  • "We have had a fabulous week at 23 Ryden Avenue."

    It's in a brilliant location, the tram stops at the end of the street, 5 mins walk to the shops and 7 mins to the beach/prom. Lovely spacious, comfortable house with great parking and a secure garden. A couple of negative points the house has lots of damp patches, it doesn't smell or feel damp but it doesn't look very attractive and there isn't enough crockery/glasses. We were there as a family of 3 plus a baby but we were having to put the dishwasher on every night. Will these minor points put us off returning? Absolutely not, in fact we're currently considering when to rebook

  • "We absolutely loved our stay at 23 Ryden Avenue."

    The property is in a great location, so handy for both the beach and the shops. It is spacious, has everything you would need and the beds were very comfortable. The garden is lovely and catches the sun. The owners are very responsive and helpful, we've also stayed at their other property in Nutter Road and loved that one too :-) We brought our dogs with us [they are family too!] and it was ideal for walks along the promenade, as well as a short drive into Blackpool. We hope to book again :-)

    We bought food for the stay but there is an Aldi 4 minutes walk away. The beach that you can walk to is perfect for little kids when the tide is out. The town is nice and getting to blackpool is super quick.

  • "Ryden Avenue was a super place to stay, especially for our family (2 adults and 2 teenagers)."

    It was like home from home and so convenient to transport and local shops. We traveled in and out of Blackpool from the tram stop at the end of the Avenue. Everyone we met were super friendly and the property was in a quiet residential area close to a fabulous promenade. The hosts should be commended for keeping such a lovely home. Highly recommended.

  • "Warm and comfortable property ,close to shops and beach."

    Nice to have Netflix. Bring all essentials -salt,pepper,oil,washing up liquid,milk, sugar. Unusually we had to go shopping straight away to have a cuppa after an 8 hour journey. The £100 housekeeping bond and threat of £25 fines for dog hair found on bedlinen was not appreciated and we felt we needed to take photos of potential issues in case we were blamed for any "damage" The 2 stair gates say it all! Plastic coated undersheets are for children or care homes and are very uncomfortable.

    We did have an issue with the Room Thermostat & Netflix ,but both were sorted out promptly by Andy & Nikki,who were Literally just a Phone call away. All in all we had a great time and it was such central location to explore the coast from Lytham up to Morecambe. Cleveleys itself was a delight and the Seafront Promenade was amazing!!   • "We have had a lovely very relaxing 2 week stay."

    It’s like a home from home, very comfy, spotlessly clean with everything you need. The small garden is perfect for your four legged family. Location to Cleveleys shops the Promenade, Buses and Tram routes is spot on. We did a problem with the television and this was replaced promptly. Anyone wanting a home from home for a self catering holiday should not hesitate in booking here. Thanks again for a lovely stay, we hope to be back next year.

  • "I can highly recommend this property, it had everything you would possible need and more, it was a lovely kitchen to cook our Christmas day lunch."

    The dogs loved it (unfortunately we have lost Tia since the holiday) but we got the happy memories of a perfect holiday in a perfect holiday home. It was spotless and furnished well. It is in a perfect spot for the local shops and beach, also to jump on a tram into Blackpool. We will certainly be back next Christmas. Thank you for allowing us to use you wonderful property.

    Very convenient for the tram link into and out from Blackpool, with a tram stop (West Drive) at the end of the street. Close to the town centre and all the shops, pubs and amenities of Cleveleys. The house was comfortable, well equipped, spotlessly clean and immaculately presented. It was a pleasure and a privilege to stay in such a beautiful home-from-home. We particularly appreciated the fabulous kitchen and dining area, which had everything that one could possibly need whilst on holiday. All of the facilities in the house were immaculate and well-maintained - we couldn't have asked for better. We greatly enjoyed a fantastic stay, would highly recommend the property, and hope to return in the future for another holiday.

    The beds were large and comfortable and there was ample storage places for our clothes. The towels were plentiful and spotlessly clean, and the kitchen was well equipped. The rooms were spacious and the outdoor garden area was a pleasant place to sit in the sun. We would definately return in the future, it was a very nice house to stay in.

    It is beautifully done, with a lovely kitchen area full of everything you need. Short work to high street shops (with coffee shops, supermarkets, charity shops and places to eat), beach and tram into Blackpool. 15 min drive to outlet mall for shopaholics and loads more to do within a short distance.

  • "There were many plus points regarding this cottage."

