  • "Beautiful cottage in fantastic surroundings."

Third time of visiting but this time the heating was very hit and miss! Would also have been better if we could have opened the downstairs shower room window.

We’re very sorry you’ve had problems with the heating. When we visited the property, to set up Christmas decorations, we noticed 3 of the 5 thermostats, for the various zones, were on “frost stat”. This means the heating zone will not switch on until the temperature falls to 10C. The reason they were on frost stat is because the wrong “buttons” had been pressed in the wrong order by someone. The Heatmiser thermostat instructions have 44 pages of A6 sized pages. This is too much to put in the handbook for holiday guests. The instructions in the handbook are to raise or lower the thermostat setting to suite the guest. This only works if the buttons haven’t been pressed in the wrong order and the thermostat isn’t in “frost stat” mode. Once again we’re very sorry this has happened but we can only correct the thermostat if Lakelovers is contacted so they can inform the owners. The owners are aware of how the heating system works and can correct it once they have been informed of the problem. To turn to the window in the downstairs shower room, this is locked because it had been left open after the holiday guests had vacated the holiday let. The owners visited the property themselves and were dismayed at what they found as a burglar could easily climb through the downstairs window. Furthermore when there is no sign of forced entry the insurance company will not cover any losses because it is assumed a door or window has been left open. The owners balanced the risk of no insurance cover with waiting longer for the water vapour to be removed by the extractor fan because the window wasn’t open. In the end they decided a burglary, with no insurance cover, was a greater problem. Property Owner

  • "We stayed at The Eribel in 2016 and had an amazing time."

We were really looking forward to another fabulous stay but unfortunately it wasn't as nice as we remembered. The rug in the front room was incredibly grubby and needs cleaning or replacing. I had black socks on which where covered in white dog hairs on the first day. No spare toilet rolls were left so had to buy some. It was advertised as having Netflix but the TV is so outdated that when you try to watch Netflix it says its not supported. We tried to watch something on iplayer and although we could, a message said that iplayer was only available until 30th October on the device. The walls had lots of marks and splashes on them. There were lots of shiny patches on the walls where it had been touched up with emulsion. The windows were very dirty. A window cleaner cleaned the outside windows during our stay but they were dirty on the inside. There was a hand print on the inside of the bi folding doors and smear marks where I think dogs had been at the glass. It rained at the beginning of our stay and we went out the day after arriving and my wife slipped on the outside tiles. They need power washing to stop them being so slippery. The stream and surroundings are superb. We paid a premium price but it is not the luxury we expected. All in all I think it needs to be closed for a week for a deep clean and repainting.

Two things that I had a problem with are (a) the door in the kitchen did not lock and (b) the bed in the bedroom with steps down into it collapsed at the bottom right hand corner. Luckily my husband had a tool kit with him and he was able to stabilise the bed frame. I think this needs to be looked into as I am not sure if the bed needs to be changed and wouldn’t want anyone to be hurt.

The cottage itself was very well equipped. The only issue we had was some cleaning issues but overall the essentials were clean. The items for children are not stated on listings and can be found in a cupboard and we asked for a travel cot which we found under a bed. This I felt should have been assembled ready for us arriving.

Our 4th year visiting and our 7 year old grandson voted it his favourite holiday house ever. Great location, superb views, comfortable and well equipped. Already booked for next year. Very minor niggle - French door lock is a bit temperamental and also five bar gate latch. Nothing to negatively affect our stay.

We are glad you have enjoyed your stay at Eribel. We will have a look at the lock on the French door. The gate latch has been a problem as the gate post is moving slightly under the weight of the gate putting more pressure on the latch. We will ask a fencing contractor for advice. Property Owner

  • "We are just back from a week at Eribel Cottage, the location and views of countryside are beautiful, there is a lovely coffee shop in Threlkeld which is very reasonably priced in comparison to Ambleside and Keswick."

