  • "A comfortable and clean holiday cottage."

    This was our second August in a row at this property. Lovely view, quiet and spacious. Some aspects of the exterior need redecorating now. Wifi coverage does not extend throughout the property eg main bedroom and downstairs 2nd reception room, and would benefit from range extenders given the standard of the property. Flooring in utility room is starting to come away and could be a trip hazard.

  • "It was a really lovely stay, a real holiday cottage."

    We really enjoyed waking up to the lovely view of Ullswater Lake, hills, sheeps and fields. The cottage's kitchen is very well equipped. Thoughtfully selected cookbooks, holiday reading books and boardgames to cater to adults and kids, and even pet accessories are all avail to us. We had a wonderful time.

  • "A lovely house with great views."

    The onkly drawback was accessibility. I know youi cant do anything about the main road (or the herd of bullocks in the upper field) but one reason for choosing was the apparent footpath leading up to the quieter road with access to a higher level path to Aira Force. This path turned out to be a figment of the Ordnance Surveys imagination with no signs apart from the one on the main road and no physical evidence on the ground. I was able to follow it with the help of my OS sat nav app but it was not feasible for my other guests. If youi gave me a free week I would bring my strimmer and hammer and nails and make the path a reality.

  • "This was our first Christmas away from home, with family."

    Which we had been really looking forward to. The main issue for us was, we had no hot water for a week’s stay. We used the contact provided several times to raise the issue. The guy who maintains the property came out once on the 23rd December, he was nice but not a plumber, he asked us to let him know if we continued with cold water, which we did, but unfortunately heard nothing back from him or the booking agent who we had been contacting directly! It is not much fun trying to boil water for warm washes for a family of 8! Or taking a cold shower. Half our party left after 4 days, we all left before the week had ended cutting the break short. As I said, we had gone to the property for Christmas so it was also disappointing to find no decorations or even a little Christmas tree. The property is spacious, does need an update without a doubt and the smaller living room is freezing. The kitchen is decently equipped and towels, bed linen are provided. There is only one small TV in the property, so if you are a family that enjoy games consoles or watching TV, that may be an issue. The views from the property are amazing and the local village Pooley bridge is lovely and dig friendly with lovely walks. I wouldn’t stay again, due to the issues and need for upgrade, if that was taken care of it would be a lovely place to stay.

  • "We loved our stay at Horrockwood Farm, the house was very comfortable and found it extremely clean."

    The house did take us a while to heat but once we had the fire going the place seemed to feel quite toasty & warm. We didn't use the room with the TV in as the radiators in there just didn't seem to reach temperature and didn't attempt to start the electric fire in there. However the main room was such a lovely spot with the fire and stunning views although personally I would be tempted to put another sofa in there as we didn't really have enough seats for all 6 of us to sit comfortably on the soft seats, so some used the floor. The kitchen was very well equipped (although missed having a steamer for veg) but having a coffee machine & a french press was a perk and nice addition to have some basics like salt & pepper, washing up liquid etc. We generally always had hot water until the last day when none of us did and not sure why we did nothing differently!? The ensuite shower does make a rather magnificent squeaking sound which we rectified by turning the dial slightly, like cracking a safe! Overall we loved our stay and thoroughly enjoyed all the cottage and surrounding areas had to offer, we would definitely return without hesitation!

  • "Great place we'd happily stay again."

    Bottom oven door needs fixing - noted that had been mentioned in the guestbook too. Cold water tap in the upstairs bathroom needs replacing - works sometimes, not others. A great addition would be a motion sensor light on the side of the property - a few trips on the steps along the path to the entrance.

  • "Absolutely lovely house and perfect location."

    . - unfortunately the Tumble dryer didn’t work (which is a must in the Lake District) and it wasn’t sorted even though chased Sykes most days! Hence wet damp washing spread out over the house throughout our stay! We have asked for compensation but not heard back at all! Also there was a planned electricity cut on the Thursday until 8pm which we were not advised of.. I would love to stay again but Maintenance side needs to improve.

  • "Had a lovely break in this house, very spacious and very well equipped."

    Everything we needed- well maintained. Beautiful position and views. Only problem we had was finding it! Although instructions are very good, and it does say the gate is set back from the road, it is not clearly visible when approaching from Watermillock until you go past it, and impossible to see when coming from the other direction. Sign on gate could do with being bigger, and clearer too. Possible suggestion is to use What 3 words? Would love to have spent longer there though, it was very relaxing.

  • "The location, and the actual house are fantastic."

