  • "A wonderful property for a large group."

    Good points - reacted quickly to request for locks to be added to back door during our stay (it was unlockable); kitchen well equipped (although sharper knives would be good); property spotless with good quality bedding and comfortable furnishings. Not so good points - instructions to find it not very clear (the pub mentioned is closed and hard to spot); communication in lead up to booking was not great; WiFi a bit patchy. All in all a lovely property and great spot to get away from it all.

  • "We stayed at this property for a big family celebration and EVERYONE loved it."

    The age range was 4-70 and there wasn’t anyone that didn’t have the best time The house is HUGE ( pictures don’t do it justice) and the hot tub is like a swimming pool. The location is beautiful and everything you could possibly need is provided. We are already planning to re book next year and would highly recommend.

  • "I couldn’t recommend this house enough."

    The house itself is absolutely amazing and the surroundings were so so beautiful. The house is absolutely incredible, spacious, clean and just perfect for that get together with friends and family. Everyone one who stayed there said how amazing the house was and it was a honour to stay in such an amazing place with amazing surroundings. With the house being out of the way we felt we could enjoy our time without worrying about disturbing others. I’m hoping I get to go back it was incredible. I also wanted to say how amazing the contact was prior to the venue always answered any questions I had super fast. Couldn’t recommend enough.

  • "Considering all the reviews on various platforms for this cottage, I was nervous before arriving."

    However, it was a good place for a large party to stay and had lots of room for everyone to space out. Positives - the space - lounge was a good size so were the bedrooms, the rooms were clean with sheets and all had towels, bathrooms were clean, kitchen had good amount of crockery/ cutlery/ glasses, quiet and great views. Tesco superstore only 20mins away. Good location. Negatives - refused flexibility for a change of date due to a very serious personal matter so those that could attend had to make it work as there was no refund or change of date available. Messaging via text was quite short and didn't come across friendly. Raised an issue about the hot tub not working properly during our stay and didn't get a response. The hot tub was on and off and didn't seem clean. Those that did use experienced skin irritation (maybe due to high levels of chlorine). Noticed the hot water for showers wasn't available after 11pm at night but was available in the kitchen. The washing machine and dryer do not work properly - seems like only basic cycles are available (maybe to control electricity usage). The property is need of a refurb i.e. some door handles broken, lights not working, peeling walls, rear patio doors had no lock and the front door only worked with one lock. Despite the negatives, the family did have a nice stay.

  • "Hi Excellent Accomodation."

    It was a pleasure to stay here. It was a gorgeous cottage. We were 14 adults. And it never felt cramped. The large kitchen allowed multiple people to cook. The house had lots of corners that we did not feel on top of each other. There were nooks and corners of you wanted some quiet time (both indoors and outside). Yet, the living room and Dining room could seat all of us comfortably. The hot tub was a real bonus. And was massive. We could have 8 people in the hot tub and it still feels spacious. The Aga was kept on for us which was great for keeping food warm. If I ever have to host such a large group - I'll be back here.

  • "The location, massive hot tub & house itself was just amazing."

    14 of us stayed and there was more than enough room! 2 out of 3 showers were a bit iffy with getting warm and the heating wasn’t on but the owner quickly came and fixed that! Amazing stay, well worth the money. Would absolutely stay again! Thanks so much! Would recommend to everyone!

  • "I must admit I was a bit concerned after reading some other comments, but we over the moon with everything."

    The owners even came when we said the lights in the hallway wouldn’t go out we would have happily waited.It was a shame the boiler ? Made such a noise at night it didn’t bother us as we were downstairs and the lovely large shower we had to only use on half setting as it would have flooded the bathroom, as the other large shower was too hot and we couldn’t turn it down everyone pitched in and made do. Not being able to see the cows was a big one as the children were very excited at this prospect until I said they weren’t allowed. Overall fantastic house, thank you.

  • "What a house!"

