  • "The cottage is fantastic."

    Everything you need.Beautiful location.The owners were away on holiday but their daughter was on hand to help if any issues arose.Was nice to see peacocks around the farm as well as friendly goats and other animals.Bus service and pub a mile away.We come to this area every year and this is a new side of Pendle for us.I can see this being a yearly thing now.Loved it!

  • "Owner's daughter was lovely and helped us resolve a few issues, even bringing us some fresh eggs."

    Surrounding area is gorgeous. Goats and chickens to the front, sheep and lambs behind. Loads of great walking / hiking areas all around, you don't need to drive anywhere. The cottage however was dirty and very dusty though. My wife and son had problems with the dust due to asthma. The microwave oven looked like something had exploded inside it a long time ago. Cottage really does need a deep clean. It's not possible to control the heating, so it's either boiling or freezing inside (there's a thermostat on each radiator but they don't work and the main system is on a timer). Shower is electric and has no power - my wife had to wash her hair at home of family nearby. Definitely needs a new and modern central heating / warm water system. Double bed isn't very comfy - it's too small in width and length, and felt a bit like a trampoline - more spring than cushion. A new bed would be a wise investment. The farm track up to the cottage could do with having the potholes filled in. Be careful if you're not driving an actual tractor.

    We are always available on the 2 mobile numbers available to guests. Voicemail messages were left on a landline when nobody was at home. If contact was made to the above numbers then your issues would have been resolved straight away. My family have lived here for 50 years and have not had any access issues. Property Owner

  • "On arrival we found the property to be damp and musty, despite the central heating being on."

    The WiFi did not work and the bed and pillows were uncomfortable and damp. The heating went off at 8.00 p.m. and the property has no control for heating and water. The lighting was dim and the kitchen was poorly equipped. The standard did not approach the 4 tick Sykes rating that we have become accustomed to. In reality it did not approach the 3 tick Sykes rating of properties we have used. We left after one night but fortunately received reimbursement for the remainder of the week.

  • "There was a problem with hot water."

    We had no or very little hot water every evening. We pointed this out to the lady owner and she told us there was nothing she could do about that. She suggested we had a shower instead of a bath. We found that quite rude. We purposely booked a cottage with a bath so that we could have a recovery bath after our long cycle rides. We were also unable to get hot water out of the kitchen taps so could not wash up when we wanted to. The cottage was clean and in a lovely situation but it certainly didn’t warrant a 4 tick rating. The birds were quite uncomfortable and the pillows were very poor. We generally find Sykes 4 tick accommodation of a high standard .

    I wasn't aware that you particularly wanted a recovery bath after cycling which is why I suggested a shower. I spoke to you on the first evening of your stay when you stated that the flow of water was slow. I am not in a position to alter water pressure as it flows from our natural spring. If, however during your stay you would have mentioned you required more hot water I would of course have been happy to provide it. Our properties have all been inspected by Visit Britain and have all been awarded a four star rating Property Owner

Set at the foot of Pendle Hill, the village of Downham is within the Forest of Bowland Area of Outstanding Natural Beauty.
