  • "Really warm / cosy property despite being very large."

we found the cleanliness to be of a high standard and it was fantastic that all the rooms were ensuite. we had a young child in our group and it was very enjoyable to see the small holding of animals which were friendly enough to be petted. towels and bed linen were also of a high standard although shampoo and conditioner etc were not provided for the bathrooms. A well stocked kitchen with pots and pans but guests do need to bring their own clingfilm/ tinfoil/ dish washer tablets/ bin liners / extra tea towels. A kitchen roll, one dishwasher tablet, a fairy liquid, two scourers and two dishcloths were provided. Good selection of board games for the family to play . We had a multigenerational family get together and the space was superb for everyone

.The kitchen was great for meal prep, There was space for the little ones to play and they loved the animals in the garden. The older ones enjoyed the games room, sauna and jacuzzi. Dining. Was a dream. Walking the dogs from the property was easy. The week was over all too quickly.

It was ideal for our stay and we had everything we could need. The kitchen has everything you need and ample facilities to cater for the large party. Rooms were comfortable and clean with many rooms with great views. Our main reason for booking was the slightly more secluded apartment which was fantastic for the pregnant parents and their toddler but still close enough to feel part of the party. The grounds are well kept and access to the beach is very easy. The support we received was great as well when we called looking for a few items. Couldn’t recommend this property enough!

All of the bedrooms and bathrooms were clean & very well presented. There was ample living space and the outside area was the same with the hot-tub & sauna being a nice treat. The BBQ was a good size to feed a large group. The kitchen was well equipped but the only negative was that there wasn't enough trays that fit in the ovens. Alot of them supplied were too big. The surrounding area has nice walks and a beach was very close. Would recommend & would book again.

thank you for this very positive feedback...and we will of course have a look at the oven trays...we have also plans for some improvement work so watch this space! Property Owner

  • "At first glance on arrival I was impressed with the property and the amount of rooms / bathrooms and thought our week with our whole family will be an enjoyable one."

I have been to many properties and had large family gatherings and never had to write a poor review but I feel I need to let other potential guests know what they are paying for as it is incredibly expensive. Firstly the garden was not enclosed as stated and our small dogs could get out, we tried to barricade the area so they were able to enjoy the garden but this did not work and when one escaped and we were trying to find her we came across the owner who was rude and told me they should be on a lead at all times, even in the garden. I think it is important to notify future guests that the owner spends 3 days a week near the property and regularly turns up being rude and intrusive. There are cameras everywhere which makes you have feel that you are being watched constantly. The other properties are very close together which is misleading on the website. The animals are all very lovely however the area is rat infested and the young children were mortified when they went to pet a goat and it was covered in blood from fighting the other animals. There is a laundry room which we were told we could use and every time someone went in there the owner turned up (so clearly watching on the cameras) being rude and saying we should have bought more clothes with us, in our defence we only had to use the washing facilities for swimwear as the hot tub was a swamp and made everything smell horrendous. Speaking of the hot tub on our return from a day out (which the kids were all excited for the hot tub) we came back to a note on the hot tub saying it was being cleaned and could not be used, yes it desperately needed a clean however it would have been nice if this was done for our arrival instead of during our stay. I would not recommend staying here unless you love being watched, would like a pet rat, enjoy being spoken to rudely and made to feel like you are encroaching on someone’s property and not wanted there. It is a shame because it could be a lovely place to get together with family, if only the owner actually wanted you there and the site wasn’t misleading.

A few teething problems, with hot water & hot tub but having the caretaker on site was an absolute godsend, Fabrio sorted any issues we raised immediately. Would recommend this property for those that need to cater for elderly parents and less able members of your family. The games room and large picnic/ barbecue area was perfect. We will be coming back soon, so much to explore in the area and a great base to do it from. Perfect place thank you for opportunity to rent Eden lodge

Thank you for sharing your experience. And we are very happy to hear that you had a good time at Eden Lodge. We will be back! My only grievance is that the sauna didn't work properly, there was no lighting that worked outside and some of the showers had no hot water. Aside from that, just stunning! The animals now on the property make it even more special!

