    Comfortable, homely, a great location and we especially appreciated the range of books on the Lake District. Took us a while to work out the storage heater settings, but very efficient once we had! Hope to be back another time.

  • "When we first arrived my initial reaction was one of disappointment as it seemed a little dated but I have to admit that was unfair."

    The Hayloft was very comfortable and warm and had everything we needed. The furniture was comfortable as were the beds (although there isn’t a lot of space around the beds). The kitchen had everything we needed. Ambleside was a short 10-15 minute walk and has lots to offer. One small point, the details said it slept 3 but there was a double bed and 2 singles.

    ” The Hayloft has everything we needed for our stay, comfortable, quiet, compact, well equipped with great views from the property, an ideal touring base, and on the doorstep of walks to Todd Crag & Loughrigg. The cosy feel of the Cottage is enhanced by the surrounding history of Clappersgate, the original Croft, the Courtyard and the Stables which remain largely unchanged externally and when visiting it really is like walking through history.   • "An excellent property in a great location."

    Being just outside Ambleside you’re away from the hustle and bustle but just close enough for a 20min walk and your at all the pubs and shops. Loved the porch/entrance but the rest of the property is looking dated. The kitchen and bathroom are great so that’s the main things, although the shower is a little small. As others have mentioned, the book case is awesome, and you can climb Todd Cragg/Loughrigg Fell from your doorstep, or chill by the river.

  • "The Hayloft is in a really great location, close to Ambleside, in a beautiful old building."

    Sadly our stay at the Hayloft was not amazing, however. On arrival there were a few issues that felt petty but were annoying and could easily be fixed with some thought. - No hot water. We had to read through the masses of paperwork to find out how to turn this on and then wait an hour. Given the really late check-in time of 4pm, I assumed cleaners would have been busy cleaning up to this time. Perhaps get them to heat a tank before people arrive? - There were no toiletries at all in the bathroom or even any soap. - No washing up liquid, let alone milk or bread which some places are kind enough to leave. - The frying pan wouldn't work on the induction hob because it was beaten out of shape previously. So cooking a stir fry was out of the question (my choice of dinner the first night). - No tea or coffee or kitchen basics (like vegetable oil) - we had to go out and buy all of this. Even a room in a B&B would have this? The Hayloft itself was very small and did feel like a converted loft. There were 2 of us, and it felt cramped - but you could have had 4 people staying there - that would have been a real squeeze. The bathroom was nicely redecorated (quite recently I'd imagine) however, the shower was awful. Even though it's quite new, there was so little water pressure a proper shower was impossible. The beds were comfortable and the sheets and towels were lovely. Overall though, not amazing. Sorry.

  • "Excellent location within easy walking distance of Ambleside but away from the bustle."

  • "Excellent location 15 mins walk into Ambleside, bus stops on road outside the property."

    The propert is upstairs and sitting in the lounge you get views of Wansfell.We had a problem with shower cannot fault Sykes who fixed it within a day and this was because it was bank holiday and they were unable to get part would definitely recommend them.

  • "The Hayloft is in a good location."

    The apartment is well equipped, very comfortable beds and lovely lounge to relax in. However, the shower barely has enough power to get you wet and you cannot get it to a hot temperature - and yes we did have the hot water on. This is not ideal when you come home wet from a walk and want to warm up, by having a hot shower. If it wasn't for the shower we would definitely stay again - a real shame!

  • "The apartment was lovely - cosy, comfortable, well equipped, quiet, relaxing."

    It was not easy to locate the entrance from the main road, the instructions given were confusing and need to be more precise. The location was ideal, away from the town centre with a more rural feel and green surroundings, but central for easy access to the Langdales, Keswick, Coniston and all places between. Would recommend and would be happy to return. Wished we had more time to stay longer!

    Thank you for your feedback -I'm sorry you did not find the instructions in the blue guest folder - the river is on the opposite side of the road, and the garden is accessed through the metal gate marked private . It is shared with other properties in the Croft Courtyard and is a beautiful peaceful spot. Because of water pressure the shower can be temperamental - but works fine if it is left on "eco" setting . Hot water is provided by an electric immersion heater - it is not as instant as gas but should give plenty of hot water . Property Owner

  • "A lovely cottage in a good location- makes a great base for exploring the Lake District."

    Key collection was simple. The cottage was clean and cosy with some character. Would’ve been nice to have more general supplies e.g. tea bags, coffee and more toilet roll (we were only given 1 roll).

  • "This was my second time at this property and though it was nice it was spoiled by Jackdaws nesting in the eaves."

