  • "Great looking property and ideal for our needs."

    A couple of things mentioned by previous occupants bear repeating, however. 1. The absence of drying facilities (tumble dryer or drying frame) is a bit of a problem. We used the radiators do it was not a big issue. If there’s no room for a tumble-dryer, maybe a washer-dryer or at least something to hang washing on, please? 2. There’s no street lighting out front, so the porch light is important. It didn’t work during our stay. Oh, and we’ve booked the property for next year

    We had a fabulous stay, located in such a good area for walking to sea, restaurants and coast path . Perfect - the best accommodation we have stayed in on the island (and we have been to quite a few !) we will most definitely be back.

  • "The property was lovely, clean and comfortable."

    The space was very light and plenty of pots, pans and cutlery. The only points I want to raise is that when we arrived and looked around the garden there was 4 lots of old dog mess that we had to clear up ourselves. Not want we wanted to do before we even started our holiday. The instructions for the property although clear were not very comprehensive. We had separate bins for recycling and normal rubbish but I had to look up myself exactly what could be recycled and how it needed to be split. I think clearer instructions that paper and card had to be separated again from the other recycling but could be placed in a separate bag and put in the top of the recycling bin would have been helpful as I had to search the local gov website for this information. It would have also been helpful to have extra bin bags. We were there two weeks but were only left one extra bag for each bin. We had to go and purchase more bags. I appreciate they do not want to leave cleaning equipment for us but a bottle of bleach/toilet cleaner/surface cleaner would have been useful as we would then used products they preferred for their facilities. We have stayed in many properties and there is usually something we can use to clean things as we go.

  • "This was our second stay at Larch Lodge, having visited around the same time last year."

    It's a delightful house, bright, roomy and well-equipped. The good-sized rear garden is fully enclosed and perfectly safe for our Lakeland Terrier who loves to play football! The off-road parking is convenient, particularly when it's raining and you want to get indoors quickly! Totland is a small town with a few shops and take-aways, and you can walk to two fabulous bar / restaurants on the seafront (closest is The Waterfront, just a little further is The Hut). Make sure you book in advance though as they're very popular! The location is an ideal base for exploring the Island, our favourites include the Needles Old Battery, Mottistone Gardens, Carisbrooke Castle, Ventnor Botanic Garden and the Isle of Wight Steam Railway. Oh and there's fabulous cake at the Chessell Pottery Café and delicious breakfasts at Off The Rails (Yarmouth). A note to the property owner, we noticed that the white sealant around the bath and the shower is starting to show its age (some blackening areas). We recommend this is addressed sooner rather than later. We'll definitely be visiting again!

  • "Before arrival, communication with the property managers was good, directions to the property were accurate, the only negative being the lockbox which was very difficult to get open."

    Parking is right outside the front door on the driveway. Location is great with local shops at the bottom of the road, Totland Bay pier just a short walk away and two bus routes close by. This modern semi-detached house has 3 bedrooms, 2 and a half bathrooms and is clean, very comfortable, spacious, well equipped and decorated to a high standard. There is also a great garden out back. We only used the master bedroom but the two twin bedrooms looked just as good. Highlight for us was the downstairs space comprising large lounge and kitchen diner separated by glass French doors, with large windows at both ends providing plentiful light. Highly recommended.

  • "Whilst the house was great and we enjoyed our stay there, the overall experience of booking through Sykes Cottages was not positive."

    Questions were provided with rudimentary answers, that gave no indication of effort put into them to provide clear information to make things easier for us. The issue with the bath panel (that we had no part in creating) in particular was incredibly frustrating and meant I ended up spending hours trying to mail, send photos, making phone calls that weren't always answered, and following up on advice that wasn't clear. All the onus of reporting the issue was put on us. This included the request, after I had reported it to customer services, for us to report and manage the issue with the property services team, something which I would have expected to be the responsibility of Sykes Cottages. It put a dampener on our holiday and meant the main bath and shower were unusable for half our stay. For a party of 5, including 2 Autistic teenagers, this wasn't exactly ideal. House great, but Sykes Cottages could have done a lot better to provide a good level of service.

  • "Lovely property with all mod cons,furniture and beds etc."

    Just one area of concern with the key safe...We had great difficulty in both opening and closing it particularly on the return day.We were worried as we had to catch the ferry and struggled to put the keys away!..Probably could do with changing it...Overall though We were very satisfied.

  • "We recently stayed at larch lodge with our two children 4 and 7 ."

