We found certain things in the kitchen needed cleaning before they could be use, oven trays, frying pan etc and some need replacing. Bath waste doesn't flow away. Heating needs setting up, it came on in the middle of the first night. Other than that good house economically priced.

Plenty of space. Lovely village location and we visited both the pubs which were really welcoming. Our only niggles were minor but the pillows definitely need upgrading and maybe some summer duvets. The garden is a lovely space but just felt it would have been great to have some chairs rather than just the wooden garden benches. We were definitely made to feel welcome and a nice touch with a yummy cake, milk and butter. We would definitely book again.

We had an issue with the heating but the owner resolved it very quickly and was really helpful throughout our stay there. We ate at the local pub (Kings Head) and the food was great. There is a good choice of shops in the village too.

The two bedrooms at the front have a great view of the church and the estuary beyond. There is a well-equipped kitchen and ample space downstairs. We parked four vehicles in the allocated space. Broughton is big enough to have most of what you could need; pubs, a café, excellent butchers and bakery. We ate at The Kings Head twice, fish and chips recommended. The Blacksmith's Arms in Broughton Mills was great for a celebration meal. The choices for walks from the house might be a bit limited but the southern lakeland and coastal routes are a short drive away.

There was a large, secure garden that was perfect for our three dogs. The house is in a delightful village with friendly people and family-run shops, and we found plenty of attractions within easy driving distance. Our host, Paul,was very helpful. All in all we had a great holiday.

With a great secure garden for the dogs to roam. Lovely views looking out and walking distance to pubs and shops. The owner was very helpful sharing places of interest and provided a lovely welcome pack. The village is lovely with walks from the doorstep and its well positioned for walks in the area of Eskdale, Coniston and a lovely beach at Silecroft.

Although it’s small it has all are all the facilities you need. Would particularly recommend the Square Cafe, the Old King’s Head and the most amazing bakery. Church View is perfect for a family holiday. Paul is a great host and is there instantly if there are any issues, dealing with them immediately. The garden is fantastic for children and dogs. Would highly recommend both the house and the village and hope to revisit in the future.

It’s a great property for family there were six of us for a couple of days and 4 + 4 small dogs for the rest of the week. We were greeted with fresh bread, butter, tea and cake from the local bakery which was delicious. The house is in a great location with lovely country views, it was easy to get to the Lakes and the beaches were fabulous for kite flying. The pubs in the village were 5 minutes away as was the bakery, grocery shop and the butchers, with home made pasties, pies cakes etc. We thoroughly enjoyed our stay and for us it could only have been improved if the upper garden was more dog secure, we had to keep ours on a leash or they would have escaped. I have recommended this Cottage to friends.

Very disappointing for the amount of money we paid for the week. The property has a lot of potential if it was clean and the owners were very welcoming, however it doesn’t compensate for the sub standard hygiene and cleanliness, you don’t and should not be expected to go on holiday and have to clean a property on day 1. Unfortunately we won’t be staying here again!
We were disappointed that at no time were we informed about this until after our guests left or we would have quickly tried to remedy any issues that were pointed out to us. We had checked the property ourselves before their arrival and taking into consideration the feedback comments from the previous guests, I am surprised and disappointed at this response. I am also surprised that they felt they were not welcomed as we like to think that this is something we do well. Property Owner

"The road that passes the front of the property creates a lot of traffic noise, especially heard in the front two bedrooms at night."
The garden needs a lot more effort put into it to make it secure for dogs, you can’t leave yours unattended in it as it is. Main bathroom and main bedroom doors need looking at as were hard to close. Lounge chairs and settees, whilst plentiful, were grubby and we would recommend taking throws to cover them.

Close to butchers and pubs. Close to lovely walks. Cottage has a spacious garden and all rooms are a good size. We were greeted by Paul who was a great host and left us with a few essentials to make our stay comfortable on arrival. The cottage was clean and well presented but the sofas could do with a good once over. Overall, Good size cottage, great location, would recommend to anyone.

