  • "We had a fantastic week in this beautiful house."

    It was spotlessly clean and extremely well equipped. Our daughter and son in law enjoyed staying in the downstairs bedroom with its separate entrance, and the utility room was well used by us all for storing our boots and coats. Everything had been planned for our comfort and convenience, right down to the colour coded keys! We have stayed in many Lake District holiday cottages over the years, but we all agreed (three generations) that it was one of the best we have stayed in.

  • "We had a brilliant week in the property - despite the weather!"

    The areas I’ve marked down were for the following reasons: Cleanliness - Several items of crockery and glassware were not clean when I took them out of the cupboard. There was dried on food and residue on them. The hairdryer filter was choked with dust causing the hairdryer to cut out as it overheated. I cleaned this out but would suggest regular inspection as this could be a fire hazard too. Comfort - The double bed mattress was very soft and there was roll together so I chose to sleep in one of the single beds which was far more comfortable. Not sure why the en-suite bedroom isn’t the master - plenty of room for a king size bed in there. Of course, as the owners use this home themselves, it may be that the current set up suits them. This is just our observation of what would take the property comfort rating up to perfect for us. Otherwise an exceptional property that we’d happily visit again! Thank you.

    Thank you for this really useful feedback. Sorry about the crockery. We do rely to a certain extent on previous guests to do their bit, but if the dishwasher is at fault we will sort this. Hairdryer likewise. Not seen this before. The mattress in the master (which is v high quality but quite soft) gets contradictory reviews. It's on the plan for a change very soon as on balance people appear to prefer the slightly firmer feel of the other very comfy beds. Yes, we could put the king size bed in the front en-suite, but the singles don't quite fit in the back bedroom. The bedroom does have sole use of the immediately adjacent bathroom - so en-suite in all but name. We think that the lake views from this bedroom and bathroom qualify it as the master, but accept fully that other preferences and priorities are entirely valid. Please do come again and we hope that next time the weather will be kinder. Property Owner

  • "Lovely home from home Beds and bedding very comfortable Facilities in home very good We were a family of 6 aged 6 to 69 plus 2 dogs and had plenty of space Great location for safe walking into Coniston , where there are good shops to get what you need , great cafes, excellent water sport activities or just sit on a boat ."

  • "We had a fantastic stay at Timley Knott ."

    Beautifully presented property with lots of space for 5 guests and 1 dog . Very comfortable and spotlessly clean. Lots of lovely walks from the property and Coniston village ( 15 minute walk away) has a very good selection of shops and pubs serving food .

  • "Regarding our stay at Timley Knott, there are a few issues we wanted to make the owners aware of."

    Of course, these issues may only have occurred very recently. The wooden veranda at the back of the house had partially rotted away and the uprights and fence were leaning badly into the neighbour's garden below, making this area very unsafe as it is quite a steep drop. This also left a large hole in the fence so we had to keep our dog away from this area. There was another hole in the fence on the seating area above this. The steamer chair was broken on the balcony. We arrived at the house at 3.40pm and parked across the road as the cleaner was still there. At 4pm I went across to the house but we had to wait another 10 minutes before the cleaner finished. I am not blaming the cleaner for this as she probably had a very busy day, but feel that more cleaners should be employed so these delays do not happen, as 4pm is already quite late in the day to have to wait to check in. Very surprised that there was no "welcome" pack at all in the house - not even a pint of milk! Have stayed at many cottages over the years and can only remember on one occasion before not having been left anything.

    Thank you for this feedback. Our understanding is that your stay at Timley Knott finished on 26th April so these unexpected negative comments refer to a holiday that finished over three weeks ago. If you had reported the broken fence and anything else,then it would have been repaired immediately during your stay as it was when brought to our attention by others after you had left. The other "hole" under the hedge you refer to can also be blocked if really necessary, but the cottage is not let on the basis of a fully secure dog garden nor should it be; it is for you to control your animal in unfamiliar and exciting new places where inquisitiveness might take over. We apologise for the ten minute wait that clearly was important to you. Changeover days are busy for all housekeeping teams and small margins of error are inevitable both in guests' favour and sometimes not. Welcome packs are a difficult topic. Our view is that people booking a Coniston cottage will arrive with all they need including milk, bread etc. To do otherwise would be folly. We owners appreciate that we are seen as the fatted calf by everyone, but after commission, housekeeping charges and fixed costs you may be surprised to learn that we received less than £50 for each night of your stay; so even with two people that's less than £25 ppn. Please therefore excuse any perceived lack of generosity in not providing your provisions as well. Sadly your review gives no indication at all about whether you actually enjoyed your stay in our home which is a shame. Other reviews are consistently contrary to yours in both tone and score. Sadly we will not now be able to learn why our"comfort" and "facilities" did not meet your expectations. Property Owner

    Excellent pubs nearby. Quiet area. Minor point - although listing says fuel included, this does not include logs, other than a starter pack. Would be helpful to make this distinction in listing.

  • "We had a lovely week in a lovely house."

    The house had everything in it we could have wanted and was as beautiful as the photos. We accidentally left some precious belongings and the owner couldn't have been better in arranging to send them back to us. Would absolutely recommend.

  • "Just back from a wonderful 2 week stay at Timley Knott, what a beautiful house in an idillic setting Literally everything you need for your stay has been thought of, the decor and comfort is first class Balcony/window views which were breathtaking Just a short walk from the village, the lake and the fells - just perfect The garden backs onto a stream which brought very relaxing sounds We bought food for the bird feeder which was wonderful entertainment while enjoying a morning cuppa , we were lucky enough to have a visit from a woodpecker Lucky enough to have a few clear night skys, viewing stars and satellites from the garden and driveway were spectacular We honestly could not say anything negative about our Timley Knott stay."

  • "Lovely stay, property in very good condition ( fan in the main bathroom wasn't working) Location great and facilities excellent."

    Very comfortable beds. There are a lot of steps in the garden so care would be needed for children or older people. We had excellent weather so the outdoor seating areas were a bonus. We stay in rental properties 3/4 times a year and the only feedback I'd give would be provide more toilet roll and consider a small welcome pack. It is a nice touch to be able to make a hot drink on arrival.

  • "We had a lovely weekend at this property."

    The house has everything we needed and more. The downstairs bedroom was great for us and gave our daughter and family and dog their own privacy. The views from the house are lovely and its a 10 to 15 minute walk into the village where you can get anything you need. Hope to return in the future.

  • "Beautiful house in the perfect location."

    Ideal base for walking into Coniston and the railway line was ideal for our dog. We loved being able to watch the lambs in the field opposite and also sitting out on the patio. We are hoping to be back later in the year Thank you

  • "Charming cottage in a fantastic location."

    We were lucky with the weather and enjoyed the outside space. Powerful showers were an unexpected bonus. Only slight negatives for our family was that we found the kitchen area a little small and the outside steps were steep so a slight liability for my husband to negotiate on his way to bed after a few drinks as third bedroom was on a different level. I would love to wake up to those views every morning. Thank you for having us to stay and we would love to return!

The property

Nestled in Haws Bank, with all the amenities of Coniston very close by, sits this beautifully presented, semi-detached home, Timley Knott (named after a local geological feature on the Old Man of Coniston).

Timley Knott provides a simply exceptional abode for up to six people and their canine companions.

Stepping inside, head to the striking open-plan living space, full of charm, character, unique arty touches, and the latest mod cons. The sitting area is tastefully adorned with quirky personal pieces and artwork, along with a woodburning stove, curved Smart TV and soft lighting that make this a wonderful spot to kick back after a long day.
