"A bit 'tired ' but with a bit of TLC it could be amazing."
I think the details should mention that there is limited headroom upstairs if you are over 6 feet tall particularly in the bedroom

!! A very well appointed cottage in beautiful grounds - had a visit from deer and hares. Views of surrounding countryside were breathtaking. Access to Lake District attractions was very easy. The cottage was beautifully appointed and well maintained and stocked. Attention to the small details was much apppreciated such as dishwasher tablets bin bags etc . The welcome cookies were delicious and much appreciated after a long journey along with coffee, tea and milk . Will definitely be back and would highly recommend!!!

Property was well presented and the garden to the rear gave stunning views of the surrounding countryside. The property adjoins another rented property however this was not an issue, highly recommended.

Extremely warm which in the cold weather was brilliant thank you. I personally found the house very accommodating, a lovely place to stay and will certainly check first for availability for a next stay up at the lakes.

It might be worthwhile making clear that the garden is shared with the rental property next door. It could be an issue if a large noisy party were in that property and who commandeered the garden, especially in the summer.

My wife seriously hurt her back the day before we travelled. But I will say highbeck cottage and it's surroundings are absolutely beautiful. It's a proper lakes cottage and the views are magnificent. If I was being picky the only thing was the stairs were very slippy for our shih Tzu so we had to carry her downstairs but that isn't a complaint it just is what it is. I would wholeheartedly recommend highbeck cottage it's absolutely stunning.

The description on the website is a little misleading in that it does not mention that there are 2 properties close together and the fact that the garden is basically a big hill.

The towels were awful - thin cheap and scratchy - better towels would create a far more positive impression. The bathroom could do with some TLC - the cold tap over the bath did not work (we left a note about this) and the grout really needs a good scrub. Finally ,we felt at times that we were back at school - there were 6 folders of information - about 5 folders too many and the list of "don'ts" was huge. These, along with the cheap laminated posters everywhere, were a bit off putting. I don't mind following rules but this was excessive and unnecessary. We are not smokers but the rule about not smoking outside seemed very difficult to enforce. As was the rule about BBQs - I understand not wanting disposable BBQs on the grass but a proper BBQ doesn't seem an unreasonable thing to have on holiday. All that said, the property is in a lovely location and is comfortable and well equipped. We would stay here again providing the minor issues are addressed.

"We had a lovely holiday here at Highbeck Cottage, it was very well equipped and ideally situated as a base for our travels, the views were wonderful and we did sit outside all the time we were there except for any meals."
We were there when the weather was extremely hot and unfortunately only 2 windows in each room upstairs (1 a bedroom) could be opened and the relevant keys couldn’t be found for the others, we did contact the caretaker who wasn’t aware of that - this was the only downside which wouldn’t perhaps normally be an issue. We would definitely go back.

Brilliant location, quiet, well furnished with everything you could need and very convenient as a sightseeing base. I was there on business for a week, plus a few days doing touristy things, and this is so much better than a hotel, and it was absolutely what I needed. I can't thank you enough and, if I get back to The Lakes again, the first place I'll be looking and checking availability for is Highbeck.

The setting was beautiful, very peaceful and quiet, and the views were lovely. Spacious cottage with very comfortable bedrooms. Everything was provided. Very good quality fixtures and fittings made it feel luxurious. Not too far down to Bowness and Windermere for shopping etc. Really enjoyed watching the wildlife from the big window in the lounge - lots of different birds, pheasants, squirrels and even saw a deer behind the house one evening! Would definitely stay there again.

"Overall a great house which was lovely and warm."
Although it’s very close to another larger rental property it didn’t bother us as it was empty. The views and location are amazing and well worth the short climb up the little hill in garden. It would benefit from a new cd player/music player, particularly downstairs where there is nothing when cooking and dining. A blue tooth speaker and radio combined is around £20-£30 these days and would make a difference. I brought the one from upstairs down but it was very old, couldn’t really pick up radio as aerial was broken and poor choice of battered cds - these would be unnecessary with a Bluetooth speaker radio. It’s the small things :)

"Lovely house in good location with great views."
The kitchen was well equipped with everything we needed. The beds were far too hard and the sofa in the lounge was small and not very comfortable. There was plenty of hot water and the bath is a decent size. When we arrived the hot water bath tap didn’t work and the owner organised a plumber for the next day and it was fixed.

