"Property was filthy on arrival, decking covered in mud, bird feeders empty and mouldy shame when you have a lovely lodge next door to it with plenty of nice birds and bird feeders."
Owners leave no number in lodge to contact them and also don't respond to sykes when contacted. Inside the lodge the couch (recliner) does not work or even have a plug to plug in wall. Says on welcome pack press button put your feet up and relax but buttons do nothing and couch is very uncomfortable. Next up the smell that hit us when we walked in (very foisty mouldy smell) could of been from a few things the mould growing above kettle, from the broken bin which from other reviews hadn't been fixed or replaced this was absolutely revolting around the broken bin lid had dirt which we had to clean ourselves or it could of been the mouldy bird feeders out back. I can see why no photos of balcony and around are on sykes as it is very unpleasant to look at. Now the major part we got the fire going only to realise a crack and stop fire immediately looked everywhere in lodge for a contact number nothing but a number for sykes tried phoning that but at 7ockock at night no one at the office so had to phone the next day all while the heating would not heat up the lodge as we had to air the foisty smell out on arrival and due to the radiator not putting much heat out and being covered in dust also doors not closing properly leaving gaps and breezes coming through we we're sitting in jumpers coats and dressing gowns. Got in touch with sykes the next day to be told they couldn't get hold of owners couple hours later told that owners were sending someone to have a look to our surprise after a couple hours we have a phonecall to say not to use the fire and they won't be fixing it. As we booked the lodge for the log burner this was no longer worth staying as it was the middle of a storm and after 2 nights we decided to leave as the temperature was dropping down to -4 that night. Other things we found were mouldy sealant around sink flies all over window cill fluff or hair left on floor blind fixings broken and hanging off walls. Blinds didn't shut properly leaving you without privacy, wall piece in bathroom very run down tatty and filthy. All of this was bad enough on new years eve but to then get home after filing a complaint to receive a good will gesture of £25 from the lodge owners is quite frankly appalling. From not accepting that insulting offer of compensation to not respond for a further 23 days and counting is something I've never experienced and feel extremely let down all in all definitely would not recommend as we have booked plenty of sykes holidays in the past and every time they have been lovely clean immaculate places
Good morning
Thank you for providing the feedback from your visit to Pippin Lodge. Apologies for the delay in replying, we wanted to inspect the property thoroughly, speak to our property manager and cleaning staff.
We would like to address the points raised.
1. The Fire
Our cleaning staff did not report any damage to the fire prior to your arrival on 30/12/24. However, the damage was logged on their checklist during their subsequent visit once the property had been vacated. The glass had a large, visible crack which is very noticeable. Cracks like this can happen randomly due to wear and tear - the glass can become weakened if logs are positioned against it. Whilst we appreciate that it was disappointing, we are unable to predict occurrences like this and cannot be held accountable.
We acknowledge that the contact number had not been updated in the visitor book, and we sincerely apologise for this. As soon as Sykes made us aware of the issue with the fire, we contacted our property manager, who got in touch with you within an hour. You did raise your disappointment about not being able to use the fire with our property manager during your stay, which is why we offered the £25 as a good will gesture. Our property manager assures us that this conversation ended positively, and that she gave you recommendations for restaurants and bars to visit in Cartmel so you could continue to enjoy your stay. No other concerns were raised with her. Had you made our property manager aware of any of the other issues, we would have made every effort to put them right. No mention was made of compensation or wanting to leave and shorten your stay.
2. Alternative heating source
We disagree with the description of the heating system as ‘not effective’. We attended the property to inspect after receiving notification from Sykes. During this stay, outside temperatures fell to -6 degrees, but the heating system increased the room temperature to 21degrees without the use of the fire. Temperature records for the duration of the stay, beginning on 30/12/24 show the lowest temperature reached was -1 degree, which is comparable to the temperature when we visited. We feel a heating system that can reach 21degrees despite such low ambient temperatures, is satisfactory.
3. Cleanliness
The property is aired routinely as part of the cleaning after every guest visit, so we cannot account for the smell described. We found a small amount of mould near one of the windows and removed and resealed this immediately. We did not find fluff, hairs or thick dust during this stay, but this feedback has been reported to the cleaning company. The outside decking is regularly swept and mopped, but unfortunately the weather can affect this, especially when leaves and debris fall during the stormier months.
4. Items in need of repair
We inspected the areas of the property identified. Whilst there were a couple of small issues present, we were able rectify these immediately (bin replaced and blind tightened.)
We found that the blinds in the lounge closed without problem. There are also curtains in the lounge for additional privacy. When inspecting the property, we found that the power lead for the reclining sofa had been placed in the boiler cupboard. This does not need to be disconnected when cleaning, so we do not have an explanation for why it would have been placed in the boiler cupboard. This has never happened before. We have, however, added it to the checklist for cleaning staff.
We never want our guests to leave feeling disappointed. But we feel the main issues around the fire and the heating do not justify the refund you requested. The heating output is acceptable, particularly with such low seasonal temperatures, and the crack in the fire glass could not have been predicted. We want to reiterate that if you had voiced any of your other concerns with the property manager, we would have acted upon those concerns, and done whatever we could reasonably do to ensure you continued to enjoy your stay at Pippin Lodge.
We appreciate the time you’ve taken to give this detailed feedback, and trust you recognise we have treated it seriously and investigated thoroughly. We are dedicated to maintaining the high standards at Pippin Lodge and feel that this review unfairly describes our beautiful property.

