    Lovely, comfortable house in a great location although some recommendations for improvements: - not enough glasses or plates provided - shower controls in main bathroom came off in our hands - large wall clock in lounge needs new batteries - need better/more outdoor lighting for garden at night - very hard to cope with dogs

    Thank you for taking the time to provide feedback following your stay at Low Brow Barn. The owners visited the property following your departure and have checked both the supply of crockery and glasses they found ample however have now provided extra for future guests, the batteries in the clock did need replaced and this has been attended to, the small grub screw holding on the shower control had come loose this has now been tightened.   • "Absolutely beautiful property very comfortable and high end ."

    We had a fantastic weekend would definitely return. No logs in log basket as stated for fire we had to buy some and left some for next guest and nothing to light with so we also bought a lighter and left at the property also apart from that fantastic. Heating system was very good also and easy to use just set your temperature and press the tick ✔️ or it reverted back to normal

  • "Lovely, clean property, ideal location, great walks from the doorstep and an abundance of wildlife in the gardens."

    Despite being on a reasonably busy main road into the town, (both cars and pedestrians!!) the traffic noise did not bother us at all. Maybe a small carton of milk on arrival would be a nice touch too, although everything else was supplied in plenty (tea, coffee, handwash, washing liquid, pods for the dishwasher etc) Would definitely consider booking a return visit in the future.

  • "I loved the space and location."

    The house is generally cold and the manual adjustment for the underfloor heating is max 17 degrees, and each display was always above that despite it being cold. I’ve read reviews saying it’s cold and the feedback was to manually adjust but we couldn’t. Something isn’t quite right with the heating system.

  • "We had a lovely stay at Low Brow Barn which is close to all local facilities."

    The property has plenty of space and was furnished to a high standard. We took note from previous reviews and took extra bin bags, coffee, salt, pepper and milk. We also saw a coffee machine in the kitchen photo and asked Sykes for the make... it is an Nespresso so take coffee pods with you like we did. We did not have a problem with the heating because we have the same system at home and knew how it worked. It is just a shame that Sykes / the owners have not heeded to the advise from previous guests. There is still a problem with the TV remote and the flow for the ensuite shower was terrible. We also found that the main oven were filthy so we did not use. Never managed to get the smaller oven to heat up despite having instructions. We sent Sykes a message about these issues and they never responded. This is not acceptable. We have never had such issues with Sykes before.

  • "Low Brow Barn is a lovely place, very well located in Ambleside and very well appointed."

    We loved staying there as our first family trip to The Lake District. The only slight disappointment we had was the lack of central heating. The underfloor heating is OK, but once you left the lounge and the log burning stove, it was chilly in the bedrooms. Probably the time of year and my fault for not being able to work out the myriad of possible settings for heating and water and it far from ruined our stay. Thanks for everything! We will come back in the summer

  • "This was our third stay in this property."

    It is a brilliant place. The location is excellent close to Waterhead to get on the boats and Ambleside. The cottage is just perfect for us and the dog. Thanks to the owner for renting it out. We would have booked again same time next year but unfortunately it is now too expensive for us. It has gone up alot. So we will be finding somewhere else. Thanks.

  • "We went here for a week, normally we would go abroad but decided on a stay vacation."

    Low brow barn was amazing the kids loved it although it was august we used the log fire every night as the kids have never had one to use. The property was great, cooked most nights everything we needed was there to use, we also have 2 dogs who loved the garden to run around in the morning while we were getting ready for our walks. They also enjoyed the huge lounge window as they could see people walk by and tell them off

  • "I’m so glad we read the reviews about the tea and coffee etc and agree for the cost it would have been nice to have a welcome hamper."

    Some of the previous comments about the ensuite shower etc were still true as it appeared the work had not been completed and the flow wasn’t great so we used the main bathroom. Just a few little TLC touches needed for a great accommodation. Negatives aside it was a beautiful play to stay and in such a great location and would recommend.

  • "Location of the property couldn't be better, close to the Waterhead and not to far into town."

    The Water edge inn with spectacular views across the lake while having a drink is a must. The cottage is of very high spec and spacious. Bathrooms with rainfall showers are exceptional. Bedrooms are lovely and comfortable. Garden although very nice and we did sit out but couldn't let our dog loose as he probably would have escaped and it wasn't easy to keep an eye on him. The only negatives are not any silicone utensils for cooking in nonstick pans, only one bin bag and essentials on arrival such as tea, coffee, milk, salt and pepper etc would have been appreciated. Overall we did have a fantastic week at Low Brow Barn, would recommend and definitely like to return again sometime.

