Consequently we had difficulty getting key arrangements. We eventually established contact with a relative via Sykes. The area we were told to park was occupied. The hot water was switched off and the internet kept failing throughout the holiday. We needed that feature to keep in touch with out daughter travelling in Fiji. Care workers kept knocking on our door by mistake, and vans often blocked the driveway. Aside from the perhaps understandable issues the Cottage was great for our main purpose, new forest cycling, the location is beautiful and the Garden was lovely . However, individual circumstances for the poorly owner unfortunately did cause us disruption . Eg, having to drive to cafes to get any internet, and sometimes being unable to get our car in and out.

  • "We had a comfortable and cosy stay at Brock Cottage."

The owner Sue is in the house next door and was very welcoming and helpful. It's in a quiet location and has everything needed for a relaxing holiday. The entrance is a wonderful big room for muddy boots and wet coats. Also downstairs is a kitchen diner with patio doors onto a lovely secluded garden. A cosy sitting room with views across the countryside, a bedroom with a view into the garden and a bathroom are reached by the stairs which are quite steep. The cottage is ideally situated for exploring the New Forest, we mostly left the car behind in the area in front of the house which is very secure, and headed off into the local countryside (OS map OL22). It's ideal country for cyclists and walkers. Lots to see and do in the area. Across the road, beyond Hatchet Pond the remains of a WWII aerodrome are still evident on the landscape if local history is of interest. The National Motor Museum at Beaulieu and Exbury Gardens are a short distance away. We took a trip to nearby Lymington, a charming little town on the river. The Turfcutters Arms in East Boldre is an excellent pub with a wonderful atmosphere and great beer and food. Highly recommended. There is also a small shop in East Boldre for odds and ends. It has moved to Chapel Lane from the main road. Otherwise, there is Tesco at Hythe for shopping.

  • "We loved the location with direct access to the forest, and to lots of interesting places in Hampshire."

The views were wonderful. The landlady lent us her parking permit which was useful. However we were very disappointed with the accommodation. The cottage was very cold on arrival, looked tired, with old carpets, curtains, and a blind in the kitchen which fell apart. The bedroom in particular was unwelcoming. The bedding was old, the mattresses and bed base equally old and stained, and the whole room had an unpleasant musty odour. We had no WiFi until Monday evening, when we were finally given the code. You would expect a welcome pack, but there was none. We noticed there was a leak under the kitchen sink, and had to use the washing up bowl to collect the waste water. We reported this, but nothing was done. We cannot believe that this is a 3 tick accommodation!

Well equipped kitchen, good shower and comfortable beds. The owner Sue is one of the nicest ladies I have ever met, who is so kind and friendly. Boris, Sue's little dog is an absolute joy, he made me smile every day. The only downside was the heating let us down on cold mornings. Although Sue did all she could to get the radiators hot, it still failed. Perfect location for Hatchett Pond where we were lucky enough to spot lapwings, great egret, muted swans, swifts, oyster catchers and many species of dragonflies and damselflies! Seeing the ponies, cattle and donkeys every day was a dream. Beautiful area in the new forest and would definitely recommend a visit.

The coastline is only a few miles away and there are so many walks and places to visit. We were a bit worried about the "steep staircase" in the property and whilst it took a bit of getting used to, there was a good strong handrail, and with both the sitting room, bathroom and bedroom upstairs, there was no worries about having to negotiate it at night-time.
