  • "The good stuff I will mention first The cottage was good and we overall had a good time."

    The pool was very big clean and nice. Close to the house. The ping pong table was good, asked the owner for more balls and he sent the housekeeper to send a box fall. The cookers were new but they were electric/induction and they were soo bad at heating up. The rooms were very big and overall clean especially the toilets. The garden was big. Now for the bad stuff, firstly there is a wasp nest right outside the middle floor window, and we had 40+ wasps coming into the loft, and we had a pregnant woman, children and one elderly staying. The owner called pest control but no pest control showed up. The owner got wasp spray left with us to use. The pool table was rubbish, it dipped in the middle and it was sitting on a foldable table so wasn't levelled so we couldn't play and enjoy it The owner wasn't always responsive, he didn't even come to welcome us nor say bye to us, we never even met him, first ever cottage I haven't met the owner. My pillow cover had red stain on it. Not sure if it was blood or something else. The fire alarm went off at night and we couldn't turn it off because the fire alarm system wasn't even in the house to disable it, it was in an office somewhere in the estate. Eventually the housekeeper went and turned It off because she heard the alarm and she came and checked on us, even though the owner also could hear the alarm from his house, he didn't come to check on us, I guess it's a matter of principle and showing you care for your guests if you was to show your face to your guests to see if they are ok. Some might not be bothered by owner not checking on them some may. But I'll leave that for you to decide. This wasn't owners fault but the other guests staying in near by lodge, had dogs, and their dog ran onto our garden and we have kids and some who are scared of dogs, and the owners of the dog weren't even trying to take their dog, and their dog also pooed on our garden which the housekeeper then cleaned up, however I did inform the owner and he told the guests to keep leash on their dogs. The last issue was that there is NO AC in the whole house, it was sooo hot in every room although some rooms had fans provided, it wasn't enough and some fans stopped working. Id like to end it on a good note, it was overall a great stay, we really enjoyed the time together, it was very spacious house. Purely because of location and amenities id recommend this place they even had washing machine and tumble dryer which came in handy.

  • "Rented the house for a 30th birthday weekend with 20 people and it was brilliant."

    Despite the weather being awful all weekend, we still had a great time with plenty to do indoor and still some lovely scenery to enjoy outdoor. Would recommend The Rock too, local pub about 15 minutes walk away. Richard was also on hand to help with the couple of queries we had which was great. We had 20 of us there but there was space for more as well with the double sofa beds definitely big enough for 2 adults. Have already received interest from friends and family in renting the property after showing them pictures

  • "Hoath House was perfect for our large hen group."

    I would say the room set up system seemed to confuse it a lot, so it was much easier communicating directly with the owners for the best bed / room set up for our group. It was possible for everyone to have their own bed, and the dining table linked to the kitchen and then living room and games room made it easy to flow between and enjoy the space. The property was very clean, albeit tired, we had issues with the wifi not working at all, and the wifi codes written on notes on the walls weren't correct. They have games listed on their website but these were not complete/ able to be used, there was no croquet set and the ping pong table net was broken, but we improvised to make it work. No big issues with our stay, the local contact was helpful with queries we had on arrival. The gardens were beautifully kept, and the pool was heated. Would recommend for large groups.

  • "We had a lovely stay at Hoath House, it's perfect for big groups, very spacious, and equipped with activities like pool and ping pong."

    The on-site person was very quick to reply to texts and help us out where needed. We wish we'd stayed for longer! My only criticism is that it would have been helpful to have some very basic amenities in the kitchen such as salt, pepper and oil. Easily fixable as we ran to a shop but when you arrive late on the first evening it can be helpful to have those things there already to get you going :) but that's my only negative - everything else was great!

  • "A lovely presented house for a family get together with spacious rooms, great games room, comfortable drawing room and a well equipped kitchen for catering purposes."

    Well suited to a mixed age range with younger members enjoying the heated swimming pool, even in January. The grounds were also beautifully kept and made an enjoyable short stroll.   • "A stunning house and location to celebrate my sisters 30th birthday."

    Beautiful grounds and nice local walks. Lots of space for entertaining and playing games-we made use of the games available (croquet, Jenga, ping pong, pool table - and the best game of sardines you’ll ever play!) Beds were all very comfortable with nice en-suites. For such a big house it was very warm! Richard was really helpful, one of the dishwashers was broken and he came to fix it quickly, we also requested some extra glasses, which he brought round for us. Although very usable the ovens were slow to heat up and didn’t seem very powerful and we had to allocate a lot more time too cook things. Don’t leave your shoes outside as there is a very adorable 4 legged thief (aka Dora the dog) who took a liking to one of my husbands trainers on more than one occasion, but the groundsmen were in retrieving it undamaged. Overall an amazing stay and we would highly recommend.

