  The cottage was exactly as described and in the perfect location for exploring Ambleside and the surrounding areas. We would definitely stay again and recommend to others looking to visit The Lakes.

• "Good points: Well equipped, spacious, great location, onsite parking."

  Not so good points: Toilets and bathrooms were generally not clean on arrival. The baths had not been wiped around and the loos had not been properly cleaned (under the seats, rims etc) we contacted Tracy and she came in the next morning and cleaned them, she apologised profusely. However the baths were still not done after this was rectified. One ensuite the shower couldn't be used due to the fan being broken so dirty water streaks were all down the walls. We didn't expect to have to strip beds before we left, prior warning at the time of booking would have been appreciated for this, as leaving early morning for a long drive home was marred by stripping all the beds which to be frank should be included in the housekeeping when you pay a premium for a nice property and get away from household chores in holiday. The pub deliveries were very noisy in the early hours most days including the bottle emptying at 5.30am which wasn't great. The TV channels were a little sporadic but we managed to watch most of Wimbledon! Generally we had a lovely stay in the house. Would we visit again to the same property? unfortunately not, house keeping issues I'm afraid put us off and the noise from the pub deliveries were frustrating as we like to go away to not have to be woken at the crack of dawn and/or to be stripping beds and cleaning our loos!

  We apologise unreservedly to these guest for their disappointment. The issues they raised have been reviewed in detail and steps taken to ensure they do not re-occur. The next comments show the first results with more to come. Property Owner

  House decor is great and very comfortable the only thing that might be nice is bigger sofas to sprawl out on in the lounge area! Welcome pack one of most generous we’ve had in a holiday cottage, thank you.

• "This is an absolutely stunning property and so well placed to access the many facilities (including great eateries) in Ambleside."

  The upstairs, kitchen/dining/living area is perfect for a group to either do things together, or have moments apart, and there are all of the facilities you would expect for a high end property. So why only 4 stars? There is parking for 2 cars, but making that work requires some interesting manoevering! They have made the best of the space available, but something you need to be aware of. And the biggest issue is the noise from outside the house. The downstairs bedrooms are at street level, and at one point I got up in the middle of the night to check whether the window was actually shut! Other stayers in our party reported a similar issue, so not just the room we chose. Would probably mean that we would not book the property again, which is a shame

• "An outstanding property which is close to the town centre yet set back from the busy roads."

  Very well furnished with comfortable beds and welcoming sofas, kitchen is very well equipped with enough cooking space for the group. Heating system is excellent and the property always felt warm and cosy. We had an issue with a water leak but this was very efficiently addressed by the very capable property manager. Everything was very clean when we arrived, again down to good management. I would certainly be keen to return to this property and would highly recommend it to others.

• "We had a lovely week at the old Ambleside House."

  The house is very well presented, comfortable and in a great location. We were a three generation family group including a 1 year old and a 4 year old and the house worked really well for us . There is plenty of space, a well equipped kitchen and comfortable sitting and dining areas. Thank you very much for an enjoyable stay it was a wonderful holiday enjoyed by all and we are very much looking forward to our next visit to the lake district.

  The house is very well equipped, well designed, clean, comfortable and spacious. It's in a great location, close to all the shops, pubs, restaurants etc which are all within easy walking distance. Plus there's a fab butchers shop opposite that sells the BEST sausage rolls! Highly recommended :-)

  It is very well located to Ambleside, in easy walking distance of all the shops and bus stops. The accommodation is decorated to a very high standard and was cleaned well on our arrival. We loved how well equipped it was, with all the essentials and much more. Would highly recommend.

• "The property was perfect in every way."

  We were a party of seven people which consisted of four generations of the same family. There was enough room for everyone to have their own space so we all got on well! The kitchen was well equipped and I did not need to use most of the extras I brought with me. Even the knives were sharp! There was a welcome basket of goodies to greet us and milk in the fridge on arrival, which was much appreciated. The decor was very tasteful too. We have family connections in Ambleside and Windermere and this house was perfectly located. As the house is pretty well in the centre of Ambleside, it is so easy to nip to the shops or join the main routes for sightseeing. We were sorry to leave!

• "I visited the property to celebrate with my family for my 60th birthday."

  Myself and all the family were impressed with the property for its décor, facilities ensuite for each room and said it was a great find and they would definitely return. They were viewing availability even when we were there for Christmas and found it was already booked which was no surprise to me. . it was positioned in a great position in ambleside and was easy access to the village. . it made it a memorable birthday for me. I wished I could have spent longer there as it certainly has encouraged me to return soon to the beauty of the lakes. it was a great base.

• "Absolutely loved Old Ambleside House and were delighted to stumble across it when we were searching for a venue."

  It was beautifully appointed with luxurious fittings and fixtures and felt like a home from home rather than a holiday rental. It had everything we wanted and more, and was perfect for our family gathering to celebrate my 50th. The upstairs is a great social space (particularly the well equipped kitchen) and it was brilliant to have all the ensuite bathrooms as there were 8 of us. Location was perfect too, and thank goodness for the parking spaces which easily fitted two large cars. We would love to go back again and would highly recommend it.

• "Beautiful house."

  All the facilities needed and more. Perfect location. Only negatives are parking which was very hard to get two cars on the drive and we frequently struggled to get out as a van was parked on double yellows opposite. Secondly, property was boiling and only after turning every radiator off was it manageable. Better than being cold though! Lastly, windows seem only to be single glazed. We could hear every noise outside, even a low key conversations. Bin day was awful! This made sleeping a bit tricky. Overall, we’d definitely recommend.

• "It’s a fantastic property in a great location."

  The house is decorated beautifully and the details like quality bed linen and quality items throughout do not go unnoticed. We loved cooking in the kitchen and eating at the dinner table. We were a mixed part of 4 couples and we all said we would come back. We don’t have any negatives about the property. My only suggestion would be it was lovely to have fresh milk and bread on arrival and tea and coffee etc. As well as cleaning products. We did bring these with us as we weren’t sure they would be so it would be a positive thing to let you know before you come as it’s less to pack. Thanks again for a great weekend, we will be back!
