  • "The house is in a great location - close to the beautiful Fitz Park."

    The downside of the house for us, was the very to the point note left in all of the bedrooms. The note asked that the beds were to be stripped and the bedding left with the towels in the black bin bags provided. Also, there was a note in the 'Welcome Book' advising that if there was any evidence of dog hair etc when we left then an additional fee may be applied. This all felt very unwelcoming and made the end of the holiday feel rather like a visit to a Youth Hostel. We feel that we actually left the house cleaner when we left, than it was when we arrived.

  • "We were a family of 4 adults and two dogs."

    We had an amazing holiday with fab weather. The house is great, really spacious, comfy beds and a nice living room. The kitchen is adequate and although small everything we needed for our stay. The only negative is the size of the fridge. Could definitely do with a bigger one (possibly in the shed) as it was not possible to accommodate all our needs and for a larger group would have been insufficient. After saying that we managed. Shower room is great and as stated the stairs are steep but wasn’t an issue for us. Great to have a porch for boots and coats etc. Netflix also a bonus. We love Keswick and all its great bars and especially love the food at The Bank. We also had good meals at the Twa Dogs.

  • "Loved our stay at Pelham House, very spacious and a lovely homely feel to the place."

    Great location, 5 minute walk to the town centre and a lovely park at the end of the road. Definitely stay there again, would recommend to anyone thinking of staying on the Lake District.

  • "The house was a bit of a mish mash, the kitchen the cooker didn't work that well and looked very old, the fridge was way to small if your stay was longer than a few days, the mattresses very uncomfortable we were told that they were brand new but they felt that they were of poor quality."

    The bathroom and the living room especially the log burner was the best things about the house very well decorated the Sofa was very comfortable, we have been coming to Keswick for the last 16 years and this was the first time we were disappointed but I have to say Sykes Cottages were very helpful in dealing with the issues. Just needs a few tweeks and Pelham house would be perfect.

  • "Location is fantastic, so easy to get everywhere."

    Really disappointed that it wasn't decorated for Christmas & that we were unable to use the fire. I wouldnt mind Id phoned up Sykes just days before asking about the fire & nobody bothered to tell us. One of the main reasons we booked was for a cosy fire after hiking. Property is dated & the staircase to the attic is lethal when coming down. Trip hazard from kitchen to hallway. We bought our own decorations & the heating was good so we didnt get cold. Id probably not book it again though

  • "The property was perfect for our needs and located only five minutes walk from the town centre."

    Good sized bedrooms and comfortable lounge. Kitchen was well equipped, not that we used it much, albeit the fridge was only just adequate. Weekend parking was difficult but that's because of the popularity of the Lakes and nothing to do with the property. Just be prepared that you may not always be able to park outside the front door. The only issue we had was the first night was freezing. Better duvets / spare blankets (full size) would be useful. Once the heating was switched on the following day and the house warmed up the it was great.

  • "A wonderful week both in house and Keswick/ Derwent water ."

    The house was in a perfect position to town , the lake and Fitz park which was over the road. With dogs and a young toddler the park was brilliant for both. The people all friendly and the house itself was ideal, clean and all amenities at hand for us to enjoy. Will definitely visit and stay again. Felt safe and in a quiet area and parked car out side house for days with no worries . The only issue we had was that the rubbish bin was full on arrival so informed office who were helpful. No obvious recycle bin for cans, plastics that I could see easily only paper and cardboard. Recommendation would be a baby gate at bottom of stairs which would have been good for safety of a crawling baby and dogs who tried to follow us up several times and as a previous comment some privacy film in lower windows of bedrooms as overlooked and in lower windows of lounge as when people passing the dog was startled and barked occasionally but realise my responsibility to control my dog. I was really happy and pleased with the house and our stay and cannot wait for a future booking. Thankyou very much to the owner and cleaner who keeps house clean and homely.

  • "We were really happy with the property and fulfilled all our needs."

    The only issue was that the washing machine had mould around the rim which put us off using it for our baby’s clothes. Otherwise everything was great and we’ve re-booked for next year. If the washing machine issue could be resolve by then we’d be grateful

  • "In general a nice property and would consider staying again, but there was an issue with the open fire when we used it, a strong smoke smell from the fire was experienced in the main bedroom directly above the lounge."

    I'm guessing the chimney needs some maintenance of some sort to stop the leak or blow back into the bedroom above.

  • "The house is in a great situation, close to all amenities."

    Well equipped kitchen. The stairs are rather steep so having to go downstairs to the bathroom at night was a bit of a pain. Please think about putting some blinds/net curtains in the double bedroom for more privacy - just some screening on the bottom half of the windows would be enough. The only way to get dressed currently is by closing the curtains completely and putting on the light!