thank you for your feedback. We actually just replaced the electric heater in the sauna, and it was working fine - but we will have a look into this as well as the lighting which appeared to work before the arrival of this guest. Eden Lodge has 12 bathrooms, so it can happen if many of the guests have showers and baths at the same time and for periods of time that the hot water tanks which contain some 400l can be drained. Unfortunately there is not much we can do about this. Property Owner

There was something for everything in the house .. plenty of space, so we could escape one another if we wanted to! The farm, hot tub and games room were a lovely additions. We didn’t used the sauna but it liked v clean. The kitchen was brilliant as was the caretaker that walked us through how everything worked. Couple of comments but didn’t effect our enjoyability. 1. We rescued two birds from the fire place .. the chimney needs a wire cover. 2. The top floor - there was a fly infestation and where it has not been used for a while the kettle had mould in it and the place smelt musty. The shower didn’t work properly, needs attention. All other rooms were perfect and there were plenty of them for our group of 20 people. We had a fabulous time and would definitely use the property again.

Thank you very much for your feedback - We are already looking into the issues you pointed out and will remedy them...and we are of course happy that overall you had a very good time at Eden Lodge...we have set high standards for ourselves and try to pre-empt potential issues wherever and whenever we can...and mostly succeed...anyway, we are looking forward to welcoming you back before long! We had an issue with the single room in the mezzanine as there was a strong smell of drains, we did alert the housekeeper and followed the advice but unfortunately it didn’t resolve. However it wasn’t significant enough to spoil our stay. We hope to be back in the future!

Thank you very much for this very positive feedback. We have already investigated the smell in the single room and have taken action. • "Eden lodge is a lovely holiday home."

All rooms were clean, kitchen was well stocked. However, as we were a large group we found that most days we were experiencing cold showers .. even when it was early morning and no one had used the hot water. It seems to be the downstairs rooms that suffer . Those in upstairs rooms seemed to have no issues. We also noticed that the hot tub wasn’t as clean as it should have been. As we all regularly use hot tubs on holidays we made sure to shower before going in the hot tub , but the water certainly was more merky than it should have been. Because of this we took note of what the maintenance man did on the Thursday and Friday before we left, and we’re abit disturbed to see that the water wasn’t changed but just filled with more chemical. In other accommodation the water has always been drained and replaced with fresh water. If the owners are not aware of this then I suggest they take note as 20+ people using a hot tub for a week really warrants a complete water change.

Thank you for your feedback even if is not of a very positive nature. However, as the owner of Eden Lodge there are probably two things I do not fully understand: firstly, why did the guest not inform us of the issue around the lack of hot water so that we could have looked into this straightaway, and secondly, I am personally involved in the cleaning and maintenance of the hot tubs we run...and we can assure you that we change the water regularly, check chemical balances, and power wash the filters. And we keep an eye on the hot tubs during our guests stay...and the full service of the hot tub is really undertaken when the guests have vacated the property. So it puzzles me a little how this guests could observe the hot tub maintenance. It is also true that unfortunately not all of our guests observe the hot tub usage rules, such as having a shower before its use, and ensuring the absence of fake tan, etc. Property Owner

  • "A lovely spacious house with lots of private rooms, and a fantastic big kitchen."

Great Hot Tub, Sauna could do with an overall and a temperature gauge. There are a lot of artifacts around the house, which may not be to everyone's liking. However, we found the following issues: The floors in some of the rooms had not been swept, bathroom floors had not been mopped, bedding had visible stains, which could not have been missed, showers on the ground floor were cold, some of the rooms did not have hand wash soap, the room at the top of the house only had a lamp on one side of the bed, and the dining tables were sticky even when wiped. I feel more attention to detail is required, as it's these things that count.

Thank you for your feedback even if it is mainly of a negative nature. So maybe to start off with a general point: there is no such thing as perfection as every guests we have have different expectations...as the past guest feedback shows, for most of our guests we get it right. As far as artefacts are concerned they are all shown on the website, so i don't think there will be much of a surprise. All the points around cleaning we will take up with our cleaning provider as I agree that some of the points raised are not acceptable. I can only assume they had a new cleaning team as problems always seem to arise when this is the case. The dining tables are clean and the stickiness is more around the varnish and i spoke to several people on that issue who are in the know. We have two large hot water tanks and only on one or two occasions guests consumed vast amounts of hot water at the same time so that for a period of time there was no hot water available whilst the water was heating up again. According to my maintenance person who spoke to these guests that was the case again on this occasion. So yes, the devil is in the detail, and Eden Lodge is a very large property which offers outstanding value for money especially if you break the cost down to the individual, and we manage countless details, and most of them we get right. So it is disappointing to receive a very negative feedback based on the issues raised by these guests but it is what it is and we continue to try our best. Property Owner

