..so i was a bit dismayed there was no mop to clean or dry the floor as came into the sitting room after a small aquare passage obviously wed dog paws ...also rained into the passage wood was wet as came indoors ..an odd chipped crockery ..dirty cutlery..cob webs on ceiling on the landing..that said everything else was ok ...comfy beds and couches ..tv was a nightmare too Other than that everything else was good ...

  • "The floor in the living area requires a good clean."

The access door to the stair is very difficult to open due to the fire closer and therefore the stair is difficult to manage. Care had to be taken on the top landing due to a nail protruding through the carpet. The top landing bannister is loose. The shower screen in main bathroom is difficult to open and close. In general there were cobwebs at various locations in the property. The remote control for the tv was difficult to operate.

  • "Excellent location in the heart of the village."

Parking permit in a nearby hotel car park a real bonus. Cottage has facilities as described, sufficient for the needs of a holiday for a week. Cottage was warm and all facilities in working order. Good walks for all levels straight from the front door. We always used the rear door into the kitchen as it was easier to wipe the paws of our two dogs. Have stayed in this cottage before, would use again and also recommend to friends.

  • "Becksteps is well equipped, comfortable and excellently located."

The arrangements for bin emptying were a little confusing as we had no instructions but it turned out that the bin was emptied. The only reason that I did not give the property 5 stars was the décor was tired and the property could do with a refresh. Having said that we would consider staying here again.

  • "Excellently positioned in the centre of Grasmere."

However the property is a little dated and requires revamping, on arrival some cutlery and crockery were found dirty, some of the crockery is badly cracked and chipped, this I emailed about to the address left in the property. As for Sykes I contacted them several times regarding additional parking, this was sorted by myself on arrival with a local hotel, but still waiting for a response from Sykes.

I apologise for the unclean cutlery etc. The chipped crockery has been replaced. We only supply one parking permit and I assume Sykes gave you that information. Fortunately you managed to make alternative arrangements for parking. I hope you still enjoyed your stay. Best regards Dot. Property Owner

  • "We love Grasmere and this little cottage was perfect for our break, it felt warm and homely."

It is a little tired in places and there's a couple of odd jobs that need doing but these didn't affect our stay. The kitchen was well equipped and the shower was hot and powerful and having an enclosed area at the back was ideal for our little dogs. I've no doubt we'll be visiting again!

  • "Very disappointed with the condition of the cottage."

It is supposed to be a 4star rated cottage but it was more like a 2 star. There were cobwebs everywhere and a lot of the surfaces were dirty and covered in dust and were very grubby. I think new cleaners need to be employed as they weren't good at all. There was also a very noticeable dip in the floor when you come out of the en-suute. I noticed this in the reviews back in 2021 , it definitely needs fixing. On a positive it had a lovely comfortable bed but lacked a lot of little touches that we have had in all the other cottages we have stopped in ie milk, tea, coffee, bread in a welcome pack. Plus no starter pack for the open fire. Very disappointing. I think this cottage needs a massive overhaul as it is in a perfect position in the village.

Hello Fiona. I am very sorry you were not satisfied with the cottage. Perhaps if you had raised the issue with Lakelovers steps could have been taken to remedy the problems. Cleaners are very busy each Saturday and it would be unreasonable to ask them to go shopping for the goods you expected. The cleaner we have is extremely reliable but perhaps on this occasion she was “ overtaxed “. Hopefully it won’t happen again. Best wishes Dot Denham Property Owner

  • "This cottage was perfect for us."

It is large, very comfortable, and right in the heart of Grasmere. We had no issues with accessing the cottage, and the parking at the hotel a few minutes walk away was very convenient. Hopefully our future plans include another trip to Grasmere, and if they do we will definitely book this cottage again.

  • "The cottage is fantastic and is perfectly positioned in grasmere, house is really well kitted out with two fridges, a freezer, washing machine and tumble dryer etc A couple of points of feedback for the owners."

As per previous feedback I would highly recommend changing the curtains in the main bedroom, it is so bright in the room after 5am in the summer, we pegged blankets to the curtains to try and block some of the light out, this is an easy fix to make a much more pleasant and restful stay. Would also suggest some small drinking glasses for young children. Other than that would highly recommend the house, loads of lovely walks in the immediate surroundings, Alcock tarn has thousands of tadpoles and fish in which the kids loved, helm crag is stunning and if you have a nice day we had a great day swimming in the pool up sourmilk gill.

