"Cottage was clean and comfortable and everything worked."
It is in a lovely location, both for the immediate surroundings and for access to all parts of the New Forest.
-
"We miss sue and boris not the same without them."
The garden was rather over grown but because the owner wasn’t able to be there that is understandable we’ve been a few times and enjoyed it
-
"The lady owner was taken Ill prior to our arrival so I don’t want to be harsh."
Consequently we had difficulty getting key arrangements. We eventually established contact with a relative via Sykes. The area we were told to park was occupied. The hot water was switched off and the internet kept failing throughout the holiday. We needed that feature to keep in touch with out daughter travelling in Fiji. Care workers kept knocking on our door by mistake, and vans often blocked the driveway. Aside from the perhaps understandable issues the Cottage was great for our main purpose, new forest cycling, the location is beautiful and the Garden was lovely . However, individual circumstances for the poorly owner unfortunately did cause us disruption . Eg, having to drive to cafes to get any internet, and sometimes being unable to get our car in and out.

"We had a comfortable and cosy stay at Brock Cottage."
The owner Sue is in the house next door and was very welcoming and helpful. It's in a quiet location and has everything needed for a relaxing holiday. The entrance is a wonderful big room for muddy boots and wet coats. Also downstairs is a kitchen diner with patio doors onto a lovely secluded garden. A cosy sitting room with views across the countryside, a bedroom with a view into the garden and a bathroom are reached by the stairs which are quite steep. The cottage is ideally situated for exploring the New Forest, we mostly left the car behind in the area in front of the house which is very secure, and headed off into the local countryside (OS map OL22). It's ideal country for cyclists and walkers. Lots to see and do in the area. Across the road, beyond Hatchet Pond the remains of a WWII aerodrome are still evident on the landscape if local history is of interest. The National Motor Museum at Beaulieu and Exbury Gardens are a short distance away. We took a trip to nearby Lymington, a charming little town on the river. The Turfcutters Arms in East Boldre is an excellent pub with a wonderful atmosphere and great beer and food. Highly recommended. There is also a small shop in East Boldre for odds and ends. It has moved to Chapel Lane from the main road. Otherwise, there is Tesco at Hythe for shopping.

"Brock Cottage is a welcoming, peaceful, comfortable cottage, with really nice views of the New Forest countryside."
A great place to stay, conveniently located for visiting many of the attractions of this outstanding area.
-
"Another very comfortable stay at this cottage."
We particularly appreciate the secure parking and enjoyed the daily visits from Boris, the owners little dog. The owner is always on hand should you experience any issues with the property. Plenty to see and do in the area.
-
"We loved the location with direct access to the forest, and to lots of interesting places in Hampshire."
The views were wonderful. The landlady lent us her parking permit which was useful. However we were very disappointed with the accommodation. The cottage was very cold on arrival, looked tired, with old carpets, curtains, and a blind in the kitchen which fell apart. The bedroom in particular was unwelcoming. The bedding was old, the mattresses and bed base equally old and stained, and the whole room had an unpleasant musty odour. We had no WiFi until Monday evening, when we were finally given the code. You would expect a welcome pack, but there was none. We noticed there was a leak under the kitchen sink, and had to use the washing up bowl to collect the waste water. We reported this, but nothing was done. We cannot believe that this is a 3 tick accommodation!

"Ideally situated, clean and comfortable."
-

The host was very attentive and looked after us well.Could not have a better host, average lovely lady.
-
"This was our fifth stay at Brock Cottage."
We keep coming year after year! It's a great location for visiting all that the New Forest has to offer. Very cosy and friendly atmosphere, provided by the onsite owner (Sue) and her adorable dog (Boris). We start to relax as soon as we open the door.
-
"This was our second visit to Brock Cottage, we had a great stay, we love the peace and tranquility ."
Sue is a lovely and welcoming host, we will stay again. Steve & Jane, Isle of Wight.
-
"Absolutely loved our stay Sue made us feel comfortable and very welcome."
The cottage is central to the New Forest so it is easy to get anywhere. The cottage is situated in the most beautiful surroundings. We will come back next year.
-
"Accommodation was clean and comfortable, Boris the owners dog is very friendly, came to see us everyday."
It was Just a shame about the dog mess over the garden, which I had to pick up over the 3 days we where there.
-
"Really lovely little cottage, with a beautiful garden full of butterflies!"
