  • "The house was perfect for our large gathering of family and friends to celebrate my 50th birthday."

The house was as described. This was a last minute booking as we had been let down by another provider. The housekeeper was very helpful. The house would benefit from some maintenance - for example one of our guests became locked in a bedroom when the handle feel off the door, the ceiling lights in the ground floor of the annexe didn't work. In addition some of the baths do not have showers over them - this would be a useful addition. Overall we loved the house and the garden and would be happy to return.

Dear Katherine, we are delighted you had a nice time at Heather Brae, albeit we are a little disappointed with your review. We took your booking on the Thursday evening for a Friday arrival, as you had been let down, on the basis that you were aware of and accepted a number of maintenance issues. That weekend was previously open, which is unusual, and as our booking are usually made well in advance, due to the size of the cohort, we had planned maintenance and electrical repairs to be carried out. All the issues raised were resolved the following week. We would love to welcome you back to Heather Brae, where we can hopefully improve on your previous experience, so please kindly contact me before you book so that we can recognise your loyalty visit. Thank you. With kind regards, Julian Property Owner

Thank you Mike. We would love to welcome you back. First time we have had an issue with the internet, but glad we could get this resolved within hours of being notified of the fault. Kind regards, Julian Property Owner

  • "The property is stunning, and well kitted out."

The only bit of kitchen equipment we thought was missing was a garlic crusher. We enjoyed the hot tubs (though the cover of one of them is not perfect), the tennis court, and the garden. We also made good use of the piano, and we loved the view from the house! During the week, we encountered problems with the cooker and the heating, which were both resolved by the owner or the housekeeper. The fact that the buzzer on the gate does not connect to anything inside the house did cause us some difficulties. We were very grateful that the owner gave us permission to hold a birthday party at the house - this was a great success, and the house really came into its own!

Hi Sheila, we are delighted your party of >50 guests was a success. I appreciate the arrangements can be stressful events and we did our best to support you with this, including a pre-visit, countless exchange of phone calls and emails and reconfiguring the tennis court into a car park. We are sorry about the cooker issue which was due to be repaired on the afternoon of your arrival. Its a £5000 SMEG range, just over a year old, so not what you would expect. The appliance repair company let us down badly as I shared with you by e-mail. We did however purchase a new counter top oven the next day. The heating issue was resolved very quickly and within hours of being aware. According to the service engineer, the immersion heater had been switched off. We will certainly take a look at the gate arrangements and I understand with parties of your size it may not be ideal. Usually our guests seem quite happy using the key fobs provided or the key code provided. I will take the comments you have provided on board to further improve our guest experience. • "Excellent property, we had the best time."

Facilities where fantastic, everything spotlessly clean and everything we needed for a great weekend. Local pizza delivery guy was very helpful and delivered to us on time. Only suggestion that came up was that hot tubs should have been together at the front of the house as the one around the side was invaded by midgies, and the girls got bitten. x

Hi June, we are delighted that you had a fantastic experience and sorry that the girls were impacted by the midges, not something that has been raised before, but thank you very much for for sharing. I have ordered two Pet and Child safe, Mosquito Pest Control LED products to provide comprehensive protection against flying insects for both hot tubs. They will arrive tomorrow. We would very much welcome you back to Heather Brae. Kind regards, Julian Property Owner

The kids loved the tennis courts and tree house! Amazing views from the hot tubs whilst relaxing just topped off our stay!

Masses of space, well furnished, well equipped for cooking and cleaning up for a large group, perfect for hide-and-seek, games and books for little ones, pool table and tennis, hot tubs -- we might have been happy just staying in the grounds. But then we would have missed the glorious walks over the moors and down the river valley, starting right from the gate. We all loved it.

Dear Nancy, we are delighted you had a wonderful time at Heather Brae. • "We loved our stay, the location was unbelievable, the weather made it fantastic."

