"The property is clean and comfortable."
The bathrooms are super and the hot water is in abundance. showers and baths were wonderful. The separate kitchen is very well kitted. The dishwasher and tumble dryer were appreciated. It was not the easiest to find in the dark after a long and tiring journey, but it is located just minutes from the town centre with oodles of eating and drinking establishments. We were not in great need of a TV, but couldn't work it to get and live programmes. There is plenty of seating in the lounge/diner and the bedrooms. We loved our stay and would recommend it for a central place from which to explore.

"Lovely spacious apartment tastefully decorated and fitted out to an extremely high standard."
Nicely located by Stock Ghyll Force to both see and hear the water rushing by. The apartment was not easy to find for the first time on a dark rainy evening. The allocated parking bay was difficult to access in a large car.

"A lot to like."
Great bathrooms and kitchen. Comfy beds. Great views. Let down by : living room. Old furniture, poor/broken lighting, small telly with all wires showing, Heavily stained carpet. Balcony scruffy and outside chairs uncomfortable and rickety. It would take very little updating to make this property really good.

"Property was comfortable and the kitchen contained most things you would need."
Plenty of bathrooms to go round. Nice fresh bedding. The sound of the nearby stream was relaxing. A welcome pack such as milk in the fridge would be nice. Some instructions for the dishwasher would be useful. Couple of things to point out, the location is very steep. The allocated parking space was VERY difficult to get in to. It is definitely not a leisurely walk to the centre of town, the return journey is particularly strenuous.

"Had a lovely stay thank you: - beds super comfy - very well equipped kitchen - key safe worked well - recycling is a bit of a nightmare but we got there in the end - bath and showers were fab, esp after some very wet and/or long days out walking ."
....but did want to let you know about a couple of things... 1. The light above the hob doesn't seem to work... extraction fan part does tho

"I will definitely be returning to The Falls."
I simply loved the sound of Stock Ghyll in the background. Value for money. Ideal to for walks and Ambleside shopping. My only suggestion is that the parking space for number 17 is moved, as it is a little awkward to access. Also we could've done with 2 sets of keys to the property. Thank you.

The apartment is only a short walk from the centre of Ambleside, from where you can take the bus or boat to other places in the Lakes. There were a few things that others had already reported in the guest book in the property. It's shame that these points don't seem to have been acted upon. 1. The windows really were filthy. There weren't just a few marks here and there. They looked like they hadn't been cleaned in a long time. 2. There was a request to separate rubbish and multiple bins were provided in the kitchen, but how should we know what bins there are and what goes in each bin? I ended up taking a photo of the information in the Refuse Centre and using that as a point of reference. This point would be rectified quickly and easily if there were a copy of the overview from the Refuse Centre in the kitchen. 3. In a property that has 3 bedrooms, it's very likely that there are more than 2 adults. Having a second set of keys would therefore be very useful. We managed with the single set provided, but we always had to think ahead to work out who should take the keys.

"Lovely half term break in one of our favourite Lake District towns."
The flat really added to our experience - cosy, warm, well fitted out (the owners have evidently put a lot of care and love into refurbishing it to a high standard). Great location and views too. Many thanks

"We had a lovely holiday."
Perfect location. Really comfy beds and loads of space. Only suggestion would be maybe more comfy sofas. They are quite low and not really big enough. Really good to have dedicated parking space but be aware it is very tight esp. for bigger cars. Overall, excellent experience. Would definitely stay here again.

"Lovely property in good position - despite the hill!"
The maps and books were very useful and the beds really comfy. Slight grumbles involved only having 5 forks in drawer and some of the pans not working on the induction hob as they were broken. Also considering the fact that extra time is allowed for cleaning the kitchen had loads of cobwebs, there were crumbs on lounge carpet and the balcony hadn't been touched. We really enjoyed our week and would love to return at some point
