  • "The holiday home itself is very nice, unfortunately it was not well maintained."

    The kitchen was dirty, especially the oven and the pots. The heating was very loud, the dryer didn't work properly. The high chair and baby bed were old and dirty.

  • "The property is well placed for getting around."

    We were disappointed by the general appearance, ie ripped chair in lounge, broken shelf in fridge, lots of the crockery/glasses chipped and some were sticky. It felt like we were at the end of a season and faults would be fixed after we left. Lots of properties we have used have a welcome pack, we were met by a basket of left over open packets with a stern petty warning to replace anything used. It didn't feel like the home from home that we are used to.

  • "The property was absolutely wonderful and in a stunning location."

    It had everything we needed and we had a wonderful week away. The only slight issue was that the house was slightly cobwebby but was otherwise very clean and well presented. It felt like the house was cleaned then left for us to arrive and, in the meantime, some spiders moved into the corners of the rooms but that's to be expected in old houses.

  • "House is clean and tidy."

    Kitchen has everything we need. Water pressure and temperature in all bathroom are great. Overall we enjoy our stay. The heaters in ground floor made a loud noise after the central heating being turn on after few hours. There were high pitch "beeps" from ground floor at 3am and 3:30am on the first night. It woke everyone in the house. However, there was nothing unusual identified.

  • "Nice property but few major issues."

    Firstly no batteries in the smoke alarms which is a major health and safety issue which needs addressing. The alarms are hard wired but no battery in it makes it useless if power fails. This is a breach on health and safety and must be sorted. From reading the guest book it wasn’t a one off people had also commented about no batteries in the smoke alarms. All 3 on all levels of the property the smoke alarm draw was open and no battery. We requested the high chair to be available which it was but it was disgusting, very old wobbly and unsafe to leave a child in and the cushions were dirty and mouldy. For £15 the owners could buy a plastic wipe clean one. They’d be better off saying there wasn’t one. We were told off very rudely from a man about our parked car, nowhere in the property does it say where we can and can’t park our cars. The property sleeps 6 adults so they should expect 3 cars which is does but no idea on where to park. The check in time was very late 5pm most places are 3pm. This was very late and felt you missed half a days holiday, with having a young child 5pm was far too late to get him his dinner. Then to be out by 9am on day of departure again losing most the day. 10am is normal.

  • "Spent a wonderful week at The Granary."

    Location is excellent for exploring the Lakes and the beautiful scenery is breathtaking. The house was fully equipped with everything we needed. Very comfortable beds with quality linen and towels. Very spacious property, clean and very well kept. I would highly recommend and if I return to the area would definitely book again.

  • "Another wonderful stay at this ideally situated, spacious and comfortable house just north of Kendal, one of our favourite places to stay in Cumbria."

    Such a peaceful location, with fields (and lambs) all around, and easy access to fantastic walking in the Lake District, Howgills, Yorkshire Dales and all around Morecambe Bay. Kendal is a friendly town, with a good selection of shops and range of supermarkets as well as individual shops. The garden was looking lovely with spring blossom and flowers. We were delighted with the newly installed door out on to steps from the first-floor bedroom. Can't wait to return to this very special place.

  • "The cottage was lovely and comfortable to share with two couples."

    The location was lovely. Only small gripes were the 1)The hot water supply to the 2nd floor bathroom wasn't brilliant 2) There were a few terse notices about the house with instructions. The odd please and thank you within the text would be a friendly touch. 3) The welcome pack featured in the brochure (bottle of wine etc) was missing. Not even a bottle of milk or a teabag - a bit of a shame

  • "Excellent location for a stay in the Lake District."

    Far enough out of the centre of Kendal to get away from it all, but close enough to walk into town or get a bus to Windermere, Ambleside or Keswick for those who don't have a car like us. Only issue with the property is that the front door was tricky to lock at times. Feels like the door and frame part of the lock don't always align properly so have to jiggle the door a bit.

  • "The Granary is a beautiful home with everything anyone could possibly require."