We have not received this feedback before, but I know my wife struggles with the lack of privacy in that room so will look for sensible solutions and see what we can do. Property Owner

  • "This house was nice and clean, which was great."

    It was also well stocked with everything that we needed. The entrance porch for coats is very useful. A small item to add would be an iron. There was an ironing board but no iron in the property. This would have been useful for us. The downstairs shower room was very good. The upstairs bathrooms need some updating - particularly the bath area. As there were 6 of us, we needed the extra washing area. The house is very well situated in Keswick and next to the park. We enjoyed our stay very much.

  • "Excellent location for access to the town centre on foot."

    Very quiet and peaceful even though in a residential area. Also felt very relaxed having our dog with us, felt like he was very welcome . Had everything we needed for our stay and great communication. The stairs within the house have a very narrow depth and are quite steep especially to second floor, but this was made clear in the information.

  • "Had a wonderful break at Pelham house."

    It was perfect for 2 adults, 3 teenagers and a Labrador. Clean, warm, brilliant shower, all amenities necessary (wifi and smart TV!!!). It was the perfect base for outdoor adventures, with plenty of space for drying boots/ wetsuits/ and towels in the large porch area. Great location near the town/ park/ river and of course, views were fantastic. Whilst we would have liked an enclosed garden, there is some enclosed seating space at the front of the house which provided a viewing point for the dog to watch the world go by from! Even during half term, we found ample road parking, never being more than a few cars away from the house itself. Would recommend and stay again.

  • "Lovely house perfect location easy walk into town."

    . Would definitely stay again. Double bed mattress could be replaced. Kept nearly falling out as edges too soft. Had everything you need in the kitchen. But don’t expect anything like milk etc left as a welcome gift like in other places. Not even any salt and pepper. Obviously covid !!! Sitting room full of walking info which was helpful. Only small negative was when I had to move the settee to get something Iwhich had rolled it was thick dust with added extra of glass and finger nails! But otherwise would recommend to others.

  • "We had a lovely week at Pelham House in Keswick."

    The house was beautifully warm and spotlessly clean. The spacious porch was really handy for taking off boots and coats etc. and there was a space under the stairs for storage, too. The rooms were all good sized and I loved the attic room with bathroom and toilet on the same level. The bath was quite small but fitted me! Because we stayed in November, we could park on the street right outside, but this may not be the case in busier months. Street parking is free. The walk into the town was quick and not too hilly. We would happily return.

  • "This accommodation perfectly suited our requirements and the location is great."

    It was exactly as detailed in the specifications. The cottage was lovely and clean. The sheets smelt really fresh and the towels were so fluffy and also fresh smelling. Parking was readily available all around on the street. I cannot find anything to fault!!

    Steep staircase, found this challenging for those of a certain age. Upstairs bathroom needs up dating, but the ground floor bathroom excellent !!!!!!! Kitchen has everything and living room was spacious. Remote control to TV was missing ( reported ) We still managed to work with out it.

  • "Great location in relation to the centre of Keswick which is only 5 minutes walk away."

    Also possible to walk from the house into the hills around and within a few minutes to be out of the town and into the countryside. The facilities in the house are good with an excellent shower and plenty of space to leave drying clothes. The living room is comfortable and warm in the evenings. Keswick is a lively town with many place to eat and drink.

  • "The microwave was not heating any food and we reported this immediately on arrival."

    Sykes responded straight away and told us they would contact the owner. Unfortunately the problem was not fixed or the microwave replaced during our stay. Drainage for the ground floor shower was rather slow but otherwise we had a comfortable and enjoyable stay.

  • "The house provided a comfortable stay in a great location."

    The only comment I have really is that the kitchen let's it down due to size. If there was a party of 6 adults staying it would be a struggle to store food in the small fridge for a week, you'd have to keep going to the shops if you didn't eat out. We were a party of 4 adults and managed just about. Unfortunately the microwave didn't seem to work, didn't heat up.

  • "Overall liked the property and would probably book again in the future."

    There's a big shaggy rug in the lounge which is probably a bad idea for a property that allows dogs as it stank of dog which we found out after our baby smelt of dog from playing on it. The property was clean in general though and although the furniture is dated (couch is newer though), that's not something that bothers us and we liked the property. Happy with the covid cleaning instructions left for bedding. It wasn't an issue for us but it would probably be useful for the listing to state that there is no toilet on the first floor so using the stairs to either the 2nd floor or ground floor is required during the night. I could see this being a problem for less abled people. Loved the bath being in a cupboard room! Shower room was modern and clean. Good temperature as well. Central heating worked very well and was needed even in August! Wasn't cool enough to use the wood/coal fire but all utensils for it were there.