    !! Beautiful property. We stayed one night for a joint 40th and 10th birthday and we had a great time. Adults and kids of various ages from 2yrs to 60 plus we enjoyed the massive hot tub and saying good morning to the cows. I've not given full stars based on the late check in 5pm as my family travelled from all over it would of been nice to have a bit longer together and I feel it's alot of money for a few hours in the evening when your to be out at 10am. If not for this it would be all the stars.

  • "Lovely stay for a large group, rooms comfortable and cleanliness great."

    Hot tub was brilliant, and enough space in living room/dining room for all to sit together. Only disappointment was that the Aga was not working and we were not informed on this before checking in... having a large group of people to cater for using one small oven was difficult. Also asked for a highchair to be available to which the owners agreed but one was not there upon arrival.

  • "We loved our stay again, it’s perfect for our needs and the Wi-Fi is definitely an improvement."

    My only recommendations would be to sort a better cover for the hot tub as it’s an absolute mission to get on and off, especially for our first night when it was full of water and weighed a tonne. Quite a few light bulbs are out, but that’s me being picky as I run a holiday let too.

  • "Overall the property was of a good size and provided plenty of space for a large family gathering Keysafe held one key, but no key for the other door at the front of the property, which really is a fire safety risk."

    Patio door in the main lounge, just has a tiny bolt at the bottom of the door , slight push and open. No key available. Windows just needed a one finger push and open, even if handle appears to have locked windows. Hot tub, request in advance and told would be ready late Friday / earl. Saturday due to cleaning. which was interesting as no bookings prior to our arrival. Very clear property not available until 5pm so would expect all amenities available? One of our party unable to access the property due to farmer dealing with sheep and gates unable to be accessed. Aga - disconnected / no pilot light connections available. Contact with housekeeper, difficult with no reception, but 4 hours after sending a text on Saturday, a reply send to contact another number. By which time returned to the property and didn't receive., until left property on Monday morning. Allegedly Jake on site and visited Saturday and Sunday and tapped on door and kitchen window. A surprise he didn't get a response with someone in the kitchen all day Sunday. Not sure if on site not seen by 12 people! and what does on site actually mean? No basic items like salt and pepper, instruction for items not available like a cafetiere. While out on Saturday bought our own. Large damp patches in bathrooms, paint and masonry falling off walls, rain coming though some windows indicated TV in all bedrooms - well apart from 1 which had wall mountings but no tv Snug shows a picture in property details as having a TV again just wall mountings Prior arrival asked for confirmation of bedding for additional beds, after calling all numbers provided a week in advance as requested daily, send a text, finally received a reply from housekeeping who'd been unwell. "the bedding for the sofa beds is provided if more than 12 people". confirmed our booking indicated 13 people. suggest if needed camp beds reques is made in adavnce A camp bed set up in 1 room as requested. seems a whole in the middle and Saturday night guest slept on sofa, and went home on Sunday evening, as unable to cope with another night without sleep but by far the biggest issue is the water supply, after poor sleep on Friday night, as a family we agreed no toilets flushed or taps run after 11pm. while feedback highlights as an issue in July, Cleary not resolved. The noise from the water pump is so loud no matter where in the property anyone sleeping , including those who tried to escape the noise and sleep on settees. toilet and water a basic facility, while provided, only overnight if you don't want to sleep. Previous feedback indicate an issue for two bedrooms between a bathroom - reality is the whole house disturbed, and don't think about putting dishwasher on overnight if you want any sleep Concerns raised with Sykes, feedback, raised with owner - not offering compensation case closed.

  • "Lovely stay at the property to accommodate a large family on a working farm - no phone signal unless on EE network and wi-fi was a bit patchy once we'd discovered the password but didn't really affect us with wanting a holiday that was a bit 'away from it all'."

    The flexible bedroom options really suited our family needs, very comfortable beds and bedding we all commented on this. The aga was tricky to use and went off after a few days which leaves one cooker for lots of people but we ate out most days so wasn't a huge problem for us but could be for others. Hot tub was huge and worked well, excellent large dining area to all sit together to eat with space for highchairs too.

  • "For how much the property cost to rent there are a few things need sorting out:- The 3 telephone numbers listed in the email for contact - one did not work, the other two no reply after me leaving a message on one on Friday evening."

