  • "Lovely cottage, beautifully equipped and ideal location."

    Well maintained sheltered garden. Only slight downside was no upstairs loo, but we knew that before booking. We were pleased to find facility to charge our EV. Thoroughly enjoyed our stay and will definitely be back when we visit family in nearby Buckhurst Hill.

  • "Barn Hoppitt Lodge was an absolute dream to stay in."

    We stayed for a week in December & couldn’t have wished for more. The house is stunning and has been beautifully and thoughtfully decorated - the garden is huge and has beautiful views overlooking the forest. We did a lot of cooking and baking while we were there and were absolutely thrilled that they had all the tools and utensils we needed. The self-check in was easy and a smooth process - super helpful for us as we arrived late in the evening. The overground station at Chingford and underground station at Buckhurst Hill are a brief walk away, or if you’re lazy like us it’s just a few pounds and under 5 mins in a taxi/uber to get to them - both stations take you to central London in less than half an hour. The location is lovely and peaceful but you don’t feel too secluded as there’s a beautiful museum and restaurant less than a minutes walk away. To the staff - you are wonderful, thank you for everything - we will definitely be booking again!

  • "A lovely place to spend a few days relaxing with family."

    We used it as a base to travel north and south of the M25. While the road to get there from the M25 took us through some narrow country lanes, and the turn to the drive is very easily missed as the hedge butts against it, we would definitely stay here again. It provides easy access to several shops and restaurants as well as the local train - all within easy walking distance. When we left, we had several packaged food items left, and the cafe (The Retreat?) next door happily took any leftover items (coffee and hot chocolate we bought before arriving) so they wouldn’t go to waste. The outside bins were full when we arrived but were emptied before our last day so we could add our rubbish. While here, one late evening we watched with our children as a large herd of deer (10 or 12) happily munched away at the grass between the house and Queen Elizabeth’s hunting box one evening. A fox even showed up to see what was available on the menu. Only one negative which wasn’t the fault of anyone - the gas line was turned off due to water getting in the gas line because of a leak in the pipe. We spent one night using space heaters and had no hot water for showers/bath. The owners were very responsive and brought three space heaters and a bag of fire wood within a few hours and the gas company provided two fan heaters to help us stay warm. Would highly recommend this location!

  • "A really lovely property - so clean and comfortable throughout."

    We used the Chingford overground, a 10- minute walk away, a few times - so much to do and see in Central London! Lots of interesting places to visit nearby, such as Waltham Abbey, and we had a day trip to Southend - loved the pier!

  • "Barn Hoppitt was an excellent place for a family reunion."

    Being right next door to the forest meant there were plenty of interesting walks to be had. And the fact that it was a short walk to the station enabled us to easily have several days out in London. The house itself was immaculate and just as we had hoped it would be from the photos on the website. It was a great place to come back to after a day out. I would highly recommend staying there and hope we can return again in the future.

  • "The Lodge itself is beautiful."

    Very clean. Decorated beautifully and to a very high standard. They offered all essentials that you need for a self catering holiday. I have a few issues with the place though. Firstly was the flood lighting at the bottom of the garden. Because the grounds are so huge, adequate lighting is a must. I took my two small dogs away with me. One of them is a tiny black dog, who at night I very easily lost as I could not see her. I did speak to the manager about fixing the flood light when we were there, they said they would look into it, but for the entire duration of our stay, the light remained broken. My second issue was the pillows on the beds. They have no structure what so ever. Even my children ended up with bad necks because of the pillows. So if you suffer with a bad neck or back I would advise that you take your own supportive pillows with you. My third is more of a suggestion. Fans or AC units would be a great addition. I made the mistake of keeping the window closed on the first night, and woke up in the middle of the night struggling to breathe as there was no air and stiflingly hot. Upstairs tends to retain the heat, so fans in all of the rooms would massively help comfort levels for guests. My last issue, not the properties fault, just something to be aware of. Because the grounds are situated right outside of Epping Forest, and is quite isolated apart from the Premier Inn next door. Young people must use the area to hang out. On our last night a few cars had parked not far away and were playing very loud music. This went on until after 2am. If it's not too hot and you can close the windows, then this won't be a problem. But on our stay it was very hot and we had no option but to open the windows. All of these are small issues and should not put anyone off from staying as the place is amazing, and I would definitely go back. My family and myself thoroughly enjoyed ourselves. Its the most relaxed my youngest child and dogs have ever been. They loved the space to play and chill out. It really is a great place to stay.

    Only downside was lighting upstairs a little dim and not a lot of room in the bunk bedroom Would highly recommend this lovely cottage to anyone wishing to stay in this area

  • "A beautifully decorated and well thought out cottage in a lovely rural setting close to shops and restaurants."

    Only downside is not having an upstairs bathroom and feel the property is slightly overpriced because of this. The cottage was well equipped in the kitchen but could do with more large serving bowls. Would prefer real wine glasses than the plastic ones !

    We're glad you enjoyed your stay. The real wine glasses are found in the cupboard above the kettle. Plastic glasses are also provided as a safety measure for guests wishing to use them outside. With regard to the downstairs bathroom, we do make this clear in our description to give prospective guests the opportunity to decide if this will be a problem for them ahead of booking. The property

Nestled on a hilltop in Epping Forest, at the border of Essex and London is Barn Hoppitt Lodge.

This spectacular, dog-friendly abode benefits from direct access to the walks woven throughout the forest, close proximity to local amenities including transport links to the centre of London, off-road parking and a beautifully presented living space welcoming up to six guests.

After a fun-filled day, cross the threshold into the fabulous kitchen/diner where you can help rustle up a hearty meal to be enjoyed as a group at the dining table.

Later, unwind on the plush sofas in front of the warmth of the woodburning stove and Smart TV in the sitting room or step outside to the private patio to soak up the last of the sun with a glass of wine in hand.

When the sky darkens, head inside to wash off the day with a soothing soak in the bathroom before travelling to the first floor to catch your rest in one of three bedrooms; choose from a king, a double and a bunk room all fitted with ample storage.

Amble through the gate from the property to the breath-taking Epping Forest which boasts picturesque walking and cycling routes as well as a myriad of other outdoor activities including horse riding, rambling, golf, and orienteering; there's something for everyone!

Next to the lodge is Queen Elizabeth’s Hunting Lodge, a Tudor Hunt Stand built in 1543 for King Henry VIII and renovated by order of Queen Elizabeth I as well as The View, Epping Forest’s Visitor Centre and Butler’s Retreat, a Grade II listed Essex Barn.

There is also a Victorian Retreat which now hosts an excellent café serving tea, coffee pastries and hot food to Forest visitors and the Royal Forest public house.

All invite you to enjoy the impressive vista across the centre of the Forest, with its thousands of veteran Oak, Beech, and Hornbeam trees, just as the Tudors did from this spot so long ago.

Chingford Golf Course and Holly Trail Café are just a short walk down the hill, and just a little further the bustling town of Chingford, with a host of shops, restaurants, and an overground station, getting passengers to Liverpool Street in the heart of the City of London, in less than half an hour.

Water sport enthusiasts will be in their element as The Lee Valley white water rafting centre is easily accessible by car.

Surrounding towns including Epping, Buckhurst Hill, Wanstead, and Woodford are all worth visiting as they house high-class restaurants that should be booked in advance.
