• "This converted barn has to be one of, or if not, the best we have ever stayed in."

  It was spotlessly clean and had everything present we could’ve asked for or needed. It is decorated to a high standard and even the bedding is of a high quality. The added extras like welcome basket and Christmas decorations really made it special. The view from outside the cottage is spectacular, the day we were leaving we woke up to a covering of snow! Wow. As the barn is accessed via a single track road we did worry we might struggle to get out due to the snow and 1 rear wheel drive car, however the owner made himself present and told us he had a 4x4 If needed. Luckily it was not, however the thought/offer was very much appreciated! The only negative we could think of would be that we didn’t stay for long enough. Just means we will have to visit again now

On request the owners decorated the house for Christmas and they were lovely. Great space for a big family and a large hot tub too. Will have to come back next year

• "We had a wonderful stay at Birkett Barn, our only downside was having to leave!"

  We will certainly be back, such a beautiful home in a fantastic location, close to villages with shops, places to eat, bars etc, some lovely walking routes which we didn’t have time to fully explore but a perfect base for when we come back. The house itself was well equipped, kids loved having their own rooms and all being en suite was an added bonus, the people were lovely and the seating areas perfect for family games and family meals, the kitchen was well equipped and had everything we needed. Views were just magical. Thank you so much for having us, and we’re certain we will see you again soon.

• "Birkett Barn was excellent and we really enjoyed our stay."

  The whole experience was fantastic and apart from the comfortable cottage, the views were incredible. The only small negative observation was the quality of the utensils such as vegetable peeler and grater being of poor quality.The non stick frying pans wereconsiderably worn and the non stick coating had worn away. Bearing in mind the high quality of the kitchen and its facilities, it was surprising that these items were not up to standard. Only a small negative observation and apart from this we had no complaints.

• "Absolutely stunning property, great location and facilties."

  We were only there for 2 nights for a wedding locally but we thoroughly enjoyed our stay. My only comment would be a slightly later check out time would be preferable, getting 6 adults and two kids rounded up for 10 am after a late night was a challenge!! Maybe 11.30 would have been a better time.

• "Absolutely fabulous venue that was perfect for 4 couples enjoying time away together."

  The location is fantastic and considering it is on a working farm there was very little noise or distraction. The owners are very friendly and welcoming and keep the house and area to a very high standard of cleanliness. The 2 main areas - Kitchen/dining and the living room are of ample proportions and all fixtures and fittings are of a very good standard. This is also relevant for the 4 bedrooms and all have ensuite. We hope to be back soon.

  The house was beautiful and pristine. Every bedroom has an en-suite and the house has 2 additional bathrooms which was great! • "This is an amazing property in a fantastic location."

  The property was warm and very comfortable. All of the electrical appliances were of high quality. It was great to have plenty of crockery and cutlery. It was great that all bedrooms were the same so no quibbling about who got what room and some of the little touches (biscuits, sweets, face wipes) were really appreciated. Finally the hot tub was easily accessed from the property and was lovely and clean.

• "Pros: Beautiful house Lovely location and views…specially from hot tub House was clean and really nice."

  Lots of kitchen crockery and tools available, had everything we needed. Cons: The beds were really uncomfortable. No one slept the whole 4 nights. The hot tub was really dirty…unfortunately wasn't clean It was tough having living room upstairs and kitchen downstairs

  Thank you for the positive comments, regarding the beds, the mattresses are under 2 years old and in good condition, however we can't accommodate for individual sleeping preferences! The hot tub was freshly filled and filter changed before your arrival, and once during your stay, during cleaning the filters were found to be blocked with tissue paper and other debris, so was unable to filter the water properly !!!! • "What an amazing time!"

  We do a yearly meet up with friends in December and hire a lodge just to eat rubbish and sit in a hot tub and this one by far has been the best one. The dedication to the Christmas details was lovely. They provided everything you needed from towles to even make up wipes to gravy boats. The beds were so comfy and well presented. Malcom was lovely. The lovely cats that came and saw us every day were lovely. The other farmer who we accidentally ended up at was very helpful with giving us directions. I know a few people have said the location is hard to find but malcom has the what 3 words location. If you follow that you cant get lost. We will definitely be back in the future.

  It’s a beautiful cottage , well maintained , only negative points the post code stops you at the wrong destination and we needed to knock on doors to find out were our cottage was , maybe a little sign advising a further couple miles down the road, or info put on the site , also the two telephone numbers supplied to get instructions were not getting answered, hot tub was lovely , clean and warm , we all came home fully relaxed thank you

• "The property is finished to a very high standard is very comfortable and had everything you we needed."

  Only one minor issue and that was the tv in the kitchen area which we were not able to get any channels on . Also for future visitors , the directions given are rather sketchy . As you pass down the lane on which the barn is situated you drive through a short tunnel which if mentioned on the directions would confirm that you are in the right road.