"We felt that the downstairs toilet should have had a lid and functioning seat, bearing in mind the property was fairly expensive to rent and having 2 toilets is a necessity in a property of this size."
Much of the kitchen equipment looked like it had been rescued from a skip and needs replacing. Also, before we left we cleaned up and it was clear the property hadn't been properly cleaned in a long time. The location of the property, at the base of a steep hill, meant that there was a lot more road noise than we were expecting, and I would not have got much sleep had I not used ear plugs. On the plus side, the property was larger than expected, nicely decorated and generally in good condition, the location was better than we were expecting, and the sofas and beds were comfortable. We feel that with a bit of love and a bit of effort, this would be a lovely property and our overall experience was positive. Despite the few downsides, we would stay there again.

The garden was a concern as I had three dogs and it most definitely wasn't fully enclosed. I had to make barricades to stop them getting out. I had contacted you to make sure it was, prior to booking so, as you can imagine, I was deeply disappointed upon arrival. The village was delightful, beautiful walks and fabulous pubs. People we met were so friendly. Not the cleanest cottage we have stayed in and a strong smell of dogs on the sofas. Aside from that, lovely.

But the mattresses were not comfortable in one room and one of us had to sleep on the floor. The shower curtain was also mouldy and there were dog hairs on the sofas and rug. The sofas looked a bit worse for wear too. To be fair, we didn't tell the owner while we were there and when we told her after we left she was very apologetic and said that she would have rectified it all had we told her. I would stay there again but we would need to know that there were new mattresses and new sofas.
Thank you for your feedback. It is regrettable that you didn't advise the owner about the mattress during your stay as she would have been happy to accommodate you on this request. She has actually a replacement on order due to arrive this week. The shower curtain has since been put through the washing machine and the mould has all been removed. With reference to the dog hairs, the property has been given a deep clean since your departure for the comfort of future guests. Property Owner

"We all had great time in the cottage."
Plenty of room and enough comfortable sofas and armchairs. Spacious kitchen and bathroom. Downstairs shower room was quite large too. We took two dogs and with large garden there was plenty space for them to run around. Paul the owner met us at the cottage and explain how to use the cooker and central heating. He was so friendly and helpful telling us places to visit. Car park was big enough for four cars. We had three cars and there was still ample space left. Villages extremely friendly .we would go back again.

"The website does not mention that the cottage fronts on to the main road through the village."
Not only is the road quite well used and therefore noisy, but there is a give way sign directly outside the cottage instructing traffic to give way to oncoming traffic. This means that vehicles stop directly in view of the windows limiting privacy and that they stop directly opposite the entrance to the parking area beside the house. The entrance is extremely narrow (my car's sensors beeped every time we drove in and out) and tight especially when turning left off the road. This is not such a problem if no traffic coming from the village has stopped to give way to oncoming cars (as you are then able to swing wide to turn left) but, when they have, it really limits the turning circle into the driveway, so much so that I scraped the lower part of the passenger door on the left side of my car on a stone that juts out from the bottom of the stone wall (that was not visible in the mirrors etc). It was not clear where the on-road parking that is mentioned on the website is. It was a narrow busy road and we would not have risked parking our car there. I would warn any drivers of SUVs or estate cars to think twice before booking the house for this reason.

All in all a very enjoyable break for all of the family.

Church view is very good value for money compared to other cottages of this size. As mentioned by other guests the road noise was a nuisance for two of our party. It was not possible to move rooms and due to the hot weather windows needed to be open. It did not, however spoil the holiday. It is comfortable and the important things: bathrooms, bedding ,towels were very clean and comfortable the kitchen was clean enough but a few areas eg freezer drawers, cutlery drawers etc had been missed. Again it did not affect the holiday. Ideal house for a large group with children and dogs. Lovely area and nice pubs in the village. Shops very good but pricey. Welcome pack a nice touch. Owner very pleasant and helpful.

