"The garden was in need of upkeep & we couldn't get the AGA to work even though the owner sent a video."
The downstairs shower was nice but it was impossible to keep the floor dry. However we enjoyed our stay but didn't realise how close it was to such a busy road so parking was a real issue.
Firstly I’m glad you enjoyed your stay. It’s ashame their were a few issues noted, we do always reach out to guests before arrival and are available through out the stay if their are any issues. The garden has been tricky this year due to the weather it is pretty much the same as the photos, we cut the shrubs back twice per year and the grass is cut regularly although the weather has been as issue on odd occasions this year. The AGA is an old fashioned 1974 AGA fully service annually, we don’t leave this on as it costs a lot to run and isn’t environmentally friendly. It’s not for everyone, hence why we installed a Bosch electric oven and have a plug in elect hob, microwave grill, electric slow cooker and steamer all installed in the cottage incase people struggle with the AGA it can take a couple of attempts to get going but it works fine you just need appreciate this not a modern cooker and most AGA don’t start first time every time. The shower was upgraded 12 months ago when we replaced the boiler, it’s a power shower possibly a bit too powerful hence it does cause a bit of spray onto the tiled floor at times, there are extra bath towels in this room and we don’t often get complaints as the shower is an addition not shown in the property spec, most appreciate the upgraded room. Their is parking for three large cars on the drive plus a large pub car park just across the road at the SWAN. If you speak with the pub they are normally fine with you parking there we can speak to them directly if guest need an extra space. There are also 10% discount vouchers for the pub food and drink in the cottage for guests to use. Property Owner

"We really enjoyed our stay at Oakapple in early March."
We were a family group with two grandparents, four younger adults, a dog and a toddler. Although the weather was not on our side, the garden looked welcoming and was secure. It has all the attributes for a barbecue in the sun when the warmer weather arrives. The inside of the house is comfy and not too fussy. There is plenty of everything (glasses, towels, cutlery etc) for 9 adults. The conservatory at the back of the house is big and roomy. Unfortunately the cool weather meant that it was not always warm enough to be able to comfortably sit in it for long. We can recommend Oakapple Cottage for a family getaway.

"We had issues with boiler throughout stay."
had to reset it several times a day to get any heating. this really needs looking at by the owner and its not acceptable for guests to have to keep faffing about with it as constant faults flashing throughout the day. there were pots left in dishwasher many of which were still dirty we found slugs in kitchen every morning- i know its an old house but some copper tape around kitchen side door would stop that. there were rats in the garden ( around the side)- we opened the kitchen side door near utility and we saw two in what looked like the old coal shed- you need to put something down to get rid of those. filthy stained bath upstairs which was unusable- no one wanted to sit in it. the slope down from gate to conservatory covered in slime so one elderly person in the group slipped quite badly walking down it the shower room downstairs basically flooded whenever anyone used the shower- needs a longer shower screen or some kind of run off point. trying to get in and out off the main road was a challenge in the cars. sorry all so negative but for what we paid we expected a better maintained holiday house- all the ones we've rented from Sykes in the past have been perfect. sadly not this one.
Hi there, We have had the property on with Sykes for three years and this is the first time we have had such list of issues which does raise a few questions to us. We weren’t made aware of any ongoing issues other than the boiler was off on arrival, we spoke to guest and made it clear in addition to the welcome note to call or message if they had any further issues. The heating going off was noted by guests we called them and they had reset it. We told the guest to contact us directly if there was an issue. We had no contact beyond that first point hence how can we resolve this without knowing it had just tripped off. We haven’t had an issue with any of the previous guests over Xmas / New Year … hence we weren’t aware this was a big issue and we would have got someone in to sort this if we knew. Many issues never been noted by other guests, but we will look into them, the Dishwasher is possibly an oversight, but this is the first time we have ever had an issue. Ultimately we do appreciate the boiler may have affected the stay, we can’t however do anything if guests don’t contact us until after the stay. Thanks Property Owner