    That feeling of amazement and excitement that this was going to be our cottage was unbeatable when we first arrived. However, there were a few things that made it less 'shiny' of an experience. Firstly, there was no wi-fi for our stay - we were taken through to a page that said the wifi bill was not paid. We let Sykes know ASAP, and they told us they let the owner know and that hopefully they would pay for it before the end of our stay. Seeing as wifi was important to us (mixed working holiday and outdoors adventure) and was advertised, that was a bit annoying. Other facilities were also mildly difficult - for example, the lower oven door came right off its hinges. We had to put it back on. The plastic cap covering the joint between the shower hose and the wall came off, so I had to replace that. Something else we could have found useful was an itenerary of the kitchen items, because we ended up bringing a lot of our own items because we were unsure what the cottage held. Overall however, we loved our stay and the views from the house did not get old. The furnishings were lovely, the kitchen surprisingly well-equipped. The house was spacious, well-decorated, provided ample space, and was very charming.

  • "We all really loved this property and had a great week!"

    ! The location is very peaceful and has stunning scenery. With 6 adults and 2 dogs, there was lots of space for us all and the layout was perfect. The only suggestion we have for improvement is the tumble dryer as it was not effective at all. We had a few days that were particularly wet (even by Lake District standards apparently). As this was in the middle of a heat wave, the heating was obviously not on in the cottage. But this did mean there was a slight damp feeling inside the property, and our bath towels, wet clothes from walking etc did not dry at all, even after several hours in the dryer. Despite this issue, we would definitely come back to such a lovely place.

  • "Just returned home from a week at horrockwood - wonderful."

    2 families (7in total) worked perfectly as 2 main bedrooms are either end of the house so still get your space. Beds comfortable. Water pressure for showers is excellent. Well equipped kitchen with utility room - washer and drier and outside area for drying clothes. Not that we needed it as we had one day of rain in a week! The best bit is the view. Wow! One I would never tire of. Stunning. Also great location between Pooley bridge and glenridding. Only downside of the lake now is they have made it all ‘no parking’ the entire lake shore which is a real shame. We suffered a parking ticket at howtown but it was considerably cheaper paying that than paying for parking and getting the steamer. Perhaps it’s the area clawing back some lost money through covid so I completely understand just makes it more difficult now to actually access the lake and when you have 3 boys that just want to swim, a paddleboard and bags upon bags it’s not ideal. Plus we like the quieter spots! Will def be returning to horrockwood

  • "The plumbing is very noisy."

    Taking a shower is quite loud. Lovely well equipped house. The views and lakes were stunning. It’s quiet. Not really a garden but what there was was secure for the dogs and there were good walks.

  • "We thoroughly enjoyed our stay at Horrockwood."

    It’s in the perfect location for exploring the lakes- a rural setting surrounded by fields but right in the heart of everything with pubs, restaurants and plenty of walks very close by. But the main attraction is the view of the lake from every room in the house which is just stunning. We felt very privileged waking up each morning in such a lovely spot. The house itself is plenty big enough for a group of up to 8. The garden area is enclosed which was great for our dog. The house is also well equipped save for a few extra bin liners and toilet rolls which would have been handy. There’s even a good quality high chair which was great.

  • "We really enjoyed our stay."

    The house is very spacious with beautiful views. The main living room area in particular was great and the kitchen was well equipped. The outdoor space was also a bonus. The heating did not work on our first day which was not ideal on a cold night but it was fixed on our second day. Some more info e.g. on the local area and on recycling would be helpful.

  • "Lovely quiet property."

    Upstairs was nice and hot with nice decor. Downstairs was a bit more lived in and took a while heating up, perfectly fine though. Wifi stopped on the last couple of days, very stormy. We would stay her again, lovely area.

The property

A 16th century detached farmhouse set close to the northern shores of Ullswater.

Horrockwood Farm is full of traditional character but finished with warm and luxurious decor. Step into the relaxing lounge with cosy fireplace and comfortable sofas.

A second living space is also provided with spacious dining table and comfortable arm chairs overlooking fine views through pretty patio doors across to Ullswater.

Prepare family meals in the well equipped farmhouse kitchen and enjoy the convenience of a separate utility area and shower room with cloakroom WC.

Upstairs you’ll discover four comfortable bedrooms all with enviable lake views.

About the location

WATERMILLOCK

Pooley Bridge 2.5 miles; Glenridding 6.2 miles; Penrith 8.5 miles.

The elevated scattered village of Watermillock runs parallel to the main road alongside Ullswater Lake and is mainly a farming community. Just 2.5 miles away is Pooley Bridge with its array of amenities which sits on the northern shore of the lake in the Lake District National Park. The name Pooley originated due to the forming of a large pool, which was left by the fast flowing River Eamont. Pooley Bridge has many traditional inns and tempting tea rooms, plus the Ullswater Steamers depart from the village, from where a tranquil cruise down the lake to the villages of Glenridding and Howtown can be enjoyed. Glenridding (meaning glen overgrown with bracken) is a small tourist village with a range of local shops, cafes and restaurants. There are numerous walks with breathtaking views nearby, plus a short walk up to Dunmallard Hill reveals fascinating Iron-Age remains, whilst the towns of Penrith and Keswick are within driving distance. Watermillock is an ideal base for a cottage holiday stay in the stunning Lake District.