Well equipped kitchen, good shower and comfortable beds. The owner Sue is one of the nicest ladies I have ever met, who is so kind and friendly. Boris, Sue's little dog is an absolute joy, he made me smile every day. The only downside was the heating let us down on cold mornings. Although Sue did all she could to get the radiators hot, it still failed. Perfect location for Hatchett Pond where we were lucky enough to spot lapwings, great egret, muted swans, swifts, oyster catchers and many species of dragonflies and damselflies! Seeing the ponies, cattle and donkeys every day was a dream. Beautiful area in the new forest and would definitely recommend a visit.
-
"A footstool in the lounge would be nice as would a spare toilet roll or two."
Mrs De Salis was most helpful.
-
"We had a wonderful stay at Brock Cottage."
Sue was a great host. Very friendly and obliging. Boris , her dog was so friendly too. We were in the best position for seeing all the best sights too. I’d highly recommend this cottage and we will be going back !
-
"Excellent well maintained property."
Our host was absolutely charming, nothing was too much trouble, Property well situated for visiting all aspects of the New Forest. Boris the dog was an exceptional guard dog. We would certainly recommend this property to anyone considering staying there
-
"Sue our host was charming and for us as cyclists the property was in an ideal location, being only a few minutes cycle to enjoy the New Forest cycle trails."
The property has all you need for two people, clean and comfortable, kitchen well equipped, and a really really comfortable king size bed! Parking is secure behind electronic gates and there is also a lovely garden to relax in after all the trails. We will definitely be back!
-
"Comfortable and roomy with a lovely garden in an ideal location for exploring the forest and the coast ."
The nicest property we have stayed in and a warm welcome.
-
"Nice lady owner VERY friendly dog !"
! intermittent Wi-Fi signal and heating hit and miss, very comfortable bed and a nice area for a holiday ( and not a good area for phone signal ) safe and secure property behind electric gates with ample parking, easy reach to get to a nice area of beauty and interesting places
-
"This was our second visit Brock Cottage and will definitely be paying another visit."
Ideal location with an abundance of walks on the doorstep. The owner was very welcoming and helpful and Boris the dog was a delight. Roy and Eleanor
-
"We thoroughly enjoyed our stay."
Everything was as promised. The cottage is well placed for visiting all areas of the New Forest.
-
"A delightful cottage in a lovely place with the added benefit that our landlady did everything possible to make us feel welcome and relaxed."
-
"We were delighted with our stay , the owner Susan was very helpful and made us very comfortable."
The views over the forest are amazing and it is great to be able to walk out into the countryside from the cottage. Fantastic.
-
"A repeat visit to Brock Cottage and another very enjoyable stay facilitated by the owner, Sue and her little dog, Boris."
Very peaceful, cosy, relaxing and only a short drive from local attractions and ideal for walks in the Forest.
-
"The cottage is very cosy and homely, and the garden was lovely and spacious."
The owner was very welcoming and helpful. It was great to be able to go out of the gate and walk for miles without having to use the car. As well as walking, we visited Lymington, Lyndhurst, Hurst Castle, Blackwater Arboretum. We were extremely lucky with the weather - 7 days of no rain! It might be worth mentioning the stairs were quite steep and narrow. The lobby area was very useful for keeping the coats and dirty walking boots etc.
-
"No problems with anything clean comfortable and very homely easy access to anywhere lovely walks nearby"
-
"Lovely cottage with lots of character."
Nice to have owner Susan and Boris her cute little dog next door. Superb sunny private garden with plenty of shade, if required. Beautiful location with the New Forest right outside gate. Will definitely be returning next year. Sunsets from lounge were amazing. We did lots of walking and cycling plus plenty of relaxing. Fantastic week.
-
"My husband and I stayed in Brock cottage for 5nights, pretty cottage in good location, beautiful grounds very relaxing Owner Sue very friendly she has got a sweet little dog called Boris who came round to see us every day, the forest great for walking and biking certainly would recommend it."
-
"We have just returned from a lovely weeks stay in Brock Cottage."
Sue the owner was very welcoming. The cottage itself is very comfortable with great views, spacious rooms and a very well equipped kitchen. It also has a lovely garden which is very private. We also had visits from the owners little dog Boris who was adorable. Thankyou Sue and Boris for a lovely week, hopefully we will be booking with you again.
-
"Superbly located cottage open to the Forest."
Owner very helpful. Nothing too much trouble. To enhance a stay here we would suggest a couple of lounging chairs for the garden (sitting on hard wood chairs to read was not very comfortable). Also perhaps a small sofa in the kitchen/diner to make more of a day room (we had friends visit for a few hours and there were only 2 chairs to sit on).
-
"This was a lovely little holiday cottage for two and had everything that you needed in the property."