Superb facilities for the less mobile (although grab rails in the wet room would be a welcome addition) and plenty of space for spreading out. The Hot tub was just what was needed after climbing up the Old Man. It’s a great location to access quieter parts of the Lakes…we kayaked and swam in southern Coniston water with hardly anyone else there. We had a good giggle in the Laurel & Hardy museum, ate cake & ice cream at the Grill & Chill shack, visited the beautiful Buddhist temple across from Eden Lodge, explored Walney Island and the Dock Museum. The collection of animals in the garden and the incredibly tasteful artworks in the house made it feel very homely and cosy. Everything was wonderful and we would definitely book again in the future.

Thank you for this very positive feedback - we could not ask for more! Of course every guest has slightly different expectations and requirements so it is always a happy moment when everything comes together... Property Owner

  • "Lovely large house in extensive grounds."

Bedrooms (all ensuite) really comfortable and clean. Helpfully numbered (guessing previously a hotel) which helped with allocating rooms and remembering who was where. Great to have the bedrooms on ground floor extention plus the flat on the top floor, which meant everyone had their own space and sound didn't carry.. The kitchen was well equipped (no scissors that we could find), you need to bring all food including salt and pepper. Communal areas could be cleaner, dining room tables sticky and kitchen needed a clean too. Cobwebs to be expected in old house. Loads of comfortable room for being together, to eat in the conservatory dining room or relax in the 2 adjoining sitting rooms. The little bar and reception are cute. Outside areas great! A mini farm, sheep, pigs (which were let out to eat the grass, so sweet and friendly) sheep and peacocks too. The kids and adults in our family loved them! Lots of sitting areas outside plus the games room with a small table tennis which we used a lot, and hot tub and sauna. The hot tub got a bit dirty in spite of everyone showering pre use, I think with so many people it could do with a mid week clean. We did message Sykes but no response til after we were home. Lovely area with lots to do locally, we loved the Shack, just up the road driving or walking away from Ulverston, for ice cream and food (including good vegan options) overlooking the beach. The Bardsea llama and Alpaca experience was fab too. We had problems with our Barrow tesco delivery as they couldn't find us, recommend click and collect instead if you're using them. Fabulous family holiday. Everyone really enjoyed the house thank you.

Thank you for this very positive feedback. We of course take up some of the points which were not as good as they can be - our cleaning company is aware of them - but it is true that it is a very large house and perfection is therefore hard to achieve...and cobwebs reappear the moment you clear them given the countryside location but we try our best...we also investigated the hot tub issue and it turned out that the information was not passed on within sykes..these things happen...this said experience has shown that if the guests follow the hot tub usage rules the water will remain clean given that the tub has five filters...and a bromine floater. Few negative points - the freezer contained food - cutlery was not clean - 2 bedroom had LOTS of ladybugs inside (single bedroom and the top floor) - some of the matras protectors were heavily stained.

Firstly, we are happy that the guests had a lovely stay at Eden Lodge. We have already taken up the freezer issue with our cleaning provider so that such an issue will not be repeated. The same is true for the mattress protectors. The problem with the ladybugs is a bit more complicated as they come from the loft space at this time of the year. As they are generally useful little creatures we are hesitant to use chemicals, which are ultimately also harmful to humans, but have a handheld vacuum cleaner in the kitchen, which can be emptied so that the ladybugs stay alive. But we are also looking at alternative solutions. Property Owner

