"A true home from home."
Everything had been thought of to provide for a self catering holiday. Little touches, like hand wash, shower gel, tea, coffee, sugar, milk, olive oil, salt, pepper and a cold bottle of Prosecco were above and beyond. I would have preferred bath sheets rather than bath towels, but they were of excellent quality. Key safe a little tricky on arrival and departure, but does the job. Would we stay there again, a definite YES.

Some very nice small touches. Only criticism is the bed which is too small and the mattress very overused and uncomfortable meaning that myself and my partner often woke up with back pain.

Flat was great for a couple & location was ideal for walking into Rye. Having a balcony & an allocated parking space was an added bonus. Mattress & couch were a bit soft for us, but this is personal preference.

Wooden chairs on balcony one of which was broken. Other than those two items our stay was one of the most wonderful holidays we have had in this country. We are both looking forward to a return visit very soon 1

It was very useful to have a parking space too, as parking isn't easy in Rye. It's just a short walk into the town.

The apartment was larger than we expected, clean and well presented with everything we needed for our holiday. The view from the windows is lovely and great to watch the ever changing tidal water. There was plenty of info about the local area including maps and guidebooks which we found helpful. The booking process was simple with easy to follow directions and access details. We would definitely stay here again. Thank you.

Stunning bath/shower area. Excellent kitchen/dining area. Road to property full of potholes presumably due to the industrial traffic from nearby work sites. Adjacent path to town was flooded.

Well equipped with everything you need. Central to everything but in a location that feels away from it all. A good bus route to near places, for example Hastings and Camber, both are walkable if your keen walker.

However, the cleanliness could have been better, especially with the bathroom. The shower mat was particularly dirty and the floor had not been cleaned properly as there were hairs and cobwebs.

It is ideally situated and is very well equipped. The only negative point is that the bed is very soft. I found it uncomfortable. I noticed that several other guests had mentioned this in the guest book at the apartment over the last two years. Perhaps the owners could consider changing the mattress.

Facilities are in good working order and shower has good water pressure, it's a fantastic location on the river and a very short walk into town which is a perfect distance for the town life but at the same time perfect for if you want a quiet day on the terrace undisturbed. Would definitely came here again!

It was very homely and a nice experience that you wouldn’t get at a hotel. It was not far from the town so we could easily walk to where we wanted to go without any issues. We loved our stay and highly recommend it.

The riverside location is quiet and interesting to watch the tidal river. Great independent shops in the town including many antique shops.

Unfortunately the cleaner was delayed which meant the apartment was not prepared when we arrived and was not clean hence our low rating for cleanliness. The cleaner did turn up later. She was very apologetic and had been delayed by bad traffic. I am sure the apartment would usually be very clean upon arrival. Rye is lovely and we would recommend Rye Harbour nature reserve; really interesting particularly for bird watchers.

Must be the best shower in the world! Everything worked well and easily, no poking around for obscure instructions. Rye is a beautiful town in the centre with loads of eating places. A bit depressed outside the centre, however, very sad. Simply Italian and Rye Thai our favourites although dinner on the balcony took some beating. Overall, a lovely holiday

"My husband and I had a fantastic stay at this apartment."
I had booked it specially for my husbands 50th birthday. It had met all my expectations. From the lovely aspect to the nice touches of wine, milk and biscuits. The owner was also very accommodating in discussing any changes required. I would definitely come back again.

The location was perfect and made for an utterly relaxing time away. Everything you needed was there and the owners couldn't have been more thoughtful. Time sitting out on the veranda watching the sights and sounds of the river was idyllic. We would thoroughly recommend this beautifully comfortable, light, fully equipped place to everyone - 10/10. "The location was very good, with only a 5 minute walk into the interesting historic village of Rye, with a good variety of eating/drinking pubs/restaurants."
We were fortunate to be there in November when the Rye Pageant was on - the torchlight procession, bonfire and fireworks were excellent. If you are into bird watching there is Rye Nature Reserve a 10 minute drive away, and RSPB Dungeness. We were only in the area for a few days so need to go back and explore further!

We were pleased to have communications direct from the owners. The description of the access hinted at the unmade road and route through disused industrial buildings. We were not concerned about it but many might have been. The location alongside the river and disused buildings means we were not surprised to see a very large rat walk along the outdoor seating area and then feast on the blackberries growing over the wall.

