  • "Wonderful little cottage!"

    We stay every year and it is the first time we have stayed in winter. On arriving, the cottage heated up well and the boiler was easy to use. The facilities are fab and as described! Loved it! Will book again next year!

  • "You are totally aware of the problems we immediately encountered on our arrival at our holiday cottage (Courtyard Cottage, Clappersgate)."

    Firstly, it was absolutely freezing and we could not find any controls for the heating - (and this was on a cold winter's day!). Eventually we found the boiler - no assistance nor information on heating controls etc in the owner's manual!!! Managed to turn boiler on and get some heating on the go - however upstairs radiators DID NOT WORK! We informed you of this immediately. We had to wrap a large blanket around us for the rest of the evening as we were freezing cold. ABSOLUTELY UNACCEPTABLE THAT NO ATTEMPT TO HEAT THIS PROPERTY WAS MADE BY YOU OR THE OWNER!!!! Shocking. Secondly, when trying to turn on TV (smart) there was no connection to wifi. Followed brief instructions in owner's manual but these were useless. Having telephoned you again because there was no wifi (and Mr Vipond needed this for his work), you eventually got in touch with owner who advised that there actually had just been a new wifi connection (Vodaphone) installed but there was no instructions at all or reference to this (why not??) - very misleading. Mr Vipond proceeded to follow some instructions he found on the windowsill beside router - HOWEVER, the wifi would still not connect - EVEN WHEN THE OWNER SIMPLY PROVIDED BASIC INFORMATION. Mr Vipond is a digital forensics investigator and after troubleshooting this particular problem (in the freezing cold conditions), he realised the connection that was recently installed was intermittent and needed proper secure installation. Mr Vipond managed to get a temporary secure connection (but Vodaphone needed to come back for the owner's sake and for further guests not to have similar problem). Somehow, you - Sykes have not acknowledged these problems and the owner seems to have been absolutely indifferent to our plight and Mr Vipond's work on making good the facilities at this property!!!! We are aghast that no apology for our freezing cold conditions and no gratitude for the work carried out (and no apology for the misleading instructions in owner's manual!!) by Mr Vipond to make good the wifi connection has been acknowledged!. WE asked for a refund but were totally rejected by you and by the owner!!!! This is not how we expected to start our well-earned holiday and this is absolutely NOT HOW WE EXPECTED TO HAVE BEEN TREATED/IGNORED and that NO REFUND HAS MATERIALISED. We would welcome your comments once more.

  • "Came to the lakes to celebrate my husbands birthday."

    Cottage was lovely and clean, really comfy beds and everything you need for a self catering holiday. Cosy rooms and fab log burner. If your on the tall side the one single bedroom in the roof space has quite low ceilings. Only small issue would be the sound of the traffic from around 6.30-7am as cottage is just off a busy main road. Cottage is really close to Ambleside and if you don't want to walk or drive , taxis are excellent and readily available. Lovely little courtyard to sit out in and quaint garden just over the main road to overlook the river. Would definitely return.

  • "Charming, comfortable cottage which is very well equipped."

    Super comfy beds. The kids especially liked the beds on the mezzanine area. Bathroom is modern with a fabulous shower. Has everything you need to make your stay very comfortable. Only very minor negatives were a big splash of bird muck on the kitchen window which had been there for some time. Also, it would be good to have at least one spare toilet roll.

  • "There is a big problem with ants they are everywhere."

    Single beds up in the attic fine for kids but a no No for adults constantly hitting heads on beams. No where to hang clothes upstairs and have to share a chest of drawers. On a busy road, very noisy from early morning. French doors is living room very drafty . Kitchen very well equipped, comfy sofas and beds. But sorry we won't return.

  • "A lovely well equipped cottage."

    Super comfy bed. Good parking. It was very cold when we arrived and it took some time to fathom out how to get the heating on but we managed with the help of the management staff. A thermostat on the wall would be so much easier than pushing buttons on the boiler or maybe a card with simple instructions?

  • "We thoroughly enjoyed our stay at Courtyard Cottage."

    It was very comfortable with everything that we could possibly need during our stay. We only had one slight problem which was that the clock on the central heating boiler was at the wrong time. Hence the heating was on at odd times. We managed to put the heating on manually when required as we didn't know how to change the clock time. It looked as if there may have been a power cut. We left a note on the work top to bring this to the cleaners attention.