    I rang again on Saturday morning and got a reply. We had no information booklet on how to put the aga or heating system on. There was no information about anything only the recycling. Please supply booklet. A lock on the downstairs loo. No lampshade in the bedroom. You need to add coffee tables. Could not find any in the whole of the house. Standard lamp not working in living room. The water tank on landing was very noisy especially when a tap or toilet was being used. Overall the house was spacious and comfortable. The two guys that came and sorted out the Aga and heating were very helpful and nice even offered to take us to the wedding we were all going to.

  • "We had the most amazing time, can’t thank you enough for allowing us to have live music in there, the bride to be had a ball!"

    The house was clean, everything we needed and wanted inside. Your communication was great! Thankyou But once booking the house we booked it because if the hot tub, we could not use it Friday night as it was to cold! Went to use it Saturday but had an error code on it so one of us braved the cold and went in there! Other than that was out of bounds for the rest of the day! Thankyou for coming to check it form, seemed to do the trick but was little to late due to the size of it takes a while to heat. The only time we used it was Saturday night 11pm-1am which in my opinion is not enough with it being the main selling point of the house! After looking through the guest book there was a problem with the tub back in July! Other than that I would highly recommend this property, we can’t fault the house plenty of room kept us all together was just what we needed! Thankyou

  • "We had the most wonderful stay at Treboeth."

    Everything was perfect for us, 11 girls away celebrating a friends 40th. The hot tub was outstanding and the house was huge - clean, comfortable and stunning. It would be helpful if there were a few more saucepans and frying pans, as cooking the curries for 11 on Saturday night was a bit tricky, but other than that, the facilities were great, having plenty of plates, bowels, cups, glasses and cutlery. I was very disappointed to be charged an additional £50 for moving the date by Sykes. I understand that there may be an admin charge in some cases, but this was a simple move from one weekend to another, before the final amount was paid. The deposit was paid in full and on time, when we realised that the birthday girl (who this was all a surprise from), had something on during the weekend we had booked. I went online to see when the cottage was free and it had no booking the weekend before, so I called to swap the date. To be charged an additional £50 for this when it had not hindered anybody I really felt was unnecessary. So I would recommend Treboeth to anybody looking for a getaway. It is the most beautiful cottage I have stayed in. Sykes, I am less likely to recommend you I’m afraid. The £50 was a ‘tick a box’ admin exercise that showed little sympathy for a worried customer!

  • "A wonderful large farmhouse which was ideal for our extended family."

    The hot tub was a big bonus for young and old alike, but particularly for our autistic grandson. The aga in the kitchen kept it lovely and warm, and was ideal for drying swimming costumes or any clothing not suitable for the tumble drier.

  • "Great house with plenty to do in the surrounding areas if willing to drive a bit."

    Wifi drove us a little mad but when you’re staying in the middle of nowhere it is to be expected. £75 for use of bbq seems a little steep even though we fully understand the reasons. HOT TUB is the best around, sound system inbuilt an everything. Music would need to be downloaded as streaming isn’t really an option. We have visited this property twice now and if circumstances were right we would do so again. Would be 5star if wasn’t for £75 for use of bbq

  • "This property is in a very quiet and safe location which was great with grandchildren ranging from 2 to 11 years of age, if they got a bit loud and excitable you didn't have to worry about the neighbours, which were sheep, cows and rabbits."

    The weather wasn't kind to us but the hot tub was a fantastic bonus and we sat in it even if it was drizzling with rain. If you enjoy running, walking or cycling this is very much an area for you, however we managed to find some places to visit with the children, the furthest being a pretty, traffic free hour's journey and we left leaflets in the house visitor book. The owners have a brilliant gas bbq but you need to let them know at the beginning of your holiday if you want to use it as they have to get the gas. We would love to move this property to other parts of the UK, it gave us everything we needed for a party of 15.

  • "We found it a inconvenience not being able to use the bath or shower due to a leak, we were told not to use it and it couldn’t be fixed till Friday after we left (4 days later)."