    Being woken every morning at dawn by tapping and scratching in the roof, it sounded like they were taking the slate tiles off - I would recommend the owner check the tiles above the window in the back bedroom before the end up with a water leak. If you're staying here in nesting season, ear plugs and sleeping tablets are a must. The property could do with a deep clean as I am sad to say, guests don't tend to leave it as clean as they should. Also the storage heaters could do with updating and replacing with normal heaters so you can get heat when you want it and not have to anticipate you might want it on in 24 hours. That aside, the Hayloft was a great base for our stay and more than adequate for our needs. It was comfortable and homely and I would probably choose to stay there again at a different time of year.

  • "An ideal location for exploring the beautiful Lake District."

    Very clean, well equipped and comfortable. Not very easy to find in the dark! Night storage heaters don’t really provide the heat when needed, so found that we always had to switch on the tiny electric bar heater to warm up when we got in after a day walking in the hills. However, we had a lovely few days there and hope to visit the area again soon.

  • "We are still awaiting a reply to our telephone complaint of Tuesday 4 October about the lack of privacy outside the bedroom windows due to the scaffolding and the noise from the roof repairs and falling water as the gutters were missing."

    I spoke to Liam who said someone would get back to us by telephone or email. If we had been warned about these problems we may have chosen another property. Without the foregoing problem the Hayloft and Sykes would have received a higher rating.

  • "We had a beautiful stay in the Hayloft wich is a very warm, cosy and confy cottage."

    Sitting in the living room and looking Wansfell by the big window was magical. Also, there is everything you need in the cottage (hairdryer, teatowels, soap, ecc), despite Sykes told me there was nothing. The bathroom and the kitchen are brand new and you can enjoy a lovely garden by the river. The location is very close to the center of Ambleside. The only problem is that there has been no electricity in all the area twice for a long time (one evening and one day the whole day) so we were unable to do anything(light, cook, shower and food in the fridge was gone) and Sykes told us they couldn't do nothing for you. I would recommand the Hayloft, but not Sykes cottages.

  • "We had a lovely stay in The Hayloft."

    It was fine for 2 of us. Despite previous reviews we had no problems with the shower, nor with the kitchen equipment. The bed was comfortable and the bedding and towels good quality. We would definitely stay again.

  • "I am overall disappointed with this stay but I will list off the few positives first."

    The location can't be knocked, as you are a very short drive or short walk away from Ambleside town which is handy. Along with this, the beds and the towels were of good quality. Unfortunately, that's where the positives stop. Firstly, the pictures are slightly mis-leading in terms of the size of the property. While I was expecting it to be cosy, based on what I saw, it was smaller than expected and as a party of 3 we found ourselves stepping on each others' toes on multiple occasions. The main issue we found was the facilities/amenities. Some of the kitchen equipment was very difficult to use and didn't work properly e.g. the induction hob. Also, the electric shower is quite gimmicky and was very low pressure and extremely sensitive on the temperature dial. There are some things that I would personally expect to be included as standard with every cottage/airbnb style stay, and based on my previous experience around the U.K. they have been. However, this property was missing a lot of basic supplies. For example, there was only one roll of toilet paper included for a 4 day stay to be shared between 3 people. Not to mention, there were no tissues included for any other purposes. On top of this, there was no hand soap in the bathroom, only hand sanitiser! Hand sanitiser is not a substitute for washing your hands, I think we have all learnt that over the last couple of years. The kitchen was also missing cleaning suppliers, as again we were only given a small vial of washing up liquid and nothing to clean the work surfaces with. Once again, there was no kitchen roll included. Finally, there was no basic kitchen ingredients left that could be universally used between all guests. While I am not expecting anything major, salt and pepper feel like something that everyone would use and as I mentioned, has always been included in previous home/airbnb stays that I have had. Due to the lack of facilities/amenities, I think we ended up spending £15-20 just to stock the home with the basics which I was very disappointed that we had to do as we had already paid over £400 for the stay.

  • "The Hayloft was a lovely apartment: clean, light, well-equipped, comfy beds, great location."

    However, the resident jackdaws spoilt our week there. The apartment has single glazing and the jackdaws nest under the eaves. During the night the noise is similar to having rats or squirrels in the loft, but come 5:10am every morning the noise is horrendous. I am a country girl and used to hearing a dawn chorus, but these jackdaws were on a different level completely. Earplugs were of no use. I appreciate this may only be a seasonal issue, but there should be a warning in the listing. Apart from this the apartment was great.

  • "The Hayloft was well equipped with everything in the kitchen , and it was clean and tidy , the real problem was the heating and the shower it was hard to find the right setting on the dial it was to hot or to cold but we managed to find a warm setting in the end ,there are storage heaters but they got hot in the night and cold in the day ."

  • "A well-equipped apartment in a lovely area."

    Many walks straight from the door with Ambleside a short distance away. The property was clean and warm and the beds comfortable. The lounge has a dual aspect with delightful views of trees and Waterhead Pier in the distance where you can take a ferry to Bowness-on-Windermere or Lakeside. We had a great week and would certainly book The Hayloft again.

