It was extremely cosy, comfortable and clean, and also very well equipped. It is just a short stroll down into Ambleside, and the cottage is in a scenic location by Stock Ghyll, with fell walks from the doorstep. We particularly enjoyed a walk to Grassmere along the ‘coffin trail’ and Freshers Cafe in town. We will return!

  • "We booked Ghyll Heights guided by the Lakelovers’ 4."

4 star rating but, having read the reviews prior to our stay, we had some concerns. One of our main concerns related to repeated references to the poor standard of the cleanliness of the property. With great difficulty, we managed to speak to someone from Sykes in the week leading up to our stay, and we were assured that all issues had been dealt with. Upon arrival at Ghyll Heights, we were unpleasantly surprised to find the kitchen in an unacceptable state of cleanliness. This included sticky food on the front of the washing machine, food and drink spillages around the bin area, food and drink spillages on the dishwasher door and down the adjacent wall, cupboard shelves that needed cleaning before storing food, food scraps in the cutlery drawer, and rust and grime on the inside of the fridge door closing mechanism. In the dining area of the sitting room we found that the four dining chairs were in a very poor state, with tears in the fabric, various food stains on all four chairs and, on one chair, crusty food stuck down the side. We managed to speak to somebody at Sykes who told us that the owner uses a private cleaner and nothing could be done until the following day at the earliest. However, when we made a second call, we spoke to another member of the Sykes team who agreed that their own cleaners should come to sort out the issues. Two helpful members of the Sykes cleaning team did arrive that same afternoon and cleaned the kitchen and wiped down the chairs as best as they could. They obviously could not deal with the torn fabric but, after further pushing from ourselves, Sykes arranged for two of the chairs to be taken away and replacements provided. Given the ongoing issues with the cleanliness of this property, we would question its 4 star rating.

Thank you for your feedback. We appreciate there was a cleaning issue for which we apologised, and ensured this was fully resolved to your satisfaction 2/3 hours after your arrival. We also sought to compensate you for the inconvenience caused, with a goodwill credit against your holiday cost, which you happily accepted. We note that part of your frustration was in your contacts with our letting agents, which is not directly related to Ghyll Heights, but contribute to your review. We asked them to check their call records, and it is our belief that calls were dealt with quickly with corrective actions instigated efficiently We are most disappointed that in view of the speedy and positive response to the problem, that you chose to post this review. We feel it lacks balance and is not fair minded. We did try to reach out to you in a friendly way but you did not wish to have a conversation. Although over the years we have had very few significant cleaning issues, we have of course investigated what happened on this occasion with our long-standing, trusted cleaners. Additionally, a deep clean of the cottage is also on its way, now we are outside of the peak summer season. We’d like to finish on an extremely positive note! We are super pleased to advise our future guests, we have ordered four really beautiful new dining table chairs (to go with an equally stunning matching rug), and these will soon occupy pride of place in the lounge. We really can’t wait to show them off! Property Owner

We are delighted you had a lovely stay at Ghyll Heights, and much appreciate your helpful feedback and improvement suggestions. We have followed up on the cleaning points, and we are in the process of replacing the dining table chairs. Though we have never noticed mustiness, we will ensure that the cottage gets a good air on changeover day. We think the bathroom fan is in fact working, and what may have happened is a previous guest turned off the electrical switch by the door. The sofas are modern and quite new, and we certainly find them very comfortable! Property Owner

  • "We had a lovely stay in Ghyll Heights."

We found it very suitable for two couples having the bedrooms on upper and lower floor. Good comfortable bed and nice bathrooms, kitchen and bedrooms. Plenty of hot water. Found the lounge a bit dated and could do with a larger coffee table and a couple of footstools. As we opened the front door we were surprised to find a stained rug going into the lounge which didn't give the right impression of the property. Ambleside is a very charming town and lovely shops and eating places. Beautiful place to visit.

Thank you very much for your positive feedback, and we are so pleased you had a nice stay. We also much appreciated your pointing out that the protective carpet square was stained, and gave the wrong impression. We are staying here for a few days, and have just given it a really good clean! Thanks for your other helpful improvement ideas, As a first step we are aiming to add some additional colour to the lounge with a lovely new rug. Property Owner

  • "We liked the fact that everything was clean and that everything worked."

