"We had a lovely stay at Woodbine Cottage."
The cottage is in an excellent location and had everything we needed for a lovely family break. Sharon the housekeeper was very helpful and gave us recommendations on where to eat and go for days out. We will definitely stay again

"We were a group of 5 and found that the house was very well equipped to deal with this many."
There were no space, bathroom etc issues. We found everything very comfortable. The biggest issue we had was the cleanliness of the property. When we arrived, there were dirty plates in the cupboard, plenty of dust under sofas, and food/crumbs left on some surfaces (e.g. nest coffee tables). I appreciate that some of this is the previous guests fault, but it would be nice if there were some basic checks in place. The dust under the sofas, for instance, is not down to guests to clean up. In the en-suite bedroom, we found dirt, plaster backing peel and chocolate wrapper on the dressing table, as well as what looked like glass and dirt in the second drawer in the dresser. And there was lots of dust on all surfaces. In the front patio/garden, there was a bag of dog poo left behind, which didn't add to the otherwise quite nice and peaceful area as much as one would hope. That being said, the other 2 bedrooms and bathrooms were/appeared to be clean! In the grand scheme of things, the issues above were easy enough to resolve ourselves and didn't detract from the quality of the rest of our stay, but it isn't really acceptable. Even though a parking permit is listed as included, it is not. I called Kate up right away about this and she explained that Sykes haven't removed this from the listing even though she has requested this. In any case, there were some on-the-road free parking places not far from the property that Kate told us about and these served us well. Some other small details: the hob is an induction hob, but some pans don't work on this hob, so could just be removed to save hassle; there is only one front door key, which is a little inconvenient (a couple of keys with keyfobs would save having to go in and out of the keybox each time)

Had a fantastic stay especially as the weather was hot and sunny . Only one issue just to make sure to sort parking out in the local car park. No parking at the cottage . However it wouldn’t deter us from booking again. The cottage is in an ideal central location for all Ambleside amenities

"Stayed in Woodbine Cottage for the Christmas light switch on in Ambleside."
Fabulous location, handy for the town, wonderful views. Cottage was full of everything you could possibly need, with a lovely kitchen, great little log burner, comfy beds. 4pm arrival was perfect especially as there was a warm welcome with some lights on, heating roaring and a welcome pack waiting. 9am check out not so, bit tight especially as the car was down in the car park. Plus we did clean up after ourselves, so I'm sure the cleaner was in and out. Sadly the WiFi is almost unusable (perhaps don't advertise it) but we pretended it was 1986, it didn't bother us. The steps to the cottage are small, steep and were slippery as it was rainy weather, but there is outside lighting and they supplied a fab torch which we used. We absolutely intend to stay again, it was home from home.

House looks great in the photos, but is in desperate need of maintenance; furniture is broken and held together with tape, carpets are stained and no longer lie flat, the walls have damaged some of it left, some patched (badly). The front and Patio doors are difficult to manage (they require a good pull toward you and assertive lift of the handle to be lockable (took half our stay to work out this was the trick - there was no help provided in the house or via the agency). The boiler works fine, but doesn’t give consistent hot water and the wifi is beyond slow-no possibility to work using the wifi. The lakes as always were amazing, the house not so much. We have stayed at better value properties in Ambleside.

"Really lovely cottage in perfect location close to shops, pubs, restaurants, etc."
Cottage is well fitted out with comfy beds. We made good use of the laminated walking routes which were a welcomed find. Parking permit was very useful with car park nearby and also great having option to use other car parks when exploring the Lake District. The only let down, as others have mentioned, was the quality of the Wi-Fi. We thoroughly enjoyed our stay and would definitely stay again but would love for the Wi-Fi to be upgraded.

"Was good but there was a few things that could be better."
First could do with a better clean there was a lot of dust particularly the TV stand and behind it. Also a few holes in the walls needing repaired and what looked like a few maybe dog pee stains that have not been cleaned up right. The TV wasn't in the best condition as half the screen was showing signs of starting to deteriorate as there was a constant black showdow over it. There was two frying pans but only one worked on the induction hob not sure about the pans as never got round to using them. Also the front garden could do with a major tidy up. It had good views over towardsTodd Crag. But there was a tree right in front blocking the views. Also the thorn bushes need a major tidy up as it was nearly impossible to sit down as they are practically growing onto the table and chairs. A pity as it wouldn't take much to get this place top notch as it's in a good location. Would have gave it 3.5 stars of that was a option

"Although only a few yards from town Woodbine Cottage is on a quiet Lane that we found with ease."
Nice lounge/dining area/kitchen with space for the cages our two collies kip in. Good walking from the doorstep. Round the corner is the 300 year old Golden Rule an excellent pub that serves drinks not food - but loads of cafes and restaurants to choose from in Ambleside. Parked the car after unloading and didn’t see it again for a week. Managed to park close to the cottage and load up on the last night so got away early on the last day but a 10am departure would have been a bit easier.

"The property is in a great location and there are amazing views from the bedrooms."
Its a really good quality holiday cottage with a good selection of equipment. It does not have any allocated parking but a permit for local car parks is provided. The property would benefit from some repair work, the central heating is either very hot or cold, the sink leaks and is supported by two bits of wood under the sink and the curtain pole in the lounge is broken.

