  • "Fantastic house for a large group with fabulous views and facilities."

    Surprised by how big the rooms were, the roll top baths and the extra (fifth) bathroom. The house was really warm and in a lovely location and a good base for exploring. We had mixed weather and were happy to spend time in the house when it was raining. Some good local places to eat and we would recommend the Punchbowl, Black Labrador and the Hare & Hounds. Would definitely stay again.

  • "Beautiful house with plenty of facilities, spacious accommodation for the size of our party."

    The beds were all very comfy and the bedrooms very spacious, having TVs in most of the bedrooms enabled us to have our own space. The kitchen was well equipped but a larger slow cooker would have been an advantage and possibly an air fryer. Having said all that it was a very enjoyable holiday.

  • "A beautiful house in a peaceful location with amazing views."

    Highbeck had absolutely everything you could ever need. We had no shortage issues what so ever and plenty of room for everything. Our dogs loved the enclosed garden and it felt very safe for them running around. We stayed in the master bedroom with the amazing balcony, the fantastic bathroom and extremely comfortable bed. This room is incredible. Sitting on the balcony at night with a glass of wine, just talking and celebrating our anniversary and my birthday made it special for both of us. We appreciate having the opportunity to experience that. All the house was perfect. It was cosy and warm with a glowing fire, on the cooler nights…this was lovely. My husband, I and the dogs are definitely wanting to come back but this time on our own in the cottage. Beautiful house thank you. Lisa, Nigel, Lola & Ted x

  • "Really spacious house, big beds and all rooms had an ensuite."

    Great views from the living room, balcony and garden. There is a cottage attached to the house which is rented separately that we hadn't fully appreciated but this wasn't an issue. When we arrived the house was mostly clean but there were a few socks left from previous guests and we had to clean the cutlery drawer as it was full of crumbs. The welcome pack is a bit of a mess and not very useful - it felt very generic to 'lakelovers' rather than for this house. There's lots of space outside although it is very hilly! You have to keep an eye on children in the garden as there is a hill that leads to a drop onto tiles. It would have been good to have a gate next to the seating area out the front to stop dogs/children from getting to the dangerous steps. Other than the paddock at the back all of the gardens open round the front of the house. We weren't able to shut the gate to the driveway as it is shared by the cottage next door - so we had a keep a closer eye on children and the dog. The upstairs bathrooms occasionally smelt like drains (once very badly!). Something that was disappointing is that recycling is not collected from the house - we saw recycling being put out on other houses nearby so unsure why it isn't collected at Highbeck? We tried to take our recycling to supermarkets but had no luck so ended up putting in the main bin as per the instructions. Overall we enjoyed our stay.

  • "Highbeck House is a beautiful house with lots of bedrooms and bathrooms."

    The master ensuite upstairs is particularly lovely as it is spacious with a lovely balcony. It is so good to find a house with 6' wide super kingsize beds, which is a must for us. We all loved going to the stream with the little ponds everyday to see how the tadpoles were. Our grandsons loved them and we did lots of research so we could chat with them about their transition from spawn to tadpoles to frogs. We enjoyed using the large grassed area to the rear, playing football and bat and ball. One criticism would be that the fridge is not big enough for the number of guests it accommodates. It really could do with having a double door American style fridge and freezer. A lot of our food was squashed up as we like to make things from fresh so did have a lot of food. Also would like more gin style glasses. Had to call the housekeeper out a couple of times due to possible leak in downstairs toilet and alarm sensors bleeping loudly. These were addressed quickly. We enjoyed our stay and would recommend it to friends

  • "We have visited the Lake District many times and stayed in many properties, but this one honestly has to be the best, for everything, the house was amazing and worked very well for all the family, especially the kitchen part upstairs as that was great for the heating of milk for the baby during the night so didn't have to come downstairs."

    The views were stunning and such a wonderful garden to have for the dogs, especially the enclosed part, felt safe at night for their last toilet, and lots of local walks. The only thing i think i would like is a empty cupboard to put our food things in, we ended up with everything around the sides. we have booked again to go back this year already, although a very popular places as not many dates left!