"Sadly I feel I have had to downgrade this property somewhat because in my opinion the photograph is misleading and infers a cottage which is quite isolated with a spacious drive and 3 acres of land ."
..which by the way was very hilly. Little did I know that there was a house adjoining it and the drive could accommodate 4 cars for the up to 8 residents of the rented house..hardly the 'isolated cottage' as depicted on the photograph When we consider the cottage itself it is very clean and its furnishings are excellent ....however...little did I realise that it had two excellent bedrooms , one downstairs with an en suite , and one upstairs but WITHOUT a bathroom ..the bathroom for this bedroom was downstairs !! Indeed, there was no water facilities whatsoever upstairs This means if you wanted to use the lovely lounge area upstairs and required a drink of water you had to go downstairs...if you wanted a cup of tea you had to carry cups , teapot , and food up the stairs. Not having toilet facilities upstairs for most people would be a minor inconvenience , but if you are elderly , having to negotiate stairs can be a problem . I hope this gives food for thought and I feel that Sykes should depict a photograph showing Highbeck Cottage and HOUSE

We take all feedback very seriously and have looked at the pictures and description on our website to see if anything needs amending. We feel the current description is accurate in describing the family bathroom on the ground floor, a bedroom with an en-suite on the ground floor along with the kitchen and dining room and the first floor having a bedroom with the lounge. "A delightful cosy and well-furnished cottage."
We had an amazing stay. The Lyth Valley is a really nice and quieter part of the Lakes. The Black Labrador Pub nearby is a must if you like good down-to-earth food, good value, a very friendly and welcoming atmosphere and is genuinely dog-friendly. We would highly recommend this property and are already planning our return visit.

Only two small points 1:- Power sockets are behind the bed in the bedrooms and awkward to access. 2:-The listing is misleading in relation to the local pub (The Punch Bowl Inn). It is not an average pub with standard average food, it is expensive and fairly exclusive. We had dinner only once, which was excellent. We had a great holiday many thanks. Comment for SYKES holiday cottages. We did NOT received before the holiday info HOW TO GET ACCES TO THE COTTAGE !!! He were expecting to get this info ...on the spot ! NO ! Lucally the other house was occupied and they managed to provide us the keys.

Also for taking dogs it should mention that the stairs are also wooden which could be difficult for dogs to go up and down.

Disappointed with the state of the windows, black mould which had obviously been building up for months. Problems with heating & shower had been reported before but not yet resolved although in hand. However we still enjoyed our stay & would recommend it to others.

"Disappointing stay at Highbeck Cottage."
We were 4 adults staying away and therefore having 2 bathrooms was part of our search criteria. When we arrived we discovered that the shower in the main bathroom was broken causing all 4 adults to use the ensuite for our entire stay. I reported the issue whilst we were there but it was not fixed. The ensuite we were all forced to use was covered in mould and the shower chain was black with grime. The windows in the main bathroom were also broken and did not open, along with the windows in the dining room. I complained about the service we received and was initially told there's nothing they could do as we didn't report the issues whilst we were still there, to which I corrected them that I had indeed raised the issues during our stay. They then came back with further excuses and nonsense and have refused to give any money back for all of the issues we encountered. Needless to say we will not be returning to Highbeck cottage, nor will we be using Sykes cottages again who have handled the complaint awfully.

It didn’t work on our arrival and wasn’t replaced until the last day. An apology was we had. We understand these things happen but nothing was done to resolve the problem which affected what we had planned. Also the cooking utensils, pots and pans were limited in number and needed cleaning before use.

We didn’t know we would have neighbors on the property, however they were so lovely with some very kind dogs that gave our dog some company when in the garden. Some dust, cobwebs and hairs to be found, but generally clean. Such a beautiful property and house - would absolutely recommend and definitely would love to come back! The cooking knives and some equipment need replacing as we ate in most meals, and perhaps the pillows were not the comfiest but that’s being a bit picky perhaps. One main thing is that the locks on all doors expect the back doors were very difficult to lock, with very loose door handles - so we ended up only using the back door. Need fixing. The garden is stunning, perfect location and easy access to all nearby town. Very quiet area with only the sounds of nature. Definitely exceeded expectations!

"This elegant home enjoys a tranquil setting with magnificent views in every direction especially from the lounge, with a gable glass wall.
A sweeping driveway leads to Highbeck and Highbeck Cottage, with parking for two cars outside, within 3 acres of gardens and grounds.
Entrance hall with oak flooring and those fabulous views; on the ground floor the oak flooring leads into a dining room with stunning views and patio doors opening out to the gazebo.

Crosthwaite is a small village set in the picturesque Lyth Valley, famous for its damson trees, and boasts a lovely pub known nationally for its excellent food. The lakeside towns of Windermere and Bowness are nearby, with plenty of activities, interest and entertainment for all ages. Also within easy reach is the popular market town of Kendal, an historic Lakeland town with a fine reputation for shopping. Kendal nestles on the banks of the River Kent.