    The cottage could have been cleaner, we removed a very full tick from the kitchen floor. The living room sofa was smelly, where everyone puts their head on it. Would be good to put a curtain across the front door for privacy and to keep the heat in.

  • "We had a lovely stay at this great little property, good location for not using the car to explore the area."

    Comfortable bed with good quality linen and super shower. Although advertised as sleep four, feel it is only ideal for maybe couple with two children, who would love the quirky upstairs layout. Maybe a basic welcome pack would be a good idea, for people who arrive late. Otherwise, would recommend this property.

  • "Main bedroom mattress is extremely uncomfortable."

    I realise it’s been replaced in the last couple of years but wrong decision made about mattress type. My back suffered for 7 nights. I have also seen negative reviews regarding the mattress. We love this cottage and have many wonderful memories. Stayed here at least 6 times over the years but can’t go back unless the mattress is replaced. Cleaning ladies were lovely and did a great job.

    I'm sorry to see that our mattress didn't seem to suit you. As you have mentioned both the bed and an award winning "Emma" mattress were new March 2022 and we have received nothing but positive feedback since their installation. Pleased that everything else seemed to be good. Property Owner

  • "The cottage was perfect for three of us and our labrador especially as first timers to the Lake District."

    The location was perfect. The owners have thought of pretty much everything and the family touch wasn’t lost on us. Thank you for all the literature and the comprehensive welcome pack! Despite the road noise outside it was quiet and we didn't hear any other people nearby. It is very well equipped, as others have said. Never have I come home with clean washing! Didn't need to bring any household stuff at all as all supplied. We used the garden a couple of times - it's across a faiy busy road but has beautiful river views- and was secure to let the dog have some exercise. We enjoyed the wood burner (even in July) and bought wood from the garage in Ambleside or the garden centre. Ambleside is a 10-15 minute walk- it was great not to have to use the car to get food etc. The parking is right outside the cottage. Would definitely stay again.

  • "One of the best equipped cottages we have rented."

    Although 2 minor niggles and they are very minor. The first is that its right next to the road, but in fairness nothing can be done with that. The second was no toilet brush. It was so good that we have to say we would consider booking again. Location was great for walking into Ambleside and the garden across the road to chill out, décor etc were to a high standard and really enjoyed our stay

  • "Beautiful cottage to stay in."

    Great facilities and the best equipped kitchen of a holiday cottage we have stayed at!! Nice to chill out in the evening by the river or in the cottage. Is next to the road but you get used to the cars. Is dog friendly, but glad we have a dog crate as there was no where to put her/shut her away when she was wet and muddy/drying off. Close enough to Ambleside to be able to walk and join onto hiking trails. Also able to hike to Loughrigg Fell from the cottage. The Wateredge pub/bar is worth a visit with lovely views over Windermere!

  • "Well equipped cottage but no bread bin?"

    It is a lovely cottage but let down by maintenance issues.Drain outside overflowed when kitchen sink used.Shower leaked from tray or under tray-maybe both.We used a hand towel on floor to soak up water so we could step onto dry bathmat.Hand held shower leaked from hose to head connection ."Rainfall" shower was more of a drizzle.Black mould on shower sealant.Possibly a shower curtain required between screen and wall .Kitchen table wobbly.

  • "We really enjoyed our stay at Courtyard cottage."

    Was advertised as a 2 bedroom property but would be no privacy to mezzanine floor, although this did not impact on our stay. A little maintenance required in bathroom particularly in the shower. We would definitely book this quaint cottage again, was in a good position to explore the rest of the Lake District, and easy walking distance to Ambleside Village, with lovely walks especially for pet owners.

  • "Great little cottage in Clappersgate just on the outskirts of the main Ambleside Village."

    As my wife will tell you I do like a good moan and having spent the last 30 years staying in five star hotels around the world I think I’m suitably qualified in rating accommodation. On this occasion though I’ve actually got nothing to moan about!! Great little cottage with everything you’d need. Very clean and tidy, bedding crisp and fresh, modern decor including the bathroom, WiFi that worked and above all else a great base for travelling around and exploring what the Lake District has to offer. In summary therefore exceptional value for an exceptional little property and one that I would have no hesitation in rebooking in the future.