  • "Lovely property."

    Ideal location, with amazing views. We visited Bowness, Kendal and Grange over sands, all of which were only 15 to 20 mins away. We had a slight issue with the heating, we turned it down on numerous occassions, but the temperature kept going back up to 23 degrees, which was too warm. Bedrooms were beautiful, especially the ones on the first floor, which had the nicest bathrooms we've seen so far. The only drawback were the creaking floorboards upstairs, which you could hear in the downstairs bedrooms, but this was a minor detail. The Punchbowl pub, which is only a 5 minute walk away, serves some of the best food we've had in the lake district, can highly recommend. The house was ideal for our family of 8, including our 2 small grandchildren and we will definitely book this property again.

  • "Excellent property in beautiful surroundings."

    Spacious and clean with all facilities available. The view from the front of the house is stunning. We had a problem with the bed in the main bedroom which was rectified quickly. All in all I would highly recommend this property and be happy to return in the future.

  • "Highbeck is a lovely house, the size of the bedrooms is impressive."

    The views from the lounge window and upstairs balcony are amazing. Its a great place to explore the southern lakes On rainy days which we had a few it was a great place to chill and relax, it is also worth going into the garden and star gaze at night There are a couple of negatives, in the kitchen which is nice with two cookers there is no storage for any food( I would move the fridge freezer into the kitchen area and use the space where the freezer came from as a food larder). The welcome book needs to be tidied up and updating, there's information for appliances that are no longer there e.g. information on a wood burner also information about events dating back to 2018 but not the password for the WIFI. Tidy the files for walks down to one file What would be really nice is a welcome pack with tea /coffee sachet's, milk and a cake or biscuits as Highbeck is distance from any shops . If We were to stay in the southern lakes again we would DEFINITELY stay again its a lovely place

  • "This is our second visit this year , the house is excellent comfortable with spectacular views."

    We were a family of 8 adults and two small dogs and there is plenty of room . There were a couple of issues that could quickly be resolved, A. The seats on the two downstairs bedroom dressing table stools are not fixed to the base which is a danger as it so easy to move whilst sitting . B. The corner cupboard in the kitchen is out of alignment making it difficult to open and close. In no way is this meant to be criticism just observations , it will not stop us booking for next year.

  • "The property was amazing, the views were absolutely stunning and we had a very enjoyable and comfortable stay."

    The rooms were clean and spacious and the house was well equipped. We had some minor niggles e.g. some of the kitchen cupboard doors were falling off and there was no free cupboard space to store any food/items that we brought with us. My elderly parents also struggled with the upstairs sink plugs; pushing them down into the sink was easy but they struggled to release the plugs with the plungers on top of the taps due to arthritis. Would have been helpful to have a welcome folder too, we found the folders with the flyers about local amenities/attractions but couldn’t find a folder about the house itself e.g. to show the WiFi password, how the central heating works, nearest doctors/hospital etc. We managed to work around all of the minor issues, nothing affected the overall holiday but fixing these things might just add that extra bit of finesse to improve future stays.

  • "This was our 3rd visit to High Beck."

    ..(5 adults, 3 children, 2 dogs) We love the cottage & the view is phenomenal! Everything in the cottage is just perfect, the beds are so comfy... The kitchen is very well stocked with plenty cups, glasses, plates, cutlery, saucepans, baking trays etc...With 4 en-suites plus a downstairs loo, even with a full house, there's no need to queue! We hope to visit again as it's one of our favourite places...

    There were 5 adults, 1 teenager, 1 under 2yrs and 2 dogs and nobody was getting under anybody's feet. Pity about the weather but it didn't stop us from doing anything.

  • "Just perfect everyone really enjoyed their stay."

    We didn’t need anything all equipment was available for cooking. A clothes line outside would be useful for drying clothes. The only thing I would say is that the rendering near the side of the balcony door downstairs is broken. Perfect weather made this holiday very special indeed. Thank you for all the thought you have put into this to make the most beautiful home.

    Our only criticism to a fabulous week was the heating at the cottage it was on full when we arrived - however not needed as the weather was so good for the whole of our stay. Would definitely recommend.