  • "Lovely clean cottage in an excellent location."

    Really cosy with ample parking. The only small disadvantages for us was the shower which had hardly any pressure and the electric hobs which took an age to heat up & tricky to cook with. This wouldn’t prevent us from booking again though because the location and stunning views from cottage completely outweighed these very small issues.

  • "Lovely place to stay."

    The main room has windows at both sides with beautiful views of trees. Loved all the books. Kitchen is modern and very well equipped. Bed very comfy. Great cotton bedding and large fluffy towels. Electric shower took some getting used to but good bathroom apart from that. Would happily stay here again. Bit tricky to find in dark!

  • "Its not quaint!"

    !! The footprint is badly designed. For example getting in and out of the bedroom to get to the facilities at night is a task requiring real planning. Its impossible to work in the galley kitchen. On our arrival we found that the property had not been cleaned properly. The old linen and towels were on the bed and the beds had not been made up. We are in a COVID situation and we were not sure if the place had been cleaned. What was worse was that there was no clean linen for the bed. We decided not to unpack the car as without linen we would have been unable to stay. We phoned the office 4 times on the HOT line!!!! on two different phones talking to very unhelpful people who said they would transfer us to somone who would deal with this BUT it just rang out!!!!! Another phone call we were told somone would phone back. Still waiting for that call. To make sure that we didn't miss a call we swaped phones to get yet another person who wanted details of the problem - ovbiously no one knew there was a problem at the hayloft. In the end I got a guy called Ian who I explained that if I didn't get service we were cancelling by default and would be seeking a refund and compensation. He promised action. We had been calling since our arrival at 5 and finally got to Ian at 6.45. Not having confidence that anything would be done we still hadn't unpacked the car. The office closed at 7 so we were in some doubt if a miracle would happen. In the end a guy call Jack arrived after 8 with linen and toilet rolls (hallelujah). I come on holiday to get away from stress and complications - thanks to Sykes I realised that my home life is not that stressful or complicated. What terrible service. I appreciate that on occassions things go wrong. What separates a good provider from a bad one is how the MANAGEMENT deal with the problem. The three people I spoke with before Ian were an absolute disgrace feigning concern and passing responsiblity. They should have done something. transfering a call does not sort a problem. Would I recommend Sykes. I leave you to guess. Finally I remain concerned about the electrics in the property. I could see no evidence of annual PAT or FAT testing. There is a stack of sockets at the TV.

  • "The location of the Hayloft was excellent."

    The view from every window was beautiful. I read some worrying reviews regarding cleanliness prior to going away. They were totally unfounded. We didn't notice noise nuisance from traffic at night, only very loud snoring from the occupant of the accommodation below! LOL. I lovely break away, thank you.

    Noise from buildings in Croft Court yard continue long into the night. Description fails to mention how loud / busy the road is into the evening and throughout the day. You cannot sit with the windows open because of the noise

  • "The Hay Loft is in a good location, just a 15 minute walk from Ambleside, but a few things let it down."

    The cleaning wasn't great, with hairs in the bed and on the towels; in the main bedroom, one window had no curtain at all and the main curtains were lightweight so the room was very light and also noisy from the main road nearby; and the decor/furniture was a little dated.

  • "Firstly this is perfectly located in a the beautiful hamlet of Clappersgate, one mile from Ambleside and also from Waterhead on Lake Windermere."

    What we were very pleased about was that wishing to use public transport we were able to visit Coniston and Great Langdale by use of the two bus routes stopping outside the the property. From Ambleside we could get to Grasmere, Keswick, Borrowdale, and Buttermere. We could take a bus directly from the property to Windermere Station for our return train journey which was very convenient. One thing we noted was that there were a large number of cars at beauty spots and we felt that we had done our bit to preserve the beauty of the lakes by not adding to the traffic. We also took walks in the local area and took a steamer trip from Waterhad to Bowness. The apartment kept warm in quite cool weather and the only downside at the beginning and end of our week was that we could hear conversation and music through the walls from the Coach House. However that property as only occupied on the Saturday we arrived and the Friday before we left so was not a problem.

  • "Really cute cottage just a short walk away from Ambleside!"

    Could do with better cleaning and a bit of refresh of the furniture but it was very good value for money nevertheless. As a side note, the TV was a about 21" so very small and there were no books, games, etc which are usually found but this could be related to the new CoVid rules. The WiFi is great though especially if you're thinking to work remotely. There's a lovely private garden by the river across the main road and there is also space in front of the property if you want to have a drink or even eat outside. As the living area is on the first floor, there are wonderful views and could have spent hours on the armchair by the window!

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