It is very central and you can get to loads of places within half an hour of the property. It has a lovely outlook over the moors and hatchet pond is great for a walk. Sue was lovely and boris the dog came to visit everyday. We had a very relaxing week.
-
"The cottage was as described and clean."
Sue, the owner, was very hospitable and Boris, her little dog was delightful. We enjoyed our week in the New Forest, The only think that we missed was Wi-Fi as the mobile coverage in the New forest was not great.
-
"Cottage was ideally situated to get around the area."
It was spacious and had beautiful outlook over the heathland. Would definitely return
-
"Comfortable and relaxing cottage in a good location."
We hope to return.
-
"A very comfortable cottage."
in a beautiful location with plenty of flat walks from outside the door. The owner and Boris the dog were charming and very helpful. We would love to return—thoroughly recommended.
-
"We stopped at Brock Cottage in the New Forest."
Sue who own's the cottage was very welcoming and nothing was to much trouble for her. She did have Boris her dear little dog who was so friendly and we looked forward to him coming around to see us when we got back from going out to explore the beautiful area, it was also a great thing to be able to look out of the front window to see the ponies and donkey's grazing on the grass, also there is a beautiful back garden where we saw a pheasant running about, so if you want a relaxing holiday give this place a try.
-
"Sue the owner is great, friendly and very helpful."
She has a lovely dog Boris who pops over, but Sue did check we were ok with him popping over. The accommodation is great, had all we needed and parking, we cook ourselves a lot and found the facilities good. Great view of the sunset and ponies from the living room window. It is in a great location between Beaulieu, Lymington, Brockenhurst and near the Car Museum. Great walks through the forest. Would definitely recommend here, and hope to return.
-
"Brock Cottage is so cosy and perfectly located for exploring the New Forest."
It is clean and comfortable with great views across the garden and the heathland. The host (and her dog) are friendly. The kitchen is well equipped and the entrance has storage for bikes and the ideal place for leaving muddy walking gear. We had a lovely stay, have already recommended it to others and are considering a repeat visit.
-
"Very cosy and comfortable, well equipped and furnished property."
Ideally placed for all the attractions the New Forest has to offer. Owner and her four legged companion Boris are lovely hosts. We are sure to be making a repeat booking.
-
"Lovely break."
Lady owner was brilliant and ensured cottage was continually pheated as weather was chilly. Really comfortable, clean accommodation. Beautiful area and will return in the future. Can't rate the Lady owner (Sue) enough, really looked after us. Boris, (Sue's dog) befriended me too!
-
"We thoroughly enjoyed our stay at this cottage."
Note for Sykes: The listing did not show us a picture of the shower room which did cause us concern when deciding on the property. In the event it was absolutely fine.
-
"This cottage is positioned perfectly to enjoy the New Forrest, everywhere very east to get to, very relaxing Sue and Boris gave us a warm welcome, we will certainly return."
-
"This was our second stay at Brock Cottage and we enjoyed it just as much as the first."
Sue is a lovely host and we had plenty of visits from Boris the dog. The cottage is very comfortable in a beautiful location, with walks into the forest from the doorstep. We are already planning our next visit!
-
"What a super cottage in a beautiful part of the world."
Just outside the gate is common land, where ponies are grazing. Sue, the owner, is lovely, and so helpful and the cottage is very clean and well equipped. We had a wonderful week with plenty to do, and we hope to return. This is a little gem.
-
"Absolutely superb cottage, detached, large parking area behind secure gates, huge secret garden, and grounds to wander in, and Boris the dog came in for breakfast, and tea every day."
Superb vista from the lounge window, very cosy indeed. We will be staying again.
-
"The cottage was in an excellent location for walking out into the forest or a short drive to the coast."
Loved the view from the upstairs lounge window across the heathland where we watched the animals grazing. The landlady was very sweet and attentive and helpfully put on the central heating in June to dry us out after a particularly wet walk! Even the property’s garden is fabulous……..we would have used it more had it rained less!
-
"Very warm and cozy spot for a winter break."
Really comfortable and welcoming place for two of us to hang out and sleep in comfortable beds. We do a lot of outdoor activities so fantastic to have the large porch area where we could keep stuff safe and dry. Also, we were kindly allowed to use the boiler room to dry some of our kayak and bike kit. Kitchen facilities great - so saved a lot of money and hassle finding places to eat out. Great farm shop 10 minute walk away. Having said that, we enjoyed the 20 minute walk to the nearest pub with huge food portions and crackling fireplace (taking lights to guide and protect us on the road)
-
"The cottage is in a fantastic area of the New Forest, with walks into the forest from the doorstep and Hatchett Pond just across the road, with stunning sunsets."