There was plentiful crockery, cutlery and kitchen equipment. The beds were comfortable and the cottage was in a pleasant, quiet location. We were very disappointed with the balcony which was extremely small with two tiny stools to sit on and we feel that it should be made clear in the house details that this is not a usable balcony. The parking for two cars was so small that once the second car was parked, the driver had to get out via the hatch back as the doors could not be opened. The downstairs bedroom was extremely cold on arrival and smelled musty. This was slightly better once we realised that we could turn up the radiator which came on for a couple of hours each morning but the musty feel remained and the room was never warm even though it was warm and sunny outside. The fridge in the kitchen could only be opened when the kitchen door was closed and the pedal bin under the counter was too tall to be opened under there. Mention should have been made in the details that the cottage is up quite a steep hlll. For us this was fine but perhaps for some others could be a difficulty.

Thank you for taking the time to write a review on Ghyll Heights We were very pleased that you found the location to be quiet and pleasant, and the cottage well equipped and comfortable. We are glad you found the radiator valve in the downstairs bedroom can be adjusted to provide the temperature which is needed – a new powerful boiler has been recently installed, which can fully heat all areas of the cottage. There is also a ‘Hive’ thermostat which guests can use to regulate the cottage temperature at any time of the day. There is no damp, but we will remind our cleaners to give the whole cottage a good ‘airing’ on changeover days. It’s true that the property does have a small balcony, like most other properties on ‘The Falls’, which we feel provides a pleasant connection to the outside space of Stock Ghyll. We’re sorry you had a problem with parking two cars in the private parking area to the right of the property. An option we sometimes use is to park the second car at ninety degrees across the first but there are also many visitor (‘V’) spaces on ‘The Falls’ where we encourage our guests to park a second car, including one in front of Ghyll Heights. One can certainly open the fridge without having to close the kitchen door, and we have provided a large kitchen waste bin, even if it’s a snug fit, for the convenience of guests! There is a bit of a steep pathway at a point running beside some pretty cottages coming up from Ambleside, with Ghyll Heights overlooking the stunning Stock Ghyll and its woods. As you are happy to say, it did not bother you, nor does it seem to be of any concern to countless guests over the years, many of whom of course, come to The Lakes to enjoy the beautiful walks. We hope this detailed response is helpful to yourselves, and future guests who have not yet stayed at Ghyll Heights. We want everyone to get the most out of their break, just as we do ourselves during our own frequent stays! Thank you again for your feedback. Property Owner

  • "A nice property in a good location in Ambleside."

It’s a steep uphill walk back from the town, but a lovely location with the bonus of a dedicated car parking space. Comfortable beds and lots of kitchen equipment. The heating system is probably a bit old, so the living room doesn’t get very warm, but the owners have provided a fan heater, so no problems there. Generally clean, but there are cobwebs in the loft room windows, some dusty ornaments and fluff and feathers under the sofas, but the important areas were sparkling! We’d definitely stay here again, and recommend Zeferellis restaurant, The Golden Rule pub, and the butcher on North Street.

Thank you very much for your helpful feedback. We have just replaced the boiler with a more powerful model, and had all the radiators flushed. We think that this now provides all the heating needed for a nice cosy stay! We also ensured that our cleaners dealt with the cobwebs and fluff you kindly brought to our attention. Property Owner

The closeness to the town was brilliant as was the tranquility of the surroundings. Lovely decor throughout. I would like to point out though that the downstairs bedroom window did not keep out the light from the annoying light outside,so I didn’t get a good nights sleep..may I suggest a black out blind to ensure the light doesn’t penetrate the curtains, which where lined.. but the street light is so bright. We had a lovely stay however.. and would recommend to friends snd family.

  • "My friends and I recently stayed at Sykes Cottage in Ambleside, a delightful home stay nestled in the picturesque Lake District."

Our group of four found the experience to be mostly positive, with a few minor drawbacks that didn't overshadow our overall enjoyment. One of the standout features of Sykes Cottage was its spacious rooms. Each bedroom was thoughtfully furnished and provided ample space for relaxation and privacy. The beds were comfortable, ensuring a restful night's sleep after a day of exploring the stunning surroundings. We particularly appreciated the attention to detail in the living room decorations. The tasteful furnishings and charming decor created a cozy and welcoming atmosphere, perfect for unwinding with a book or enjoying quality time with loved ones. Location-wise, Sykes Cottage couldn't have been better situated. It is conveniently close to Stock Ghyll falls, allowing us to embark on scenic walks and immerse ourselves in the natural beauty of the area. Additionally, the iconic Bridge House was within walking distance, providing a fascinating glimpse into the region's history. The cottage's proximity to these attractions was a definite highlight of our stay, enabling us to make the most of our time in Ambleside. Moreover, proximity to the market and a well maintained kitchen was very handy. While our experience was predominantly positive, we did encounter a couple of minor issues which should be taken as a feedback to improve this lovely house. Firstly, we found that the bathroom door of the basement room was not closing properly, which was a slight inconvenience when privacy was desired. Secondly, the process of disposing of garbage wasn't as straightforward as we would have liked. Clear instructions or labeled bins would have made it easier for us to ensure proper waste management during our stay. The kitchen was not stocked with any staples, like pepper, sugar, tea or coffee which made us feel a bit unwelcome. As we have stayed in other Sykes cottages in Glenridding and it did have a nice welcome pack, I feel its more of a property related comment. Overall, our time at Sykes Cottage in Ambleside was thoroughly enjoyable. The spacious rooms, tasteful living room decorations, and proximity to Stock Ghyll and Bridge House added to the charm and appeal of the property. We would gladly recommend Sykes Cottage to fellow travelers seeking a comfortable and well-located home stay in the Lake District.