  • "The reason full marks were not given is because."

... The property was not spotless. There were long blonde dog hairs from previous visits and the hoover was coated in them. There is a damaged floor board entering the en suite bathroom under the carpet and needs addressing. The vent axia was full of fluff ( we cleaned it before use) The main bedroom door scuffs the carpet due to the top hinge being stressed and the door cracked due to pressure and needs to be looked at. Otherwise we were delighted with the well appointed cottage and wouldn't hesitate to recommend.

  • "The location and size of the cottage are excellent, and the ability to take our two dogs with us was the main reason for choosing the cottage."

The cottage would benefit from a little updating to keep us coming back. It does feel slightly amateur, rather than a professionally maintained property. The lack of blinds/blackout curtains in the main bedroom is annoying if you wish to sleep before 11pm and rise after 4am in the morning in the Summer months. There were sweet wrappers down the back of the single bed and the screws in the door bars upstairs make for a fun awakening if you walk on one of them! The main bedroom door hinge is coming away from the frame, which makes the door hard to move or close. We were very lucky with the weather when we stayed so we were out every day and evening enjoying Grasmere and the surrounding Lake District area. To sum up this review, I would recommend using the closed season to bring the cottage up to a more professional letting standard.

  • "Ideal location in centre of village."

Previous guests comments about noise a little unfounded - it''s hardly a city centre! A larger TV in this day and age is considered the norm, also our preference would be for a dvd player to be included. Although the cottage has an open fire, there was absolutely nothing left in cottage to prepare a fire and left us feeling that it was rather discouraged. Bed very comfy. Unlike previous guests we had no problem getting evening meals out locally.

  • "The cottage was in the ideal position in Grasmere, close to all the amenities."

For us, the disappointing aspect was the hotels' refusal to allow non resident diners for evening meals. I suspect that the combination of Covid and lack of staff affected hotels' capacity to serve other than their own residents. Another aspect that affects tourists' enjoyment is that lack of mobile phone masts in the Lake District. With the incredible amount of tourists this summer to the area, you would think that Government would provide better communications.

  • "A disappointing cottage to stay at."

We were gutted after our year long wait! It certainly does not feel like 4* Accomodation as described, definitely felt no higher than a 3* and so it should be re-reviewed. The main issue with our stay was the condition of the property, it is tired and in need of cosmetic updates. Because it all looks so tired as a whole it massively effects your perception of its overall cleanliness, but the cleaners do need to start looking up above their eye level as lots of spiders and cobwebs. We certainly spent the couple of hours of our holiday cleaning. As we are in a pandemic it felt unnerving that the desired cleanliness may not have been met. Improvements to curtains in the main bedroom would be welcome as they are not black out ones. Location is good but busy footfall/vehicle traffic starts early in the morning right past the window. So something to keep in mind if you prefer more seclusion. So overall not worth the best part of the £1000 we paid. We won’t be staying again. We have never written a review like this before but it feels important so that others weigh up this cottage in line with expectations more seriously before booking. If you want basic accommodation then it will suit your purpose but if you are expecting good 4* Accomodation then this isn’t it!

  • "Property not thoroughly clean."

There was a “lived in” smell, surfaces were dusty, space between cooker and counter contained food remains, some of the crockery not completely clean. Internet connection erratic with frequent dropouts.(6.5mbps too slow) For a pet friendly property the door at the bottom of the stairs needs to shut to effectively stop dogs gaining access to the upstairs at night. Several of the doors did not completely shut.

About the location

GRASMERE

Ambleside 5 miles; Windermere 9 miles; Keswick 13 miles.

Situated in the heart of the Lake District National Park is the lovely village of Grasmere, probably best known as the home of William Wordsworth, a place he once described as "The most loveliest spot that man hath found". Any visit to Grasmere needs to include The Grasmere Gingerbread shop, where the Wilson family has been making gingerbread for over 60 years. Also in the village are a number of shops, pubs, a church which dates back to the 13th century, and Grasmere Lake. Grasmere Sports takes place every August, where you can watch participants compete in a variety of sports, including Cumberland wrestling. Just five miles away is the town of Ambleside and Lake Winderemere where you will find shops, pubs, restaurants and the 17th century Bridge House, which is one of the most photographed buildings in the Lake District. Cruises, boat trips and watersports can all be enjoyed on Lake Windermere, and the towns of Windermere and Keswick are also within driving distance. Grasmere is a wonderful base for your Lake District retreat.