The house itself was unreal from the outside, a real gem but it could do with a major deep clean, a bit of maintenance and a good paint. We would absolutely love to stay there again next year but the price is too high. The hot tubs were gorgeous, it was fabulous to have the gardens and tennis courts. The steps outside need to be repaired, very dangerous with breeze blocks and the main staircase inside most of us missed the bottom step and carpet is loose and could maybe do with a sensor light so you don’t miss it. Bedrooms were fair sized, not enough showers only 3 so was a little difficult getting everyone bathed and showered on a morning. Kitchen unreal, we took air fryer and needn’t have we had everything you would need including Bain Marie, although some were a little dusty and grubby they were easily cleaned. Location amazing, 2 minutes to Middleton, Barnard castle nearby and eggleston. So peaceful, so beautiful and would love to visit again if it were a little cheaper I would book next year in a heartbeat.

Dear Jane, thank you for your feedback and we have taken this on board and taken action. We have investigated the safety concerns raised immediately and our team are on site (as I write). There is a purpose installed block by the veranda step, which has been in place for several years, as the veranda step is quite high and this block aids those less agile guests to step-up. I have ordered a "mind your step" sign, which we will install to increase awareness. We have also checked all of the stairs cases and the carpets are all properly fixed, but some of the steps are a bit puffed out, so we will staple these in. I have also ordered an anti slip grip glow in dark tape, which we will also install on the bottom step. On the whole it sounds like you had a great experience and would return in a heartbeat, which is always the litmus test, so we would very much look forward to welcoming you back. We are progressively upgrading and reinvesting everything back into Heather Brae to create an even better guest experience, but this is a continual process. My heart however sank when we received your overall assessment as this is one of the lowest scores we have ever received, but we will endeavour and try harder to exceed your expectation on your next visit, as hitting 100% is always our goal. With kind regards, Julian P.S. There are 4 showers and two baths at the property and an endless supply of hot water from the biomass heating system, but again, I will take the point you raised on board as we continue to reinvest. • "We stayed at Heatherbrae for a family get together over the bank holiday weekend."

There were 21 people, aged 2 – 80! This is a lovely house, with plenty of space and big rooms for socialising, comfortable seating in the lounge, an enormous kitchen. The house clean, tidy and overall, well maintained. Warm and cosy, we lit the open fire in the lounge in the evenings. The games room with pool table was a hit! A great location, with fantastic views. Our group followed some of the local walking trails and also ventured to Middleton in Teasdale, Barnard Castle and Beamish. The outside space is fantastic, big secure grounds; the remote controls for the gates are really useful. We used the tennis courts and also the hot tub at the front of the property; we took our own towels for this. We had good weather and some guests sat outside in the evening with the chimenea lit. We catered for ourselves. There was loads of hot water, we made use of the wine fridges, kitchen equipment and dishwashers. All worked well and were in good condition. There was plenty of pots, pans, utensils and crockery. There wasn’t an ice machine as stated in the details, but we sourced some ice locally. Bedrooms were well presented with good quality bedding & towels. A couple the blinds in the annex did not work properly and the 3rd floor ensuite room needs a bit of a refresh but these are small niggles and we thoroughly enjoyed our stay and the facilities at Heatherbrae. We would definitely come back! Edit Since writing our review the owner quickly responded to our feedback and has updated me.

Dear Janice, thank you for feedback and I appreciate the additional exchange by e-mail. Not sure what happened to the ice making machine, it is usually located above the wine fridges, but we will get this replaced. We have just installed a new floor in the kitchen and upgraded the cook-wear and as per the photos I sent, freshening up some of the rooms. Its a beautiful home, but its an ongoing process as with any property of the type and age, it needs a lot of TLC. We are always striving to achieve excellence in terms of customer satisfaction and the real test is "would guests like to return". As you can see from our visitor book, we have many, many returning guests over the past 10 years and we would sincerely like to welcome you back again to create even more of those special moments with friends and family. • "It was a lovely place to stay."