There are often ponies and donkeys right outside the gate. Walking into Beaulieu takes about 20 minutes, and although there is a footpath for most of the way, there are small parts of road walking with no pavement (there is a grass verge). The cottage itself has everything you need and is very comfortable, we felt totally relaxed and slept better than we have done for years. The owner lives next door to the cottage and is very helpful, you are also likely to be visited by her friendly dog, Boris. All in all, we had a great stay at Brock Cottage and wouldn’t hesitate to stay there again.
-
"Very peaceful location."
Walks from the door. Will definitely go back.
-
"Basic but comfortable."
Very nice host. Very convenient for the forest walks and easy access to Lymington and Beaulieu. What a treat to be given a car parking contract. Weather was a bit disappointing but not your fault.
-
"Brock Cottage is superbly located overlooking Hatchet Pond just outside Beaulieu."
Cosy and comfortable with all required equipment and facilities. Friendly welcome from the owner, Mrs de Salis and her dog, Boris. Reasonable meal to be had at Turfcutter's Arms in East Boldre. One note, not a problem for us but the stairs in the cottage are rather steep with narrow treads for those who might find that a difficulty
-
"A wonderfully cosy and comfortable cottage, with lovely views across Hatchet Pond and open heathland."
A perfect and peaceful location for our autumn break. We hope to return next year.
-
"The location of the cottage for cycling, walking and fishing was excellent and the views wonderful."
-
"Absolutely perfect cottage in a truly amazing location."
We wanted peaceful and beautiful and received both. Ours hosts Sue and Boris (the cutest doggy) were great company and made us so welcome, nothing was too much trouble. The cottage is well equipped for those choosing to cater for themselves and the property was spotless. Highly Recommend. Thank you Sue and Boris, we'll be back.
-
"The Cottage was in an excellent position to explore the New Forest but was a little tired and not very well equipped."
However, we would go again.
-
"No phone signal anywhere near the cottage."
Mrs details friendly and helpful Boris the dog a real character beware of the animals roaming everywhere
-
"The cottage is in a great location for walking, cycling and visiting places in the New Forest and has all the facilities required for a long or short stay."
Great views from the lounge window and secluded back garden for sitting out. The wi fi was a bit hit and miss but that's probably due to the area and also the tv signal wasn't very good in the lounge for BBC but was OK in the kitchen. This didn't worry us as we didn't spend any time watching tv. We would recommend this cosy cottage.
-
"The cottage is beautifully situated beside Hatchett Pond a very relaxing spot to visit."
Also the cottage garden is gorgeous.
-
"Very relaxing due to ambience of surroundings, central to lots of places in the ..."
Very relaxing due to ambience of surroundings, central to lots of places in the New Forest , Coast and villages very cosy on chillier nights

-
"Excellent cottage one of the best we have ever had."
Lovely views from the windows over the New Forest and very close to the coast and amenities.
-
"Great location, walks straight from the door."
Short walks to the pub (good food), farm shop and Beaulieu.
-
"What a perfect location for great walks."
So peaceful . It's nice to see wildlife free to walk the lands. Can't wait for a return visit
-
"Brock cottage is in a lovely area for exploring the new forest."
The cottage was comfortable and the owner lives next door and was really helpful and recommended all the best places to visit. We had a fantastic time and will definitely return for a second stay. Thank you Sue and Boris for a fabulously lovely holiday.
-
"The cottage is perfectly placed to explore the New Forest and surrounding area."
It is right in the forest as opposed to being on the peripheral with heath land and woods right in front of us. The proprietor who lives next door was very pleasant and helpful and made our stay very enjoyable. The cottage is like an upside down house with the kitchen downstairs and the living room, bedroom and bathroom upstairs. There is a rather steep set of stairs going upstairs and rather risking spilling a cup of tea on the stairs we for the most part 'lived in the kitchen' which was fine only going upstairs later in the evening. Overall the holiday was great and we thoroughly enjoyed it.
-
"Brock Cottage is a wonderful, peaceful and relaxing setting just in the right place to explore the Eastern part of the New Forest."
It is very comfortable and cosy as well as quiet. The garden is glorious. The kitchen is well set up for a meal at home with patio doors open and a glass of wine. The owner is lovely and very helpful.
-
"The Cottage was in a lovely location with open views to the front and was very comfortable and roomy."
We had very hot weather but the house kept quite cool. The owner living next door was very helpful with advice on where to visit. It was so nice being able to sit outside in the lovely secluded garden and to see New Forest ponies from the lounge window. The location was good, not far to many interesting places and we had some good walks on the coast and in the forest.