    Even though we had no need to use the garage, it is an excellent extra facility to have if you needed to store bikes and wet clothing. And the games consoles and extensive collection of games and films would be perfect to keep young ones amused. One very small problem when first arriving, was finding the driveway, off the main road, in the dark and fog ..but after our 3rd attempt, we did it!! Perhaps a larger or more prominent marker on the corner of the field/driveway?? We really enjoyed our stay and will definitely recommend to others. Many thanks

  • "A wonderful location for visiting the Lake District, Morecambe Bay, the Howgills and Yorkshire Dales."

    This is one of our favourite places to stay when in the North-West, but on this occasion was not as well cleaned as is usually the case; hopefully, this is just a one-off slippage, and we quite understand that Covid-19 restrictions have meant that the helpful owners cannot visit their property. On the final day, when stripping the bed linen, we found that the mattress needed a thorough cleansing, for example. Nevertheless, this was a very enjoyable holiday and we hope to return at some point.

  • "This is a really lovely house with so much potential to be a gem."

    It is in a peaceful location and well placed for exploring the lakes. Unfortunately, the cleanliness of the property left much to be desired. We were greeted by a large sign telling us to remove our shoes, but one look at the horribly stained living room carpet suggested that might not be such a good idea. We had to wash everything in the kitchen before using it, as it was covered in a layer of grease. The whole house was in need of a deep clean and the beds would benefit from mattress protectors (the stains that we found directly under our sheets when we removed them before leaving were not pleasant). The garden is nice, but again in need of attention. We would love to return to this property, but would expect much more in terms of cleanliness for the price. Extra touches like a welcome basket and hand soaps in both bathrooms would have made all the difference.

  • "The Granary was very comfortable, tastefully decorated, and well equipped, with lovely views out the lounge window and we loved our stay."

    The farm is well placed within easy reach of Windermere and it served as a good base to explore the Lakes and mountain passes from. The only things to be aware of were the extractor fan not working in the middle floor bathroom, and we found cobwebs hanging from ceilings (with a number of spiders that had to be removed to keep the ladies happy). I would happily stay again if we holiday up there in the future.

    Cottage was well designed with nice garden area. Heating system has an issue with banging radiators. Lots of cobwebs so could do with a deep clean. Toilet seat broken. Extractor in bathroom not working.

  • "A really relaxing and enjoyable holiday."

    The Granary is one of our very favourite cottages in this area. Set well off the main road in lovely rolling fields, we always enjoy visits to this welcoming and spacious house, which is so quiet and relaxing - hardly a sound from the main road, as the house is well off the road down a track. And yet Kendal with its great selection of shops is just down the road. Lovely to watch the sheep and lambs playing in the surrounding fields during our May stay. The views from the bedrooms are stunning - including over towards the Howgill Fells in the East The first-floor bathroom was completely renovated quite recently, and new windows and patio doors had been installed very recently. It always feels like coming home when we stay at The Granary.

  • "The photographs are deceptive - the property is tired and in need of some maintenance, particularly the rotting patio doors, for which there was no key to open onto the terrace."

    Despite having to check in later and out earlier, supposedly because of extra cleaning required for COVID-19, the cleanliness of the place left a lot to be desired, an example being the kitchen table which was sticky and grimy. As for the welcome hamper raved about in other reviews - a slab of Kendal Mint Cake and an out-of-date bottle of beer do not constitute a hamper, let alone a welcome.

  • "The property really needs more attention to detail."

    This was not a cheap place to stay and I think perhaps because it was the busy summer period standards slipped. There were spiders everywhere. Every. Where. Infested. The cobwebs were so thick in places it was like candyfloss. We had to hoover up about 80 spiders in the first 4 days and they were still appearing after that. The place seems to be riddled with them. Even after hoovering we kept discovering webs. Spiders in every corner is not exactly relaxing. The wooden doors for each room don't help as the backs of them just seem to have webs in all the gaps. We also noticed a great deal of webs under the beds when we were checking around before leaving which was rather disconcerting! We also read in the guest book about welcome packs that previous guests had received and we had nothing like that. Again it could be due to the rush for turnover in the summer but standards should never slip. Upon arrival the dining room table had crumbs across it, the kitchen floor had bits on it and combined with the spiders in the corner of every room it wasn't the greatest start. First impressions count and we were on the back foot straight away. The curtains are ridiculously light, the sun was waking us all up and we had to try to hang throws over the curtains to try and block out the light. Who had the idea to get white curtains? Quite odd. The lower stairs are extremely noisy, good luck trying to go downstairs in the morning for a cup of tea without waking your family or friends. We have stayed in the Lake District many times and this is the most disappointed we have been with our accommodation. It did not meet expectations and it was nice to get home and not have to have eyes scanning the ceilings for spiders all the time!