4 families meet up each year so we need a big venue. It was excellent. One thing it needs I think is a car charger. Considering where things are going with cars this will need to happen soon I suggest

Dear Matthew, thank you for your feedback, its always most appreciated. We take the feedback on board and understand that we are not able to achieve a 100% score due to their being no charging station at the property. We have not advertised Heather Brae with a charging point, as so far we have been unable to get a unit installed. However, we do understand the need for electrification and sustainable energy, hence the significant investment in Biomass and Solar that has already been made. We are now revisiting this again to re-explore installation as I too want to have the facility available for guests. We would be delighted to welcome you back again, at which point I hope we will be able to meet this need. Kind regards, Julian Property Owner

They were great for the number of people we had in our party, particularly because the weather was poor so we were inside alot of the time. The beds were very comfy with crisp white bedding and fluffy towels. It was a shame the wood burner was not working and, as other people have noted, there are some small cosmetic improvements which need to be made, broken blinds, curtain hooks missing, some decorating but overall a fantastic property. The owner was very helpful and was great in finding and returning an item we had left behind. Would highly recommend the property and would love to come back, to make more use of the outside spaces, during the summer months.

  • "Lovely setting with good facilities and nice touches."

Plenty of gadgets in the kitchen and nice fresh bed linen and towels. We enjoyed the space and would definitely stay again. Slight downside was the hot tubs wasn’t really hot enough and on one only 1 jet worked. Some of the bedrooms could do with a cosmetic lift evidence of some extensive water damage in one and some of the TVs weren’t working. None of this impacted on our enjoyment of our stay.

Hi Sarah, thanks for your feedback. I was not aware of the issue with the hot tubs. I have requested our service provider, Healthy Hot Tubs to visit and service the units. The roof experienced serious damage in the recent storms and we also lost some trees which have been there for 70 years. The most severe storms for many years in this area. We cancelled several bookings until the 19th January to complete the repairs on the roof and we hired dehumidifiers to dry out effected rooms and carry out some remedial work. We had to wait until the recent visit by the insurance appointed loss adjusters and have now started with the cosmetic repairs, work in the library has already been completed and we will move onto the bedrooms. I We will check out all 14 TV's this week and assess what action is required. We are delighted you enjoyed your stay and would really like to welcome you back again. Kind regards, Julian My response was submitted a few days after the Sarah's, as we prioritise the whole customer experience including feedback, but there appears to have been a technical delay in publishing the feedback in a timely manner on this occasion. I have also provided Sarah direct feedback on the actions taken. Thank you! Property Owner

House was lived in but this is a bonus as don't feel to precious about everything. Prosecco and chocolate was greatly appreciated! Only issue was top floor bedrooms were cold, radiators weren't on and we couldn't smfiz that. We did move portable heaters up which helped. Overall a great location and House we would all recommend

Hi Gill, we are very pleased that overall, you enjoyed your stay at Heather Brae. We did our best with preparations and were also able to provide some flexibility on the check-out times, which we hope made matters more convenient for your party. We would have appreciated it if you had made us aware of the heating issue at the time. Our contracted engineers are very responsive, and we could have resolved this quickly. There has been >£100,000 invested in delivering an environmentally friendly heating system, including significant system upgrades through to January 2024. The heating system has been checked and some quick adjustments made and is now working fine. We were a group of family and friends with ages ranging from under 1 year old to 70 years old and the facilities were perfect for everyone. Bedding and towels were top quality which I think always makes a difference. The spacious kitchen meant everyone could help with preparing meals without getting in anyone’s way. The house was large enough for everyone to find their own space when needed but also big enough for us all to come together for food, games etc. We had beautiful weather all weekend which meant we were able to have afternoon tea in the gorgeous gardens with enough tables for our large party. It felt like an Italian holiday surrounded by family with good food, wine and sunshine. The hot tubs went down well with all ages and became a focal point for enjoying a good natter. We had games in the garden, played tennis, the kids loved the swing (I think it competed with the hot tub for their favourite place) and were lucky enough to enjoy both the outside and inside of Heatherbrae. Some of our party enjoyed the local walks in the beautiful surrounding countryside and others popped down into the village to have a wander around local shops. Even if the weather had been bad there was easily enough space inside to have had a great time too with lots of books and DVD’s and a games room, large living room and spacious kitchen with two enormous tables so everyone could eat together. The only issue we had was a dripping tap in the kitchen which was fixed during our stay by the helpful maintenance man whose prompt attention showed that even this small issue was important to the owners. I can’t recommend Heatherbrae highly enough whether you are planning a family getaway, a group of friends or even a small wedding or special birthday celebration. It really was a wonderful world for our special weekend and happy memories will live long in our minds.

