"The boiler did not work properly."
We had no hot water or heating when we arrived and too late to ring Sykes. Next day handyman who was polite and friendly quickly came and did something so we had hot water and heating but then it was constantly on, noisy and water overflowing into decking and garden. We contacted again and he came out and stopped that but the water only ran hot for a minute then went cold. No heating. We contacted Sykes on leaving who said they would contact you regarding this and compensation but we have not heard anymore. Shame as we enjoyed the setting .

"We enjoyed our stay at Greengates."
It was extremely clean and the bed and sofas were very comfortable. The property was in a great position with the beach just across the road, and the beach at CamberSands just a short drive away. Rye is only a few miles away, and we enjoyed a meal at The Kings Head. The Owl in Camber also has good food. The swans arriving each morning was very special. They enjoyed the food that was supplied.

"We had a lovely stay at Greengates, i loved the location."
The bungalow is nice and bright. It sleeps four indoors, to sleep six, two people have to sleep in the shed! It's a nice shed with a sink and a freezer! The garden is lovely and relatively dog secure, one of the fences near the sluice was just flimsy chicken wire, but our dog didn't test it. One border of the garden is water and depending on the tide this can be high or low and has friendly swans. The cottage provided some swan food and we found if you shake the tin the swans rush over, they can't get into the garden from the water though. The kitchen is very compact and only has two cooking rings and a small fridge, the freezer is in the shed. The heating and hot water worked well.
Sally thank you for your kind review. We are so pleased you enjoyed your stay and met the swans ! We hope you will return for another relaxing holiday. Property Owner

"As already discussed."
No hot water for 3 days faulty boiler. Central heating once working came on and off when it liked making sleeping very uncomfortable. A few lines on a sheet of paper is not full instructions for thermostat. Also Tv instructions very limited making it difficult to use. So all in all not the best accommodation I’ve had. I raised concerns on all issues but yourself or owner not interested.
Whilst we regret you suffered inconvenience due to water pressure issues, as soon as we were informed we sent someone immediately to adjust the pressure. All hot water and heating were fully restored from that point. There had been water pressure problems in the local area. After you left, we had the boiler serviced and everything has been working perfectly since. Property Owner

Just a short stroll along the lane to Broomhill Sands beach, also known as Jury’s Gap and onward to Camber Sands, Greengates is a great base for families and couples to call home.
This dog-friendly cottage offers comfort and style with an enclosed (on 3 sides) garden to make the most of the spectacular riverside location.
Whether your holiday is relaxed or active Greengates offers something for all, from kitesurfing and open sea swimming, to touring the charming National Trust gardens in the local area.
You'll find off-road parking for two cars on arrival, along with space for coats and boots in the storm porch.
Make yourself right at home in the central living space with vaulted ceilings, warming woodburning stove, and sumptuous sofas to snuggle up on while making the most of the Smart TV to catch up on your favourite shows.
When it's time for dinner, the kitchen area is fully-equipped in a traditional style with wooden worktops and an original butler sink.
A great space for you to rustle up your favourite home-cooked meals.
The kitchen sits between the central lounge and the sunroom where the dining table and chairs are situated to host family get-togethers.
Alternatively, why not open the French doors and dine al fresco in your private garden?
After the day's adventures, retreat to the family bathroom with a large freestanding bath, with rainfall shower head above.
The hand-painted basin is a thing of beauty as are the patterned tiles surrounding the bath.
A heated towel rail for the ultimate relaxation completes this spa-like room.
Both bedrooms in the cottage have a high-quality finish with double beds, stylish furnishings and artwork, bedside tables with lamps and some handy hanging space.
The third bedroom another double, is found in the Boathouse, which is a separate building and has a fridge and a small sink, but please be aware, no WC.
There is a large armchair to watch the world go by and the vaulted ceiling is painted like the night sky, dark blue with golden stars.
Outside the garden is enclosed for your dog except at the river frontage, there is a small dock which prevents the swans from getting up into the garden, (guests can use specialist food to feed the swans, this is left in the cottage by the owners).
There is a decked area with garden furniture, a table, chairs and a parasol just outside the dining room.
A quirky outside shower is great to cool off on hot days or just rinse the sand away.
The boardwalk leads along one side of the cottage to the firepit and barbecue area, where you will find a driftwood bench to while away the time, what a perfect place to end the day.
For a memorable stay on the Sussex coast, choose Greengates.
Note: This property has a Good Housekeeping bond of £200.
About the location
CAMBER
Rye 4 miles; Dungeness 10 miles; Dymchurch 13 miles; Hastings 15 miles.
Camber is situated on the Sussex coast between Rye and Lydd. This part of the coastline is known for its beautiful sandy beaches and safe bathing, an ideal family holiday location. When the sea goes out there is up to half a mile of sand before you can dip a toe in the water, even when the tide is in, children can paddle safely due to the gradients of the sands. The sand dunes that protect this area are havens for picnics, giving shelter and privacy. Camber is a hot spot for watersports enthusiasts, the beaches running from here to Jury’s Gap are perfect for all forms of sea and watersports, including windsurfing and sailing, hang-gliding and sand yachting, to name but a few! Two well established centres offer tuition for those taking their first plunge, and they also have equipment and wetsuits available for hire for those whose taste for the sea and its exhilarating air have already taken hold, and the car parking is free! Camber is less well known than many other towns which runs along this coastline, but still has a lot to offer visitors. Excellent food is served by the two pubs which are both close to the beach, as well as a hotel with restaurant offering a more formal dining experience. Shops are more limited in Camber, but Rye, only four miles away, offers visitors a complete range from quaint and quirky to everyday essentials, along with its museums, art galleries, tea rooms and even a castle! Relaxing and rejuvenating, Camber offers a holiday that brings out the days of sand castles and swimming in the sea before enjoying a fish and chip supper at the end of another day to remember!
