"Disappointed not to have internet available."
Didn’t realise there was no hair dryer either. The seat on the toilet was wonky and several light bulbs had fused. Didn’t try the radio or the dvd player, so can’t comment on those. I felt that as it was a large estate it would have been useful to know whether the accommodation was in the south/north/east. Took us a couple of circuits to find.
This property is not advertised as having either wifi or a hairdryer.
If you had contacted the management team they would have replaced light bulbs asap.
Having just checked the directions to the property issued to all guests it quite clearly states:
'Follow signs to North field'

"On arrival we thought the house was lovely, and it is."
I think it would be considerate if you mentioned the park rules for people before booking. The house is listed as ‘family friendly’. Upon arrival we read the rules for the park which state that children are not to make a ‘nuisance of themselves by not playing football or riding bikes’. If we had known this, we probably would have looked elsewhere considering we have two young energetic children. The house itself is nice and plenty of kitchen utensils etc, just a shame about the rules that were not shared prior to arriving.
Wow, I cannot believe I am reading this! Why would any parent 'complain' about a polite request not to allow their children to be a nuisance to other park users.
Surely this is 'common courtesy?? and really they should not need to be reminded of this.
I have let this property for 8 or so years to numerous families with children of all ages but, this is the first time any parent has complained about the fact that their children should behave and show respect to others.

"A lovely little bungalow with beautiful views."
It was clean and comfortable. Facilities had all you needed. T.v could have been bigger. Internet Wi-Fi poor. The direction needs to be clearer as we first went to wrong cottage. Found it in the end by asking directions. Overall a lovely place to stay and would come again. Definitely recommend thank you!

"Roebuck Retreat is a nice bungalow with a lovely modern kitchen and a range of comfy chairs in lounge area."
There is an enormous patio with good views over the countryside. However, it was let down by the fact that the combi boiler hadn't been checked, it had lost working pressure( the gauge was showing zero pressure) and needed repressurising (a 5 minute job). Sykes only give a landline phone number for contact with their emergency team, not much good if you are deaf like we are but we texted my son at home to contact them but apart from saying they would contact the owner and providing a mobile number for the housekeeper ( which we sent a text to but no reply from her) NO ACTION or prompt help was done. In the end as we have a combi boiler ourselves and know how to set the pressure we did it ourselves so we could have hot water. We are home now and its eight days since we texted the housekeeper and still waiting a reply. If we had not known how to reset it we would have been without hot water for the whole weeks holiday. We were initially reluctant to reset boiler as it is not ours and did think of asking my son to call out an emergency plumber as we had not heard back and still haven't from the housekeeper. The lack of WiFi and the very small tv are unusual as most holiday lets we have stayed in in the past provide a full sized TV and WiFi. The arrangement of the way one bedroom and bathroom doors open into hall while the other two open into the rooms takes getting used to. The bathroom has a shower over the bath running off a mixer tap, the taps were difficult to operate to get the shower running at the right temperature, in fact all the bathroom taps could do with replacement washers if not outright replacement. The external door locks could do with a shot of WD40 so they operate smoothly while the front door handles look ready to pull out of their housing. There is an infestation of ants under the patio doors. The duvet on the double bed was winter weight and that on top of the memory foam mattress made for hot uncomfortable nights. The bedroom curtains could do with black out linings as the sunrises early and floods the bedrooms with light The roads leading to the property are unmade and make for a bumpy ride especially over the speed humps. The property is also quite remote and there are no local shops within walking distance, not even a general store on the site. Finally, there is a lack of storage for suitcases, not a problem if only 2 people staying as they can use the second bedroom. The owner has stored large bags on top of cupboard in hall and bedding on the top of the "open" wardrobes in the bedrooms. To sum up, Sykes need to get their act together regarding emergency repairs, the owner needs to leave a mobile contact number for the same reason. It does not help that currently check in times are after 5pm ( a hangover from Covid, in theory properties needed to be cleaned, disinfected and aired ), a check in time of 3pm would give more time to fix any problems found upon arrival.
I will try and address most issues but, some are your personal preference i.e., the way the doors open and the weight of the quilts - lightweight covers are provided as an alternative.
Beyond owner remit - roads (highway agency) & site shop (park owner) though details of the nearest one is made clear in the property description.
Check in time is after 4pm.
WiFi: not advertised as having wifi but mobile reception is good enabling use of mobile data.
Storage: plenty available under the beds - guests are not encouraged to put suitcases on top of wardrobes/cupboards for health & safety reasons.
Not sure why there were issues using smooth running lever taps in the shower.
Boiler: guests are asked to kindly switch off all possible electrical appliances to help keep electric costs down. Unbeknown to the housekeeper the previous guest had included the boiler - one of those unfortunate things. Such a pity when not getting response from the housekeeper - who has confirmed no text was received on her phone - that contact was not made to myself via Sykes. Had this happened I can assure you someone would have been there within minutes.
Ant infestation under a property that sits on concrete with no 3rd party verification or photos provided???
I will ask my housekeeper to check the doors for any damage that might have happened during your stay.

The only thing that I had seen was that one of the panels on the balcony was not secure, if some pressure was placed on there someone could hurt themselves as it was only held with some plastic zip ties. Everything else was fantastic.

When we arrived at the site via the new entrance we had difficulty in locating No 2 as there are four No2s. More detailed location of the property is needed. We found double bedroom small, and had to use twin room for storage. It would have been crampt for 4 people. Otherwise had a good holiday. WiFi would be a bonus for this property

"Problems with the property on arrival were that I needed to find the hoover to get rid of the hair on the floor."
The floor had been moped but hair was left everywhere. Fortunately the hoover did the trick. In addition, the windows were very dirty. During the stay things that became annoying were, 1, loose flooring in kitchen, step on it wrong abs it hurts your foot, 2, patio doors don’t open as they hit the slabs outside, 3, loose and wobbly bath, 4, doesn’t effect use but has a poorly fitted kitchen. The worst thing to deal with was the ant infestation, we had ants coming through/around the patio doors even when shut, and I put any powder down that I found under the sink. I don’t expect to have to deal with ants running through a property that I’m renting for 1 week. Whilst I have no negative feedback for Sykes, and none of the problems above are massive, added all together that property is a mess and should be sorted properly before charging so much for it. Not impressed. I will not recommend staying there.

Bedrooms are a little on small size but adequate. The site operates a one way road system which made the entrance extremely difficult to find. It's a very narrow entrance so better signage would have helped enormously.

There were just a few minor irritations.
We searched but could not find the local info about places to visit and eat at. On day before leaving, we found them = hidden at the back of a shelf which was under the top of the unit.
There were no clear bags for used sheets etc.
There were no cushions for the outside chairs.
There were only 2 dishwasher tablets.
No spare small bin bags.

"Had an amazing week in the isle of wight."
Was a lovely little w holiday cottage. Main bedroom very small but was fine as we were only sleeping in it. Wii fi would be good and maybe a fan or something as got really hot esp at night when we left the window open we got bitten a lot. We braught a fan and made it a lot more comfortable. We would deffinatly return the isle of wight is a beautiful place to visit.

this time we went with our two girls (both shall we say over 50) and your cottage was a success ! !. The size ideal for we four .we had the double bedroom, the girls
The two singles just like when they were little ,and they enjoyed this very much. The bathroom small but adequate just like home in the old days The kitchen/lounge/
dinette large enough for four ,not very small folks to cook in, eat in and chat in and the views towards the sea brilliant. we chatted to the people who maintained the
place and found them delightful.. Well..we had a super holiday. Thanks
