Just a couple of things, there was an unpleasant smell in the single bedroom, dirty toilet brush and the bathroom wasn’t 100% clean and what looked like a blood stain on one of the duvet covers. As a holiday cottage cleaner I’m just going by my own standards. Overall a lovely stay.

"We loved the cottage very warm and clean , the only down side was no bathroom or toilet upstairs and although we knew this before booking it proved to be a bigger problem than we thought it would be ( our nightly toilet visits are getting more frequent unfortunately !"

We even managed to get my 93yr old mum up to the back to sit at the picnic table and enjoy the view and a glass of wine. Everything a family could want was included- books, DVDs and board games. Both the Lakeside and Windermere steam train and the marvellous Motor Museum are nearby

The perfect base for our family holiday in the Lakes. The cottage was clean, warm and had everything we needed. Even scales to weigh the flour for pancakes!! Great situation for day trips around the lakes, only a short hop to Windermere and within easy distance of Coniston. We had some lovely walks locally as well and the swim spot you recommended was really tranquil. I didn't quite manage to get in though, just.a bit too cold for me in February!

Very clean and well presented and well stocked with all the kitchen essentials etc. Very comprehensive info pack was provided. We based ourselves here for a week so we could spend some time with our daughter at Lancaster University which was only a 40 mins drive away. We did lots of great walks local to the cottage and was really lucky with bright November weather, the autumn scenery was just stunning. Would highly recommend this cottage

Warm and cosey cottage. Heating was set perfectly. Nothing required that wasn't there only a bootjack maybe? The information leaflet was amazing and extremely well put together and helpful, it was our bible! Location great for exploring Windermere and surrounding lakes. Loads of walking from your doorstep. Only negative no shop within reasonable walking distance which I think it's advertised to have? Great few days would have loved to have stayed longer. Would definitely re-visit.

Garden is gorgeous, and we were lucky enough to have a week of incredibly good weather, so we were able to spend time chilling out in the garden. property is at a good location for exploring the south lakes.

As we were walking, canoeing and swimming in Windermere, the conservatory was a welcome boot and coat room. We had all we needed for a family that includes two teenagers as it is a clean, warm and welcoming property. In the kitchen, the crockery, microwave and bin were a bit awkward to access, and the workspace limited, so keen cooks might be a little frustrated.

The house was warm, clean and cosy. Communication with the owners was great. We felt that our dog was very welcome and there was a useful gate which helped to keep her in the kitchen when necessary. There were very pleasant quiet walks from the house.

Garden is steep but you have some good views from the top. The cottage was warm, clean and welcoming, with a great folder on everything you need locally and and how to operate everything in the cottage. I googled the bin days as they were not in the booklet, apologies if i missed it. It’s in a quiet location and within easy reach of the southern lakes and you have everything you need in Ulverstone food shopping wise. We had a lovely week at the cottage and would recommended it to everyone. The drive is best approached from up the hill and whilst looks tight there is plenty space to park and get in and out, we had a large 4x4 and had no issues.

Road from M6 good. Parking space on drive was narrow but ok with care. Kitchen small but also ok. Information file provided for guests was excellent and thoughtfully put together. Nearest pub limited service atm, but good.

Last time I asked if the information in the cottage could tell us where we can take recycling because disappointingly this facility isn't available at the cottage. We ended up leaving the recycling in the normal bin as we couldn't find a local recycling point. It would be helpful to give visitors an indication of where the local recycling facilities are, in case we are passing them on our travels.

Weather wasn't great on some days so appreciated the effective heating, and using the 'sun room' as a drying room. Nice, well tendered garden, whilst steep, was used when the sun was out.

We didn't find ourselves short of anything at all in this lovely cottage. It's 10 minutes away from Ulverston for groceries, takeaways and restaurants & 20 mins or so from Bowness for the full tourist experience. We loved the steep garden with amazing views, a favourite place to watch the sun go behind the forested hillside.

There was a good information book about the property and local walks etc. Some excellent photographs of the Lake District adorned the walls. It was in a good location for exploring South Lakeland. The lack of recycling facilities needs resolving. After having paid a considerable sum out for the cottage hire we shouldn't really be having to replenish essentials like basic cleaning materials, toilet paper, etc.

Loved sitting at the top of the back garden looking across at Ling Fell. Luckily we had magnificent starry nights as the sky was so clear. Great base to explore the very interesting and beautiful peninsula coast line as well as the stunning Lake District. Very dog friendly and pleasant walks in the immediate area from the house. We'll definitely be back.

The sloped back a garden must look stunning in the summer and be a great spot to have a lazy breakfast or afternoon tea. The beds must be the most comfortable we have ever hard in a holiday cottage. All told excellent and a good spot for getting around.

It was nice and cosy and had everything we needed. Our dog was able to jump the baby gate across the kitchen doorway, so a door would have been easier to manage with a pet in the house. Otherwise, no problems at all, we really enjoyed the time we had there and would recommend it.

All the beds were firm but very comfortable, the kitchen was very well equipped with the bonus of a utility room that had a toilet washing machine and two extra small fridges for your drinks etc. The garden is lovely but very steep and brilliant views if you climb to the top of the garden. We had a very cold wet weak so it was nice to come home to a cosy cottage. Close by there are two very good museums a lovely zoo with snow leopards and you are only a short drive from Bowness. We thoroughly enjoyed our stay in this cottage and highly recommend it.