"A beautiful cottage, literally a couple of minute’s walk away from the forest."
Loads of space for a large family or a friendship group. We actually spent all our time in the large conservatory and garden and only went into the front room/snug on one occasion, and the dining room a couple of times to play board games, but we were blessed with the weather and I imagine the living room with a very large wood burner would be amazing in colder months. The house was really well stocked, with everything you could possibly need for a comfortable stay; the owners even left us a bottle of fizz and a tub of choccies, which was a lovely thought. There were plenty of lovely quality toilet rolls too! I know this seems an odd thing to comment on, but so often we go to a property that has frankly cost a considerable sum, to be left with a couple of cheap rolls for the whole week! Bedding and towels were luxurious and smelled lovely and fresh and clean, and the beds and pillows were comfy. I personally didn’t like the position of the bed in the master bedroom, as one side was against the wall - fine for youngsters with sturdy bladders, but middle aged ladies such as I, who need to get up for a pee, have to either wake up the other half, or clamber over them! A minor gripe, however, and one which won’t affect the majority of people! The garden was beautiful, and our dog absolutely loved it; he particularly enjoyed having cool shady spots to lie when it got too hot, but there was plenty of sun all day. It was large and completely secure, and there were a couple of relaxing sun loungers in addition to the garden table and chairs. We loved the games area with darts, pool and air hockey; our only tiny niggle was that it wasn’t lit, so as these evenings are now drawing in quickly, we were unable to play as often as we’d like. The location is great, as mentioned previously, almost in the forest, and only 20-30mins away from beautiful beaches. The village centre is only 10 mins walk, and there is a great selection of eateries and all the usual shops you would expect/need. The Swan pub is literally across the road, and is good for drinks but many better places to eat in town (in our opinion). The owners were in contact and were very responsive, but as they had thought of absolutely everything, there was nothing that we needed. We chose this area randomly, based on the pictures of the house, and I’m really glad we did, we had a lovely stay and would definitely recommend both the location and this specific property. "The house was perfect for a family reunion to celebrate some special birthdays."
The welcome gifts for Easter on arrival was a lovely touch. Thank you! The house had all the facilities we needed, plenty of socialising and dining space for 9 of us. We couldn't get the aga going but the portable electric hob and rice cooker worked out well. Our only slight problem was the house is on a busy main road and the kids found it difficult to sleep in the front bedroom but this was a minor issue. The house is in a great location, a short walk to Lyndhurst where there are pubs, restaurants and supermarkets and some lovely quaint little shops. Thanks for a lovely stay!

"We had a lovely weekday stay in the New Forest."
A lovely cottage with excellent facilities. The lounge was snug with the wood burner in winter. The kitchen facilities were excellent and the kids enjoyed getting to grips with the AGA. We enjoyed the garden and the pool table. Beds were very comfortable and we had enough luxury towels to enjoy the roll top bath. Conveniently located near lots of dog walking opportunities, and opposite the pub which does excellent wholesome food. Thank you for having us.

The aga made the kitchen lovely and warm, as was the central heating. Gorgeous bedding and good space in bedrooms. Lots of useful kitchen appliances and plenty of crockery. Could do with Serving Spoons but that was a tiny 'want' really. Great to have the conservatory to put walking boots and buggies in But during 'warmer' weather, it must be a lovely seating area. Garden was just right with lots of birds too. Great to be opposite the Swan Pub, who had a good menu and catered for our little Grandchildren very well. The whole stay at Oakapple was fab, especially as we had 3 babies and a dog and 6 adults. Walkable to Lyndhurst which has interesting shops. Oakapple Owners very caring of our needs. Happy enjoyable stay. Thank you.

Set in Swan Green, just outside the peaceful village of Lyndhurst, within the magnificent New Forest National Park, is Oakapple Cottage, an 18th-century detached property, ideal for a large family or friends gathering in Hampshire, with the coast and picturesque countryside of the national park both within easy reach.
Originally Swan Green Tea Rooms, the property was formerly a café owned by the Dalton family, popular with walkers and coaches, with an emphasis on the care of coach drivers.
The café was a great little spot to refresh and enjoy the countryside air, and it is still a place for holidaying folks to recline after exploring the local area, without the café of course, but instead with a tasteful space for guests to stay.
Arriving at the property, there is parking for three cars on the spacious driveway, so unloading your belongings couldn’t be easier.
Unwind with a glass of wine and your favourite book in the homely and contemporary sitting room, which features a beautiful period cast iron fireplace as its centrepiece and opens into the snug, where you can relax and enjoy the glow of the warming woodburning stove.