  • "Amazing property in a brilliant location."

    Such high quality finish throughout. Super clean and really well maintained. I would absolutely recommend. One minor comment would be that the kitchen isn’t particularly well stocked with cooking items, but was adequate. And at this level (quality and price point) I usually find accommodation tends to provide basic condiments, tea/coffee/sugar, and at least a welcome pint of milk in the fridge. These would have been very welcome additional touches. As it is, the overall impression was lower than for accommodation that provides this. However, I’d still recommend.

    Just a short walk to Ambleside and right opposite Wateredge so a great location for us. The property is so well equipped and comfortable, very stylishly furnished, we will definitely return. Only one thing missing and that was lay down sun beds as we had great weather but these could have been in the garage, we didn’t look!!

  • "Great location, could spend the whole holiday exploring the local area with everything within walking distance and good bus and ferry routes to further afield."

    Cottage was lovely, a great place to return to at the end of the day. A few fixtures and fittings need replacing or updating such as missing blinds in kitchen and shower knob loose but would definitely book again. We will certainly miss the lambs visiting in the mornings :)

  • "The cottage was lovely, but it seems the cleaning wasn't up to standard, thick dust under settees and beds, washing machine had an awful smell to it, when we washed our clothes."

    And what upset us the most, we had 2 chihuahuas with us, we were in the garden at all times with dogs, over the wall is a 8 foot drop, our chihuahua jumped the wall, and we ended up in vets. It would be a better idea to put some other fencing on top of walls, as I find this could be dangerous for children.

  • "The cottage has everything you needed for a fantastic holiday."

    The property has been updated and modernised to a very high standard. The underfloor heating throughout makes your stay very cosy, especially when it is cold outside. Log burner helps too. Lovely modern bathroom and ensuite. The rain forest shower in the bathroom was lovely but some attention to the one in the ensuite is required as the flow was poor. (Maybe just needs adjustment by a plumber. ) Wifi excellent too. The location is superb. just a 5 minute walk to the lake and 10 minutes into Ambleside. Just be careful when crossing the road from the cottage during peak times as it can get busy. We would defiantly recommend this cottage as it is one of the nicest we have been too. One little gripe as every other cottage we have been to always have a small welcome pack which this didn`t. After our journey we couldn`t make a cuppa until we went into Ambleside to get milk, coffee and tea. We had a wonderful weeks holiday made all the better in this lovely cottage.

  • "This is our second stay at this fabulous property and we have booked again for next year."

    It is a great place the location is perfect. You only have a short walk to the beautiful lake Windermere and the village of Ambleside. The barn itself is brilliant it is modern and comfortable with all the facilities you need. The upgrades to the bathroom the additional ensuite and new kitchen were a nice surprise this year. I would not hesitate to recommend this property to anyone. We can't wait for our return next year.

  • "Fantastic, modern, bright & clean cottage on the edge of Ambleside."

    The cottage felt like everything was new. We could not have asked for more. Only downside was the main shower did not drain very well so if used for more than a minute would start to flood bathroom. However there is an ensuite with shower so no worries.

  • "This is a beautiful property!"

    Lovely cosy bedrooms, gorgeous bathrooms and a comfy open plan living area. Low Brow Barn is really well-equipped, and cosy in the evenings and light and airy during the day. The setting is beautiful and the garden areas peaceful, well-tended and ideal for bird, squirrel and bunny watching. We even had a visit from a sheep on the wall one morning! Its close proximity to both Ambleside and Waterhead meant that pubs and restaurants were well within British Staggering Distance and it was a great base for days out further afield. It was also immaculately clean!

  • "We had a lovely holiday in the Lake District."

    The barn is ideally located for Waterhead, Ambleside, Lake Windermere and the beautiful surrounding area. The space inside the barn is well laid out. Sadly the property is in desperate need of some TLC. A bit of attention and it could be stunning. Too many niggles to list but for starters: the duvets need to be replaced (ridiculously thin, old and horrible!), it needs a deep clean from top to bottom, and several things just need replacing/updating/fixing. A bit of ongoing care and attention needs to given to making it a pleasant place to stay.