    The house was very clean ,warm on arrival which was lovely.everyone enjoyed the swimming pool and games room even grandpa at 88 brushed up his pool skills.Everthing we needed in the kitchen,lots of towels and hand soaps.brilliant beds,lots of room,lovely grounds ,Richard and staff very friendly and helpful.would recommend ,we loved everything and have hired holiday homes for over 20 years.

  • "As on previous visits to Hoath House, we enjoyed a wonderful weekend with our friends."

    Cleanliness of the rooms appears to have improved, and the hand wash soap supply topped up. (Last time, most of the bottles were either empty or containing little soap at all. This was pointed out at the time.) The kitchen is very well supplied but, up until this year, there has been a distinct shortage of table mats. We all took some to help out this year only to find the resident supply had more than doubled! Result. The addition of the swimming pool has taken place since we were last there in 2017 and proved to be a popular bonus. The house is superbly spacious; bedding and linen beautifully clean. Our one and only gripe is how dark the sitting room is in the evening; it is almost impossible to read in the available light. Lastly, we would like to wholeheartedly thank Richard for his attention, friendliness, and willingness to make us as comfortable as possible. We wish him good fortune in his ongoing business adventures. We would highly recommend Sunday lunch at The Rock just around the corner; essential to book; or any other meal for that matter. Very friendly staff; just turn up in what you're standing up in.

    We were a large mixed age (16 to 73) family group celebrating a significant birthday, and we all loved the fact that the house was so easy to use and warm and relaxing to be in. Masses of space for all of us to be together or spread out. Super comfortable beds with good mattresses, stylish ensuite bathrooms with great showers and plenty of hot water. Generous sofas to sprawl on in front of log fires (unlimited logs unlike some properties). Very well equipped kitchen, two fridges, two cookers and two dishwashers made catering for large numbers stress free. All this in beautiful gardens with amazing views and - if you are lucky - glimpses of deer wandering through the estate. The dogs loved it too.

  • "20 of us visited Hoath House last weekend and had an incredible weekend from start to finish."

    Richard was very accommodating with an early check in on the Friday afternoon and a late check out on Sunday at midday. The house itself was beautiful and everything was up to standard, if not exceeded a lot of our expectations. The house was massive which meant that we didn't feel cramped whatsover with 20 of us in a house, and you could comfortably fit more in. We didn't leave the grounds all weekend as we were having too much fun in the house, in the pool and with all of the greenery it has to offer. If you're thinking about booking Hoath House for a special occasion or like us, just an occasion then get it booked up because I guarantee you will love the house and the grounds as much as we all did! We loved it so much we might even come again!

It has multiple fireplaces, a games room with pool, table tennis and a piano, a swimming pool which we used several times, tennis courts and a croquet set.     My family and I shared a very special time over Christmas, New Years and after staying in Hoath House. It was the perfect location for our 3 week stay.We ventured out and saw most of the South East of England. We were always warm and comfortable during our stay. Richard the owner, was most hospitable ensuring that the Manor was decorated with a Christmas tree and trimmings. Richard was also on hand to provide information and assist our needs.     The fairy lights around the garden only highlighted the cozy feel. The location is brilliant, surrounded by castles and beautiful nature. The owner Richard was very easy to deal with and provided detailed description including the layout. We would definitely recommend for any type of stay.

  • "The house and setting are simply stunning."

    We enjoyed a wonderful weekend; were very comfortable; and visited various places with historical connections to the house and its owner - very interesting. The owner was very attentive, generous, friendly, and approachable. A weekend wasn't really enough so, we've booked again for next year already. One tiny little gripe would be that, because the house is fitted with eco-bulbs, the evening light was somewhat dull and difficult to read by, unless one owns a reading light to clip to the book.

The Tudor village of Chiddingstone can be traced back to the 12th century. Situated on the borders of Sussex and Kent, it offers visitors the perfect place to stay when exploring the many historic houses and castles in this part of the country. You can visit one of the five pubs in the local area, with each pub offering different activities from folk nights to walking tours around the village. If historic houses are your interest, then you are truly spoilt for choice. Hever Castle, the ancestral home of Anne Boleyn, Henry VIII's second wife, is close by so step back in time and wander the rooms and gardens where this famous Tudor King first met the lady that would change the history of England forever.