The cottage is well equipped however we felt this is not a luxury accommodation as listed. NONE of the windows open on the ground floor they are all locked and when we arrived the property smelt of stale curry throughout , we tried to open windows but they were all locked and no keys !!! (this had been mentioned previously in the guest book Twice !!). The property could as also mentioned in the guest book do with closing for a week and a deep clean of everything completed. House is grubby throughout now and certainly not to the standard expected, corners, skirting boards, lights, mirrors, surfaces, bathroom fitments eg. Towel rails etc. Overall it was a lovely week location and view wise but we would like to hear from you with regard to cleanliness as not up to standard !!! Also the paving slabs are slippery at back and front of house and a member of our party slipped and hurt her thigh coming out the bifold doors, they desperately need jetwashing at the soonest !!! We await your feedback and also owners feedback.

Thank you for your feedback. We will take your comments in order. The windows downstairs can be opened but the plastic lock cover, over the pivot, has to be depressed and held while turning the lock either clockwise or anti-clockwise. Once turned pressure on the plastic cover can be released. This is a partial lock for security reasons on the ground floor. We are concerned that if the windows are opened too easily they may be left opened which has already happened. One day the cleaner noticed the downstairs shower room window was left open which would allow a burglar easy access to the property. The upstairs windows can be fully opened. We will give a detailed explanation of how to open the windows and ventilate the rooms in the Eribel Handbook. We only hope the holiday guests will find the time to read the handbook. We are sorry a catering aroma of curry was still in the cottage on your arrival. This presents a problem as we have no control over the menu choices of holiday guests. We have to accept the aromas they leave behind. There is only a five hour window of time (1000 to 1500 hours) between holiday guests leaving and arriving which is not enough time to ventilate the cottage. The cleaner usually spends no more than four hours at the cottage to avoid being present when holiday guests leave or arrive so this shortens the time. On the subject of ventilation, as mentioned above, the windows can be opened and each window has a horizontal ventilation port above the glass pane with a fully adjustable flap to open or close the port. Furthermore there are 3 external doors in the cottage (front, side to utility room and back to kitchen). The bi-folding doors have 3 full sized door panels and the French doors have 2. This means there are a total of 8 full sized door panels of ventilation downstairs in the property plus all the windows except the one above the kitchen sink. I am not sure what more we can do with regards to ventilation. Please remember the cleaner can only open these for a maximum of 4 hours between lettings. The rest of the time there will be a holiday guest in the property. The general cleaning is managed by Lakes Cottage Holidays who employ the Cleaners. They are aware of the cleaning concerns and will ensure the cleaning is up to standard. Finally the patio is regularly power washed already but sometimes the progress of the algae growth is faster at than at other times. There has been difficulty with monitoring the patio surface but we are working on a solution. We are sorry there has been a fall and hope the lady has recovered from her injury. Property Owner

Thank you for your observations and trust you enjoyed the facilities and location of Eribel Cottage. It is a pity you found the heating was a problem, one that has occurred before when the electric radiators were used to increase the temperature of the living accommodation. Electric radiators are provided in case the central heating breaks down. If the electric radiators are used in conjunction with the underfloor heating, the heat output raises the temperature above that set on the thermostat which shuts down the underfloor heating. Walks on your doorstep and fabulous views from the house. The property has been beautifully refurbished and modernised and is very well equipped, probably because the owners use it themselves, making it more of a home. Just a couple of criticisms. The duvet is only king size and doesn't fit the super king bed. It's also not thick enough for autumn/winter use. We had to pinch the duvet from another bedroom to keep warm. The underfloor heating in the lounge is inadequate and didn't really seem to warm up. There were a number of evenings when we were quite chilly. When we tried to turn the heating up it kept flicking back to a lower temperature. It was as if it was being controlled elsewhere! Also the entire heating went off at 9.30 in the morning. There were some strange anomalies with the heating which we never really understood, particularly upstairs which was off more than it was on and the heated towel rail in the bathroom only came on for a few hours in the evening!! Really don't like being cold when we're on holiday.

They immediately set to and changed bedding, cleaned floors and dusted. They quite agreed that the cottage should not have been left in that state - a stomach churning start to our holiday! I must say from the initial phone call with Gary to the girls coming round, I felt that your staff did all they could to put matters right including a refund of £100 at the end of the holiday. The disappointing start to the holiday at Eribel Cottage will not put us off booking the property again as it is so beautiful and so tastefully done. I think the owners would have been saddened to see that it had been so let down because of the lack of cleaning! Thank you to Karen and team for putting things right and I have to say we thoroughly enjoyed the rest of the week.
