  • "Used to be a 5 star property but now only a 5 star location."

The apartment is simply not being kept up to with: 1. Mould all over the walls in the hall toilet 2. Plaster dropping off the walls (with a hole as well) in Lounge and Bedroom 3. Stained Carpets 4. TV and DVD players now dated The apartment needs a complete overhaul to justify the prices that are now being charged

  • "This was our second visit to the Lookout and as last time we enjoyed our stay in this very comfortable, well appointed and clean apartment."

The location is beautiful, a quiet oasis it what has become a very busy Ambleside. The views are exceptional being up on the top floor and well worth the climb upstairs. Our stay was impacted by the scaffolding and ongoing building maintenance work but no doubt this will be completed in time for our next stay!

  • "This is an excellent apartment in a characterful well-maintained property."

It is well equipped, nicely designed and comfortable. Every window offers a view. Lovely grounds, you can walk from the door up Loughrigg Fell. No real criticisms. The 40 steps mean that it's not suited to any anyone with significant mobility issues. The toaster tripped the switches every time we tried to use it!

  • "Spacious, well equipped and spotlessly clean apartment with spectacular views."

We enjoyed our week. However, the access via four flights of stairs, two corridors and more steps should have been included in the property details before booking. It was absolutely gruelling to have to haul our baggage upwards on our arrival. Some people just couldn’t do it. Very surprised at the lack of a welcome pack which is standard at most holiday lets. Not a teabag, biscuit, not even bare essentials. No paper towels, tin foil etc or even sufficient hand soap. Just a dishcloth and three dishwasher tablets. Even replacement loo rolls had to be purchased. At £1200 per week rental, it was unacceptable.

Thank you for your feedback. We are pleased you found the property spacious and spotlessly clean. We are sorry to hear the access was not what you were expecting and will review the description. With regards to the welcome pack, Heart Of The Lakes manages the property on behalf of the owner and our policy for self-catering properties is to provide the basic necessities guests need for arrival. We also set the pricing which is frequently reviewed and is in line and competitive with other properties in The Lakes. Once again, thank you for your comments and we hope to welcome you back again in the future. Property Owner

  • "Had some confusion over the instructions to access the property."

Not clear that it is at the top of a very steep hill either. However, the property is absolutely gorgeous, apartment nice and modern, comfortable and well equipped. (Needs more storage in twin room.). Spectacular views. Really lovely. Parked the car in the lay-by at the bottom of the hill a few times and walked into town, so we could drive back up the hill. Lots of useful walking material in the apartment. Parking was great. A great week in a lovely property.

  • "The dishwasher was very unpredictable and often didn't not finish its cycle whatever setting it was put on, despite following all the instruction's provided."

And the noise in the twin bedroom is unbearable at night through the closet form the boiler which stops and starts every minute or less. we had to switch the heating off at night to get a good night's sleep but I wouldn't be prepared to do that for a winter booking and therefore wouldn't book again. If in doubt I suggest the owner sleep in that room- I suspect it is often sued for children and goes unnoticed. Finally, given that the windows are impossible to open sufficiently, would it be possible to provide summer duvets (£15 for Ikea), we melted every night even with the bedrooms doors open and the tiny crack allowed from the windows. Hope this helps future customers too. Super shower room in the twin but how about providing a shower screen and fixing for the shower over the bath to make that bathroom more modern and versatile? Our friends had to borrow our shower room to get a shower every day. Otherwise a lovely stay, well furnished and comfortable!

  • "One of many Lakes holidays but our first at the Lookout."

Lovely apartment, perfectly situated to walk/run from the door and also for good access to the north Lakes. Also fab for popping across to Ambleside and the playground for little ones. The grounds are private and great to explore-even with the necessary tree work due to last year’s storms, the grounds were great to explore. We made use of the tennis court too! The Lookout is nicely furnished and a great space for a family of 4. The views are fantastic from both sides. Both bathrooms were modern and clean. Lots of space for boots outside the apartment and sociable kitchen/living/dining space inside. We had a fantastic time and will be back! The only recommendation would be to have a bigger clothes airer to dry wet clothes, as the tumble dryer isn’t very good (and sports kit doesn’t tumble dry well). Some guests would probably be a bit annoyed that we’re not allowed access to the lift-but we did get our steps in carrying our things up and down the stairs!

  • "We did have a temporary issue where the hot water was barely coming out of the taps in the Double bedroom ( rest of house was ok)."

The issue was easy to report to the local team who quickly got the maintentance engineer to check. The maintenance engineers visited whilst we were out and reported the pressure as normal. When we checked it had returned to normal so assume there must have been an air lock in the pipes to our room which had cleared. The house and grounds are magnificent and we'd have no hesistation booking the same appartment again.

Apartment lovely but some marks on carpets and dining chairs on arrival otherwise spotless. We were on the top floor so being able to use the lift for our luggage would have been good. Overall excellent holiday. Will book with you again.

About the location

AMBLESIDE

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