The kettle failed on day 4. The hob wasn't gas as advertised. The wheelie bin was nowhere to be seen. There were problems with the en suite sink, the plug wouldn't stay up so I had wedge a razor under it to brush my teeth, I stopped using that sink after a while. The property was difficult to find, we arrived on foot and after dark, a little more explanation would have been helpful

FYI it had a leaking tap. The main thing that wasn’t very good was the time we had to check out. For the money we paid which was on par with a four star hotel even they let you check out later. But it doesn’t take from 9-00 AM till the next arrival at 4-00 pm to clean a small cottage. Thanks

The cottage is well equipped and comfortable, parking is in the nearby car park but the owners supply a pass so it is essentially free and only a short walk. It is a great place to explore the lakes from and experience the pubs and restaurants that Ambleside has to offer.

Just the right size for a family break in the Lakes. It was very well kept, clean and very comfortable. It was also in a great location to just wander into Ambleside, and if it weren't for the civic pandemic, we would have eaten out with ease. Our only issue was that it wasn't clear on the details that the cottage didn't have parking facilities (on or off street) associated with the cottage itself. We assumed from the details that we needed to collect a parking permit that there were parking facilities, and so struggled throughout the week to find places to leave the car. Thanks.

"I received a call on Thursday (the day before our arrival) confirming the details and explaining that there was no rush to leave on Sunday as no one was coming to stay after us."
With kids, this was very helpful and meant we could enjoy our Sunday without rushing to get packed up and out the door by 10am. The parking permit is really useful too as it can be used in numerous places around the Lakes. The welcome pack was more than your usual pint of milk so much appreciated.

Good size accommodation and well appointed, nice outside terrace to the front. Comfortable beds, good kitchen facilities and many little extras.

Slight issue with the boiler as it needed regularly topping up with water but prompt advice given on the phone so it didn't spoil our holiday. Parking wasn't an issue as we were able to park just along the road from the cottage.

A great location/base for for lots of brilliant walking. The cottage is very warm and homely with just a few things that need doing eg, coat hooks in the hallway would be useful, toilet seat in main bathroom is loose, thermostat in lounge is missing (has been for a few years now) kitchen tap dripping, however, we love the place and will definitely return for more winter walking. The Unicorn pub just down the road is our favourite place for good beers and great pub food, especially the rump steak!

The house was very welcoming and comfortable and decorated to high standard with all the amenities you could possibly need. The central Ambleside location was amazing (close to two pubs and a brilliant butchers as well the town) and the perfect base irrespective of whether you are a hiker or a just like pootling around the local villages. I would strongly recommend this property and we most definitely will be returning !

Shame no welcome pack or basics in the kitchen. Toaster was broken, main bathroom toilet-seat broken & hot water in main bathroom hit & miss. 2nd double room TINY which was embarrassing when invited friends ended up in it. Main plus for Woodbine Cottage is fantastic location in Ambleside.

Woodbine cottage cosy and welcoming with good facilities BUT we were dissapointed in the cleanliness in the bathrooms and drawers in bedroom furniture which let down the rest of the cottage appeal. Bedroom furniture drawers had debris in which could have easily been hovered out as did trim on wardrobe. Did not use drawers for clothing due to this. There had been overkill of bleach put in toilets and paper seal in place to say cleaned but backs of toilet seats not cleaned well. Toilet paper holder needs replacing in ensuite bedroom. Walls need TLC in places where obvious bumps and cracks have not been repaired. Tv in bedroom did not work. Toilet seat in main bathroom wobbly and tiles not cleaned above shower head. Cottage in good central area - not much parking next to cottage even if we had of come for your permit which you ask for £200 security. We manged nicely to park for 3 days in town centre car park on Rydal Road (5 minutes away ) for £15 for the 3 days and can pay with your debit card so no worries re having change to pay The above comment re cleanliness /repairs need attention but overall we enjoyed our stay.

"This is our second visit to woodbine cottage we came in 2016 and although we had a lovely time and the cottage is ideal for our needs we couldn't help but feel that a few things now need attention before the place goes down in our opinion eg tv in bedroom not working ', radiator in downstairs toilet not working,, no fire blanket in kitchen duvets washed that much the filling had all gone lumpy , light needed in bathroom and main bedroom, light in microwave , toilet seat loose really dirty sofa, these are all small things but when people are paying £500 + to stay a week we feel that the owner needs to check on the property more often or the agents need to do more regular inspections."
its a bit of a shame because the place is really clean and has everything you need and is realy warm lovely views from the bedroom and only a short stroll into town .ideal for all kinds of walks.also a welcome pack would be good idea eg milk tea biscuits flowers lots of outher propertys provide it

"We were let down by the bath not working."
This accounts for the less than 100% feedback. This was one of our essential features when we booked the cottage as a base for a walking holiday. Hence, we were disappointed that it could not be repaired during the week. That said, Sykes Cottages responded quickly and tried to facilitate the repair. The fact that they kept us informed and handled the situation in a professional and friendly manner meant that we are happy to return both to Sykes Cottages and this particular cottage in the future.

"Lovely & central for all amenities in the town, but were unable to use narrow entrance in front of house as builders next door blocked it for 3 of our 4 days there and made it quite a trek to unload all our belongings."
The beds were just so comfy and the bedrooms light and airy. Great having an en-suite too. The kitchen had everything we needed and nice to get bits and pieces like bin bags, washing up liquid etc without having to bring with you or buy whilst on holiday. Brilliant having the parking permit too which we took advantage of all over the area. We all felt the cottage could do with a lick of paint and a little bit of tlc as plaster coming off some of the walls, damp in places and hooks on walls where no pictures were. Lots of cobwebs throughout also. Didn't spoil the weekend by any means, but they little things make a difference when you're paying £600 for 3 nights away.

AMBLESIDE
Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.
Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force.