  • "Let me start with, the property is great."

    but when we arrived 3rd December the heating was switched off and the cottage was freezing ieven with the fire pit burning half of the bags of wood we brought it still took most of Saturday and Sunday morning to warm up. the shower was not draining away .. almost over flowing after 1 / 2 minutes use . I found that the drain outside in the court yard was blocked ..with grease and leaves. After cleaning this and using bleach to unblock this cleared . .

I'm sorry you had problems warming the cottage up, it looks like you visited shortly after the abnormally warm spell of weather we had in November and my guess is that the heating hadn't been used for a while. The cottage is, of course an older building and can take a bit of time to warm up, we usually ask that our Winter visitors leave the heating permanently on low to keep the cottage toasty for other visitors. Thank you so much for sorting the drains out too, whilst you were there. The maintenance team at HOTL are always on hand to deal with issues like that, but we are very grateful to you for tackling it yourself. We hope that you will come back again soon Property Owner

  • "We were advised in the booklet that the cottage was ran off the "Nest" system however the control was no where to be seen in the cottage."

    There was a round mark on the wall above the meter cupboard so I can only assume it was there at one point.

    Following customer feedback, the Nest system just wasn't working out to be the useful tool that we had hoped for. Guests were have difficulty using it and therefore we removed it a couple of months ago. We have now updated our visitors file to reflect the change. Property Owner

  • "A fantastic week at Courtyard Cottage."

    This was our first holiday with our baby and we really wanted a home from home experience which it provided. The location is fantastic with being able to walk to Ambleside and also not too far from the mountains. The river at the bottom of the shared garden was a lovely surprise. There is a Crag just behind the cottage which I recommend going up for amazing views of Windermere. The new bathroom is lovely and the mattress is so comfy. My only suggestion is having a few extra toilet rolls. Thank you, we will be back next year.

  • "Had to call maintenance team as we were unable to get hot water."

    I had read the previous reviews and was very disappointed to encounter the same problem as previous people. We have stayed in this cottage many times. The boiler appears to be the same but the NEST is a new addition which is not working properly. Get changes to the cottage especially the bathroom and much cleaner.

  • "The property was beautiful, well equipped and the location was perfect (10 min walk into Ambleside)."

    The double bed and mattress has been replaced and is EXTREMELY comfy. The communal gardens and grounds were very well maintained. The cottage was the perfect home away from home and we will definitely be returning. The property was slightly dusty with cobwebs however what do you expect when staying in an old, stone cottage? Couple of things to note: take logs to use on the fire as these were not provided, we were only provided 1 toilet roll for our 1 week stay, salt/pepper and oil are also needed, upon check-out at 10am the cleaner arrived at 9.50am so we felt a little rushed to get out of the way.

  • "The Property was very cold when we arrived, Heart of the Lakes were aware that I was travelling with baby under one but hadn’t arranged for property to be warmed upon arrival."

    After reading the note re heating issues, I had to call maintenance to check out error codes flashing on boiler once turned on. I tried to set up the Cot bed however one of the sides wouldn’t click into place. Called through to maintenance again. The gentlemen advised “sometimes the hinges go”. I’d have hoped that this would have been checked before arrival to the property, again HOTL were aware we were traveling with baby under 1. The maintenance men were quick to arrive with a second cot. My mother Hoovered the carpet the morning after our arrival. She managed to fill the vacuum with dust and hair, was property not hoovered before arriving? Smelly large stain on main bed throw, this was hidden by scatter cushions and only noticed whilst getting into bed. Pillows and bedding upstairs dusty, bedding unlikely to have been changed / washed if previous guests did not use. Sofas had not been cleaned as dust and mess had gathered underneath. I found two game pieces which I have put in games cupboard. Kitchen blinds are thick with dust. Microwave was not cleaned. When it came to needing to use it to sterilise baby bottles we had to give it a good clean beforehand. Unsure if the mattress had been changed but the right side of the bed slants towards the far wall. Upon leaving the property we spoke to the cleaners who advised that the midweek cleaners are not as thorough as the weekend cleaners, if they see that the beds have not been used the bedding may not have been changed and dust will collect. Good points : good supplies of kitchen and housing utensils, TV with apps is useful, shared garden was a lovely space, very well located. This however, has been the most expensive cottage I’ve paid for and most unclean property I’ve stayed at. Aware it he price could have been inflated due to Covid-19. If it wasn’t for my partner arriving on the Saturday and having a baby, dog and mother already at the cottage I would have requested that HOTL relocated us to a clean property. When talking to the cleaners on Saturday, I made them aware of the areas that may need more attention. It did seem that Covid has been long forgotten about in this case and the property still dirty from previous occupiers.