    The other upstairs shower room had the knob stuck and was too hot which left us with only 1 shower to use between us all. The tv in the small living room was broken on arrival, this wasn’t a issue we didn’t watch it or need it replacing, however it would of been nice if we could of used it. Kitchen knives need a sharpening, aside from that all kitchen equipment was provided it was impressive to have wisks,steamer pans and muffin trays, as previous houses we’ve stayed at have not had these. We were told not to use the arga as it makes the house too hot, we did struggle to cook for all of us with the small oven only. The electronic fly zapper machines would be a excellent added extra to the house, there was so many flies. Hot tub maintenance was not as we would expect,I had to ask for it to be looked at due to the colour, I was told it is checked every day, this was not the case it was checked a couple of times only on our stay, we all had irritation and rashes 1 night from the hot tub. Also on arrival the hot tub had not been adequately cleaned there was glass in it, the first few days many of our party members had small injuries to feet due to the glass. It’s assumed the party before us had broken a glass in or around the hot tub, we swept outside and recovered lots of tiny shards. The cottage itself was very beautiful and big, we loved our stay, we loved to watch the farmers sorting the animals, we had a great time, the cottage was fantastic for us, we were a party of friends with 4 children with additional needs (adhd,autisim and Tourette’s) the children absolutely loved the house, they used the main sitting room as a children’s room for the PlayStation, they had lots of space for time out. The house was very remote which we liked it gave the adults the perfect opportunity to relax. Very comfortable beds and couches. We would definitely return.

    Only a slight draw back, the Internet only worked for the odd hour each day and phone signal was only good with EE all other networks you couldn’t get signal which was not an issue on the nice hot days but rainy days limited the entertainment. Stunning place again so happy with it.

  • "Beautiful house on a working farm the children loved seeing cows the rabbits in the gardens."

    It’s peaceful and tranquil perfect for a quiet long weekend away. Rooms were spacious with either double beds or twin beds made on request. Kitchen has all the utensils and pans required. It has conventional cooker and an agar which was both useful. Yes there are TVs in each room but WiFi is weak so don’t expect much mobile signal. Take board games for wet weather. Enjoy the scenery for long walks. The hot tub spa was amazing so remember to request it to be turn on prior to your visit. We had small issues with showers and informed the owners. Absolutely thought the property was amazing and well kept.

  • "Beautiful farm house/cottage."

    Bit of an incident where the freezer wasn't working however this was replaced the following day. This is a very spacious house with lots of room for everyone. My only recommendations would be 2 conventional ovens as I did not know how to work the arga oven and I would consider converting the cwtch into a games rooms as my boys got a bit bored. Overall I had a fantastic week away and the hot tub which has 10 seats was amazing.

  • "Generally a great house with plenty of space for our large family gathering we thoroughly enjoyed our time here."

    I would like to mention that although there was WiFi it didn’t work which didn’t bother the grown ups as much but the younger ones amongst us were frustrated. Also the large fridge freezer was not working properly and food that we purchased was spoilt. These are minor details as overall we loved the house, especially the Hot Tub which was enjoyed even in the rain! The Cows next door are close but it was lovely to witness some farm life and my 10 year old nephew particularly enjoyed this part. We wondered down one evening at dusk and saw us some bats around the barns which was an added bonus. If you don’t mind being out of the way and enjoy peaceful locations then this is a great house.

  • "Treboeth was lovely spacious house, Plenty of room for everyone, Large flat screen tvs in all rooms with freesat."

    The main dining room was vast with easy sitting for 16 people. Didn't use the huge Aga or Wood burning fires as it was to warm. All bedrooms were spacious and the beds really comfortable. Bathrooms were all large and well presented. The Kitchen had everything we needed and again was spacious. There is a large utility room with another large fridge, washing machine and tumble drier. Outside on the front is a huge swim/hot tub which we used every day or night. Our only complaint was that the internet was very hit and miss so it wasn't easy on the children and it was difficult to try and book anywhere for a meal or day out. Out of our six phones only two people could get a signal ( EE) but it is in Mid Wales. We all enjoyed our week there and would recommend it to others. Gemma and the team did their very best to help us out and were a credit to the house.