Thank you for your comments. We are pleased to see that you found the property to be charming and cosy. We will ask our Maintanence Team to take a look at the bathroom door. We are sorry that the lack of staples, made you feel unwelcome, this is due to not all properties providing these due being self catering. We hope to welcome you again. I would not have been happy to have paid the full price. The main bedroom is fine, but the rest of the apartment is tired - the sofas in the lounge uncomfortable. The main disappointment is the poor customer service. Now that you have been taken over and there is a remote call centre no one actually knows the property - which WAS a Lakelovers strong point. I asked two questions and both answers turned out to be wrong.

Thank you for your feedback and we are sorry to hear you found Ghyll Heights to look tired. The property was decorated 2 years ago and the owner maintains the property regularly. The sofas are just 5 years old but she will keep your comments in mind. We are sorry you found the customer service poor and had been given the wrong information surrounding the parking and the location of one of the bedrooms. These comments have been taken on board for improvement moving forward and we have amended the description on the website to advertise this clearer too. • "Few little niggles but overall a very good stay and is somewhere we have said we will return."

The niggles were that the downstairs bedroom area did smell damp and could be quite strong as could smell it on the first floor when coming in from outdoors. Also the balcony was still out of use (been reported previously so not sure how long it's been inaccessible) and one of mornings was beautiful and would have been lovely to sit out there with a coffee listening to the waterfalls. However the property is very spacious, the beds are extremely comfy, the listing says two Kings but I think in the upstairs bedroom it must be a super king as was huge compared to our King at home. The kitchen was well stocked with pots, pans utensils, has a full size fridge freezer, dish washer and a washing machine, there was a small welcome pack with small washing up liquid, 3 dish washer tabs, a sponge plus a few tea towels. Location is good for town and only a 5/10 minute walk however listing should be clearer that it is a steepish hill back up to the property and if you have mobility issues this could be a problem.

A fully equipped kitchen with everything you could possibly need, it is compact but okay for what we needed. 7 min walk from centre of Ambleside but it is very steep, lovely location next to a stream. Spread across 3 floors, it does say not suitable for children under 5 as there are no stair gates, my children are 5 and 11 and the youngest was absolutely fine. It is probably more aimed at 2 couples but we made it work for us. One bedroom, dressing room and bathroom in the basement and the other bedroom on the first floor with the most enormous bed and ensuite, there is no bathroom on the ground level where the kitchen and lounge/dining area are but you get used to it. Slight smell of damp as you go down stairs but no obvious sign of any issue and very minor. Board games in the lounge and DVD’s (in the dressing room), there is a DVD player and a smart TV so you can sign in to Netflix etc, just remember to sign out! Balcony out of order which wasn’t an issue as we had read in a previous review. This was our first time hiring a cottage and we were not disappointed, we had a fabulous time.

Be aware that the walk into Ambleside is very steep so may not be suitable for all. Inside the property was very clean and the upstairs bathroom was modern and finished to a high standard. The downstairs bathroom was fine but not up to the same standard as upstairs. The kitchen is compact but did have everything that we needed. The lounge was comfortable and the wifi was very good. The balcony wasn't available and the owner had left a notice saying that they were awaiting a contractor. It didn't really affect the holiday though as it's only a small balcony and we probably wouldn't have used it much. All in all, it's a nice place to stay :)

This particular spot is marked with a V, which is a visitor spot, so is not directly associated with the property. Due to the apartment construction the lower bedroom and area had a musty smell. We felt the cleanliness of the cottage was not up to standard. The toilet upstairs wasn't very clean, dried urine on the underneath of the seat. Light switches and door frames were dirty, and some of the tiles in kitchen were dirty. Kitchen worktops and dining room table were not clean. The level of cleanliness overall was disappointing, as the later check-in time of 4pm is meant to allow for extra cleaning, especially with Covid still on the increase. About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