    The garden was absolutly lovely for them to run around in the steps are steep but this is mentiond on the house information page. The house was lovely there were a variety of books for adults a few for children and a variety of board games to. There was bread milk a few tea bags and coffee and shortbread there were tea towels cleaning supplies toilet roll kitchen roll the house was very well eqipped the only downside the weather was warm when we were there and the beds had winter quilts and our children were in the back rooms were the sun hits and for safety we didnt leave windows open this is no one fault as the british weather is unpredictable but if warm i would maybe take a fan . The house is a 9 minute walk to the beach ( thats how long it took our 4 year old there is even a picinic type bag to borrow which is handy . The needles is a five minute drive away with a lovely farm shop three minutes away both walkable for adults safely . There is a little shop near by and a fish and chip shop and the town is a 20 minute walk away . We could not fault this house at all it was brillant . If you have young children it is great and roomy and other than the garden steps would be a great holiday rental and as an added bonus every thursday in the summer the needles have fireworks at 9.30 and we had the best view from the back window which our boys loved . Plenty of parking and the road is quite and safe and not busy

  • "We spent a very enjoyable week at Larch Lodge."

    Thanks for providing such a well equipped and presented home from home. The only recommendation we have is that curtains in the twin rooms (in addition to the blackout blinds) would be helpful. It got warm in these rooms when the sun was out and with the blind drawn it is hard to get a draught through. Otherwise we appreciated all the thoughtful extras, like the boardgames, the apron, the washing machine tablets that helped make it a very comfortable place to stay.

  • "This home is truly beautiful there was so much space for all of us, the house was clean when we arrived - everything was prepared and ready."

    Rooms are a decent size, plenty of toilets and bathrooms, main bathroom and en-suite bathroom are amazing so big. Everything you’d need for the kitchen was there and a lovely guidebook available to explain everything for the house. The garden is stunning. Only 2 things which niggled me - firstly none of the windows seem to have a child lock feature (where you’d push the button down to open it all the way). The windows in the two single rooms definitely don’t they open all the way out immediately, so even though it was raining and windy it was still muggy and kids had to sweat out the night as I couldn’t open the windows due to safety concern. I opened mine but a strong gust had my window flying open as you can’t lock it at a certain width. It wasn’t too bad for us luckily as it wasn’t sunny or hot when we were there, but when it is I can’t imagine that’s doable. The second thing was the bathroom room upstairs, when using the bath there was black stuff coming out of the tap when running water. Had to empty bath four times the first night - it was mildew or something hanging out of the tap. I cleaned it off and by the third night there was no issues at all, probably because people mostly opt for showers it’s just been sat there unused for a little while - nothing a clean didn’t fix. We will 100% be rebooking this home perfect base to spend time on the island.

  • "This was our first stay at Larch Lodge and we're glad to say it is a delightful property; spotlessly clean, modern furnishings and appliances, comfy bed (we only used the master bedroom) and new bathroom/shower fittings."

    We were particularly delighted to find that the garden is totally secure (fully fenced) and it was great to be able to play football with our Lakeland Terrier! Totland is a great base for exploring the west of the the island although everywhere is in easy reach. We look forward to our next stay!

  • "What a lovely property !"

    Spotlessly clean and thoughtfully and superbly equipped. We have been renting cottages for many years now, and can’t recall ever having the choice of 3 bottle-openers before ! We love this corner of the island, and being blessed with 6 consecutive days of wall-to-wall sunshine ( is it really October ? ) made it even more memorable. We are happy to recommend thoroughly Larch Lodge, a credit to the owners, and hope to return again next year.

    Spotlessly clean, so well equipped and extremely comfortable beds. Thank you so much for the provisions Left, and pods for the dishwasher etc My 5yr old grandson cried when he got up on the last day not wanting to leave. So many lovely places nearby to visit. We loved our stay and would love to come back. Thank you for everything. If we could pick up on one thing it would be to say a wardrobe or rail would have been handy for hanging clothes. But…. We loved it!!

  • "The accommodation was clean and well decorated."

    The kitchen is in excellent condition and had all the utensils needed if you are going to do some self-catering. We enjoyed being able to make a cake. I think the husband appreciated the coffee machine most though. The garden provided a nice place to relax and outdoor dining. Plus great to have with the dog on holiday with us. Another nice addition was the books and games available . In addition to the welcome pack which was very much appreciated. The accommodation is in a great location for a short walk to the beach and Freshwater. Definitely planning to book the accommodation again. Also made very welcome by the two neighbours to the property.

Good location in a village and near to the needles and several nice beaches. The property manager was responsive. Would definitely recommend Larch Lodge and would stay here again.

The village of Totland rests in an Area of Outstanding Natural Beauty on the west side of the Isle of Wight's beautiful coast, offering visitors local shops and pubs and spectacular unspoilt coastal scenery. The award-winning beaches of both Totland and Colwell Bay offer a range of activities, whilst a pretty footpath will take you to Freshwater in ten minutes where you will find its golf course and public swimming pool. It is also an excellent starting point for walks along the Tennyson Trail. Take a chair lift from Alum Bay and enjoy some of the wonderful views across the sand cliffs to the famous 'Needles' chalk stacks and lighthouse beyond, or explore the quaint narrow streets, ancient castle and busy harbour at Yarmouth.
