Holly lodge is in a beautiful spot the dogs loved the big garden ,spacious parking everything you need if you are disabled friendly owners who take a lot of pride in there property Holly the dog was lovely too would definitely go back good access to lots of places to visit M6 and A66 close by appleby is a lovely little village a mile away to get supplies lovely walk by the side of river Eden amazing chippy also Crown and Cushion pub serves lovely meals lots to do in the surrounding area thanks to jan and John we had a lovely stay

Very well equipped especially for people with a disability. Jan and John are very helpful and nothing is too much trouble should a problem arise. The rooms are larger than we expected and well maintained. The situation is perfect although it is near to a busy highway it is quiet inside the cottage so no sleep problems. Very large grounds approximately 3 acres and very private. Suitable for couples or families. Altogether a lovely place.

Upstairs are 2 more bedrooms & another bathroom with shower. There is also height adjustable kitchen worktops. The property is extremely clean and very well catered for all guests throughout . The disabled facilities are among the best we've had. Jan and John made us very welcome and were very attentive. The Lodge is very comfortable and cosy. All the heating and hot water you could want. The log burner was a particular favourite. It has to be borne in mind the proximity to the A66, so expect some road noise. The gardens are beautiful and expansive - take full advantage of the lovely walks. Ollie (the dog) will always make you welcome, he's friendly and chilled, our little dog made friends with him. The birds are so plentiful, it was a delight to see them in the garden and their song was truly beautiful.

Jan and John were brilliant hosts. Heavy snow had fallen and Jan kindly telephoned to let us know before we set off. What a lovely place to stay at - it was so warm and cosy. The grounds looked beautiful in the snow. One family member is a wheelchair user who found that this was the best equipped cottage to suit her disability. Both Jan and John were thoughtful in their efforts to make our stay enjoyable. There is an abundance of information available at the cottage regarding days out, places to eat etc. We visited the local village of Appleby and had brunch at The Crown and Cushion - the bacon sandwich was delicious. We had a lovely holiday and would highly recommend a stay at Holly Lodge.

Very clean and comfortable and I must say bigger than I expected. 3 large bedrooms and comfortable living area. You do need transport though for this destination. Appleby is a lovely little village. Would recommend the crown&cushion and the Aishiana restaurant

Plenty of room and great for close access to the main roads for venturing out across the Lake District. Very comfortable and stylish. Only issue is the floor boards upstairs are incredibly noisy. Just a warning for sound sensitive people

This is something we can not address between guests but aim to have sorted out next winter when we have a few weeks still free with no guests booked in. "A wonderful relaxing holiday."
As a full time carer for my mum for the past 3 and a half years, we were unable to go away on holiday. Sadly when my mum passed away 30 weeks ago and it was our birthdays at the end of January, my husband said we need to go away for a little while and relax. I'm so very pleased that we picked this beautiful lodge. It was just what we needed. John and Jan were wonderful hosts and available if we needed them but we never felt like they were keeping an eye on us. With underfloor heating the place was very cosy and relaxing. Wonderful facilities available and although we didn't need the disabled ones, they were outstanding and very well thought out. We went on many walks and stopped off at a couple of local 'hostelries' afterwards for refreshment!! Many thanks for having us both, we really enjoyed spending time in your beautiful lodge

For a wheel chair user it made life very easy to have the sinks easily lowered and very easy to move around in, Lovely views from the windows, and very peaceful environment. Easy access to lovely days out.

