  • "He house was large, well equipped and comfortable."

    Lots of thoughtful extras e.g. games, umbrellas, dvds, welcome basket. Issues: it was far too hot and the heating was locked on timers. We tried to turn off the underfloor heating in the lower ground floor but it didn’t go off. The steps to the garden are so slippery when wet that they are dangerous.

  • "We've had a fantastic few days staying at "Archie's" It was the perfect location for us."

    Just a few minutes walk into Ambleside with plenty of shops to browse in, and so many cafes/restaurants for coffee breaks and food! The lake was just a few minutes away, and a fantastic regular bus service so no need to use the car. The house is beautiful. The bedrooms were spacious and we all enjoyed having the luxury of our own en suite bathrooms. Plenty of hot water, comfy beds, and the house was lovely and warm. The kitchen was well equipped and the welcome basket with teabags, coffee, biscuits and wine was very well received after a 5 hour drive. We would definitely recommend staying at Archie's and will return again.

  • "Clean, warm,and close to Ambleside without being noisy."

    Extremely well equipped ,nicely furnished with ample seating. Upstairs lounge tidy, downstairs lounge well used with comfy seating but the sofas were shedding feathers which could be a problem for an asthmatic. The only minor problem was the outside lights to the car park didn't work which made it tricky in the dark icy conditions. Would definitely come again

    Overall as usual an excellent stay Two points need attention 1 downstairs fed room and shower room like a sauna and we could not control the heating we had to call an engineer out to disable the underfloor heating completely 2 there is a roof leak causing a large damp patch to appear on the upstairs bedroom ceiling the one facing away from the car park When my daughter rang in to report the heating problem on the Saturday morning she spoke to a lady who was extremely unhelpful in fact she bluntly refused to speak to my daughter as the booking had been made in my name She quoted the data protection act as the reason despite my daughter who is a city of London senior solicitor assuring her that she could speak to her about the problem Eventually I had to ring someone called Simon who couldn’t have been more helpful and sorted the problem for us This made for a very stressful Saturday morning for my family I don’t know if the lady concerned was acting on instructions that you give to staff or just being extremely awkward but you need to address this issue Hence the low score on facilities and maintain and Ps the engineer who came out to sort the heating problem was excellent

  • "This was our third stay at Archies and as usual it didn't disappoint."

    It was a large family gathering and there was plenty of space in the house for all of us.. The dog friendly gardens are a real boon and parking in the centre of Ambleside for four cars is a real bonus. Everything you need is provided for amply, and we would definitely recommend to our friends.

  • "Your General Feedback Would you like to provide feedback about the holiday property?"

    This will be shared with the property owner. Overall a great house that suited our party and 4 en-suite bedrooms is great. This and its location made this our second visit. However we arrived to a bag of rotting rubbish by back door and extremely sticky kitchen floor. (Rubbish was removed once we reported it) Bedroom 1 sheets didn’t fit the bed and toilet cistern was constantly filling up. Bedroom 2 shower was very slow to drain, all toilet seats were loose and no soft closures. Bedroom 3 door soft close was broken so slammed shut. There’s a lack of drawers in bedrooms 2&3. Lounge sofas extremely uncomfortable, (they were bad enough last year so now desperately need replacing) Still got broken steps from dining room out to garden which are very dangerous. We reported these last year and comment in book said they’re repaired!

  • "Superbly equipped, very clean and spacious property."

    Great location. Some of the furnishings on the ground floor are looking a bit past it. Boiler failed a couple of times due to a leaking towel rail the maintenance team responded really quickly to rectify the issue.

  • "Archie’s is a fantastic property."

    We were a group of 7 ranging in age from 14 to 80 and it covered all our needs perfectly. The property is really well equipped with everything you could possibly need. All of the bedrooms being en-suite was a definite plus for us and the two upstairs and ground floor bedrooms in particular were large and spacious and extremely comfortable. The smaller lower ground bedroom was great for the younger members of our group. As we had our dog, Henry with us we tended to base ourselves on the lower ground floor where the kitchen, dining room and snug are situated and access to the enclosed garden is from the kitchen. This worked perfectly for us and Henry was very happy in his new surroundings! The only slight issue I would agree with from earlier reviewers is that the smaller sofa and armchair in the snug may have seen better days. The upholstery is sagging a little which made it more difficult for the older member of our group to get comfortable. All in all a wonderful stay in a fantastic property and we will most definitely be back!

  • "The property itself is lovely as is its location with free parking a definite bonus in Ambleside, and we had a great time especially as the weather was good for most of the week."

    There are however a few negatives that the owners / Lakelovers should address:- 1. The description of the property did not state that all the bedding was duck down. We had two in our party who are allergic to it and had to take antihistamine tablets all week. This needs amending as if we had known we would have recommended a change or looked to book a different property. 2. The sofas on the lower ground floor need their cushions changing, again they are feather down and used that often that they are now uncomfortable. 3. The bed in room 4 (LG floor) is uncomfortable especially the right side as you look at the bed. 4. When we arrived the cleaners hadn’t done a very good job, lots of dust under furniture/ tables especially on lower ground floor.