  • "Amazing property and large steep sloping gardens with beautiful views and dark nights for star gazing."

    The house is equipped with almost everything you will need to make your stay as smooth as possible. Plus a great location for access to the lakes. On the negatives, the front steps with side and front drops were considered unsafe, with one of our party spraining an ankle. The rear gate between the two gardens has sharp nails pointing out on the frame which our dog got caught on. I would recommend these be removed to prevent further injuries to animals or children.

  • "Lovely spacious property, well equipped."

    Accommodation details were not clear that all four bedrooms are en-suite with an additional shower room on the first floor, and kitchenette on the first floor - which was a novelty for our 11 year old granddaughter for the first few days! So relaxing sitting on the terrace and enjoying the wonderful view. Garden was ideal for the dogs and once our son erected a temporary barrier on the terrace to stop the dogs going down the steps, we could all relax and enjoy the space. Comment from our son-in-law that the view would have been better if the windows were cleaned! All in all a lovely holiday home enjoyed by six adults, one child and the dogs. Can recommend The Black Labrador pub.

  • "This is a little gem of a holiday home."

    Extremely comfortable, well equipped, with the most beautiful views over the Lythe valley at all times of day. We stayed with 5 adults and our dog - all walkers, and the house and it’s facilities did not disappoint at any stage. The southern lakes are as beautiful as the more popular, majestic middle and northern lakes, with some excellent walks - try them, you will not be disappointed. With Windermere/Bowness being only 20 mins away by car you can soon be in the touch of the bigger peaks if you want them, otherwise relax and enjoy the house and all the facilities in the villages that surround it. Definitely a 5-star holiday.

    Only negatives garden at the back is probably only secure for large dogs our two cockerpoo’s could escape. They did get out once onto the road. The kitchen needs some new utensils. The pub is a 15 minute walk l, however no path so have to walk on the road which was a bit with two children.

  • "This is a fantastic property which we definitely would book again."

    Issues we had with the heating and hot water (we had neither on our first night there) were easily dealt with the next morning and quickly resolved. The facilities at Highbeck are excellent and the location is stunning. There is everything you need for a relaxing stay. One small thing which could make things a little easier would be more or clearer information on how appliances etc. work. If the information was all put in one place, such as the information pack, it would be very helpful. It was unfortunate that some clothes were left in a wardrobe and some food in the freezer but other than that the property was clean, beautifully furnished and the bathrooms were spotless. We look forward to a return visit.

  • "High Beck House was fantastic and exceeded our expectations in terms of comfort and size."

    The beds were so comfortable and the bathrooms exceptional. It was fully equipped with everything we could have wanted for our family stay, but just a minor thing, there were one or two lights not working and the bulbs provided didn't fit. Like other reviewers we were surprised by the proximity of High Beck Cottage, and whilst this didn't affect us adversely, it could have done!! All of that said, we thoroughly enjoyed our stay and would definitely consider returning.

  • "It wasnt made clear about how close the cottage was next door, if they had have had a dog it would have been a problem."

    The upstairs bedroom smelt of drains (someone had left air freshner in it!!!) Oven left dirty. Washer didnt work but when we rang the maintenance number , the washer was replaced within a few hours. Windows needed a good clean. Despite the above we had a good time.

  • "Walking on the narrow roads in front of the house is perilous; this is quite a busy winding road and the traffic does not anticipate walkers when rounding bends."

    The gate will not prevent small dogs getting onto the road but there is a small fenced area behind the house. There is a also a shallow pond in the grounds.

  • "Lovely Cottage, Comfortable apart from the twin room where the beds were not as comfy as the other but nothing to panic about :) Lovely place to stay and the location was great, the views were stunning and the garden was really good for the puppies."

    It isn't clear that there is another rental cottage right next door, very clever photography, but in saying that the other guests were fine and it didn't really affect us. Bit of a warning about the drive take a run up at it as tires spin on the gravel badly unless you do :) Also, There is a tree by the garage, Close to the Gate, that covered my car in sticky tree sap and it really was covered but it does wash off eventually :) Overall it was a great place to book and I would absolutely love to book the cottage next door as it was a better size for us but it will only allow 1 dog and we have 2 :) I would definitely go back if going as a bigger group. This was a 70th Birthday gift for my Mum and she adored it as well. Thanks you for a great family week!

