  • "I thought that the property required decoration throughout as walls/doors looked dirty."

    The floors were dirty and it took four buckets of water to clean it, on arrival. There was black mould on several window frames. The downstairs bedroom smelt of damp. There were mould spores on the corner and back wall , right hand side of the bed, which I had to wipe. There needs to be a slabbed area under and around the hot tub as it was extremely muddy/Slippy when removing and putting the top on and off. As much the ducks and the sheep are a delight to see it is not good that they can come onto the lounging area around the hot tub as I had to wash the slabs on several occasion due to excrement which is not hygienic. I feel that saying walking into windermere on bowness is walkable is not fully correct as the roads without footpaths can be dangerous, especially if staying with children or older relatives and people would need a degree of fitness to master the uphill walk when coming back.Overall as a family we enjoyed our stay as the setting was beautiful and having the hot tub was a fabulous asset. Due to its vicinity however we would not return or recommend.

    Dear Elizabeth, Thank you for your feedback and we are sorry that the property has not met with your expectations. While we pride ourselves in the cleaning and maintenance of the properties, we do have occasions when there might be areas that need refreshing at the end of the busy season or following an issue. The mould that you mention in your review was due to some previous guests turning the extractor fans off in the bathrooms and therefore there was a build up of condensation. While most of this had been cleaned in the changeover before your arrival there may have been some bits had been missed, but we would have been more than happy to have carried out any reclean if contacted. The redecoration has been made a priority as part of our winter maintenance and all the fans are back on and checked on a weekly basis. There are lots of wildlife on our estate which we all love, and some that on occasions see that the grass is greener and do jump the wall on occasion, and again if notified we would have called the farmer. Our site manager works hard to keep all areas clean and discourage the ducks but other guests seem to feed them! We do have staff on site everyday, even at weekends testing hot tubs and we also have an on call phone, so had any of these points been mentioned during your stay we would have happily rectified them for you as we want everyone to enjoy your stay as much as possible.   • "The house provided us with a great base for a large family holiday in the Lakes."

    It was spacious and well set out. Beds were comfy, kitchen well equipped, and hot tub a luxury. Just a few pointers for improvement - the house suffers with condensation and it was not possible to open the velux windows to help with ventilation, as such there were quite a few patches of mould and flaking paint. We ran out of hot water on three occasions, having only used one or two showers worth, which was frustrating and there was no information in the property to explain why this might be or how we could increase the supply of hot water. The bedroom windows overlook other hot tubs and some windows were less sound proof than others (the pink bedroom was particularly bad), which is a pain when you have young children going to bed at the time neighbors are in their hot tubs. The grassy area around the house was smaller than it appeared on the listing. Having said that, I think we probably would visit again.

  • "Great cottage, lovely location."

    Very clean, well maintained. One downside other cottages hot tubs can be quite close. We had next doors directly under our bedroom window and unfortunately on our first night the neighbours were very loud until early hours. Waking us and children up. Think the hot tubs should be moved to better places. Not everyone will adhere to the rules to keep noise down

  • "This is a great holiday property in a very good location."

    I would give it 5 stars but for these (very minor) issues: a clothes line would be most useful the cooker took ages to heat up (possibly we didn't read the instructions correctly!) I expected more extensive grounds for exploration (from the description) and a view of the local tarn, which was there but not visible. The kids loved the hot tub which was perfectly maintained. There is plenty of space/storage everywhere even if the en-suites were a little tight! Very comfy beds, excellent information - including the all so important wifi code being very visible in a picture frame. The staff we had contact with were brilliant. It is worth visit the adjoining hotel - it and it's views are beautiful. Would I return? Absolutely.

    Great outdoor space for children to play and the hot tub was enjoyed by all . Very peaceful setting and only a short drive into Windermere. The cottage itself was spotless and the outdoor space very clean also . The hot tub was checked every morning. This is an amazing place to stay we will definitely come back next year .

  • "This is our third year here and once again, we had a wonderful time."

    The cottage has everything you could possibly need, very clean and comfortable and in a lovely position overlooking the lake. It is in walking distance of Bowness and many walks; it was so nice to dip in the hot tub after a long day walking. The location is secluded and very peaceful, bliss! Staff are discreet and very helpful. Will be returning again.

  • "The cottage was in great location to the town centre and for plenty of walks and bike rides."

    It was very large and had plenty of room the 10 of us. The rooms were clean and done out very nice. I liked being able to order food for arrival so we didn’t have to rush to the shops was a great perk. The facilities was Great the utility room with the extra fridge was an added bonus as there was 10 of us. We was not short of anything. The hot tub was checked daily. All round we had an amazing and would recommend and would definitely return. Thanks Oak estate.x

    !! We were a party of 8 adults, 2 children and 1 baby celebrating my 70th birthday and everyone had a great time and holiday. The hot tub was also a great hit with all. Since we were a group of tea drinkers a bigger tea pot would have been useful, but otherwise it kitchen facilities were adequate for our needs. If you intend to cater for a large group during your stay, you my consider bringing a few more pans etc to aid with the cooking. We plan our meals for the week prior to arriving and therefore we brought extra pans to cater for our needs. The location is fabulous and we managed to do a number of walks from the house. Martin the site manager and the cleaners were very welcoming,friendly and helpful. We would definitely go back again