Lovely weather! Smaller points are- 1 window in the conservatory is broken and nearly impossible to shut (note left about these things for cleaners) The dishwashers are nearly impossible to work, they were not responding to buttons when we arrived and needed a factory re-set, then with a large number of people it took most of the way through the week before people stopped opening them part-way though (as is OK for most dishwashers) Not enough spoons for soup and dessert for each person, not enough forks for each person not enough teaspoons, not enough mixing bowls, not enough chopping boards, not enough cafetieres, the bath in room 8 would not empty without the plug being held up. The carpet behind the reception desk is stopping the door there being opened and that is damaging the carpet. The particulars say there is a lockable bike shed- but when we rang we were told there is not. There was good support when we rang about a fault with the fire alarm. There was no kitchen appliances in the apartment with the kitchen so what was the point in Avon the kitchen?? I was going to email this information today or put on trip advisor but I will give you the opportunity to reply. I have taken photos of the carpet and the lady birds in the bedrooms! Thank you

Lovely location The only slight negative was that we asked if a late check out would be possible, we were told no as cleaners needed to go in on the Sunday morning which is fair enough but then found the property was not booked again until the following weekend. Then had to chase deposit being returned, was told Sykes were waiting for cleaners to go in and confirm everything ok (3 days after we left). So contradictory information from Sykes who denied the owner the opportunity of a late check out fee.

  • "Amazing place."

Very clean and new feel to all the sheets, towels etc.. variety of room types that suited the different needs of our guests. Lovely view and a short walk to the bay. I loved the big tables in the dining room room that meant 20+ people could eat together. Also plenty of crockery and cutlery. We had a fabulous time and I’d go back tomorrow if I could! The only thing I would change is the dish washers could be improved. A lot of things needed reeashing by hand. Also the sauna was not available.

  • "This holiday did exceed expectations in every area except for the kitchen."

It seems a shame to have missed the highest rating because of a lack of mugs, serving bowls, small glasses for soft drinks. The chopping knives were all blunt and the wine glasses and the dinner plates were too large for the dishwasher. Although at first we thought this was a minor niggle, it turned out to be extremely irritating every time we had a meal and therefore reduce our satisfaction with the property every day.

  • "As we had 25 people staying there was at times a shortage of mugs due to many being in the dishwasher."

Again as the house was full with people staying in the top flat it was felt there could be more drawer space for clothes. Items had to be left on the floor. The one set of drawers provided were each divided into 3, so no large item could be put in them. A problem with the shower in one of the rooms meant that people in that room did not have this facility for 3 days. However we were impressed that there was a visit from a Handyman at 10.30pm and each day letting us have a progress report until repaired. A comment was also made that there were no electric shaver points near a mirror. Also the shower trays were not slip proof so perhaps a slip mat could be provided. Ample parking. A small notice on the cupboard door indicating the Isolator Switch for the Cookers would have saved a call out when we inadvertently turned it off. Luckily we had finished cooking and the ovens were not needed again that day. We and all our guests thoroughly enjoyed the stay.

We all had a wonderful time and the group were all discussing the next option we could get there again. The hot tub sauna and games room was a nice touch of luxury. The kitchen was amazing. The views were spectacular. WONDERFUL SPLEND PLACE. South lakes services were really helpful and all the staff at Sykes were helpful and friendly I ended up knowing some staff by there names. To round it all up, Fantastic!!!!

Well worth the money, wish we were still in a really good residence.

with great facilities. But something needs to be done about the Decking as it is very slippery, my son ended up at A&E after slipping over and is now off work and on crutches. My brother in law also fell over the following day and cut his arm.

This property definetly had the WOW factor , I had a brilliant week celebrating my 60th Bitrthday with friends and the house was the best we have stayed in - the rooms were really comfy and enough room for everyone to have some space - the hot tub was a big hit by all - the kitchen was well equipped to cook a full Sunday roast dinner for 25 people which was a great laugh - must also add that the cleaning company did an amazing job , the house and grounds were spotless - we are definetly going to book again - one word to describe week EPIC

About the location

BARDSEA

Ulverston 2 miles.

Set on a hill looking across to Morecambe Bay is the small village of Bardsea. This remote area grew from a small fishing village and farming area into a major transportation link for coal, iron ore and corn. No longer a vital port, Bardsea still retains its fishing heritage, and features a pub serving fine ales and good food. The village is close to spectacular Furness Abbey, while the ancient market town of Ulverston is just 2 miles away, and still has a street market every Thursday and Saturday, plus many festivals throughout the year, including an amazing lantern procession in September and a superb Dickensian weekend in early December. With all the attractions of the Lake District National Park, beaches and good birdwatching of the Furness coast close by, this peaceful and quiet area has plenty to offer.