  • "Arrived Friday evening and the property was not cleaned to an acceptable standard."

    I rang Sykes cottages straight away and they organised the property to be deep cleaned so was not an issue and was resolved quickly. We took a small dog with us and the garden was fenced to allow him to roam but there was a small section at the back of the property that wasn't fenced which meant our dog had to be supervised in the garden. The property is in a great location and although it is next to a main road, road noise was not a problem. We slept with all the windows open. Very comfortable beds. The front bedroom has a smell in the wardrobe which has been reported for investigation. Overall a lovely property with everything in the kitchen you would need and amazing garden for outside. Really enjoyed our stay.

  • "Excellent location and comfortable accommodation as described."

    Large living space. Well equipped kitchen. Only minor issues were that we found the bed uncomfortable, floor needed a Hoover and the property smelt of dogs. Slept in the back bedroom & couldn't hear road noise. Overall we had a really enjoyable week and would recommend the property.

  • "A very nice holiday cottage."

    Although it is on the main road traffic noise is limited. The garden provides an attractive place to sit in the evenings and is probably adequately secure for most dogs but if yours is an escapee like ours it isn’t. The open plan area works well for dining and relaxing. We did note that the standard of cleanliness, noted in other reviews, isn’t great in terms of cobwebs and some dirty fixtures.

  • "The location of the cottage is fantastic, the noise from the road was minimal and we had seen complaints about this."

    For us we expected the house to be clean and unfortunately we did find it to be dusty and the front bedroom smelled very musty. The underfloor heating would be fantastic in the winter months but we were told not to turn it off and had to have the windows open all the time due to being ridiculously hot with the floor set to 22.5 - just a shame this couldn’t be altered for May, especially when there was the option to use a fire. The use of the garage was brilliant and the house was a great size- just a good clean would be beneficial :)

  • "The barn was lovely!"

    We went away for my partners birthday and the barn was perfect! It was clean, spacious, comfortable and a great location. The garden was lovely and was secure so letting our dogs off was stress free. It's only a 5 minute walk into Ambleside too! The only thing I'd change was the pillows, they were a little hard as they were feather pillows but if that's my only change I'd say this place is pretty perfect!

  • "Beautiful cottage in a brilliant location, near to all amenities and fabulous walks."

    The underfloor heating (throughout) is fabulous and if you want a drop of extra cozy just add some logs to the real fire. Comfortable beds, sofas, dining chairs - everything! The only minor issues we experienced were: - a slightly dirty cooker/oven - the dishwasher didn't release the tablet Otherwise, fabulous all round and highly recommended.

  • "We stayed for a week in early March 2020 for our honeymoon with our Vizsla Hugo."

    I had contacted Sykes upon booking and asked if they could organise a few treats for us on arrival, which they happily did for a small fee. The cottage was warm and cozy, and a perfect location for the lake and a short walk into Ambleside, which has lots of fog friendly bars, cafe’s and restaurants. The facilities in the cottage were lovely, with comfy beds, sofas and home from home comforts. We did some beautiful walks all from the doorstep of the cottage, our car didn’t move all week. As others have mentioned, it is close to the road, but we didn’t find this a problem at all. We will definitely be returning, we loved our week away here. Thank you to all at Sykes too for going above and beyond to organise our welcome treats.

  • "I have already left feedback and nothing was done."

    The property was not ready when we arrived. We had to get someone to make the beds as there was no bed linen. The property was filthy dirty with dog/cat hairs from the previous occupants. We sat on the furniture and had pet hairs all over our clothing. It was all around the kitchen and on the kitchen worktops! We were extremely disappointed and found it easier just not to be there. We stayed out as much as we could. We therefore wasted our money. Very disappointing

    It's a great property and location generally is really good but the road is noisy and if customer is looking for real peace and quiet I think they'd be disappointed.

  • "The booking process was extremely straightforward and we were supplied with clear, detailed information all the way through, including arrangements for our arrival/departure."

    The cottage itself was very impressive, with a good-sized kitchen, living area and bedrooms, and its location was perfect for walking into Waterhead and the centre of Ambleside. The furniture, bedding and kitchenware were of a very high quality and the décor very tasteful. While there are several eating places nearby, we chose to eat in the cottage many evenings to take advantage of our lovely surroundings. We wouldn't hesitate to rebook Low Brow Barn in the future.