  • "Archies is a beautiful holiday Cottage, It is nicely decorated with such luxury finishes also lovely & clean."

    All the furnishings are very comfy & we spent most of our time in the evenings in the cosy lounge just off from the kitchen, it was a perfect place for friends & family gathering. Everything has been thought of to suit all generations, Its a well deserved five star accomodation.

    We have booked again (4th visit) - it seems a bit harsh that Lakelovers don't recognise loyalty or booking 12 months in advance. We met the gardeners and they were very engaging and are doing a great job. One minor minor point - there are only 3 teaspoons ??!

  • "Archie's is a lovely property and it's situation is ideal with all the facilities of Ambleside just a stones throw away but we felt quite strongly that the property has put style over practicality."

    The sofas in both rooms lacked comfort and when I sat on the chair in the snug I was immediately enveloped in a cloud of dust! Also the bed on the ground floor was not the most comfortable. We were supposed to be joined on our holiday by our daughter, her partner, their 2 children and dog but unfortunately Covid got in the way so there were just 3 of us there. Once there we did wonder, how suitable it might be for children and dogs - too much 'stuff' and too many stairs. We were impressed with the bathrooms. Overall more plusses than minuses but not as good as we had hoped in view of the price we paid.

  • "Gorgeous, well appointed house in excellent location, with on site parking a real bonus."

    Beautifully decorated throughout, quality curtains / blinds and soft furnishings. Lovely bedrooms and bathrooms, we didn’t experience any problems with shortage of hot water, (as mentioned in previous reviews) but the pressure did drop in top floor shower if other appliances were used. Sofa’s could do with reupholstering, lovely to look at but not really very comfortable. Plenty of room for 6 adults and 2 children to spread out. We’ll be back and would definitely recommend.

  • "Great property, lots of space for all of our party."

    Clean and well equipped in a great location a few minutes walk from the main centre. Some bits that could be improved are there are no TVs in any of the bedrooms it would of been nice to relax after a long walk. Also this property is just set back from a very busy road but has no gate on the main entrance unfortunately one of our dogs escaped and ran into the main road luckily she wasn’t hurt but a gate would mean this would be prevented. Other than that we would definitely recommend

  • "We were a little wary of what we might find when we arrived at Archie’s, given some of the previous recent reviews…but we need not have worried."

    What a fantastic house to stay in with lovely huge comfy beds and beautiful bathrooms. Everything was clean and everywhere was warm. There was no radiator in the ground floor bedroom (the smallest) but the owners had put in a heater which was excellent. OK …there was a bit of an issue sometimes with water pressure but nothing to bother about. There was continual hot water for 7 adults coming in from walking and needing showers/baths. We throughly enjoyed our time at Archie’s and would definitely return here again for our annual winter break.

  • "The property needs a really good clean."

    The sofa's are very uncomfortable and feathers falling out of cushions everywhere. The downstairs bedroom is really cold and the bathroom has a drain smell. The other three bathrooms are cold, the underfloor heating is useless. The reviews left in the guest book at the property repeatedly mention the above, going back as far as 2018. The good points are that the properly is in a great location for the centre of Ambleside, the property is big, lots of space and loads of parking at the rear.

  • "Had a fantastic stay at Archies."

    The house is beautiful - loads of space, very well equipped, loads of toys that my little boy loved, and a really thoughtful welcome basket which even had treats for the dog. Felt thoroughly looked after. There were a couple of issues on cleanliness - simple stuff that could be easily fixed - dusty shelves and in need of a vacuum downstairs. I would also recommend putting an extra heater in the bedroom downstairs for the winter months. The underfloor heating didn't hold off the -2 degree temperature outside! But so many positive things outweighed these VERY minor grumbles. We would definitely come back!

    it was great for our family group of four couples and a baby with plenty of space over three floors. Also really well situated in the centre of Ambleside while still being tucked away and relatively quiet and peaceful. The beautiful bathrooms however where let down badly by poor water pressure on the top floor (showers coming to a halt if water being used elsewhere in the house) and worst of all a lack of hot water altogether at certain times of the day (not able to run a bath at 4pm after a long walk being one example) such a shame in such a lovely property. The house could also do with a good spring clean, however, because of the overall excellent standard none of these things spoilt our stay.

    Kitchen very well equipped and the lounge/snug layout worked well for our multi-generational party and the dogs. Flint, our miniature schnauzer loved it! Great location with easy parking and good internet connection and lovely secure gardens. The open plan area through entrance door for coats and boots etc was great for getting ready for walks. A very stylish yet practical property that was a pleasure to relax in after a day on the fells. Enjoyed our stay immensely and booked for next year.

  • "This is a lovely family house rental, in a great location, but a few issues caused us problems: The broken toilet you informed us about on arrival took 4 days to fix - and only after numerous phone calls from us."

    Insufficient hot water through the day. We were unable to take baths when we wanted. One evening, we had very little hot water left at all. We need hot water 24/7 Insufficient domestic waste disposal facilities - one outside recycle bin not enough.

    The bedrooms and en-suite were very nice. The garden was private and lovely to sit in as it was very hot when we stayed. The only negative was it needed a good hover in some places.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force.