  • "There is no wifi no mobile signal either hot tub was freezing and wasnt ready till late Saturday even then wasnt very hot."

    Friday was a day we wanted to be in the hot tub when everyone had arrived but we couldn't this was not acceptable after me messaging to make sure it would be ready. The friday night was very unsettling due to a alarm going off that sounded like a baby monitor so no sleep was had by my self and 4 other guests. The property needs a landline due to no signal so we couldn't contact anyone to come sort the alarm also girls got lost as they couldn't contact me due to no phone no internet nothing. And for the price of the weekend I would have expected more. Lovely location tho just shame about the hot tub and wifi as that is what we had paid for but could only spend sat afternoon in the tub due to temperature not being good the friday we arrived

  • "We had the best time at this home."

    The pictures really don’t do it justice - it was beautiful and really big! The rooms were massive and nicely fit our family of 16 adults (aged between 23 and 40 years). The beds were comfy, the kitchen was kitted out with all the pots, pans and utensils we needed and the hot tub (which easily fit most of us) was a treat. We were the only house on the farm so we could make as much noise as we wanted without disturbing anyone. We even went on a brief walk to visit the cows next door to us! Definitely will be visiting again (but maybe in the summer this time as storm Dennis kept us indoors most the time)! Thank you Liz!

  • "I cannot believe i managed to pick such a fantastic place."

    You will not regret booking this property. The weather wasn’t too kind to us but we did briefly get to enjoy the biggest hot tub i have ever seen. The owner will arrange the rooms to suit the needs of your party which is a major plus. Could perhaps do with a sign on the first gate as most of the people who attended turned back at this point, but you really cannot fault anything. Would quite like to return to see the garage turned into a bit of a games room. Overall 10/10. Amazing place

  • "We have jusChristmast had the most amazing holiday that will never be forgotten."

    Treboeth Farm was absolutely perfect for our family’s needs. With ages ranging from 18 months to 86 years our family of four generations were able to enjoy the space and comfort of this beautiful house The downstairs bedroom with en suite wet room was perfect for my elderly parents. Each bedroom was extremely spacious with large beds and comfortable linen. The photos do not do them justice, The enormous dining table allowed us to have our Christmas dinner in beautiful surroundings. The kitchen was large with an AGA and also a conventional oven. The hot tub was an added bonus and we all enjoyed it. Liz, the owner was great and was at hand at any time to help us with any queries we had. Thank you for a great holiday!

    Beds were amazing, hot tub was amazing, plenty of parking, easy to find with the instructions ignore the sat nav. Host was great, brilliant communication. Only downside was lack of toilet roll! Would absolutely stay again though

  • "We were overwhelmed by this house, the hot tub was incredible."

    We still talk about this stay and we are all very keen to rebook in the future. Lovely quiet area. Had everything we needed. Only issues was difficult to find but this might be due to the time of day we arrive when it was dark. But we did find it eventually after calling Liz, thank you for a lovely stay.

  • "Our family of 10 (3 generations) have just spent a week at Treboeth farmhouse."

    (August 2019) The property exceeded our expectations, the bedrooms were huge and extravagantly furnished. The owners have obviously spent a lot of money on the furniture and decoration and the house was spotlessly clean. The house is set at the top of a long driveway amongst farm buildings and is totally private and very quiet. The hot tub was an added bonus. We were lucky to have good weather for our visit, so were able to fully enjoy the garden and surroundings. The owner was very welcoming and helpful. The only challenge we had was to try to secure the garden for our dogs, which was a little difficult as it was spread over several levels. Other than that the house was perfect for our needs and we hope to return again soon. No-one will be disappointed with this property - Thank you very much.

  • "We have just enjoyed a delightful weekend at Treboeth, my daughters and their families."