Unlit at night with large puddles. Following a restaurant trip it was pouring down. No taxis available. We got soaked even with an umbrella!. Also the view . Not entirely accurate. The scrap cars not shown.......thsi could easily be improved with attractive screen of appropriate planting Nonetheless, we did have a lovely break and personally would stay again.

My wifes first word as we walked in was "wow", it's light and spacious with a modern kitchen area with everything we needed for our weeks stay. Tastefully furnished and decorated with up to the minute lighting and big screen TV with DVD, the large modern bathroom with a powerful shower exceeds most hotel standards. The owners sent us an email with all the necessary information on getting there, key access, heating, shopping etc. Tea and coffee with milk along with a bottle of prosecco which we really appreciated was left for us. The location is a short walk from the town, very quiet. We loved it.

"This was a beautifully decorated property with everything one could possibly want included."
Drinks and supplies were left for me, along with detailed information about the lighting, heating and local attractions. Everywhere was clean and fresh and I immediately felt at home. There were books, games and DVDs too and a 'reading chair' with its own light, facing the river. I would be very happy to go back there again one day.

The apartment was homely, warm and immaculately clean. It was very nicely furnished, spacious and light, and had everything you could need in a home from home. We loved the fabulous shower, slept really well in a very comfortable bed, and enjoyed the interesting lighting choices in the lounge! The sofa was really comfortable too, and the kitchen area was practical, well provided and also very clean. The location was quiet and peaceful with lovely views over the river. We enjoyed exploring Rye, had an excellent birthday meal at Webbe's Fish Cafe and a good meal and pint at the Ship Inn nearby. And private parking was an absolute bonus too. We appreciated the birthday bottle of Prosecco left by Judith too - thank you for a delightful stay!

The property
This spacious flat is light and airy and is ideally situated on the banks of the River Brede just a short stroll to the centre of the ancient cinque port town of Rye.
It has plenty of space to spread out and relax and soak up the views of the passing boats and the beautiful sunsets from the balcony.
It is furnished with a comfortable sofa and reading chair which you can position to make the most of the views of the river and the fields beyond.
The flat has large windows and patio doors onto the south and west facing balcony - making the most of the sunshine all day and ending up with the stunning sunsets.
There is a 40" smart TV, DVD player, radio/Bluetooth speaker and wifi throughout the property.
The kitchen is well equipped and boasts a large breakfast bar and bar stools.
There is an under counter fridge and separate under counter freezer at the property.
There is also a dining table and chairs in the open plan living area for a more formal meal.
The bedroom has a king size bed and plenty of wardrobe space and its own TV.
The modern bathroom is accessed either from the bedroom or the hallway and has a walk-in shower with both a full 'rain head' and hand-held shower.
There is a dedicated parking space in the private car park in front of The Boathouse.
Rye town centre is a few minutes walk and there are many shops, cafes, pubs and even a cinema.
There are also plenty of places to visit in the area and the visitor centre in Rye has lots of ideas - although there are also some suggestions left in the flat.
About the location
RYE
Camber 5 miles; Hastings 12 miles; Battle 16 miles.
Rye is a 13th century cinque port in East Sussex, host to the River Rother, Romney Marshes and a history dating back before the Norman Conquest. A cobbled town offering an excellent array of unusual shops, antique emporiums, galleries selling local artist paintings and pottery, Rye also has a delightful range of tea rooms, restaurants, pubs and historic inns. There is also a weekly general market on Thursdays, as well as a farmers’ market every Wednesday morning. The town played host to BBC film crews for nine weeks in the summer of 2014, while filming of the TV series Mapp and Lucia took place, which has now been made into a DVD. All coastal scenes were filmed in nearby Camber Sands and bits of filming also took place in Hastings and the Tenterden Town railway station. Walkers and birdwatchers can enjoy a footpath leading across the marshes to Camber Castle built by Henry VIII. Local attractions include miniature or full-size steam train rides, local vineyards, stately homes, castles, gardens and beaches, including the beautiful nearby Camber Sands. Artists and photographers will especially enjoy the scenery; big skies, winding roads, and picturesque villages with ancient inns and tea shops. A truly relaxing and wonderful holiday destination.