  • "We thoroughly enjoyed our week at Highbeck – it’s very well furnished and exceeded our expectations."

    We have a few comments: Instructions on using the heating system(s) would have been very helpful – we were unsure how to adjust the temperature and would have preferred being more knowledgeable about it. A thorough overhaul of the drawer containing manuals and instruction booklets would be a good idea – we noticed manuals for appliances that weren’t there and missing manuals for appliances that were there. The bathrooms would benefit from a hook on the back of the doors – the only door with such a hook is the downstairs WC, which is about the only place that a hook isn’t needed. Finally, the description on the website is inaccurate – there is even more accommodation than listed. First, all four bedrooms are en suite and the three doubles appear to have superking beds (although we didn’t measure them). There is in addition a separate shower room upstairs – which means a total of 5 bathrooms plus the WC. We were quite confused by the booking process – as I understand it from talking to the housekeeper, although we had originally booked Highbeck Cottage a year ago, our booking was transferred to Highbeck because there was a long-term rental that might interfere with the availability of the cottage. However, when our booking was confirmed, there was no explanation of this and we were surprised to be given the link to Highbeck instead. When we queried this, because the description of Highbeck made it clear that there was more accommodation than we requested, we were simply told our booking was for Highbeck. We were pleased and amazed, but then surprised and disappointed to find that the upstairs of the accommodation described for us was locked (which was remedied for us by the housekeeper). In short, more explanation from the booking site would have been useful. If Highbeck in future is going to be rented as a two-bedroom, then this should be clearly stated on the booking website/confirmation (and a complete description of the 2 bedrooms on the 1st floor included) so as to avoid confusion. Let me say again that we thoroughly enjoyed our stay and that Highbeck is a wonderful self-catering option

The property

This sophisticated Lakeland residence stands in a secluded 3 acres of grounds, alongside Highbeck Cottage a short stroll from the village of Crosthwaite.

A sweeping gravel driveway leads to the property with steps leading to the entrance and large sun terrace.

Enter via a quarry tiled porch and elegant entrance hall, with room for coats and boots, leading to the stunning lounge with a wall of glass providing the views.

The room is beautifully furnished with comfy leather sofas, and to one end is a solid oak dining table, great for sociable meals.

The chic country kitchen is spacious and has a large range cooker, and a smaller dining area.

Outside, the beautiful south facing sun terrace and a choice of garden seating areas to the side and rear spoil you for choice to enjoy the views.

So many options to relax with a glass of something and soak up the peace and tranquillity of this lovely spot.

Downstairs you have 2 large bedrooms: one king size and the other bedroom be super king size or twins.

Two separate shower rooms and additional WC.

Head upstairs to the Master Suite with a contemporary glass fronted balcony to enjoy those views or stay in bed and enjoy the view from there!

The en-suite here is a large bathroom with a claw foot bath and separate shower.

Also on this level is a twin room again with a good size en-suite with a claw foot bath and separate shower.

Kendal 5 miles; Windermere 7.5 miles.

Underbarrow is a quiet, pretty Lakeland village close to the historic market town of Kendal and within reach of the wonderful Lake Windermere. The village has a pub and is ideally placed for exploring southern Lakeland and the Lake District National Park. Sizergh Castle and Levens Hall, both with fine gardens, are nearby, and Kendal has much to offer in terms of shopping and is quite lively culturally, thanks to the Brewery Arts Centre and the Abbot Hall Art Gallery and Museum, which is widely recognised as one of the best in the region. Also worth a visit is the ruin of Kendal Castle, which was formerly the home of Katherine Parr, and there’s plenty to see and do with Grange-over-Sands, Cartmel, Ulverton, Bowness, Ambleside and even the Yorkshire Dales National Park within driving distance. Underbarrow is a lovely base for exploring the area.