"First Impression was a lovely cosy lodge."
Issues arise with living in the lodge.
Bathroom: Lovely shower. Toilet seat wobbly
Bedroom: Nice comfy bed
Kitchen: well equipped but broken bin
Lounge: Lamp not working, could do to take out table in middle of room and put small ones at each side of sofa (as you need to get off to reach anything on table). Also a couple of throws for sofa.
Heating:Central heating does not throw out a lot of heat.
Outside: Steps are not particularly safe. Bin full on arrival, left bagged rubbish inside so not to entice the wild life to go through rubbish.
NOW FOR THE BIG ONE NO WIFI.
Thank you for giving such detailed, constructive feedback in addition to your positive impressions of the lodge.
The layout of the lounge is not something we are currently looking to change, but your ideas are something we can consider for the future. In addition, the steps leading to the property are referenced and photographed for guests to see in advance of their visit, and we do believe them to be safe.
Thank you for making us aware of the issues with the bins and the table lamp. This is not the standard we expect for our guests and apologise that you experienced this. We have recently changed cleaning company, and we will pass this feedback on to them to ensure it is rectified going forward.
In relation to the WIFI, we would encourage guests to alert us of any issues arising so that we can contact the network provider and look to find a speedy resolution. We are in the process of having fibre installed, but the existing connection should still have been working during your stay. If we had been made aware that this was not the case, we would have done our very best to resolve the issue for you. We hope it did not interfere with the enjoyment of your stay.

"Great lodge."
Very clean, comfortable and well equipped. The only negative for us was the lack of a secure fenced area for dogs to have a run off-lead. We had a very relaxing stay, thank you.

"Lovely comfortable stay."
Such a peaceful area. The site is very tastefully laid out the lodges set amongst trees, all very natural and pretty. Accommodation was accurately described. Would return. The enclosed bbq area to the side was a nice surprise and meant we could have the door open without worrying about our dog. The other outside decking area at front/side is not enclosed. Appreciated the bird feeders outside kitchen window and watching all the feathered visitors!

"Beautiful lodge, very clean and well equipped with everything you need for a short break."
Sofa is very comfortable. Lovely outside seating area for watching the birds coming to the feeders. Quiet and peaceful location. Great village a short walk away. Would definitely return.

"This was our third/fourth visit , but not been since before covid."
To be honest the outside looks a bit tired, needs a lick of paint and a varnish. Inside we found the bedroom door handle was loose, the toilet door didnt shut properly , large cobweb on the shower and the shower trap was dirty with hairs in it. Wouldn’t use washing machine due to stagnant water which smelt in the rubber ring as you open the door. The washer drawer was also dirty. The cushions for the outside seat need a wash. Needs a little more attention to detail when cleaning. It’s a shame to have to put these things as it is a lovely lodge in a beautiful location. We have lots of memories of this place even this time but we feel it needs a bit of TLC

Our dog Millie became unwell so contacted Archwell vets she needed an operation can highly recommend them for being so informative regarding her recovery.
Found the steps very narrow and high.

The cottage is very comfy. Well appointed lovely and peaceful site with lots of wildlife around everything you could need to relax and stay with the village of Carmel. Only a few minutes away Unsworth yard with its local brewery is a must if you like a good beer

"We had a lovely week at Pippin Lodge, made all the better by fabulous weather."
The lodge was lovely and clean and had all the facilities we needed, except a washing line or better airer, it was very flimsy, if this is what you are expected to dry your washing on. We were surprised there was only one sofa, as the pictures clearly show two.

There was two not very comfy oldish settees in the lodge but we upgraded it to a large reclining sofa for more comfort and space. New photos will be being uploaded soon as there’s new furniture now.