-
"The location of the cottage was excellent , the cottage and the gardens are marvellous , but most of all Sue and Boris were superb hosts."
Thanks again to Sue . Must highly recommend there cottage.
-
"The steep stairs should be emphasised"
-
"We have had another lovely week staying at Brock Cottage in Beaulieu."
Mrs De Salis, the owner, is a lovely lady and a perfect host, along with her dog, Boris. Brock Cottage is in an ideal spot and there are lovely places to see and visit. The cottage is very cosy and is lovely to go back to after day's out sightseeing. We especially like Lymington and the market which is held every Saturday down the High Street.
-
"Brook Cottage was the ideal cottage for the two of us and within a few hours we felt very much at home."
The owner Sue, and her right hand four legged helper, Boris were both delightful. The garden at the cottage was lovely and the cottage's position in the New Forest ideal. An excellent position for sightseeing. We extended our sightseeing as far as Bournemouth and Chichester as well as the lovely villages and towns in the New Forest. Several highlights including Lymington, Christchurch, and Bolderwood Arboretum. Sue recommended a couple of places to visit and they were excellent, especially Exbury Gardens. At various times throughout the day, everyday, we saw ponies, donkeys and cattle just metres from the cottage. For a brisk stroll around Hatchet Pond you need only walk a few metres as it is over the road. We have used Sykes many times and again they have given us a home away from home. A big thanks to Sue and Boris. Jim and Jennie
-
"Lovely comfortable cottage, beautiful garden and lovely views from living room window, ponies everywhere."
Lots to do in the area, forest and coastal walks. A warm welcome awaits you on arrival.
-
"The cottage was lovely and in a beautiful area."
We had a very warm welcome from the owner and she was very helpful with information about the area. Had a lovely holiday and would recommend.
-
"Fantastic place."
The owner Sue was very helpful and her knowledge of the area was very useful.
-
"This is the 6th year (may be 7yrs) that we have stayed at Brock Cottage, we feel it is almost like being 'at home' Sue & Boris (super dog) always make us most welcome, now looking forward to booking up for 2018."
-
"The cottage was delightful and the location offered easy access to the Forest, sea and historical cities."
The cottage is situated in a very rural setting and is in a lane just off a good road system. It is very quiet but has all the amenities needed to make a holiday a great success. It also has a secluded garden with seating areas. A most helpful but not intrusive host sets the seal on this lovely holiday cottage.
-
"We had a very good week staying in Brock Cottage in the New Forest."
Mrs De Salis, who owns the cottage, was lovely and a perfect host and also her dog Boris! The cottage had an amazing garden and the cottage was comfortable and clean. The cottage is in an ideal area of the New Forest with plenty to do and lots of eating places. Lymington Market was delightful on a Saturday morning and you can also go on the ferry from Lymington to Yarmouth in the Isle of Wight. Milford on Sea is good for a walk along the paths and you can also get the ferry from Hythe to Southampton.
-
"The Wifi was a little unpredictable, but for us this wasn't an issue as everything else was perfect & the owner was so kind, friendly & helpful."
-
"Superb location, Owner was lovely and very helpful."
It was great to see New Forest ponies on the heartland as you pulled the curtains each morning, and to walk around the local pond, and among the gorse and heather, in the evening, with ponies and donkeys everywhere. The coastline is only a few miles away and there are so many walks and places to visit. We were a bit worried about the "steep staircase" in the property and whilst it took a bit of getting used to, there was a good strong handrail, and with both the sitting room, bathroom and bedroom upstairs, there was no worries about having to negotiate it at night-time. The bed was also very comfortable. We will definitely return to this property.
-
"Had a lovely holiday at brock cottage ,lovely location spotlessly clean."
Beautiful gardens and very comfortable but the internet did not work all week which we did need, sue the owner did try to have it fixed but did not succeed
-
"The cottage was just perfect for a relaxing break, we had everything we needed and the owner Mrs S De Salis was very welcoming and made sure we had everything we felt at home in this lovely accommodation."
-
"Relaxing lazy holiday in a comfortable cottage in a quiet location was ideal thank you"
-
"The owner was very friendly and helpful."
She gave us many recommendations for exploring the nearer environment and good hints for day trips in the area. Stonehenge and Salisbury or the park Stourhead are really a visit worth. A trip to the Isle of Wight could be another option. The cottage is very cozy. It's a quiet place for relaxing. The New Forest with its beautiful landscape and the wildlife is really amazing.
-
"We have had holidays at Brock for the last 4 years & have booked for 2017."
