  • "Great Property and even better location with access to many places!"

    The property was warm and clean. The bed was very soft, we are used to firmer but it’s always personal preference. The kitchen is well equipped and the property is generally very cosy. The only things we would have appreciated was a slightly bigger TV (no issue with the smaller one, but on early evenings on the darker months it’d been nice to have a bigger TV/Smart TV). And finally updated photos of the property as it has aged since the ones that are advertising it and some things like the sofa aren’t the same and now there is a brown one. This didn’t bother us massively but can imagine some people hope to book what they are seeing and some things have changed slightly.

  • "A lovely cottage on the edge of the lakes."

    An ideal location to explore all areas of the lakes from. This comfortably furnished property with tasteful decoration has a twin and double bedroom on the ground floor and open plan kitchen, dining and lounge room on the upper floor. The bathroom is large with a decent sized shower ( although the shower itself could do with an upgrade to make it slightly more powerful - maybe just one of those JML Bead shower heads would do the job). The kitchen is better equipped than most holiday cottages with enough equipment to prepare everything from a light snack to a full roast dinner. There is even a slow cooker, ideal for preparing a meal for your return from a day of exploring. The is a small under counter fridge with an ice box, a decent sized fan oven, 4 burner hob and a full sized dishwasher. When we booked this property we were a little concerned at the lack of dedicated parking, but in reality this was never a problem and we were able to park within a hundred yards of the property at all times of day. The property has decent wifi. Nice touches include a little packet containing fresh dish cloths and dishwasher tablets. My only suggestion to the owners would be to upgrade the TV to a basic smart TV so guests can access on demand telly. A great property at a fair price and one we would definitely return to if we want to stay in the area again.

  • "Lovely, cosy traditional cottage, enjoyed the unusual upside down accommodation."

    Oven didn't work at first but this was dealt with quickly and efficiently with a new replacement. Owners caring and considerate to our needs throughout our stay and the card on our arrival was a lovely touch.

  • "Stayed here for two weeks of work in the lake district."

    Lovely homely little cottage in a quiet picturesque village. Only down sides were the size of the TV as the euros were on oven didnt work onky grill feature and there was a power cut while we were there for a day.

  • "Overall very disappointing stay."

    The owner contacted us to advise there would be some building work going on and hoped we wouldn't experience too much disruption however this wasn't the case. Scaffolders arrived at 8.30am on our first morning - so that was when the shouting/swearing/radio started. We were contacted by the company regarding an alternative and told that someone would contact us later with options but they didn't. The following mornings were not any better with contractors arriving before 8am, parking one of their vehicles across the front door and started hammering on the property. The property is fine if you just want a no frills base however seems quite tired - dishwasher is pure guesswork, a few basic hygiene issues - crumbs on the worktop, dirty utensils, not all pillows had protectors, shower would benefit from deep clean, rubbish in bins, etc - surprising considering the literature advises this has been a holiday let for years.

    I'm so sorry to hear that you had a disappointing stay at Tyee Cottage. I understand that the construction work was more disruptive than you expected, and I apologise for any inconvenience this caused. I understand that the agent offered you a substantial discount or the opportunity to be re-housed but this was not taken up during your stay. I am upset that you found some issues with housekeeping. I cleaned the property personally prior to your stay and can only assume that crumbs were left as we had a final cup of coffee before leaving for home; for this I apologise. I accept that some pillows were below par and have now replaced them. I cleaned the shower personally and checked all the bins so your comments somewhat surprised me. We take guest feedback very seriously and would like to thank you for drawing attention to any shortcomings. We are delighted that the building work is now completed and that the scaffolding has been removed. Property Owner

  • "Double bed could be bigger and pillows not feather/ other option available, my wife cannot sleep with them."

    Massive cobwebs hanging down in kitchen. TV needs to be bigger it gives a feel of being cheap with it being so small. The pub was shutdown/not open and the same for the butchers and this was in the brochure so not strictly true and needs changing for any future holiday makers. All this being said it was a lovely stay in a lovely little cottage.

  • "We stayed at Tyee for 4 nights this week."

    From the moment of arrival, we were really glad we had booked here over others. Stunning from outside, charming and cosy interior. All the amenities we could ask for were there to hand. Local Village store and pub close by, used both and cannot fault them. Amazing few days away!

  • "We loved our stay at Tyee Cottage!"

    A brilliant location for exploring the area and the cottage provided a warm and comfortable base for us. We were expecting a bath as per the listing photos but arrived to a walk-in shower. Very nice and not a complaint, just slightly harder to manage with two young boys! We would love to come back to Tyee Cottage and would not hesitate to recommend it to our friends and family.