    We found the location excellent for exploring the area and having onsite parking was a benefit as the house is on a fairly busy road. The facilities in the house were very good, our only criticism is that the settees in the lounge are rather uncomfortable and could do with updating. Having said that, we would be happy to return to this holiday cottage in the future.

    Small suggestion that is to hang the child gate at the top of the stairs off the wall instead of the bannister post then it will hang against the wall out of the way when not in use instead of an obstacle fence across the landing. Other suggestions in previous posts still apply.

    Everything as we requested. It was more like staying in someone’s home than a holiday rental. One small query after we arrived sorted out immediately. Facilities first class. Excellent area. Near tram/bus, beach and only a very short walk to a bar and takeaways. Didn’t use a supermarket as we took essentials with us. Yea, coffee, sugar and cleaning pro do cuts avilable. Will definitely be back.

    The owner came round within the hiour. Andy called the day after to check everything was ok. The accomodation was spacious and lovely. I would recommend the additon of coat hooks in the hallway, esppecially for winter. A great location with easy walking access gto all cleaveleys facilities.

  • "Overall the property was ok, nice quiet location, shops nearby, and close to Blackpool A few things needed to be cleaned better, some dirty kitchen utensils had to be washed before use, around the base of kitchen units a bit dirty."

    Toilet seat needs fixing, flickering lights in kitchen and lights in second toilet were very dull, hard to see at night. Bed very hard (each to their own), sofa cushions need replacing, big dip in middle when sitting on them, still reasonably comfortable House felt cold, even though was 18 to 21 degrees outside but heating was available, only put it on once on the coldest rainy day. None of the above would stop us using the property again but would be good to have the minor things repaired Tv in kitchen, lounge and bedroom, all good and had Netflix in lounge and kitchen, all round good facilities, dishwasher, tea / coffee, leaflets of things to do etc

    Hello -thank you for your feedback. We apologise for the dirty utensils, I have just spoken to our cleaner who usually does check the utensils, However on this occasion has obviously forgotten. I have asked her to ensure she checks in future. We have fixed the toilet seat and have scheduled to fix the lights on changeover day on Friday. With regards to the sofa- we are aware there is a slight dip and have ordered a new one, so are currently waiting on delivery.     Instructions for accessing the house were great and all contact with the owner was easy and pleasant. It's superbly located for access to the tram into Blackpool and Fleetwood (which is worth a visit) and an easy stroll to the beaches. If you have a dog there is an easy walk to a dog-accessible beach too and great bacon and egg sandwiches at the cafe on the promenade!

    We are not dog owners and although this property allows dogs, we found no evidence of them being there previously - this is a massive positive. Close to all local amenities including the tram service to Blackpool and Fleetwood.

  • "On arrival we were met with a black rubbish bag thrown in the driveway and pieces of plastic on the floor it’s a shame because I have taken pictures but it won’t let me attach those to this feedback."

    Most concerning thing was the back garden and there were masks thrown down the side of the house and beer bottles which unfortunately my dogs could get to so I ended up having to pick up the rubbish .has damp in certain areas it was quite cold and rainy while we were there but the thermostat was hidden and we couldn’t turn the heating on so only had an electric fire to keep us warm .has very annoying stair gates that are hard to open which I appreciate is for keeping the dogs downstairs but when you want to get upstairs to go to the toilet it takes ages to try and open them. To be honest I have dachshunds and they could get under the gates anyway so was pointless for us . The garden is a lot smaller than the pictures and is overlooked by several houses and the house behind has a dog that’s always barking also you can see the refrigerator that is thrown in the garden etc so not a great view. It’s a shame because if you could pick the house up and put it somewhere else and get rid of the damp it would be very nice. Maybe a little more attention to detail if needed.

    Quite well equipped. Two huge beds. In a great location for beach, shops and public transport. A minor point was there was nowhere to hang coats in the hall. I did wonder whether 5 people could comfortably sit on the two settees but was not an issue for us as there was just two of us

  • "Lovely house, beds, garden and the biggest bath towels ever seen."

    The house is central for local facilities and shopping. Loads of shops especially butchers with cakes galore Sadly, covid prohibited us visiting the Lancashire Mill Towns. ☹. The sea front is immaculate and definately the best we have seen. You can easily walk to Fleetwod and Blackpool but consider first. There are buses galore with links to anywhere so you don't always need a car. Our weather was perfect with wall-to-wall sun. Cleveleys is ideally suited as a base for Lancs. Visit Blackpool towers glass platform, Fleetwoods indoor market and St Annes and watch the cheeky starlings being taught how to steal food from the diners. Wonderful that. All in all a great holiday.