"Cottage itself was okay and had everything needed for a weeks stay."
HOWEVER, the owners had failed to point out that the cottage is located on a very busy road (for a small village) which is used as a ‘rat run’ by local traffic. Due to a ‘stop/give way road marking for oncoming traffic from opposite direction’ there were vehicles constantly stopping and pulling away right outside the dining room/under a main bedroom. This traffic continued right through Saturday night /Sunday morning and commenced again on the Monday at 0345). Whilst traffic noise may not be an issue with some guests using the property we found it extremely intrusive and after just two nights and a total of 6 hours sleep we made the decision to leave and return home. Sitting outside ‘at the end of the day with a cool drink’ was not something we would recommend unless you enjoy watching/listening to the constant traffic pass by approx 6ft from the coolest area of the garden. We were informed by the owner on arrival that the road was used as “a rat run for the Sellafield workers” - some 10,000 are employed there and many come from the Barrow in Furness area which means they pass through the village. However the owner also said “get used to it, it is what it is”. This reference to the traffic and the problems it caused was the only mention, NO INFORMATION in respect of this is given in any of the advertising literature. When contacted on this matter (via Sykes) and a refund of 50% of the cost suggested the owners reply was “we should have shut the windows/slept in the back bedrooms/property is double glazed” - I would like to point out that the night temperature was in the 20s, closing the windows was not an option due to the heat and even if you closed the window the noise was still instrusive. As for sleeping in the back bedrooms this made no difference at all as this was tried (and we had not come on holiday to sleep in single beds in a back bedroom). According to newspaper articles the village has had concerns re traffic volume/noise for some time (most recent report in local paper Nov 2017); residents are concerned about the stress due to noise/volume etc it is causing them and other visitors to the village. ‘Homemade’ 20mph traffic signs have been made and put up at each end of the road. There is also an official warning sign on the busy A road approx 150yds from property stating ‘Ignore Sat Nav instructions’ urging vehicles not to turn into Church Street. As of today 15/07/2018 the owners have failed to respond to messages sent to them by Sykes regarding the 50% refund (which I consider fair under the circumstances) - I feel we have been totally misled with the location of the property and had there been mention of any possible disturbance to guests by traffic noise etc made on the web advert then we would certainly NOT have booked the property. Maybe Sykes need to rethink their ‘check list’ when visiting properties in the future. CHURCH VIEW COTTAGE details certainly need updating.

It was also warm and cosy. The two dogs had space for their beds without being in the way. We had not visited Broughton before, but found it to be an excellent base for exploring the south Lakes, and also the coastline with its bird reserves at Millom and South Walney. There were endless possibilities for walks, from the village itself or further afield on the fells. We noted how friendly the local folk were and the village shops are superb, with butcher, grocer, greengrocer, bakery and post office providing everything one might need for a week's stay. We would go there again, and book the same property if we had the numbers to warrant it.

"Well what a lovely cottage, everything we needed and more."
We felt at home straight away and loved the village of Broughton, its bakery, and and friendly people. We took a roll of temporary fencing to secure an area in the garden for our dogs because as previous reviews stated, for dogs smaller than a labrador type there are wide railings to escape through. There is however a safe stoned area just outside the kitchen so we could have managed without fencing the garden but for our young Springer Spaniel and Boarder terrier it was an added bonus. The area was perfect, close to the Fells and also only 7 miles to the beautiful beach at Silecroft.

The owner was very pleasant and helpful and sent us some very useful information beforehand. A lovely welcome pack of cake, butter, milk, tea and coffee was provided. The village was in easy walking distance and had an excellent bakery, butcher and grocery shop and we had a very good meal in the Black Cock pub. We were lucky with the weather and had some great walks in the surrounding area.

About the location
BROUGHTON-IN-FURNESS
Millom 7.5 miles; Coniston 9 miles; Ulverston 9.5 miles.
Dating back to the 11th century, Broughton-in-Furness is situated in the south western corner of the Lake District and is just six miles from Coniston Water. There is much to please the visitor such as a pretty, cobbled square complete with a splendid horse chestnut tree, enclosed by shops, pubs and homes, many of them Georgian in origin. The village provides an ideal base for a walking or climbing holiday, with ample opportunity to explore the rugged beauty of the Duddon Valley and the quieter Lake District fells. Norman Nicholson, one of Britain's finest 20th century poets and William Wordsworth, both immortalised this area in their writing and poetry. The village was home to Branwell Bronte, brother of the Bronte sisters, for a short time. The Furness railway line runs from nearby Foxfield and makes for an ideal day out, travelling the west coast of Cumbria.