  Furnished and designed to a very high spec. Kitchen was ginormous and very well equipped. Excellent living room, all bedrooms en suite and great size. Hot tub large and very well located with a beautiful view. Excellent location and near wonderful walks and Kirkby Stephen. Only thing I'd ask is that the owners put the house on Google maps. • "Too much to mention barking dogs kept caged in barn 50ft from bedroom window no let up all day and night a further 3 dogs roaming round constantly barking ."

  Baby gate did not fit owner left towel on top to try and fold down side to stop it and child from falling downstairs . No storage space ie wardrobes in 3 of the bedrooms bedroom downstairs had beetles in so son and partner could not leave anything on the floor . Hot tub unusable if raining cheap gazebo £100 would have solved this. No outside space or privacy only saw owner who lives next door when we were leaving and finally asked if everything was alright !!! I have all relevant photos and video evidence to show all concerns but doubt if these will be answered as I have been on the internet and looked at all the unhappy customers that you already have. Will definitely do my homework next time.

• "Birkett Barn is without doubt the best property my friends and I have stayed in (and we’ve stayed in a lot)."

  The whole barn is built to a very high spec, it’s comfortable, very very spacious, every bedroom has its own en-suite and the kitchen is amazing, extremely well stocked with every utensil you can imagine. The barn is extremely clean and comfortable and, as we are a group of mature women, for once we had the appropriate space needed for 8 people. We will definitely be back

  We went with the intention of having a ‘pjs, food, drink, games, chatter and plenty of laughs’ type of weekend, and we had a fabulous time. The barn is extremely well kitted out, and very spacious. It certainly didn’t disappoint. The hot tub was just lovely, and there are doors to the side of the barn that take you out to it. We loved it so much we booked to go back for next years little adventure while we were there!

  It has a huge kitchen/dining room and a very spacious ,warm lounge on the upper floor. The surrounding countryside is great for hiking, and the hot tub great for relaxing after a hike, or for star gazing after dark. Overall….superb!

The most serene setting and surroundings, peaceful rural location but within easy reach from the main roads. The house is really just stunning. Modern, spotlessly clean and still cosy. The huge kitchen was our favourite space decked out with everything you needed and more! Hot tub was thoroughly enjoyed both in day time with the rolling hills, and at night time with a sky full of stars and the rising moon! Friendly owner, loved being on a working farm, greeted by chickens every morning. Would love to come back, thank you!

• "A beautifully appointed property set in idyllic scenery."

  The instructions regarding finding the property are spot on, perhaps the use of "what3words" as an alternative would get you literally to the door. The kitchen was spacious with everything you might need. The week we were there was so hot the plumbed in fridge freezer with dispensed ice and cold water was a god send. The bedrooms were all comfortable, each with there own en-suite. Plus 2 additional toilets one up stairs and one down. A large spacious lounge upstairs allowed for family get togethers. The hot tub was the most used piece of equipment, each evening we relaxed in the spa, enjoying the tranquility of the scenery and on our last night watching a beautiful harvest moon rise over the hills. Overall a wonderful holiday providing memories for a lifetime.

• "My friends and I drove up here for my birthday."

  Couldn't have asked for more. Every room was perfect, the kitchen and living room were huge and fit us all very comfortably. The outside was lovely, it's more or less in a farm so there's farm animals dotted around the area with stunning views. Hot tub was a lovely touch. The walking routes were great, and not far to nearby food/pubs.

  We met Malcolm too, he was very pleasant and gave us directions for our walk and a suggestion of a place to eat, We couldn't fault our stay and would be happy to stay here again and will be recommending to family and friends. Our 1 suggestion would be an 11am check out just to give a little more time to get ready and for it to feel more relaxed before leaving. Other than that a 5 star stay for us.

  Was totally amazed from the moment we stepped into this amazing place. Everything about it was excellent and couldn’t have asked for more. • "We were a group of friends looking for a relaxing weekend, and this barn had all we needed and more!"

  Very well equipped with all you need, even down to the small touches like the provision of shampoo etc. The kitchen is amazing with loads of space. As is the cosy living room with reclining sofas. The upstairs bedrooms are very spacious with really comfy beds! The downstairs bedrooms are a lot smaller which isn’t an issue, but the comfort of the beds isn’t as good. Special thanks to Malc for picking up our takeaway!! Customer service was brilliant. We will definitely be back!

  The cottage was beautifully decorated with Christmas decorations, which was a surprise to us all. The whole cottage was perfect! Fantastic large kitchen/diner and all the kitchen utensils you'd find at home. None of our party wanted to leave. The surrounding area was so peaceful, especially whilst chilling in the hot tub. There's not a thing we could fault. We would all return in a heatbeat Thank you!!

  It's push back comfortable sofas and plush carpets were enjoyed by all. With plenty of good movies available on 2 large screens and a state of the art kitchen we didn't want to leave. The hot tub was a nice bonus as well as the friendly host family and all the farm animals. A thoroughly enjoyable stay that we look forward to repeating.