  • "Main problem was cleanliness, especially the kitchen."

    The Lounge rug & armchair smell of dogs, as did a bathroom towel. Everything felt like it was done 20 years ago and some areas now need a refresh. The pictures of the property were misleading and made the kitchen area feel much bigger than it was. The “Bike Store” was actually the front glazed porch, and whilst being a back to back property, you have to squeeze past the bikes to get out. Also when you go out without your bikes, they are on display and not the most secure! The bedrooms were all ok and the beds were comfy. I wouldn’t want to stay here again mainly because of the grimy kitchen. Sorry just being honest!

  • "We stayed at Pelham House over Christmas."

    We were a bit apprehensive at first as we were planning to cook Christmas dinner for the family and weren't sure if we would have the dinnerware and cookware we would need. The kitchen was perfectly equipped and everything went well and couldn't have been better. The cottage was perfect for our needs once we figured out how to work the central heating. It was a very comfortable and homely cottage with original features and in an excellent location for the town. We took two dogs with us and there were some lovely walks nearby. I would stay at this cottage again. I don't like to be negative about such a nice cottage but perhaps a Christmas tree at that time of year would have been a bonus however such a minor thing wouldn't stop me visiting again.

  • "Pleasant accommodation with original features, such as fireplaces in bedrooms etc."

    , though we didn't consider using them of course, as the accommodation is centrally heated. We needed to adjust the thermostat from time to time as it was late summer and the heatwave had long gone. One of our party, who is quite an elderly person, wanted a bathroom/toilet on the same level as her bedroom, so she decided the top floor would be best for her. The steps were quite steep, but she managed. One minor thing to point out was a low beam on the top floor which needs a BIG notice on both approaches to it. Once bumped into, a notice wouldn't be required, as you tend to remember, but it's just that initial bump that could be avoided. Also a small pan would be an idea, to help with the environment, and we took all the recycling home, as didn't appear to be a recycling bin.

  • "The cottage was not what we expected."

    On arrival The patio area was dirty,the porch needed painting dustbin stank weeds growing rubbish on The ground .this is a sitting out area?first impressions were not good.Now for inside.My wife spent Friday evening wiping the kitchen over all the tops were cleaned with cif the cloth was rinsed twice the water was brown. Shower filfy around the channels.curtain rail came down.the owner needs to look after the house a bit better,it needs love and care clearly it's not getting it,i could go on and on with a list It's not fare for your customers to pay those sort of prices,to be met with a holiday home like this,it Spoils the holiday.I would appreciate a phone call from yourselves or the owner of the house.it's not the cleaners fault Your sincerely J Cookson

The property

Offering basic yet comfortable accommodation right in the heart of bustling Keswick, Pelham House is the ideal location for lover's of the Lake District. This end of terrace Victorian villa, laid out over three storeys, offers dog friendly and comfortable accommodation.

Pelham House is the ideal base for a family and friends who want to spend their time exploring everything the area has to offer, whatever the time of year. In through the large entrance porch - the ideal place for wet and muddy outdoor gear - and you enter the cosy living room with wood burning stove and plenty of seating.

The dining kitchen is well equipped and there's a ground floor shower room with wash basin and WC.

On the first floor there are two bedrooms, one double and one twin room, both with wash basins, and then a steep staircase leads to the third twin bedroom; on this floor there is a bathroom with wash basin and a separate WC with wash basin.

Although there's no garden at Pelham House, there's secure storage for your bikes and outdoor gear and on-street parking for your cars.

But with Derwentwater and the centre of this attractive Lakeside town both within a few minutes walk, there are plenty of places to relax with a local ale at the end of a busy day exploring the Lakes. Keswick is a lively Lakeland town with a host of visitor attractions from the Puzzling Place to the King Kong indoor climbing centre.

The Theatre by the Lake is a lovely way to spend a cultured evening while a trip on the Keswick launch is a must do for all the family.

There are also shops, museums, parks, pubs and restaurants making this a fantastic base for a family holiday. There's plenty to do whatever direction you head in from Keswick.

Go north and you're in historic Carlisle with its castle and cathedral, just a stone's throw from Hadrian's Wall.

To the west are the quieter lakes like Bassenthwaite and Buttermere plus the stunning Cumbrian coast.

To the east lies vibrant Penrith with its soft play area, shops, bars, cinema and swimming pool.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre.