If you’re looking for somewhere for a large get together then look no further. The house is bigger than it looks on the photos, the kitchen has plenty of room and space for 20+ people to sit down to eat and socialise together. The various reception rooms also allow for the group to spread out and keep all ages entertained. The grounds and the views are stunning. The kids (and the big kids) loved the tree house, rope swing, tennis court, football pitch and hot tubs. The pictures simply can’t do a place like this justice, it has to be seen to be believed. The bedrooms are all well appointed with a mixture of old a new. The beds, linen and towels are of the highest quality, and the whole place was spotlessly clean. The house has everything you could possibly need, including top of the range coffee machine, drinks fridges, ice machine, pool table, games and log fires. Julian as host was very responsive and helpful throughout our stay. We made some amazing memories and will be sure to return for family gatherings in the future.

Dear Nick, Thank you for your kind response, this is most appreciated. The bedrooms were comfortable and everywhere downstairs spacious. The kitchen was fanatstic enabling us to cook and eat in comfort. What was particularly good was that there was space for people to go to relax away from the crowd. The hot tubs were great with spectacular views. There was even a tennis court and I played a game for the first time in 40 years, I then needed the hot tub! Would be a really fantastic place to come in the summer beacause of the extensive grounds and all the great walks in that area. If you are planning a celebration this is the place to book.

Dear Kuppan, Your feedback is very important to us, so that we can continue to make this a wonderful experience for our guests. Hopefully you read the Visitor Book in the entrance hall in the boot room, dating back to 2013 and see all the great reviews from previous guests of Heather Brae. However, continuous feedback is important so that we can continue to deliver a great customer experience. The outside temperature during your stay dropped to -4 degrees, so we are pleased the property was warm and comfortable. This is an eco property with a low-carbon footprint with the heat and power mainly from low carbon sources. We have provided shovels, located by the front door and there are bags of rock-salt available on the side of the driveway for use during icy conditions. We have fitted some mesh in some of the other areas which may also be slippy when it is icy. We will make this clear on our welcome letter in future. We have been unable to find an issue with the dishwasher as the guests the following week did not experiences any similar problem with either of the two dish washer units, running them several times concurrently each day. We did also check this once you had left. We apologies for this inconvenience and not sure what occurred. We are also unsure why the hot-tubs were not hot enough, we never have an issue with this as they are properly cleaned for each new group of guests, filled with clean hot water which comes from our biomass water storage tank and the temperature is then maintained, rather than being warmed-up from cold. Our guests the following week, said they were piping hot. We will also take on board your comments from the SMEG range cooker, they can be a little different to use if you are not familiar with them, we recently had one of the ovens repaired and I had asked for this to be serviced at the time. I will follow-up on the matter. We are also changing the flooring down stairs shortly, which will further improve our guest experience. Again, thank you for your feedback. The property

Nestled on the edge of the charming town of Middleton-in-Teesdale, is the delightful property Heather Brae located in 2.5 acres of beautiful grounds.

Although a former luxury hotel, it’s been a holiday let for many years.

This well-appointed, environmentally-friendly property using biomass and solar power, accommodation provides a fabulous space for large groups for family and friends alike to join and celebrate in style.

As you will see from our visitor’s book when you arrive, which dates back >10-years, we are fortunate to welcome back guests year after year.