    ! The only thing I would want to change is the matress on the double bed as it is really soft and bouncy so my husband woke with a bad back each morning.

  • "The cottage was lovely and really clean."

    The only thing I'd criticise is there was no extra toilet roll and only a tiny amount of wood and kindling - barely enough for our first night. Both pretty basic things that aren't really a luxury. We also arrived at night, in the dark and couldn't see the Croft mansion, so it took us a while to locate the opening into the Courtyard. Maybe a photo or a map to show the exact location would be useful. The bus stop is a good marker, and if you're coming from Ambleside I'd say the entrance is BEFORE the signs for the turn off to Skelwith Fold etc. It's quite a busy/fast road, so it's hard to drive slowly or stop to have a look. Other than that we enjoyed our stay. Thanks

  • "Nest heating settings need changing to allow 24hr hot water."

    There were no instructions so we’re unable to have a shower until 5pm

  • "Booked this accomdation before covid hike in prices."

    So for what we paid for a family of 3 just over £800 for week I thought this would of been 5 star accomdation at that price. I have marked this as 4* think tad over priced and we have been visiting this location for 25 years +. Postives - location for us was perfect we only used the car once. The accomodation was right size, had everything need for self catering holiday. Included a bbq which was a bonus. Kitchen was well equipt having decent washer was a bonus. Lovely enclosed yard to sit in warm summer nights. The private garden was lovely across the road. We rang before we left and confirmed we needed oven gloves and teatowels, on arrival this house had everything. Even had arrival pack which had some washing up liquid, dishwater tablets etc. Negative which makes it 4* - the road next to the house was really busy, we learnt that ferry was closed at Windermere which increased traffic through Ambleside. The road noise started at 7 and was load til 9pm. This also made it hard to cross the road to the path which was on otherside to walk into town and access the garden. Cars flying past at 60 mph was scary. We had 2 parking bays, first few days people trying park outside our property and blocked entrance to house, this was a little annoying. Inside house, bathroom was very tired it had modern equipment but needed tlc. Overall lovely house in perfect location for walking holiday. With the further covid hike in prices for next year and the noise of the road we will be looking elsewhere for our Lakes escape.

  • "We know this cottage."

    Great location and has had some maintenance etc.New heating. Painted and so on. Would like to see a new sofa. The covers are washed but the cushioning collapses down when sat on and you need scatter cushions in your back for support. They are provided but back support not good. It's been their years. Great shower as usual. Great tv is a new addition. Carpet seems rather dusty. Over all a great place to stay but had the potential to be perfect. Maybe out priced for us next time around.

  • "The private patio area and two parking spaces are both amenities in short supply this close to Ambleside."

    The village itself has many pubs and restaurants which provide a wide variety of dining options but if you choose to cook for yourself the kitchen and BBQ are stocked with all the cookware and utensils you will need.

  • "Fabulous location and exactly what we needed."

    When we arrived the cleaners hadn't been but a quick phone call and within an hour of us nipping out for a leg stretch and drink everything was cleaned. Bed in master bedroom extremely comfy, you would struggle with 4 adults staying as the upstairs is very low ceiling and the only toilet is down on the ground floor which may be a problem if you have little ones who get up to go to the loo in the night but otherwise we would definitely look at staying here again.

  • "What can I say."

    Overall, fantastic. Just what we needed. Three nights from Monday 12th April, straight after lockdown. On arrival, easy to get in. Lovely welcome pack (thank you very much the Lee’s family). Location was great. Good walks direct from the doorstep. Courtyard was good to relax in afterwards. Real sun trap! Easy to get into Ambleside by car or walk. All the instructions and information was easy to understand. And the log burner was great. Walk in shower great. Plenty of space. Being next to the main road could put some people off but we didn’t see it as an issue. Overall, I’d say excellent. Didn’t want to leave.

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes.