  • "We very much enjoyed our holiday in the Lake District, staying at Low Brow Barn."

    The cottage is very well appointed and the owner has really thought about everything you might need. Furnishing and beds are comfortable, the lounge is spacious and the TV reception excellent. The underfloor heating is effective in the bathroom and bedrooms, less so in the lounge with its high ceiling. The kitchen lacks cupboards for groceries but has everything you need for cooking etc. We parked in the adjacent lay-by on the main road, the traffic noise wasn't a problem but you have to be careful crossing the road. There is not much of a view from the cottage windows, however, it is very well placed for the major sights and the towns and villages to visit in the area. Highlights of the week included exploring Ambleside and Keswick, visiting the Puzzle Museum and Castlerigg Stone Circle in Keswick, a combined boat trip from Bowness to Lakeside and then to the Lakeland Motor Museum (great cafe!) and a ride on the Lakeside & Haverthwaite Railway, the Ravenglass & Eskdale Steam Railway ( a bit of a trek but worth it) and nearby Muncaster Castle with its magnificent gardens. Blessed with mainly fine weather we absolutely loved the Lake District and Low Brow Barn.

    This is what we felt when we stayed at Low Brow Barn in Ambleside. The property is gorgeous and in an excellent location. It is going to be very difficult to find a cottage to equal or better this one.

  • "Fantastic location easy to walk into Ambleside or to pier for boats."

    Lovely park on edge of lake which links to Roman fort for dog walking just 100yds away. The driveway issue people mention was only a problem for my Vauxhall insignia if you turn in as if coming from Windermere side. It would scrape the valance on the tarmac when pulling in. Its not a problem if you are turning in if coming from Ambleside. We saw other people bottom out when using the driveway to turn around. The only slight issue we had was that the perimiter fence and low front wall was not 100% dog friendly. We had to keep him on a lead in the garden or he would have been through or over to freedom and "sheep" if he could. That said its a lovely place and we are planning to return next year..

    Well designed and with full amenities it exceeded our expectations. The kitchen was fully equiped and the linen was all good quality. Clearly the owner cares about this property. A short walk leads to the waterside village of Waterhead with a range of amenities and good walks nearby. We had a wonderful week and look forward to returning sometime soon.

  • "Great house in a great location."

    Walking distance into Ambleside or in other direction, just a stroll to Waterside. Walks from the doorstep or a short drive to explore all of the Lake District. The only flaw for me as I have a very adventurous dog and a blind dog is the garden, as I felt I had to be out watching them at all times. Also the barn is on a main road.

  • "The dishwasher hasn’t been well maintained and left a messy residue over everything so we had to wash a lot of stuff by hand."

    Only other issue was that it wasn’t very clear on the listing/photos that it was right on the edge of a busy road. Otherwise excellent and we would definitely go back another time. Beds were the most comfortable we have ever experienced in holiday accommodation.

  • "This barn is perfectly placed to explore Ambleside, which is about a 3 minute walk in."

    There are plenty of walks and cycling you can do from here very easily, there is a Water sports place fairly nearby and they were excellent. Windermere is 3 miles away. This barn is on a busy road, the main one into Ambleside, which I concerned about when I arrived but actually it didn't bother us at all. The accomodation itself was excellent although we could have done with thinner quilts as we found it quite warm. The parking place is on a steep incline and with a loaded boot my car did groan at me! If you have a low slung sports car you may have to be careful when turning onto the driveway as it is steep. We want to stay here again and will be booking shortly for next year. Plenty of restaurants in Ambleside as well.

The property

A stunning 17th-century barn, converted to the highest standards, Low Brow Barn near Ambleside is situated at the foot of Wansfell and surrounded by the gorgeous countryside of the heart of the Lake District. With very few steps in the accommodation, the barn has been furnished in a comfortable and contemporary style with spacious and open plan accommodation for a small family or four adults who want to explore Lakeland at any time of year. As you step in through the large barn door, you'll find yourself in the most fabulous open plan room with the original exposed beams and huge picture windows to take in the tranquil and beautiful surroundings and flood the space with natural light.

It really is a breath taking space, with comfortable seating around the wood burning stove and a really fabulous dining kitchen area with a slate floor, Rangemaster cooker and marble worktops.
