday with the family."
The only downside was the problem with the front door steps. They are rather big and, being 84 and poor balance, I found them difficult. A handrail would be helpful.

Lots to do in area from peppa pig to forests to beach. Our 4 year old daughter loved helping the farmer feed the calves. Perfect.

"A party of three, we had a short but relaxing weekend away at the old Cart Shed."
The place was amply kitted out, with plenty of space for the three of us. A bit odd not to have towels supplied and a little surprised by the number of separate places close to the shed (3+) but we didn't hear a peep out of our neighbours and there was plenty of countryside tranquility to be had. Bumped into the host on the farm who was very friendly and helped guide us towards the nearest pub (the gorgeous Rose & Thistle in Rockbourne). It was a solid 40min walk but we opted for a taxi back which worked out fine. Great walks nearby and Stonehenge on the way home so all in all a lovely break.

Lots of walks from the property & Fordingbridge is full of everything we needed. Very comfy beds & great shower. There was plenty of hand wash provided but some washing up liquid would have been useful. Highly recommend the Old Cart Shed, thanks for a relaxing stay.

Working farm environment peaceful & interesting. Cottage quite cosy , could do with freezer, maybe new mattresses upstairs. Very friendly onsite landlords, little chilly in feb but heating not bad at all . All in all a lovely break in peace & quiet

It was very comfortable and well appointed. We enjoyed being in a working farm which is set in beautiful countryside. We would definitely return.

"The property was cold when we arrived, the heating could have been turned on earlier to make sure that the property was warm and welcoming."
The toilet flush in the en-suite needed attention, it looked broken but worked okay. The towel rails did not appear to work. The toaster did not work. There was only one toilet roll in the en-suite although the other bathroom had a spare, this looks poor. There was no dustpan and brush for us to clean up as we’d have liked to have done. That’s the negatives but we had a good time and the owners brought us candles when the area experienced power cuts. The owners were charming and friendly.

"Just returned form a week in The Old Cart Shed and we had a lovely time."
On first arrival I was a bit concerned about it's proximity to the working barn of the farm, however it was never a problem even though the Farmer was working there daily moving hay bails etc. The Farm produces hay, so it was never smelly and we weren't bothered by flies. There are some lovely horses, sheep and chickens close to the house, great fro kids to see. The accommodation is most suitable to a family of 4 or 5 although it can take 6 people. The twin bedded space is an open gallery, so despite having bannisters I'd say not suitable for very young kids. There were good practical furnishings and everything you needed for a week. Showers were powerful and no problems with water supply etc. Very lovely view of the fields and tennis court from the outside eating area, and just round the back lovey shaded picnic area with view of the duck pond and and main farm house, all very relaxing and picturesque. Also it's located in an area of very beautiful country side and it's a mile to walk to Rockbourne, the most stunningly pretty village with lovely pub and beautiful ancient buildings to admire. Fordingbridge has all the shops you need to stock up on food. really can recommend this place for a relaxing break, but it's also in easy reach of the New Forest water park if you want other activities, and locals were swimming in the river at Fordingbridge. My only criticism would be that I found it a little expensive, however I expect that's the effect of the pandemic.

"We are a very tall couple, so the double bed with foot board was an issue for us."
But we ended up sleeping in different rooms on our own. It was spacious, clean, two toilets was great and the garden was pretty secure for my dogs. Lovely views and peaceful. When I booked, somehow I missed there were other cottages on the same farm. But actually everyone was quiet and it didn't worry me. The pub was 2 miles away I think, but it wasn't really the type of road to walk down. But yes we loved it, the farmer and his wife were lovely!

The cart shed was a perfect bolt hole to getaway and forget the mad world outside. We went for lots of lovely walks and in the evening the property really comes into its own. it’s so cosy, I’ve already booked to go back in February, I’m hoping for some frosty weather to look at from my cosy retreat.

There were just two of us I think maybe 6 would struggle . The lounge area is small and the one and only tv is tiny. Owners helpful and friendly but a bit more attention to detail is required.

"The cottage is absolutely perfect."
Set in gorgeous countryside with no noise or light pollution - just wide open space and fresh air. The farmer was welcoming and helpful, and we were able to go on lovely walks in the local area. It's within Rockbourne, a picture-perfect village with a great pub (we had dinner there). The cottage itself is just as shown in the pictures and exceeded my expectations - there was plenty of space, good facilities, plenty of hot water, lots of natural light and it was really cosy - and spotlessly clean. Comfy beds, a great shower and a good sized bath. The outdoor space at the front of the cottage gets the sun all morning and is a lovely spot for breakfast... and at night the skies are so clear we did some great star-gazing. I would definitely stay there again.

"We had the most amazing holiday in The Old Cart Shed!"
The cottage is beautiful, had everything we needed. Was very clean and tidy - very impressed. Was nothing like waking up to see cows right outside the window! Fiona and Ed took time to speak to my children (age 5 & 2), let them pick eggs from the chickens and teach them a little about the cows. The New Forest is about 15 minute drive away plus a beautiful quiet dog friendly beach about 40 minutes drive away. We would go back in a heartbeat! Thank you so much for having us, we have memories we’ll cherish for a lifetime!

We enjoyed the rural setting and its close proximity to the New Forest, which made travelling easy. The village pub is very welcoming and serves very good food. All-in-all the perfect cottage to holiday with very helpful owners on the farm.

waking up to cows grazing every morning was definetly a bouns i wouldn't think twice about returning..our 2 year old loved it and had the best holiday and our 1 year old was very well catered for i cannot recommend the old cart shed enough.

The only disappointment was the lack of internet access, as we could never get reception.

The woodland walks are fabulous and we discovered some very pleasant places to have good vegetarian food. We found The New Forest Ponies, which were so quiet and looked very content. We did travel to the big Cities and Towns close by, but were more interested in the calm of the smaller villages and hamlets, which have not been spoilt.

We had a very nice time. The owner kindly secured the gate for us as our little puppy could get under it! Any minor issues resolved quickly. The only real issue for us was having to pick up a lot of dog poo from the small grass area, some of which was not at all recent. Clearly left by less responsible previous guests so perhaps owners might want to check in future. The accommodation was very clean and most suitable for guests with dogs. We visited Stonehenge (not very dog friendly), Salisbury and Exbury Gardens (very dog friendly). Check opening times for Roman Villa as closed when we went but advertised as being open.

The owners, Ed' and Fiona' were warm hearted, friendly and always willing to go the extra mile if necessary. The Old cart shed has been extremely well converted; the shower in the main bedroom was amazing, the family bathroom closeby very well appointed and the general ambience of the whole conversion both tasteful and hard wearing. We had a fantastic family holiday and would happily return there again. And the Forest was wonderful...SOOO many ponies!

Really enjoyed out stay and would recommend. My daughter loved being able to watch all the sheep and ducks out the window.

The property
West Park Farm, in the very pretty, historic village of Rockbourne is part of a working beef and arable farm.
You are welcome to explore here - there is a large pond, bluebell wood and occasionally you may be able to help the owner with day to day farm tasks.
There is also a hard tennis court which guests can enjoy but please bring your own racquets.
The Old Cart Shed is full of character, the high raftered ceilings have exposed beams and natural wood has been used wherever possible.
Pretty cottage style furnishings complement the modern bathrooms and kitchen.
The bedrooms are configured for maximum versatility and include stacker beds in one of the ground floor rooms, enabling it to be used as a single or twin room.
From the lounge, a handsome wooden staircase leads to a gallery bedroom tucked under the eaves.
The Old Cart Shed has its own private, enclosed garden and guests are welcome to enjoy the shared seating area around the pond.