Added to this the weather was wonderful all week and we were able to enjoy some lovely days out exploring the surrounding area, which is beautiful. However as we enjoyed the week so much, we thought as a family we would book again for next year and were extremely disappointed to see the price for the same cottage and the same week had been 'hiked up' by £400!! A rise of over 50%!! Having spent several years as a family booking a holiday through Sykes you have lost us as customers now because of your greed. The property is self catering, so there is an added cost of food and toiletries on top of the holiday cottage price, but I feel you have jumped on the bandwagon of knowing lots of people will stay in Britain this year because of the pandemic, but you won't keep their custom like this. We are very disappointed regular customers.

1st. thing clamber to top of garden to see the view. What a stunning garden !! Backbarrow, an interesting village to wander, the old and new. Ensure walk up the hill from the cottage, re the older homes and the wonderfully tended gardens. An easy drive to Windermere and its so many activities. Try NT site a little north of Newby Bridge. Some mention difficulty re entering drive-way, just turn round and enter from an up-hill position, EASY !! Thank you for sharing your home !

However we were disappointed that there were no recycling facilities saying the local authorities don’t collect from holiday cottages. In this day and age, Sykes have a duty to ensure there are adequate recycling facilities or at least ensure we are signposted to the nearest recycling facility. Surely with the number of properties Sykes let out in the Lake District there must be a way a private contractor can collect waste for recycling on a regular basis?

We booked before the lockdown was announced but as I was a nurse going there for work, we luckily weren’t affected. First of all the owner was fantastic. Great communication and gave lots of information and advice. We adored the cottage. It was spotlessly clean, well equipped and spacious and very comfortable. Every amenity and in a pretty peaceful village. The 2 main bedrooms were large and had very comfy beds. Great bathroom with a good shower. Nice dual aspect lounge with a wood burner that we loved using, it made the lounge so cosy and cute in the cold dark evenings. 2 fridges and freezers so lots of storage space as we couldn’t go out to eat so cooked every night instead. The garden was great for the dogs and we didn’t have a issue with the narrow driveway entrance as we just parked our car on the edge and it was quite safe It was a great location and perfect for the 2 towns I was working in - Kendal and Windermere- about 25 mins to each. All in all a wonderful stay and I wouldn’t hesitate to recommend. We’d go back in a heartbeat

Ling fell is excellent and has all the attributes of a fantastic holiday house. We were able to adjust heating as required, important in winter, it was spotlessly clean, ideal for our dog who never wandered, lots of little extras such as the dog gate in kitchen. Thank you so much for beautifully decorating it for Christmas with even a full size Christmas tree. Attended a really good carol service 5 minute walk down the road and a classic car open day on Boxing Day at nearby museum. Ling fell very quiet considering how close to.main road. Ideal for visiting Kendal, Coniston, Hawkeshead and Windermere. Good shopping at Booths in Ulverston Had no problem with entrance to property and we have a larger than normal sized car. Would love to revisit property as is ideal for us living up north and our daughters working south. Makes a good meeting up spot. Thank you so much for making our Christmas special.

Ideally situated, Ling Fell is a home from home, with all the home comforts that a visitor could require. We were here in the colder season and the wood burner came into it's own - although the property is never cold and the addition of a Hive control unit ensures that the property remains appropriately warm throughout the whole day. We can not recommend Ling Fell highly enough to prospective visitors and the whole process from booking to stay is seamless.

Thank you for your comments. The beautiful slates wall entrance to the cottage is an integral 100 year old feature and can make it tricky if you have a very large car. After much discussion with builders, we found the additional gates would complicate the driveway and also spoil the lovely organic aesthetic of the slate wall. Property Owner

Ideal for dog owners and families alike. Situated a stones throw from the A590, enabling you to get onto sites within the local area quickly and efficiently but far enough from the road as to be totally removed from the hustle and bustle. The information booklet provided several ‘local walks’ straight out of the door, ideal for setting the dogs up for the days action. Fantastic views and the only thing that ‘disturbs’ the peace are the bird and pheasant calls. An idyllic cottage in an idyllic area. Cannot recommenced highly enough.

"Arrived mid afternoon at the property all ok, found a note saying carpet had been cleaned in the rear entrance sun lounge, looked nice and clean but unfortunately was quite wet it never dried out all week windows wiped of running condensation twice per day, small dog was going to be in there but too wet for her so she stopped in the kitchen."
suggest that carpet is cleaned when no guests going in to property in fairness a small oil filled radiator was in the room on a timer but didn't help much. our holiday was not ruined as the weather was superb.

The location - Backbarrow, was a good central location, but the village itself is a bit drab and lacking in basic requirements, pub, shop etc.

Good walks on the doorstep and close to the Haversthwaite and Lakeside steam railway. The garden is very steep and isn't enclosed but has a good view. Ulverston has a good supermarket and great fishmongers .

It was spacious, clean and very comfortable, having everything we needed. Its location was an ideal base for touring the lakes being very close to the bottom of lake Windermere, there were also fantastic footpaths on the doorstep perfect for early morning walks with the dog.

Only minor point for improvement would be as the cottage was dog friendly the back garden was not, it was not secure for dogs as there was no fence between the garden/ driveway and was therefore open to the road. It didn't spoil our holiday, but for customers with a dog not ideal, and we had to tether our dog whilst outside, or keep on lead at all times.