The bedrooms were more than adequate with comfortable beds and lots of storage space. However no mention was made in any description of the property of the close proximity of the A66 and the subsequent traffic noise during the night when the windows needed to be open for ventilation. The wet-room facilities for an independent wheelchair user were manageable but as space was limited after transferring from wheelchair to the provided shower seat it was difficult to ensure the wheelchair was away from the shower area which resulted in it getting wet each day. A sideways transfer from wheelchair to the toilet was also a little hampered as the fold-down grab-rail is on the only side available for transfer. The kitchen area does have a height adjustable sink and hob unit. Which was most welcome. However to make the kitchen area more wheelchair-user friendly perhaps more consideration could be given to the placement of kettles etc. But we realise these are easily movable. If there is opportunity to improve the kitchen facilities in updating the built-in oven, another very useful appliance would be a dishwasher. All in all the stay afforded a good base from which to explore the Lake District. Thank You.
Thank you for pointing out these inconveniences in the kitchen and wet-room. We had considered a dish washer but could not see where it could be situated without compromising other accessible features. The wet-room does fully comply with all the national accessibility scheme requirements but we do accept that everyone's needs are different and one layout does not suit everyone. This is why we have added the height adjustable sink in the wet-room. Did you also have a problem with the shower curtains? Apologies for the road noise. Highways England are replacing the road surface along the whole of the Appleby bypass with a 'low noise' surface but doing all the work overnight, until November 2021. "Asked us to leave as soon as possible they wanted to go to farmers market."
Then on morning of leaving Jan came round and said I hope you Don't think where pushing you out .which I did feel she was pushing us out .you really couldn't sit out the back peacefully there dog kept appearing. But we did have a relaxing g holiday .
We are sorry we seem to have miscommunicated with you on arrival. We try to ask if guests are happy with our Spaniel running round and we are always happy to keep him in when we see guests sitting outside if they want us to, or make us aware. We are always available for comments as we live next door. Regarding our request for guests to leave early if we have to go out, we try to give guests the option of leaving a little early, or having a more relaxed morning to leave after we return, by negotiation, which we understood we had achieved. Mum (86) has limited mobility but found it very easy to navigate the cottage with its wide doors and well equipped bathroom. The cottage is much more spacious than it looks from the external photo and is a great choice for those needing a little extra help for whatever reason. We spent most days on scenic drives around the beautiful countryside on the doorstep, and of course a trip to Settle from Appleby station on the famous Settle to Carlisle line was a must for Dad (87). A lovely holiday that my parents will enjoy reminiscing about for a long time to come!

Appleby is a pretty town with lots of choices of places to eat and drink. Jan and John were very helpful and informative, lovely couple. We would highly recommend this holiday cottage.

The owners Jan,John & Ollie ( their Springer Spaniel ) were very approachable & friendly checking in with us daily to see if we needed anything. Beds & sofas were comfy, the Lodge was spotless & warm and well equipped with almost everything you would need. A definite home from home even down to board games to play & books to read. I think Holly Lodge guests would benefit from a patio table & chairs outside the back door on the paved area, although there were wooden chairs & 2 wicker chairs in the summer house that we used but obviously they needed to remain there in case of rain. Holly Lodge’s interior is ideal for somebody who uses a wheelchair & is staying there with an able bodied person. We especially admired the kitchen work surface containing the sink and hob as it could be lowered so accessible if your sat in a wheelchair and the same applied to the sink in the bathroom.

Holly Lodge is a beautiful cottage set in the beautiful countryside of Appleby. John & Jan have been fantastic, nothing was a problem and such kind and caring people. All the beds was comfortable that made you feel refreshed every time to woke up. The cottage is much larger in reality as the pictures do not do the cottage justice. Will definitely be coming back next year and many more years to come.

The pleasant owners who were unobtrusive, but readily available should the need arise, have put considerable time and effort into providing a spacious but cosy holiday cottage that has everything you could possibly need and more! Our only concern was the delightful, but expensive, Portmerion crockery. We would have liked the option of an everyday set to use for the less dexterous guest.

"Had a great weekend with family."
Cottage was well equipped to a high standard and lovely and warm and cosy on very cold days. Our dog really enjoyed the underfloor heating! Great location. Walk into village was fine during the day but we would not do it in the dark due to having to cross a very busy, fast road. Shops/pubs there and we did get a really great takeaway from Ashiana restaurant, where they were happy to provide us with a guaranteed milk free curry for a dairy allergy sufferer. There were a couple of things that could have been improved, for us: We thought some of the many laminated label/notices were not needed, such as the lengthy one on the bathroom bins which went into a bit too much detail (really not necessary). Although it was a nice touch having the lovely Portmeirion crockery to use we were worrying the whole time about breakages, due to another laminated notice stating the very high prices to replace any broken items; surely this should be up the owners to foot the bill for any breakages - never come across this before. We would have been happy with cheaper plates/cups etc and not be so worried. Despite the above suggestions we did have a great weekend; my husband really enjoyed his retirement break.
We are pleased you enjoyed our Lodge, underfloor heating and Ashiana, they have a well-deserved high reputation. Our Portmerion crockery we agree is expensive. We were advised by Visit England that a 4-star gold property should have either Portmerion, Royal Worcester or Royal Doulton crockery. We have provided alternative items for children when asked. There is a longer walk round, avoiding the short-cut across the dual-carriageway of the A66, which has a safety crossing in the central reservation. The night-lights provided double as torches as, being outside the town, we are not provided with street lights and may qualify as a Dark Sky Area. Property Owner