  • "Enjoyed a lovely two night stay at The Granary to celebrate a friend's birthday."

    It's in a beautiful place and a great location to be based from, we visited nearby Ambleside and Bowness on Windermere. The only thing I would say is that although the house can sleep 7 it is really only designed for 6. It was okay for us as we were only there for a couple of days, but it would have been a bit cosy with 7 adults for a whole week. The kitchen is really well stocked and the living room comes with great TV/ entertainment set up. If you're visiting in winter like us, pack plenty of jumpers!

    We were a party of five adults and one baby. It was well presented and had all amenties needed for our stay. Property had three good size double bedrooms. Only downside was that third double bedroom had no wardrobe space. Would recommend this property as good value for money.

    It had a fabulous rural outlook. Spacious and well proportioned it was bigger enough for a large family. The owners clearly enjoy managing the property and have listened to feedback. The cold weather we had was negated by the warmth of the property. Great place and well with it. It only lacked a real fire or log burner then it would have been perfect.

  • "This was our third stay in the Granary, and again we had a wonderful holiday in such a peaceful location, with easy access to the Lake District, Morecambe Bay, the Howgills and also the Yorkshire Dales, and of course Kendal town."

    The cottage feels like a real family home, and is very well equipped, plus always a welcoming selection of goodies in the kitchen! The new bathroom on the first floor is brilliant. As it was a partly working holiday for us, the wifi was essential. With new lambs in the surrounding fields, and great views over toward the Howgills from the bedrooms, all in all, this was a really lovely holiday.

  • "This is an amazing cottage: clean, comfortable, cosy, yet spacious enough for 4 adults & 2 young children."

    There were thoughtful little touches (such as a pot of home-made jam, a bottle of wine and some Kendal Mint Cake) left for us in the kitchen, which made us feel very welcome, and pampered, and despite being close enough to a main road into Kendal, it was a very quiet and felt private & secluded. The photos on the website do not do this cottage justice! The decor was lovely, and on a personal note, the selection of DVDs for use by guests were just spot on to my taste! The sound system & TV were great, and the little sheep stools were very cute, and a big hit with my niece and my little nephew. The Nespresso machine & capsules were also a massive hit with me, as a mega coffee fiend. A big thank you to the owners - we will definitely be booking out 5 the Granary for future holidays to the Lakes - and will be spreading the word with our friends and family.

  • "The cottage was very clean and well equipped apart from storage space in two of the three bedrooms."

    They both need a wardrobe, chest of drawers and in one room, a mirror. There were no pillows for the single/day bed, which we used as we had a full house. Otherwise the cottage was well situated, very comfortable , in a great location, with stunning views. We booked for two weeks and were impressed to receive a visit from lady who cleans the property and offered fresh linen and towels. We had avery memorable holiday would most likely book again.

  • "The pictures don't do this beautiful property justice!"

    It's set in a quiet area close to the town which has to be seen to be appreciated. Sheep and cows occupy the fields next to the property which our children loved! The owners left extras to make our stay easier- the kitchen was well stocked with utensils, and there was a lovely welcome gift too. From the cottage we were able to explore nearby national trust properties and lake Windermere too. We had a fabulous stay and would definitely return!

The property

This superb end-terrace cottage, formerly the grain store for the original neighbouring farm, has been converted into a stylish and extremely comfortable cottage located just outside the “auld grey town” of Kendal.

This lovely cottage makes an ideal base for exploring the heart of the Lake District.

From the well-equipped kitchen, where you can prepare sumptuous meals, adjourn to the bright and airy sitting room, which has French doors opening out onto a lovely patio area, or why not relax with a refreshing drink and dine alfresco?

With three comfortable bedrooms, two king-size doubles on the first floor and a family room with a king-size double and a single on the second floor, the cottage is perfect for a family holiday.
