  • "Weeds in patio area, same as last visit."

    Blind to middle lounge window broken, it's there for a reason, to keep glare from sun out. Table lamp in lounge would be nice. Bottom bathroom wh basin slow to drain. Small TV.

    Sorry you have had cause to complain. We weed the balcony and also spray it but it is a constant problem. I replaced the right hand blind in April - did not realise the middle one was now broken as guests had not reported it previously. Will supply table lamp in lounge. If basin is slow to drain, probably due to accumulation of hair, it should be reported to our 24/7 maintenance service. TV (I assume you mean the lounge one) is appropriate to the size of the room and has not been the source of complaints reviously. Property Owner

    ..love the position and views ...it would feel more homely with a few well placed lamps ...but that's just my opinion .. It's a lovely place ..convenient for walking the fells etc ... Unfortunately we find walking and climbing the beloved fells ...becoming out of our reach now .Would love to be 18 once more....

    In a great location in Ambleside with beautiful views over the town. We come to Ambleside around four times a year. Rothay 17 was a last minute booking and well worth the money. I would definitely recommend it to others.

  • "A very comfortable flat with an amazing view."

    It is centrally located but be warned the walk up is very steep but mercifully short! It's great to have your own parking space which is unusual in Ambleside. It was an ideal base for our holiday and we'd be very happy to stay there again. We were blessed with amazing weather but if you aren't so lucky beware that the TV only has Freeview - no iPlayer etc or ability to cast from your phone, so take some DVDs

  • "Excellent location, first class apartment very clean."

    Parking however can be difficult depending on size of adjacent cars.Steep walk down to town.The lounge seating should be replaced have seen better days and a second set of keys to property would be usefulWould definitely recommend this property.

  • "Lovely apartment with fantastic views, which was spotless on arrival and nice and warm on a very chilly day."

    The appartment was very well equiped and had plenty of utensils etc for cooking/eating in. The non adjustable shower head in the bath was a pain but we just used the the shower room instead. The king sized bed was firm but very comfortable and we both slept well. The allocated parking space was a bit tight (for a slightly bigger car) and this depended on the neatness of the people parking on either side, but not an issue, as we just used the visitor space, when the parking was too tight. Ambleside was lovely as always, with plenty of choice of places to eat and good walks straight from the door. There is also an excellent bus service for one way walks.

  • "Lovely holiday home."

    Brilliant location and the views make it so special. Well equipped. The only slight moan is about the showers. The fitting for the shower head doesn't allow for any adjustment, which makes it difficult to have a decent shower without holding the head in your hand and without soaking the floor in the upstairs one. The owners are aware of this as there are notes in the bathrooms, but perhaps a new attachment to the rail is now necessary. Also, it would be useful to have some sort of mat in the hall to put muddy/wet boots on. It was very wet whilst we were there and we were worried about the carpet. Overall, a very nice holiday and we would be happy to stay here again. Thank you

  • "The property is in a lovely position with superb views."

    Very easy access to the centre of Ambleside and good walking from the property. But there were a few small issues which together add up. The mattress in the double bedroom is very hard. It needs an upgrade to be more comfortable so much so we had to use the pull down bed in the lounge. The shower heads are very impractical and almost impossible to angle for normal use. They had to be removed from the cradle to be used. The kettle in the kitchen is difficult to fill as the lid does not open fully. A suggestion would be to reduce the size of the kitchen table as two people working in a self catering kitchen found the space to be very tight. We appreciate the table has to sit 6 at a push but a smaller table could have been used and still accommodated 6 people. On the whole the facilities were good and the apartment was very clean and the kitchen was well equipped. We have been coming to several of these apartments for very many years and hope this criticism is taken in good faith as we appreciate it is hard to please everyone all of the time

    Sorry you had some small issues which we hope did not spoil your stay. Beds are very much a personal choice and the level of hardness/softness will inevitably not suit everyone. The shower heads are adjustable by moving them gently up or down until they click on the required setting. We will add some instructions about this to the guest information in the apartment. We will also look at the kettle and consider replacing it - no guests have raised this issue previously. Finally, as you say, the table has to seat 6 as this is the maximum sleeping capacity. If guests do not require 6 seats they can move the table towards the corner of the kitchen under the TV and store unwanted chairs under the stairs for the duration of their stay. Property Owner

    Well appointed above Ambleside. Spectacular views of the town and hills from the balcony and all rooms. Well equipped for catering at home but lots of pubs, cafes and restaurants within walking distance. Great walks from the property but also centrally located for exploring the rest of the Lake District.

    A couple other areas could have done with a dust. Clean kit and shower gels etc really nice touch. The only thing lacking was washing machine. Otherwise would have been the perfect apartment.

  • "We had a terrific stay at Rothay 17, which has hotel standards without the hotel inconveniences."

    As well as the usual towels and linen, toiletries were provided, as were dressing gowns It's comfortably furnished and both the bathroom and the shower room are brand new, as is the kitchen. The kitchen is equipped on the assumption that you might actually want to cook! We loved the balcony, on which we sat for several evenings given the good weather. The walk into Ambleside is slightly steep but not very long, so you can do it in a few minutes, even on the return journey. Plenty of lovely walks within easy reach, without having to take the car.

    Apartments clean, great view, great location by the pubs, restaurants, and shops. Would be nice if the swimming pool was part of the price rather than an extra £15, as creates unnecessary admin, but very good apartment and holiday.

Why not walk over the fell to Grasmere where you can enjoy a snack at one of the cafes and then head back passing Rydal Caves and back to Ambleside.

For the more adventurous, higher climbs are available up Sweden Bridge and the Fairfield Horseshoe.

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