    The cottage was beautiful, the beds unbelievably comfortable. The location is amazing, the views stunning, the hot tub a refreshing end to a long walking day. The staff are so friendly and helpful. So many positives and fortunately only a couple of negatives and I am being picky because you really do just improvise. The dining table, when extended was too big for the room and too small for ten chairs. The one oven was impossible to cater for ten people, it took two hrs to cook a meal that would normally take one with lots of shuffling about of racks. Would go back in a heartbeat and highly recommend

    Only 5 minute drive from Bowness; my favourite town in the Lake District! There’s so much to see and do nearby. Check-in was so easy and problem-free. Hot tub was well-maintained by owners, problems quickly sorted. My only tiny issue would be a lack of baking trays, spatulas and various other kitchen utensils. Not a major issue at all, but we had to be a little resourceful! Overall, we had a wonderful week at Elm and would love to return!

  • "Every now and then we have been lucky enough to experience some-thing rather special."

    Our visit to Elm Cottage in Bowness-on-Windermere at the end of July was definitely one of those occasions. Our visit was for a long awaited family gathering. Mum, Dad, Son and his wife, as well as Daughter and her husband plus four Grand-children between the ages of 10 months and 9 years. The booking was simplicity itself and plenty of notice was given as to how much, and when, the balance of the cost was due. Elm Cottage has that "Wow" factor, safely tucked away from the hustle and bustle of Bowness it is located in an area of delightful tranquillity, surrounded by mature trees but commutable to all those Lakeland attractions that we wanted to visit. We had two car parking spaces just a stones throw from the cottage door and another just yards away. Elm Cottage has an air of being looked after and noticeably, the bathroom / en-suites all look like new fittings. Most importantly to us, it was so obviously very clean ! The fixtures and fittings of Elm Cottage are at a high standard which not only provide easy comfort, but present were all those other facilities that we just take for granted at home. In addition to a large fridge-freezer, there was a second fridge, and a washer-dryer in the Utility Room. A large bath-room, three bed-rooms with en-suite facilities and a down-stairs toilet are all included. The large lounge and dining-room was just ideal for our sizable group to come and go while the flat screen TV was a very welcome option on a rainy evening. Prior to our arrival, we contacted the owner to enquire about the provision of a high-chair, a stair gate and a travel cot. They were all present on our arrival. It would be remiss of me not to mention that the hot-tub was checked every day by the staff and as we were packing up to leave, it was drained and cleaned, ready for the next visitors. A very re-assuring sight. My own view was that this place was good value for money. It is a special place just ideal for making memories and our Grand-daughter, aged two years, has asked us if we will put a hot-tub in her bed-room ? Like a shot we will all go back and of course, I recommend Elm Cottage very highly.

    It was excellent for our family group and the location is very convenient for accessing the South Lakes (even in the snow) but also lovely and quiet and with great night sky visibility . It was warm, spotlessly clean and there was plenty of space for 9 of us. The staff on site are very helpful and friendly.

The property

This lovely cottage is set amongst beautiful woodlands on a high promontory on the edge of Bowness-on-Windermere.

A wonderful location set amongst beautiful countryside, within easy reach of Lake Windermere and the ever popular and charismatic Bowness on Windermere.

As you enter this hidden glade, the many delights of this retreat will unfold, with mature trees, fir, bracken and the occasional wildlife on display.

A superb location to organise a group of friends and family to get away from it all and enjoy a memorable break, simply relax in the hot tub and take in the beautiful surroundings.

This welcoming cottage offers a lovely sitting room with picture windows to bring the natural beauty of the surroundings into the main guest area.

A modern woodburner makes for cosy evenings around the fire and a modern, well-equipped kitchen with open plan dining area and an adjoining utility area provide all you need to enjoy some wonderful home cooking.

The ground floor bedroom contains a king-size luxurious bed and a modern en-suite bathroom, a hallway and useful utility area with cloakroom.

Upstairs the cottage boasts a further four bedrooms, two with en-suites and a superb house bathroom with an inviting shower and bath for relaxing in.

From the sitting room and the dining area doors lead out to a fabulous decked area housing a luxurious hot tub, an ideal location after a gruelling day discovering the many wonderful walks in this hikers paradise.

Less than a mile away is the wonderful idiosyncratic and charming Windermere Golf Club, a most welcoming club.

A short walk takes guests down to the lake ferry where a short 'cruise' gives access to the far shores of Hawkshead and the magical Tarn Hows area.

All the facilities of Bowness-on-Windermere are on the doorstep and the not to be missed attractions include the hand-made chocolate shop and the wonderful walks along the Bowness promenade where the many cruise ships run down the Lake to Ambleside.

Discover picturesque local walks along footpaths bordering the site, including the Dales Way which runs by the golf club and Crook and Staveley and for the more adventurous walks across to Cartmel Fell.

Windermere Train Station 1.5 miles: Ambleside 5 miles; Kendal 7 miles.

The vibrant twin towns of Bowness and Windermere hold enduring appeal for visitors to the Lake District National Park, with each providing a range of nearby attractions, amenities, shops and restaurants to suit all tastes. A variety of boat trips and boat hire are available from Windermere Lake Cruises in Bowness to Brockhole, Ambleside and Lakeside (at the southern end of the lake where the Lakeside Aquarium and the Lakeside and Haverthwaite Railway are situated).