It’s ideally located to explore the Lake District and the accomodation was to a very high standard with everything we needed. The garden was beautiful and the owners kind and helpful. Appleby is a lovely place and it was great to take our dog on holiday with us. The only thing that caught us a bit unaware was the slight overnight noise from the A66 which runs parallel to Holly Lodge but after the first night I hardly noticed it. This could only be heard in the front bedrooms. I’d definitely recommend Holly Lodge especially to wheelchair users as designed to cater for all.

Very clean and lots of thoughtful touches. Amazing views at the back of the property, The main road nearby can be quite noisy so earplugs are a good idea if you are a light sleeper. The garden is lovely and leads to some beautiful woods, however it is shared with the b&b next door so isn’t private. My parents had breakfast at the b&b one morning and really enjoyed it. Their dog Oliver is very friendly. Overall would recommend.

Very high specs. Beautiful area. Medium walk into Appleby-in-Westmorland though along dark lanes with sometimes fast moving vehicles so a little scary in the dark of winter. Cottage provides good torches. Nice garden with wonderful views. Plenty of parking. Would worry if booking with very young children as cottage full of quite expensive items and there is a list of the cost of replacing which is quite scary. Overall great weekend

The cottage was perfect and the owners, John and Jan, were so helpful in providing additional facilities to make our elderly relative feel safe and comfortable around the property. They even had an outdoor dog shower - a useful facility after all those muddy walks! Lovely location, handy for both the Lake District and the Yorkshire Dales. We would definitely recommend.

Even Ollie the dog is quiet ! The rooms are spacious and the kitchen is well equipped. Our group of 6 had a very enjoyable time and if we plan another holiday in Appleby then Holly Lodge will be our first choice.

The property
Holly Lodge is a charming, cosy retreat on the edge of the historic market town of Appleby-in-Westmorland in the Eden Valley district of Cumbria.
This charming cottage is a perfect base for families, friends or couples to get away together.
The cottage forms part of The Hollies, once a gentlemen's residence.
It was built as a museum to house the owner's hunting trophies gained during his time as an army officer returning from the Zulu War and to accommodate his billiard table!
Built around 1895, some of the original Scots Pine cladding is still intact.
Inside this delightful cottage there is a ground floor super king-size double bedroom and a family bathroom with a separate wet room shower with shower chair.
On the first floor there's a king-size double bedroom, a bedroom with three single beds and a shower room.
The cottage also has a well-equipped kitchen with fully accessible height-adjustable work surfaces, and a dining area and a sitting area with a woodburner, so you can sit back and unwind after a busy day out.
The ground floor of this property has been designed with wheelchair users in mind and there is level, paved access to the back door.
There is a private patio with furniture where you can relax and enjoy a refreshing drink before exploring the beautiful garden, which extends to around three acres, and is a heady mixture of wild flowers and woodland, and has superb views of the North Pennines.
The amenities in Appleby-in-Westmorland are on the doorstep and include pubs, cafes, restaurants and many other attractions.

There's also the long-distance footpaths of The Dales Highway, Lady Anne's Way, and Wainwright's Pennine Journey leading to Appleby.
The Settle-Carlisle Railway runs through Appleby and the Lake District and Yorkshire Dales are an easy drive.

The historic town of Appleby-in-Westmorland lies in a loop of the River Eden and is overlooked by the North Pennines, an Area of Outstanding Natural Beauty with the Lake District Fells showing on the western horizon. Set at the heart of the lush Eden Valley and steeped in history, this is one of the loveliest towns in the north of England and was originally the county town of Westmorland.