  • "Tree cottage is in the pretty village of Burton and an excellent base to visit the southern lakes."

    There is a good pub and a village store. The cottage itself is at the end of a lane at a junction to the main road which can get busy at times and there is no garden or outside space. I would caution any visitor with small children or boisterous dogs to be aware that the door leads directly onto the lane and just a couple of meters to the main road. We enjoyed our stay in this upside down cottage however and it’s nice family history.

  • "The Village is easy to access and a good spot for exploring the Lakes."

    The Cottage has a lovely lounge and kitchen area. We loved the open fire and comfortable sofa and chairs. A perfect place to relax in the evenings. The kitchen is well equipped and we found all the info and maps really useful. However, the Sykes listing should make it clearer that there is no washing machine, that the on road parking is not outside the cottage and the cottage is located on a road with consistent traffic (fine for me but not for light sleepers like my husband). In terms of the cottage, it could be improved with better quality towels/bedding, providing a dish brush or dish sponge (we bought one to leave in the cottage), ensuring the lights/lamps downstairs work (many didn’t) and providing clear recycling instructions on the bins as it was impossible to know what could go in each of the different bins. I feel bad listing the complaints as the owners obviously love their cottage and we did have a good stay but there are small things that could be easily improved for a better experience and Sykes should relook at the listing as it is hard to understand a 4 star Sykes rating when there is no washing machine, a busy road, no garden and limited parking.

    Thank you for taking the time to write such a comprehensive review and for your positive comments about the cottage. I am sorry that somethings did not meet your expectations and I will try to answer these. The information describing the cottage does not list a washing machine or garden being available. However, as we accept dogs as guests, some visitors may assume there is a garden. I will discuss this with Sykes and request that the information clearly specifies there is no garden. The on road parking is variable, there are times when you may be luckier than others! However, it is possible to safely load and unload at the door prior to parking. We advise this in our information. Regarding heavy traffic noise at night, this can occur if there is an incident on the M6 as traffic can be diverted through Burton. This is unusual and beyond our control. The bedding is constantly under review and replaced as required. Present bedding is about 18 months old, but only used minimally last year. Duvets and most of the pillows were new since May 2021. Towels were purchased about 2 years ago but, again, have had minimal use. We prefer not to supply dish wash brushes as they soon become worn and stained. We supply fresh dishcloths, scourers, washing up liquid and dishwasher tablets. Thankyou for donating the dish brush. Light bulbs are always a problem and can go at any time! It is useful for our caretaking team, that a note is left so they can rectify it during their servicing. On this occasion we have found that the main light in the twin room was broken and this has now been repaired. The bedside light in the main room was not plugged in for some reason. We do supply spare bulbs. Our dustbin is in the rear yard with ’Tyee’ written on it. Sadly, at present, we cannot offer recycling and request that guests take their recycling home with them. This is something we will be looking into with SLDC. We do try to respond to customer feed back if it is possible and appropriate. Property Owner

  • "Tyee Cottage is situated in Burton in Kendal and it was lovely, clean and very comfortable."

    It was unusual as it is ‘upside down’ accommodation which worked well. The owners, David and June, posted a welcome greeting card which was a nice touch. I will most definitely recommend to anyone thinking of visiting The Lakes. The only criticism was the ‘Cottage welcoming pack & Places to Visit’ guide was tucked away behind the living room curtain. It should be centrally located for guests to find.

  • "Lovely little cottage in a nice village."

    Well equipped with everything you could need in the kitchen and a nice selection of games and books. Would be nice to have bath sheets available as the bath towels were a little small. We would definitely recommend this cottage and would consider booking it again ourselves.

BURTON-IN-KENDAL

Kirkby Lonsdale 7 miles; Kendal 12 miles.

A small, traditional Cumbrian village set in beautiful countryside and ideally placed for exploring Southern Lakeland, the Yorkshire Dales and the peaceful Forest of Bowland. The village has a Post Office/general store, a butcher and a pub that serves good food. It lies 7 miles from the lovely old market town of Kirkby Lonsdale, and 12 miles from Kendal, the gateway to the Lake District. There is easy access to many areas of interest, with the historic city of Lancaster and the seaside resorts of Morecambe and Blackpool all within easy reach. The acclaimed RSPB wildfowl reserve of Leighton Moss is only 4 miles away, while Morecambe Bay is also famous for birdwatching. Other locations well worth a visit are the villages of Silverdale and Arnside (overlooking the beautiful Kent Estuary), Ingleton, Settle and Clapham. Levens Hall (famous topiary) and medieval Sizergh Castle with a beautiful garden are nearby. Good pubs and restaurants are also abound in the area.