The underlying feedback we receive from our guests is that the “pictures just do not do the property justice!” We appreciate that time is a commodity that you just can never get back, and therefore we are committed to making your stay as pleasant and as memorable as possible, so your visit to Heather Brae becomes one of those timeless memories, shared with either your family or friends. Heather Brae is located in the North Pennines, which was designated as an Area of Outstanding Natural Beauty (AONB) in 1988 for its moorland scenery, its mountains and the river Tees.

We are also only a short drive from Barnard Castle and the High Force Waterfall and less than 40 miles from the Lake District National Park, so great for those varied days-out or visiting those English Heritage Sites such as Durham Cathedral, Durham Castle, Barnard Castle, or the Bowes Museum.

For those of you who want an activity-based holiday, this is an amazing place for walking, cycling, exploring, rock climbing, watersports, car racing, or enjoying a game of tennis on your very own tennis court.

We are also collaborating with local partners to provide fly-fishing, shooting experiences and much, much more and we can try and help to organise these events if you contact us well in advance, subject to availability, of course.

We can build you a great package (given sufficient time).

For those of you who want to just chill-out, there is a range of great eateries and hostelries and excellent farm shops for those who want to take advantage of the striking oak farmhouse kitchen or BBQ on our terraces.

This can be followed by a relaxing time in our two hot tubs overlooking the Teesdale valley in our extensive grounds.

We have an abundance of outside seating, a rope swing, tree house and a football pitch to keep the children entertained.

For those who want to take a rest from cooking, you can also arrange a private Chef experience, as we are an official partner of Dine and Dulge, who can cater for those special events. For those of you who have a special dietary requirement and need to prepare your food separately, we have a second fully stocked kitchen in our annex.

The annex also has its own living room for those people who may have to work, whilst others play. When you enter Heather Brae, you will be greeted into an airy hallway, where you can place down your bags and take off your coats and make yourself feel right at home. Wander into the peaceful snug, curling up on one of the traditional leather armchairs as you lose yourself in an enthralling book from our library, or gather with friends in the games room for some friendly competition playing pool. Lounge on one of the many plush sofas located in the living room as you watch the flames from our open fire and catch-up with your nearest and dearest whilst music plays from the Smart TV.

Grab a bottle of wine from one of the wine drink’s fridge located within the pantry, or a beer from our beer fridge and take a seat at the dining table to map out your plans for the coming days, as the chef of the group takes to the striking oak farmhouse kitchen and prepares a mouth-watering three course dinner with the help of the impressive stainless steel range cooker. Continue the evening out in the garden with a dip in the hot tub, admiring the outstanding views of the rolling countryside as the sun begins to set on yet another wonderful day in the Pennines. When you begin to feel tired, carry yourself off to one of the many bedrooms available; with a total of ten bedrooms set over two floors, there is something to suit everyone. Choose to stay in one of the luxurious super-king-size or king-size bedrooms boasting their very own en-suites where you can indulge in a rejuvenating shower or relaxing soak in the bath.

Guests have the option to stay in the spacious family bedroom, complete with both a super-king-size bed, two singles and the benefit of a tranquil en-suite bathroom featuring both a bath and a separate walk-in shower. Discover an old housekeeper's lodge located on the second floor, home to a king-size bedroom, a double and a twin, as well as a chic bathroom and additional cloakroom for your convenience. Prepare a hearty breakfast in the housekeeper’s kitchen with the help of the handy electric oven and hob, before heading through to the snug living area, settle into the sofas by the warmth of the woodburning stove as you catch a movie on the Smart TV. Show off your tennis skills with a quick match out on the courts before grabbing your bikes from the storage area and heading out on a peaceful cycle. Hop in the car and head for the nearby town of Barnard Castle where you will find an enchanting castle, impressive art galleries and the striking ruins of Egglestone Abbey. Spend your days on scenic hikes through the North Pennines Area of Outstanding Natural Beauty or enjoy a relaxing stroll along the Tees Valley Railway Walk, before exploring Summerhill Force and Gibson's Cave.