    Thirteen of us, with ages ranging from 9 to 69. We enjoyed being able to stay, all together, in a beautiful home. It felt grand and spacious but homely. My communications with the owner were so helpful when I needed assistance. The birdsong, the rabbits almost on the doorstep, the hot tub, the barbecue, the working farm with sheep and cattle.... it all added to the delight. I would highly recommend this beautifully presented accommodation.

  • "Had the most amazing time, stayed with all the family, more than enough room for us all."

    Everything you needed was there, house is so lovely. Swim hot tub is fab, all loved it from the little ones to the oldies. Location is beautiful, lovely scenery, just a lovely place to go to escape the hustle and bustle. Liz the owner met us, she was amazing and made sure we had everything we needed for our stay. Will definitely be planning another trip soon, we had a fabulous time.

  • "Wow ! What a beautifully presented holiday home !"

    ! We went as a family of 10 looking to escape our home lives and spend much needed quality time together as a family and we certainly did! The house itself has everything you could ever need and more one of the most comfortable houses we have stayed at it felt like home from home.... as mentioned previously the pictures really do not do this property justice not sure why ?... from the aga to the dishwasher and washer tumble dryer amazing facilities... aga brilliant for keeping good warm whilst cooking for a family of 10.... the decor throughout is so tasteful we adored the wrendale in the kitchen ... we even brought some back with us (from a shop of course) the bedrooms were beautiful and mattress and bedding so comfy ... the kids loved it too lots of hide and seek and obviously the tub was a huge success again best hot tub and largest ever seen! .... we took 2 dogs with us and they had so much space to use and loved lying in front of the aga!... Liz and family are very welcoming and are only a text or phonecall away was a lovely experience watching the farmers at work too I miss the 'baa-ing'... we were very sad to leave to return home ... but most definitely we will be back and I can't wait !     !! We went with 5 families, 4 babies from 3 months up to 3 years and 3 dogs! There is plenty of space and great social spaces to enjoy. The rooms are spacious and well set out. The hot tub was a great addition and relax at the end of a day of walking!! We will be returning

  • "Our family of 11 stayed here for 2 nights this weekend."

    The place is amazing, the pictures don't do any justice for how beautiful and big it is. It is situated in a remote, quiet area that is on a farm with lovely views. We was met on arrival and shown where everything was and Liz was on hand if we needed to text or call. The hot tub was really big and had its own built in speaker which was good. Everywhere is very clean and tidy and well presented. The bedrooms all had TV's in and the bed were very comfy - the bedroom down stairs had an en-suite with a big walk in shower. The main living room was huge, the couches and chairs are very comfy which also has a log burner. The kitchen really big was well equipped and had 2 ovens and also a hot plate and ovens to keep food warm when cooking. There was a large table and chairs in the kitchen that we used from breakfast and there was a really big dining table in the dining room which we sat at to eat of an evening. It has two bathrooms up stairs which both have large shower and one have a bath. There is a laundry room with a washing machine and dryer which are easy to use. The garden was really big which our dog loved which over looked the farm. We couldn't have had a better Easter weekend away staying here, we would all recommend it to anyone. We would definitely book here again.

  • "I booked this cottage for me, my boyfriend and 3 other couples, for my 21st birthday!"

    I’d recently been in a bad car crash so I didn’t think I’d be able to have my original party that I’d planned so getting away for the weekend seemed the best option and it exceeded all expectations. The whole house was a dream, the Hot tub especially was huge, and had speakers which was fab! Also the garden and surrounding farm was amazing, beautiful to wake up too the cows and lambs. The beds were so comfy, and all the rooms had huge TVs on with Netflix on! The owners were fab and gave us plenty of recommendations and directions, also they were available to text whenever if needed anything! The big kitchen was perfect for cooking for 8 people! Also the town centre which had lovely tea rooms for afternoon tea, and we also visited a gastro pub where we went for a meal and drinks, a Chinese takeaway which we got for the Sunday evening and a Co-Op which was perfect if we needed anything! I couldn’t of asked for a better long weekend / bday weekend!

The charming market town of Knighton nestles amidst lovely countryside on the banks of the River Teme, which straddles the English/Welsh border.
